The Grandiose

One of Hong Kong’s newest suburban areas, Tseung Kwan O took off when the MTR began to service this district situated in the southeastern part of the New Territories. Young families were drawn by the opportunity to purchase an affordable home, although many flats in the area were limited in size to keep them cost effective. To compensate for reduced square footage within individual apartments, clubhouses in the neighbourhood tended to be large and all encompassing, with numerous leisure and recreational activities to appeal to the entire family.

The two-storey clubhouse is situated on the podium and level two, behind the towers and incorporating a great deal of landscaped greenery. Due to the large number of children in the complex, the clubhouse includes both an indoor and an outdoor swimming pool, with a circular kids’ wading pool in between them. There are also a number of sports facilities such as a gym, four-lane bowling alley, dance studio, billiards, ball court and table tennis rooms to keep everyone healthy and happy.

repeated in a similar shaped boat detail inset into the indoor pool’s ceiling. As the clubhouse does not offer any views of the exterior, natural sunlight was brought in with the use of skylights. A Scandinavian handmade boat encloses the bottom of the staircase, while a chandelier on the second floor is made from canoe-shaped wires. Water elements such as a translucent glass floor inset and cascading clear nylon rods underneath the staircase reinforce the feeling of being at sea. Sweeping curved forms and undulating fronts also back up the nautical motif, along with colours such as blue and sand, high gloss wood and leather with contrasting stitching. Grandiose is a clubhouse where despite its size and range of activities, the ambience is warm, inviting and friendly.

A reception and lobby welcomes visitors to the clubhouse from either the residence or the shopping complex. Two swimming pools and corresponding change areas dominate the upper floor podium level of Grandiose. A small children’s play area, a gym and a dance studio makes up the rest of the spaces. The floor below contains public areas such as a large reading room and banquet facilities to one side. A bowling alley, billiards table, table tennis rooms, a digital theatre, mahjong rooms, karaoke rooms and a ball court are on the opposite side of the main staircase. Passive activities such as the mahjong and karaoke rooms are deliberately planned into the corners of the large floor plan. The lobby area includes an elliptical skylight and corresponding translucent floor pattern. The large indoor swimming pool is lit from above with an elliptical skylight, and includes a Jacuzzi to one side. Lights are recessed into a cove surrounding the pool to create a moody feel of romance. One side of the fan-shaped gym overlooks the outdoor pool with the other overlooks a double height ball court. The glass overlooking both is slanted upwards to avoid glare and to give onlookers a larger sense of ceiling space.

The well-lit change areas include extensive use of mirror and warm woods. The almond-shaped feature staircase proved to be a challenge, as it is entirely cantilevered at the top and bottom without any support in the middle.

Above the lounge area, a chandelier in the outline of a canoe is suspended above club chairs. A reflective pool underneath the staircase creates a sense of movement, and is enclosed with nylon rods in the form of a rain shower.

The verdant hills sloping down to Victoria Harbour provide the scenic site for Radcliffe. Situated on the sparsely populated western part of Hong Kong island, the residential complex contains only 10 duplex units in total. This exclusive property caters to a discerning clientele who place a high value upon lifestyle living, and can afford the time to enjoy the spectacular vistas of sea, sky and Victoria Peak that their home offers.

The clubhouse is located on the first floor podium, and is a stand-alone building with direct access to an outdoor swimming pool. It is a stylish jewel box: compact, meticulously detailed and beautifully finished. The abundance of full height glass makes the clubhouse glow at night, like a precious gem. As it caters to 10 families at most, the facilities are limited to a wellequipped gym and a function room that opens directly to the
pool, with an adjacent pantry large enough to cater to multiple course lunches or dinners. Yet despite its size, the sumptuous fabrics and textured woods and marbles make every inch of the space a delight to behold. Various shades of red, from mahogany to lilac and lavender, are complimented by contemporary chandeliers and laminated etched mirrors. The overall effect is polished, elegant and very personalised, to reflect the individuality of the residents.

The clubhouse for Grand Gateway Serviced Apartments is the last phase in a Shanghai mixed-use development. Situated on the podium level with retail space below and swimming pool above, it acts as a hub for the residents of the service apartment towers; two of the towers have views of the pool below. Originally, the design was targeted at young, contemporary businessmen. After completion, residents of the serviced apartment also included many long stay guests who live with their families.
being a key feature that sets the tone for the entire clubhouse. Anchored by a central column clad in rippled wood, the effect is similar to a tree sprouting shards of sparkling glass into a luminous recessed ceiling. Rectangular rods of crystals are diamond cut to obtain many facets in order to give the maximum amount of sparkle to the lobby.
Throughout the clubhouse, furnishings and screens take their cues from this column. For example, the main reception desk includes a front cladding that mimics the Grand Gateway has a modern classic column’s texture; behind it, the feel, with the luxurious circular lobby screen’s translucency is achieved

with vertical bars of glass. In addition, the contrast between the dark wood and light glass gives the space depth and interest. With a chocolate and blue colour scheme enhanced with rich wood and textured glass, the overall ambience is elegant and sophisticated yet also warm and inviting. Contrasts between open spaces and private function rooms are reinforced with patterned carpet and sculpted lighting, to give a sense of intimacy even to the public areas. The clubhouse is both grand and personal, for a clubby, comfortable way to spend leisure time.

The architecture of the building and the position of the elevators dictated an open, square-shaped space with a diagonal traffic flow from the more public lounge areas to private function and activity rooms. It is a large floor plate featuring a number of different activities and a variety of spaces both open and private. A ring corridor facilitates access to all the spaces, which are anchored at opposite corners respectively by a large circular lobby and a gym with change rooms flanking it on either side. Due to back of house areas such as the fan shaped pump room for the swimming pool below, a number of spaces adjacent are designed in a radial pattern.

The main reception area includes a circular entry that never fails to impress. The space features a dual tone marble floor pattern dotted with stunning fossilised white shells. Above, the recessed ceiling with cove lighting reinforces the line of the flooring. The column itself becomes a focal point, as it is clad with an undulating profile that is repeated in the double sheaths of crystal chandelier encircling it. Small table lamps on the reception counter add residential touches to an otherwise formal space.

From the lounge area, guests can access a multi-function room that can be divided into three smaller dining or banquet rooms. There is also a generous billiards room, karaoke room, wine room, golf simulator room, three mahjong rooms, two computer rooms and two art rooms. The smaller rooms are designed with a wavy front that mirrors the open lounge, and was inspired by the shape of the swimming pool above.

Situated in the heart of lively Kennedy Town, Ivy on Belchers is a residential complex developed by Hongkong Land. Although the company is known for its commercial properties, Ivy on Belchers became the first in a series of residences that cemented the company’s reputation for delivering stylish, contemporary homes. Ivy on Belchers is conveniently located near a multitude of leisure facilities; a large outdoor swimming pool complex, public library and

community centre are a short walk away. Though outfitted with all the services expected of a clubhouse, the facilities at Ivy on Belchers did not seek to duplicate any of the neighbourhood’s offerings. The clubhouse spans two storeys on the first and second floors, with the lower floor housing the indoor facilities, and the upper floor devoted to a sky garden. Its look and feel is modern, infused with cyber touches including an abundance of textured glass, crystallised stone, stainless steel
and mirror. While white is the dominant colour, purple is used as a high contrast accent hue. A whimsical children’s playroom takes the concept of storybook telling to new dimensions. The sky garden is finished with a textured serpentine path designed for morning walks. Despite its high tech aesthetic, the scale of the clubhouse is intimate. It allows residents of all ages to enjoy a variety of leisure activities in a comfortable extension of their homes.

The clubhouse is situated on either side of the first floor and on the north end of the second floor. Elevators open to a double-storey lobby lounge, with activity rooms on either side. A large outdoor play area forms an extension of the indoor children’s area. On the opposite side of the playroom is a wellequipped gym.

The sweeping curved front of the lobby lounge is enhanced with floor to ceiling clear glass. Crystal chandelier tendrils follow the line of the curve to add sparkle while opening up the space. Two large columns are expressed using kiln glass with mirrored backing, to reduce their bulkiness. An internal glass and wood balustrade connects the two levels of the clubhouse.

31 Robinson Road is a residential high-rise development situated in central Midlevels. The neighbourhood has historically been one of privilege and is popular with wealthy professionals who enjoy its convenient proximity to Central’s office towers. Completed in 2008, the complex is designed to exude luxury living. Residents were envisioned to be established, mature and successful, with a fondness for international travel. All of the areas, particularly the three-storey clubhouse, had to reflect a sense of exclusivity, with plush fabrics and dazzling chandeliers. The immediate impact upon entering the clubhouse’s reception on the sixth floor is one of graceful opulence, like being invited into a 64
private gentlemen’s club. Despite the rather restrictive H-shaped floor plate, high ceilings and mirrored walls gave off a timeless quality that is often associated with European palaces. Yet the details are decidedly contemporary and restrained, featuring stylised motifs that instead allude to palatial splendour. For example, the fanciful curves of a floral scroll etched along tall mirror panels is repeated on the screen behind the reception area, on carpet patterns and in the tile pattern on the bottom of the outdoor swimming pool. Colours are dark and sumptuous, set off with ornate chandeliers that make rooms glow. Neutral tone on tone effects are heightened with plays on textures, and enhanced with a
selection of bold abstract paintings thoughtfully scattered throughout the space. Adding to the feeling of luxury is a floor to ceiling wine cellar that separates the main function room from the lift lobby. The swimming pool includes a series of fabric canopies sun shelters along one end, while the other end features an elevated outdoor Jacuzzi that overlooks the pool. A semi-outdoor children’s play area is dominated by a whimsical tree house. Dubbed the Sky Garden, one entire level is devoted to outdoor living, with a series of symmetrically positioned water fountains and ponds for quiet contemplation. In addition, a generous spa with its own private Jacuzzi and reception area lets guests enjoy some indulgent pampering without having to leave home.

The clubhouse at 31 Robinson Road consists of three storeys linked by a common lift lobby. Public areas such as the Sky Garden, the pool and the children’s play area sandwich the intimate function rooms, spa and gym. Beginning on the sixth floor, the reception area leads to an outdoor swimming pool located on a podium, which can be seen through the full height glass from behind the reception desk. There is also a strong visual connection between the gym on the seventh floor and the outdoor pool, as guests working out can enjoy a full height view of the pool below. On the opposite side of the gym is a banquet room with its own pantry that leads to a lounge area equipped with a billiards table. Tucked away at one end is the private spa.

Marble in various shades of cream and chocolate are reflected with a series of tall mirrors and a screen behind the reception desk consisting of an array of mirrored disks. Floor to ceiling drapery blocks out the harsh sun during the day while softening the architectural elements of the space. Along with inverted parasol shaped chandeliers, floor and table lamps add warmth to the space.

Romantically lit at night, it is an oasis of calm within the bustle of Midlevel highrises. On the opposite side of the floor is the large children’s play area featuring a mini-golf green. It is sheltered from the elements by screens, and includes a brightly coloured tree house.

West Kowloon has experienced rapid development ever since the West Kowloon Highway came online and offered a quick, convenient link to other parts of the city. High-end residential complexes with panoramic sea views began sprouting one by one, each surpassing the previous in terms of luxury. Clubhouses were one area to distinguish one property from the next, and each were self-contained palaces that offered a bevy of indoor and outdoor facilities. When Harbourside was first marketed, it was one of the most popular addresses at West Kowloon. Though many were purchased as investments, the 86
three-tower complex nevertheless attracted a large audience. The clubhouse is located on the fifth floor podium, and spans the length of the complex to incorporate the three towers. As one entire side is blessed with views of Victoria Harbour and Central, every attempt was made to maximise these views. Both sides of the clubhouse are finished with full height glass to allow light to penetrate deep into the interior. Glass is used extensively throughout the interior on the walls, ceilings and floors to help bounce the light against a white background. The look of Harbourside is clean and leans towards a cool, futuristic,
cyber-tech aesthetic, with stainless steel, mirror and glass comprising the major elements. Spaces are washed in white, with bold solid colours to add drama in the form of area rugs and upholstery. Randomly angled stainless steel rods are suspended vertically from cables to form a delicate screen that resemble bamboo, and this motif is used in key spots throughout. Though the clubhouse is large, there are many pockets of intimate spaces that are ideal for relaxation or conversation. The central staircase is one the major focal points, and its heart shaped curves are strategically placed at the clubhouse’s centre.

Regency Park is a high-end residential development consisting of houses and villas, with many of these possessing private swimming pools. Situated in Pudong, it is conveniently located near the Expo 2010 Shanghai site and the Maglev terminal. The clubhouse is a stand alone, three-storey building designed for the exclusive use of the villa residents. Consisting of an international mix of expatriates and locals, the clubhouse must cater to users of different nationalities with different expectations. In addition, many function rooms in varying sizes help to facilitate a wide range of social activities and

entertainment, both large and small scaled. The architecture dictated a series of hexagons and octagons, which were played into design elements throughout the interiors. Regency Park takes its design cues from 18th century France, though the final product is decidedly modern. Elements such as coffered ceilings, gilding, cabriole legs and Louis XVI abound. In the larger, more public areas, colours are light and lacy chandeliers are numerous, adding to the elegant airiness of the overall atmosphere. A timeless quality permeates, putting guests
at ease with a cloak of nonchalant opulence. One of the unique features of Regency Park is its observatory tower. Open to the sky, it is equipped with a telescope and accessed from the hexagonal staircase off the main entrance. Another is a crescent-shaped glass enclosed entry corridor with a series of French doors. A striking water feature adds to the space’s grand sense of arrival. It is easy to imagine classical music and ball gowns sweeping through the sumptuous rooms within Regency Park’s clubhouse.

The complex features European-inspired architecture with a resort ambience in keeping with the generous spaces, use of rich materials and warm colour scheme.

The clubhouse at Noble Hills is a formal, symmetrical building boasting a central rotunda and facilities flanking either side. The look is dark, moody and masculine, with updated Art Deco flourishes to jazz up the traditional feel. To lighten up spaces finished with chocolate and beige marbles, the ziggurat, or stepped pyramid, is a ceiling feature throughout the clubhouse. Warm uplights trace the ziggurat’s layered effect in detail while providing
indirect lighting. A metal grillwork frieze running around the entire lobby is repeated as a decorative screen in function rooms, adding to the Art Deco impression. With more than 10 metre high ceilings, the indoor swimming pool is one of the highlights of the clubhouse, and its organic shape is designed to contrast the rectilinear lines of the architecture.

The reception counter faces visitors, with a crescent shaped staircase behind it and a ziggurat ceiling capped by a skylight above it. Greenwich is a high-end residential development in Beijing that encompasses an extensive clubhouse with a wide scope of leisure and recreational activities. The building is dominated by a threestorey high domed atrium that acts as the main lobby. As the interior design was developed concurrently with the architecture, the dome’s structure had to be reinforced in order to support a sizable chandelier. In addition, the spaces contain numerous voids and skylight. Yet in Beijing, the temperature difference between

summer and winter vary sharply, and materials such as wood had to be carefully selected and installed to allow for extreme expansion and compression. The Greenwich is bold and striking in form, to reinforce the modern design of the building. Natural light filters down four levels through skylights to sculpt indoor areas, turning them into bright, airy spaces. In smaller rooms, colours and materials are richer, while the areas that spill into one
another feature muted tones, relying instead on play of textures. A motif repeated throughout the clubhouse is a scorched pattern that resembles tree branches. It is in the reception desk, on wood panels surrounding the atrium and on the glass balustrade. Another feature that links the spaces surrounding a triple volume café are tall palm trees visible from the domed reception. These trees give the entire clubhouse a tropical, outdoor feel in keeping with the relaxed nature of its activities.

The basement level contains a central café and children’s play area, with a bowling alley and indoor swimming pool to either side. Jacuzzi, steam and sauna are all located within changing facilities, while treatment rooms for massage and foot massage are conveniently adjacent. The first floor contains a ball court, gym, smaller activity rooms for aerobics and other floor exercises, and a reading room off the domed reception area. The spectacular domed reception’s volume is capped with a crystal chandelier in the shape of a tall bowl. The sparseness of the space emphasises the marble floor pattern as it radiates outwards from the central reception counter. A feature staircase wraps around an alabaster backlit wall, while light fixtures at the counter are also finished in alabaster and stainless steel. The balustrade introduces the scorched motif that is reiterated throughout the clubhouse. Sculptural planters at reception are repeated in the tall palms, which can just be glimpsed from the lobby.

The ball court is rimmed with a blue and beige bar code pattern on its vinyl walls at the bottom of the space to provide safety for guests engaged in play, while the upper portions of the wall are painted. Clerestory lighting at the very top provides natural light.

Seven metre high palms underneath a skylight add a welcome sense of greenery to the café. The space was a challenge as it was tricky to achieve the right mood within a large volume. Colours are neutral and light, to give the café a fresh, airy, comfortable ambience.

The pool is enriched with a ribbed pattern on its beige marble walls. The wavy contour of the pool’s edge softens an otherwise architectural space.

Layers of patterns abound throughout the clubhouse, including a version of the scorched pattern on the glass front of the table tennis room. Beyond, a colourful version of the bar code found in the gym and ball court is found on the back wall. The table and chair fixtures in the bowling alley are finished with a bright splash of red on its frame. In the children’s play area, a back wall features a brilliantly painted tree.
