2011 Closes With a Stabilized Real Estate Market While the real estate market started out sluggish in 2011, unit sales stabilized by mid-summer. In December, sales for single family homes, townhomes and manufactured homes had increased over December 2010. Condominium sales decreased by 15% compared to last December, likely the result of an increased number of lower-priced single-family homes that became available. Overall, housing prices have softened since December 2010, when the average single family home sold for $647,063. In 2011, average prices fluctuated and now rest at $592,582, still quite high compared to the average of $534,411 seen during the first AVERAGE PRICES quarter of 2009. During the last Six Month December 2011 quarter of 2011, pricing was Average virtually unchanged month over month. Single-Family $592,582 $607,221 While we were trending towards a buyers’ market, based on both the prices and number of properties for sale, the decline in the number of active listings in December 2011 continues to reflect a balanced market. December 2011 saw 2,901 residential and 879 non-residential active listings (total 3,780), from a peak of over 4,178 residential and 916 non-residential listings (5,094) in July 2011. This is the first time the number of active listings has been fewer than 4,000 since February 2011. MLS® sales last month included 183 single family homes, 89 condominiums, 37 townhomes and 11 manufactured homes, totaling 320 residential sales.

Different Mortgages A number of different mortgage options are available. Under a conventional mortgage, lenders will loan you up to 80 per cent of the appraised value or purchase price of the property (whichever is lower) to a maximum set by government regulation and you must come up with the remaining 20 per cent yourself. If you don’t have the 20 per cent down payment, a high-ratio mortgage may be available that could provide most of the required funds. The proviso is that high-ratio mortgages must be insured and the cost falls to you. Check with your lending institution or mortgage broker to see whether you would be eligible for such a mortgage. Amortization refers to the time period in which the mortgage is assumed to be paid. A common amortization period is 25 years. This means interest and principal are set as if you were paying the amount borrowed over a 25 year payment schedule. Obviously, the shorter the amortization period, the less interest you will pay. Prepayment privileges are very important for borrowers to consider. These allow you to pay money against the principal, reducing the total amount of interest you will ultimately pay.
