NEW HOME? NO PROBLEM

By Dennis Doeden ddoeden@bemidjipioneer.com Finding a new home can be stressful. Do we rent or buy? Do we build or remodel? How do we make such important decisions? Tony and Caitlin Djonne of Bemidji asked those questions over the past year. Tony is a land surveyor with the Minnesota Department of Natural Resources, and Caitlin is a middle school science teacher in Park Rapids. They were married in August of 2018. After spending some time looking at homes for sale in the Bemidji area, they decided to look into building. They were fortunate to have a friend who was a builder. “We didn’t experience too much anxiety,” Caitlin said. “Our contractors were pretty open with us right away, so we kind of knew what we were expecting. And we were able to walk through previous houses with them that they had done. We had friends who had gone through the process, so we knew what to expect. It actually ended up being pretty easy for us.” It also has been a quick process. They signed the papers in late July and will close on their new home in mid-October. “Fingers crossed, everything is on schedule and we’ve been lucky with the weather,” Caitlin said. We asked Tony and Caitlin some questions about the project: Q: Why did you decide to build a home versus buying?

A: We decided to build a home because it was difficult to find a house in the Bemidji area housing market, that was in our price range and met our criteria. The housing market moves so quickly in Bemidji that when we did find something we liked there were already multiple offers or it was off the market the next day. Q: How did you decide on the contractor to build your new home? A: The contractors we chose are D&K Builders based in Bemidji. Luckily, our friend is the K in D&K, (Kyle Kelm), and Tony had been discussing the housing market with him one day and mentioned how difficult it was to find a house. Kyle brought up the idea of building and was confident they could build us something in our price range and that fit what we wanted. Q: Did you have multiple choices on the location to build and what factors made your decision on the location? A: We had some choice in where to build. D&K Builders owns several lots in a platted subdivision north of Bemidji. We were able to choose which lot we wanted. We liked the idea of being a little outside of town, but close to everything. It also allows quick access to the highway so that I (Caitlin) can get to work in Park Rapids, more easily. Q: Were you able to customize your house floor plan and choose accessories like countertops, cab-

TOP HOME TECHNOLOGY FEATURES HOME BUYERS WANT

There is a growing interest among homeowners to incorporate technology into their homes. Headwaters Builders Association Technology is integrated in nearly every aspect of our lives. Digital tools and devices can help people stay connected, be more efficient and increase productivity. There is also a growing interest among homeowners to incorporate technology into their homes. A National Association of Home Builders (NAHB) nationwide survey asked recent and prospective home buyers what specific technology features buyers would like to

HOME SECURITY

Technology designed to keep homes safe was the top choice for home buyers. Of the home technology features asked about in the NAHB survey, nearly half of home buyers (46 percent) would like security cameras, followed by a video doorbell (45 percent) and 40 percent say a wireless home security system. KITCHEN DESIGN TRENDS IN 2019

Headwaters Builders Association Kitchens are the focal point of any home. From cooking to catching up with family and friends, this room is at the center of attention. If you are interested in adding some pizazz to your current cooking space, here are a few top trends in kitchen design this year.

colors are the most desired in kitchens this year. Designers are mixing and matching different colors all around the kitchen. This vibrant style is not limited to wall paint. From cabinet to island colors, a unique and distinctive look is what you’ll find in modern kitchens throughout 2019. CABINETS AND SINKS

Storage space is part of the functionality of any kitchen, but how much is too much? Fewer cabinets are trending in kitchens this year. Cooking spaces without upper cabinets add

a modern design element. Minimalist is key. Fewer cabinets, in some kitchens, also make the room feel clear of clutter. Not all trend-setting kitchens this year have sacrificed storage space, though. Floating shelves are another eyecatching alternative. When it comes to details, designers are transforming everything, including the kitchen sink! Kitchen designers are taking options for this longignored staple to another

When it comes to custom ceiling design, the only limit is the imagination. Headwaters Builders Association A ceiling with a pop of color, a stylish ceiling fan or detailed trim work can give a room personality and character. Ceiling décor also can add drama to an otherwise dull space, give the illusion of height in a compact room, or increase the feel of intimacy in a large one. Making a ceiling the focal point of a room has its challenges though. The right look depends on the style of the home, the size of the room and the desires and taste of the owner or buyer. With so many factors to consider, deciding how to enhance a room by altering the ceiling can be overwhelming. But with so many options and design trends available, the result could make the venture worthwhile. Here are some ideas to consider as you build or remodel your home: ► Fun with Paint – Contrasting ceiling and wall colors give a room modern appeal. Experts recommend using deeper shades, like eggplant or cocoa, to make a large space cozier, and softer ones, white included, to open it up. Or consider a wallpaper – over-scale or bold patterns will definitely keep it interesting. One thing to note: Designers caution against using the same color or pattern on both the walls and the ceiling. Doing so tends to make a room feel small and closeted. ► Structured Design – When it comes to custom ceiling design, the only limit is the imagination. Popular options include coffered ceilings, which feature a symmetrical grid of painted beams; tray ceilings, which give off a

We manufacture our own Trusses and Wall Panels, and pass the savings on to you!

recessed look; and ceilings featuring various woods or exposed wood trusses. Detailed trimwork and ceiling medallions also add flair to a room. ► Specialty Lighting – Specialty fixtures make a room rock. Whether it involves a custom or a stock fixture, designers are finding ways to showcase it as a piece of art, rather than just a functional element. Recessed lighting, pendant lamps and chandeliers are being paired with other ceiling details to make a statement with a room’s design. ► Keeping Cool in Style – Among decorative home features, ceiling fans stand out as the most wanted item, with 88 percent of buyers rating them essential and desirable, according to the latest What Home Buyers Want survey by the National Association of Home Builders. In fact, ceiling fans have consistently remained the number one home décor feature over many years. Though in high demand for both their aesthetic appeal and practical application, when it comes to style, it’s all about personal preference and comfort. ► Out of Sight Height – Ceiling height makes an instant impression. Though ceilings that are 9 feet or taller are falling out of favor due to concerns about energy efficiency, high ceilings on the first floor are still desirable, particularly among Millennials. Ceilings that are too high, however, can make a room feel cold and uninviting. That’s why experts recommend the use of light fixtures, ceiling beams and paint to better define a space or make it cozier.

Renovations that add value to your home Headwaters Builders Association Making home improvements will enhance your home’s comfort as well as add to its value. But not all home improvement projects are created equal. If you plan on selling your home in the near- or longterm, take the time now to focus on those projects that offer the best return on your investment. While the cost and value of your home improvements will vary based upon many factors, if you have an older home, the following projects often have the biggest impact when the time comes to sell your home. Kitchen. From cooking to catching up with friends and family, the kitchen is the heart of the home. Not only will you enjoy a new kitchen, potential home buyers are attracted to a modern, functional space. According to Remodeling magazine’s 2019 Cost vs. Value Report, homeowners can recoup about 80 percent of the cost of a minor kitchen remodel. So, while a gourmet kitchen would be nice, it isn’t necessary from an investment standpoint. Moderate updates such as replacing outdated appliances or cabinets are great ways to makeover a kitchen. And even small adjustments such as changing out old hardware or adding a new faucet can add up in a big way. Bath. If you have bigger underlying issues such as mold or water damage, you should consider a complete bathroom remodel. Homes with these types of issues will not likely pass a home inspection. You may end

up paying for repairs — now or later. Your bathroom does not need to be completely gutted to add value to your home. Dated materials or fixtures can make a big difference with first impressions. A recent National Association of Home Builders survey of home buyers revealed that more than half (63 percent) preferred a white toilet, tub and sink. Curb appeal. First impressions are key for home buyers. A fresh and inviting look can be achieved with a wellmaintained landscape. Mature trees and trimmed grass can draw prospective buyers to a home. Beyond the landscaping, installing new hardware, doors and windows can greatly enhance your home’s exterior appearance. If you have panels that are loose, rotted, warped, cracked or molded, it is time to consider having them replaced. Interior paint. A fresh coat of paint with a personalized or bold hue is a welcomed choice, but only if you’re not looking to sell your home soon. If you are putting your home on the market, neutral colors are ideal. The color of your walls is only a small part of your home, but it can influence a potential home buyer. When buyers walk through a home, they often visualize what it would be like to live in the home. So it’s best to use paint colors that won’t distract potential buyers. Roof. Another big-ticket home improvement — but one that will add significant value to your home

— is a roof replacement. Remodeling magazine estimates that homeowners can recoup about 68 percent of the cost of an asphalt shingle roof replacement, and 61 percent of the cost of a metal roof replacement. There are many roofing options available for homeowners, from a variety of colors and textures, to longer warranties and enhanced energy efficiency. To learn more about remodeling projects that prove their value, or to find Metro Creative Graphics a remodeler in the Bemidji area, please visit www. Bathroom updates definitely add value to your home, but the room does not need to be completely gutted to add value. headwatersbuilders.org
