2012 Ends On A Steady Note for Gr. Victoria Real Estate Market
Victoria’s real estate market ended 2012 with relatively flat pricing when compared to 2011, along with similar sales numbers for the third consecutive year.
Total MLS® sales in December 2012 were 283, a 17% decrease over December 2011 when 339 units sold. A different picture is told, however, when comparing full years, where there is only a 5% decline from 2011 to 2012.
AVERAGE PRICES
Similarly, pricing has held steady year-over-year. The annual average price of a singlefamily home in Greater Victoria was $603,298 in 2012 compared to $613,839 in 2011. While the annual average in 2010 was $629,925, it was $580,748 in 2009.

In December, there were 3,896 active listings on the MLS® system, which is lower than in recent months. With less competition, homeowners have a better opportunity to sell. But the property must show well, and sellers cannot expect to sell for the alltime high prices of 2010 and 2011. We continue to see buyers waiting to make their move. Two factors seem to have triggered this, the first being the tightening of lending regulations which has affected the purchasing power of many consumers. The second factor is that some buyers are continuing to wait for the market to fall. What we heard at the local 2012 CMHC Housing Outlook Conference is that the market has bottomed out and slow growth is in store for 2013.
While the use of average price information can be useful in establishing trends when applied over a period of time, e.g. six months or longer, the Victoria Real Estate Board cautions that an average price does not indicate the actual value of a property in a particular neighbourhood. Still, it’s most likely you will have to deal with financing and this will mean taking on a mortgage. Sorting through the numerous mortgage options available to today’s homebuyers can be intimidating, but professional help is readily available. First, it’s necessary to know which kinds of institutions will lend you money. Banks and trust companies lead the pack, but credit unions, mortgage companies and private lenders also offer funds. There is also the option of consulting a mortgage broker.
Other Terms There are some other concepts to bear in mind.
Different Mortgages A number of different mortgage options are available. Under a conventional mortgage, lenders will loan you up to 80 per cent of the appraised value or purchase price of the property (whichever is lower) to a maximum set by government regulation and you must come up with the remaining 20 per cent yourself. If you don’t have the 20 per cent down payment, a high-ratio mortgage may be available that could provide most of the required funds. The proviso is that high-ratio mortgages must be insured and the cost falls to you. Check with your lending institution or mortgage broker to see whether you would be eligible for such a mortgage. Variable-rate mortgages are usually offered for both conventional and high-ratio mortgages. If interest rates climb, you may be paying more per month in interest; if rates drop, you may be paying more off your principal. Fixed-rate mortgages, on the other hand, maintain the same rate of interest over the entire negotiated term.

Amortization refers to the time period in which the mortgage is assumed to be paid. A common amortization period is 25 years. This means interest and principal are set as if you were paying the amount borrowed over a 25 year payment schedule. Obviously, the shorter the amortization period, the less interest you will pay.
