Home to John Felix Charles Ivar Bryce, a former British intelligence officer and wife Josephine Huntington Hartford an Atlantic & Pacific heiress, Black Hole Hollow Farm often frequented visits from the who’s who of the day from Princess Margaret and Jackie Kennedy to former British intelligence officer-turned-author, Ian Fleming, who as a long-term houseguest wrote parts of his James Bond thrillers, Diamonds Are Forever (1956) and Goldfinger (1959) within the farms walls. Legend has it that it may have been while staying at Black Hole Hollow Farm that Bond was actually invented by Fleming. Nestled within 440 lush acres of woods, pasture and flower gardens, the 1770’s-era main house of 8,143 square feet includes eight bedrooms, seven baths, multiple fireplaces, formal and family rooms, an office, large kitchen and dining room for large dinner parties. Bury Walk is a hidden street, nestled between the Fulham and King’s Roads, bordered on one side by Sydney Street. One home on Bury Street particularly stands out, described as a ‘dotty little folly built to resemble a toy Gothic Castle’ by Interior designers Nicky Haslam. Complete with pointed windows and castellated roofline, the home, available for sale through Russell Simpson for £2.95 million, played a major role in the world-famous designer’s formative years. The building’s façade is adorned by a plaque commemorating the life of renowned former owner, Sophie Fedorovitch, an artist and costume designer. Occupying the unique home until her death in 1953, the Russian-born Fedorovitch worked with ballet choreographer Sir Frederick Ashton from his first show in 1926. Through her career she designed costumes and set designs for a number of Ashton’s works, including Cinderella (1948), as well as for choreographer Andrée Howard’s best known work La fête étrange (1940). Following the passing of Sophie Fedorovitch the home was inherited by Simon Fleet (previously Harry Carnes), an entrepreneurial character with a presence in the world of theatre, art and dance, as well as a colourful past as an actor, painter and sketch writer.

During Fleet’s ownership, the characterful home on Bury Walk, known affectionately as the ‘Gothic Box’, played host to a number of parties that welcomed the great and good of the art world. During this period Simon Fleet was the mentor to a young Nicky Haslam, introducing him to his extensive black book of contacts, including the renowned photographer Cecil Beaton, novelist Colin Wilson and French fashion designer Hubert de Givenchy. In his official memoirs Redeeming Features, Haslam recounted: “It was certainly the most romantic place I had seen (22 Bury Walk)… Simon (sic) had amassed the diverse elements in the Box with such insouciant skill, he brought people together with the same flair. There was hardly an evening at his house that people did not casually drop by, or when Simon did not give a party.” It was during this period that Haslam would frequent 22 Bury Walk to meet with Simon Fleet, as well as attending the numerous parties held there. During one of his visits, he noted: “In the little courtyard at the front of the property a jasmine and lemon geranium jungle billowed everywhere, smothering the walls.”

In a recent interview (November 2019), Haslam described the home on 22 Bury Walk as his ‘dream home’, commenting: “I don’t want anything big. There’s a little house, 22 Bury Walk in Chelsea, that a friend of mine owned when I was young. It’s an-all white castellated cottage with Gothic windows in the street next to the Theo Fennell shop. It’s just one room up, one room down, but to me it’s the most romantic building in London.” Recently modernised, the home on Bury Walk has retained its exterior charm, with the gothic castle façade behind a gated front entrance. Upon entering the reception room on the ground floor a stunning sculptural staircase leads to the upper and lower ground floors. To the rear of the floor is a guest bedroom suite. sIKA DEsIGN: LUNA BY FRANCO ALBINI Sika-Design has once again visited the Italian designer Franco Albini’s archives and found the drawings to this beautiful sculptural armchair. The original design dates back to 1967 and was created by the Italian design duo Franco Albini and Franca Helg. These two renowned designers and architects collaborated professionally from the early 1950s until the death of Franco Albini in 1977. Franco Albini and Franca Helg were known for being experimental in their designs without ever compromising the quality and craftsmanship of Italian furniture traditions. In this futuristic design, originally named “Radar”, you notice a clear design reference to the space race, which greatly influenced fashion and design during the 1960s.

Clock towers date back to ancient Greece when the Tower of Winds was built in Athens with eight giant sundials. Famous clock towers include London’s Big Ben, Chicago’s Wrigley Building and Philadelphia’s City Hall, which was the tallest building in the world from 1894 to 1908. In the late 1800s and early 1900s, most large towns across the US had one or more businesses that would put clocks near the peak of their buildings or construct clock towers for time keeping, advertising and prestige. Many of these buildings have been torn down over the years, but some have been maintained and re-purposed into condominiums or apartments. Some of the buildings even have living quarters inside the clocks such as San Francisco’s Schmidt Lithography Company tower that was converted into a penthouse and New York City’s City Hall and Met Life Tower. One of Brooklyn’s landmark buildings is a clock tower in the 1906-era Eagle Warehouse & Storage building that was re purposed into co-op apartments in 1980. The actual clock tower loft with views of the Brooklyn Bridge, East River and Empire State Building is now on the market for the first time in 23 years at $2.35 million. The Eagle Warehouse was one of a number of Brooklyn warehouses close to the riverfront, but it stood out due to its excellent brickwork and simplebut-classic Romanesque Revival style. It was repurposed in 1846 and housed the Brooklyn Eagle, a popular newspaper whose editor was Walt Whitman, one of America’s most important poets, essayists and journalists. After the newspaper moved, the building went through multiple tenants and was given city landmark status in 1977 by the New York City Landmarks Preservation Commission. In 1980, it was purchased by a developer who converted it to a luxury co-op of 85 apartments. The clock apartment has always been considered the cherry on the top.

The south of France is synonymous for luxury and wealth, a European focal point for the world’s superrich, where over the centuries industrialists, aristocracy, bankers and royalty have all built palaces along it’s stunning stretch of the Mediterranean which today’s millionaires are now snapping up. One such property is Villa Les Cèdres, located on the prestigious coast of Saint-Jean-Cap-Ferrat, Villa Les Cèdres comes with pedigree no less , built in 1830 it was once the property to the Belgian king Leopold II, who after his exploitation of the Congo Free State (now the Democratic Republic of Congo), became the wealthiest man alive. The Palladian palace comes complete with 14 bedrooms, a ballroom, a library, botanical gardens, an Olympic-sized swimming pool and stables encompassed by 35 acres of stunning garden home to a whopping 25 greenhouses and more than 1,500 plants. Inside the atmosphere is decadent and slightly worn, in keeping with the farm’s Belle Epoque heyday: large rooms, lamps, French doors, and floor-to-ceiling portraits from the 19th century in ornate frames frame the walls. The wooden panelled library houses 3,000 books on flora and naturalism,

In 1924, 15 years after Leopoldo’s death, Villa Les Cèdres was acquired by the Marnier Lapostolle family, the Grand Marnier liquor producers who used the land of the house to grow the bitter oranges that are used to flavour the famous citrus liqueur. Les Cèdres remained in the Marnier-Lapostolle family until 2016, when Campari acquired Société des Produits Marnier Lapostolle (SPML), Grand Marnier’s parent company who in 2017 placed the property on the market for a staggering €350 million (£308 million). The recent sale of Villa Les Cèdres has dropped significantly but then the Ukrainian billionaire Rinat Akhmetov who purchased it for €200m can indeed afford it. Mr Akhmetov’s who is ranked as the richest person in Ukraine, already possess an impressive property portfolio and has a habit of buying only the “the most expensive” properties having purchased a £137m flat in London’s One Hyde Park, one of the UK’s most expensive apartments in the world.

THE ‘CHAINSMOKERS’ ARE NEVER GETTING OLDER It is customary to say that the house is the mirror of the soul. Considering that this is a totally true statement, it is natural that a man who’s achieved fame and wealth mixing music would be drawn to a house that’s a hodgepodge of architectural styles. “All we know” is that the home that Alex Pallone half of the Chainsmokers a Grammy-winning DJ duo - bought two years ago was built in the 1930s. In the 1980s and 90s renovations were made to the house and this added a dash of industrial edge. The mashup appealed to Mr. Pall, but when it came to decorating it, he sought professional help. So, the magic happens: a designer capitalizes on her rock-star client’s open mind - and art collection and dials the décor energy to the top. How is possible?

Alex Pall turned to Peti Lau to help him decorate his Hollywood Hills house. Mr. Pall had already installed the nature-themed wallpaper and the orange-velvet a couch in the family room when Ms. Lau began decorating the house. She continued the interior-jungle theme, as she called it, with a natural-fibre coffee table that evokes dried versions of the leaves on the wall, and leopard and tribal-print pillows. The orange, green and blue palette of the painting by Hassan Hajjaj (the Andy Warhol of Morocco, said Ms. Lau) recurs in trippy throw pillows from Silken Favours and the vintage Turkish rug laid over a larger jute rug. “A classic antique rug is a nice way to stabilize all the stuff that’s going on,” she added.

QATAR TO CREATE 16 FLOATING HOTELS FOR THE 2022 FIFFA WORLD CUP In preparation for the huge volume of visitors to the FIFA World, Qatar has come up with an ingenious plan to build 16 floating hotels to help accommodate the influx of fans.


Hosting a World Cup of course brings economic advantages to any host city but behind the scenes it is a logistically nightmare, transport links have to be provided and of course hotels have to be built to be provide accommodation for visiting fans, but if past events are anything to go by once the World Cup ends these newly built buildings often become unused and underutilized. To combat this Finnish firm Sigge Architect and “alternative real estate� company Admares for Qetaifan Projects, a subsidiary of Katara Hospitality, the largest hotel owner in Qatar have come up with an alternative solution to create 16 floating hotels on Qetaifan Island North, which is close to Lusail International Stadium, where the opening and final games will be held. Spanning approximately 1.3 million square meters with 830,000 square meters of attractions and seven beaches, the hosting island of Qetaifan Island North is the ideal solution to accommodate a large number of people along with the 16 floating hotels which

will measure 72-meter-long and 16-meter-wide (236-feet-long and 52-feet-wide), each will provide 101 guest rooms, a restaurant, and a lounge bar providing a total of 1616 floating hotel rooms, then once the games are finished the hotels can be moved to any coastal area with water that is at least 13 feet deep. The floating hotels will also deliver sustainable solutions with minimum ecological impact as the hotels will be built according to the strictest energy standards – for instance the hotels will rely on solar energy. To ensure the overall functionality and attractiveness of the hotels, the modern and urban buildings aesthetic will be provide a minimalist appeal mixing warm woods and white walls. Whilst the project is not underway yet A DMARES hotels have said that interested guests will be able to book the unique rooms one year out from the games, via global travel sites like Expedia and Booking.com.


ZAHA HADID ARCHITECTS TO DESIGN OPPO HEADQUARTERS IN CHINA Zaha Hadid Architects have been selected in an international competition, to build OPPO’s new headquarters in Shenzhen, China. OPPO launched their first phone in 2008, growing to become China’s leading smartphone manufacturer and the fifth largest worldwide with over 40,000 employees in more than 40 countries. Pioneering new communication technology in smart devices and internet services, OPPO has established six research institutes, four research & development centres, and a global design studio. Accommodating this growth, OPPO’s new headquarters will continue their commitment to connectivity through design. Conceived as four interconnected towers reaching a height of 200m (42 floors), the 185,000 sq.m design incorporates two towers of flexible, open-plan spaces linked by a 20-storey vertical lobby, and two external service towers providing vertical circulation. Orientated to maximize the views over Shenzhen Bay, the towers taper inwards at lower levels creating large civic spaces at street level. Locating the towers’ service cores externally frees the centre of each floor from obstructions; providing uninterrupted views throughout the building that will enhance interaction between employees. Large atrium spaces unite all occupants through visual connectivity, helping to foster collaboration between different departments of the company. The abundance of natural light, varied working environments and diversity of routes for staff and visitors to move through the building are all conducive to creative engagement and spontaneity.

Developed as a new civic space for the city with a public walkway diagonally traversing its centre, OPPO’s headquarters will include a landscaped plaza, art gallery, shops, restaurants and a direct link to the adjacent station of Shenzhen’s subway network. The 10th floor Sky Plaza will provide local residents, visitors and OPPO employees with varied dining, leisure and entertainment facilities, while the rooftop Sky Lab will be a popular public space with spectacular views over one of the world’s most dynamic cities. Following LEED Gold certification of ZHA’s Leeza SOHO tower in Beijing and Generali Tower in Milan, the new OPPO headquarters has been designed to target LEED Gold from the US Green Building Council; developed with 3D Building Information Modelling and energy management systems to optimise efficiencies. Breaking ground later this year, OPPO’s new headquarters is planned to complete in early 2025.

COULD PRAGUES SKYLINE BECOME HOME TO A SHIPWRECK? Prague may have a new tallest building, if developer Trigema’s plan for the 135-meter-tall multifunctional high-rise building near Nové Butovice metro stop is approved. The project designed by sculptor David Cerný and architect Tomáš Císař from the studio Black n’ Arch is indeed eye-catching. Dubbed Top Tower, the 135 meters (443 feet) tall building shows the skeletal shell of a ravaged oil tanker heading straight down to the ocean floor symbolic, the hull will be covered in greenery to make the building look like something out of a post-apocalyptic scene with the designer’s intentions to remind people of our environmental issues Inside, there will be approximately 250 small apartments available to rent, alongside offices and a cultural centre, and shop units on the lowest two floors. The entrance will be marked by a giant sculpture of a propeller that appears to have broken off from the submarine. If Approved the building will be build outside the protected zone of the urban conservation area and outside the area prohibiting high-rise buildings. According to initial estimates, investment costs will amount to 2 billion CZK. The developer hopes to begin in construction in 2021, with construction lasting three years.

LIVING AMONG THE DUNES Brooklyn based architects Studio Vural has envisioned an off-the-grid seaside dwelling that is carved beautifully and harmoniously into sand dunes.

Situated on a beach in Cape Cod, DUNE HOUSE is a two storey un-plugged house with its own autonomous power network, energized by a vast solar field and miniature wind turbines, designed to produce more clean energy than consumed. This high energy efficiency is enabled by burrowing the house under the dunes, anchoring the foundation into geothermal temperatures of sand, consequently blanketing %80 of the envelope. The Dune House is what Mr. Vural, principal architect calls the next generation of hyper-sustainable houses which “must be aggressively pursued to turn the tables on climate change”. Inspired by a squid’s rainbow flash at a night-time fishing expedition Mr. Vural thought; “if squids can power themselves, so should houses”. The concept also embraces the recent research on absorptive building materials and soil engineering for a sponge effect on carbon mass. The design is also a success in natural preservation since it is only recognizable from sea, blending seamlessly with nature; gently immersed not imposed. At the Dune House, human, bird, architecture and landscape blend as an inseparable whole as technology makes peace with nature at last.

InnovAtIve PRoJeCt: CoSMo - new York A remarkable example for our future survival, Cosmo was a temporary innovative project hard to classify into usual categories such as pavilion, installation or even architecture. Therefore it was simply defined as an “artifact” and also titled as “an innovative biochemical design” because the installation consisted of numerous tubes and pipes which filtered 3,000 gallons of water within four days eliminating particles and increasing the oxygen levels. A moveable structure was designed to address the worrying estimates made by the UN that by 2025 two thirds of the world population would not have enough drinking water. Besides, through its advanced biochemical system the core of the pavilion was glowing every time the water became pure, lighting courtyard and providing a fascinating background to live performances and music concerts.

THE CITY AND THE SKY ABOVE HOW AIR MOBILITY WILL SHAPE THE FUTURE OF ARCHITECTURE IN OUR CITIES Netherlands-based architecture and urban design practice MVRDV and Airbus Investigates How to Integrate Air Mobility into Urban Environments.


Thanks to advances in computing, materials, and electric propulsion technology, one of the most enduring symbols of futurism is flying vehicles which may soon become reality. But in spite of their long presence in the public consciousness, some fundamental questions have not, until now, been addressed: How will these flying vehicles impact our urban environments? How can issues of energy, sound, and safety be approached? What protocols should be established with authorities to guarantee their safe and harmonious integration? More importantly, how could they be leveraged to improve our cities – not only for their users, but for everybody? To answer these questions, MVRDV worked with Airbus, Bauhaus Luftfahrt, ETH Zurich, and Systra to research and plan for the future of Urban Air Mobility (UAM).

A leader in the field of UAM thanks to their on-demand helicopter service Voom, Airbus Urban Mobility envisions a comprehensive mobility concept. Over the course of the last two years, MVRDV supported Airbus in exploring strategic urban development scenarios that leverage UAM as an opportunity to grow cities around the globe into thriving urban regions. Crucially, the study aimed to avoid any detrimental impacts from this disruptive technology, which can so easily arise when truly revolutionary transport modes are introduced to cities without careful planning for both shortterm and long-term scenarios. Instead, the research highlights how UAM can be made accessible to, and beneficial for, people of all backgrounds.


The key to unlocking this potential lies largely in vertiports, landing hubs that integrate the aerial network with the existing and future ground transportation system. The research findings envisaged vertiports of various types and sizes, just like traditional transport stops, stations, and terminals. However, unlike stations for other urban transport options such as trains, metros, or buses, the network does not require tracks, tunnels or roads in between, saving energy, natural resources, and land. This allows designers to adapt the vertiports to a variety of different locations, plugging into and enhancing existing urban scenarios with a number of different configurations. The vertiports have been designed as catalysts for urban improvement by addressing the question of resources and impact as a foundational step in their integration process. Vertiports are thought of not just as stations, but also as hubs of renewable energy, data, and public amenities. The research also considered the principles of transit-oriented development, not only by bringing airborne transport links, but also by integrating with other transport options to serve local surroundings and solve the problem of the “last mile�. In locations that are underdeveloped, vertiports can be designed as opportunity hubs with educational and healthcare facilities, or business incubators, for example, while in areas fractured by infrastructure such as roads or railway tracks, a vertiport can serve as a bridge connecting neighbourhoods.

Air mobility can serve a greater good

“As cities become denser and technologies improve, it becomes increasingly clear that the truly three-dimensional city -one that includes flying vehicles – is surely one of the city models of the future… a city where my mobility is at my balcony!” says Winy Maas, founding partner of MVRDV. “But to reach this future will require many small steps. It’s a credit to Airbus that they are thinking about these issues in advance, and doing so in a way that will improve things in the meantime.” On a broader scale, the research investigates the potential of future UAM networks within cities, recognising that UAM should not seek to replace cities’ existing transport infrastructure. It concludes that once UAM is well established with an extensive network of vertiports, it could serve as an interesting contributor to a mobility system of discrete and distributed modes that complement rail or road infrastructure. A mature network of vertiports could serve to connect disadvantaged areas of cities and remote areas without the need for expensive infrastructure; could vastly improve emergency response times; and could even allow ‘technological leapfrogging’ in developing countries, providing a transit network that is relatively inexpensive to create in cities that never developed extensive metro or tram systems. As Southern California’s ultra-luxury housing market has gone bananas this year, megamansions that have been sitting on the fence for the last few years are again selling for unfathomable amounts - making it a good time to list the historic Beverly House. As the former estate of newspaper magnate William Randolph Hearst and actress Marion Davies, it became memorable in its own right in the films The Godfather and The Bodyguard. The epitome of Old World elegance, Hollywood history and drama, it has recently been listed at $125 million.

Proving that the luxury market is quite well in Los Angeles, the fabulous Chartwell estate, where the Beverly Hillbillies intro was filmed, has sold for $150 million and the former estate of deceased television-producer Aaron Spelling, previously purchased by racing heiress Petra Stunt in 2011 for $85 million just sold for $120 million. But the winner of the most expensive purchase so far is Jeff Bezos, who just closed the deal on the home of David Geffen for an ungodly price of $165 million. With one more mansion on the market in Bel Air stratosphere-priced at $225 million, the elegant Beverly House’s price tag of $125 million might be a bargain. Jacqueline and John F. Kennedy stayed at the Beverly House in 1953 as one of the stops on their three-week honeymoon; it was also the West Coast presidential election headquarters for JFK. The home features 18 bedrooms, 25 bathrooms, 12 fireplaces, two swimming pools, exquisite formal water gardens and six separate structures. Designed by Gordon Kaufmann, the architect behind the Hoover Dam and some of the most important estates in the Beverly Hills area, the Beverly House stands as an emblem of Hollywood’s Golden Era. Built in 1927, the estate is well known in the architectural world for its H-form design characterized by long colonnades, wide balconies, arched floor-to-


ceiling windows and its spaciousness: a stunning two-story library with hand-carved paneling and a wraparound walkway; a formal living room with its 22-foot-high, hand-painted arched ceiling; a state-of-the-art spa; and a billiards room with herringbone parquet floors and an intricately designed ceiling and carved fireplace - both from the Hearst Castle in San Simeon. The main-level hallway is a staggering 82 feet, seven inches up to the 32-foot billiard room, which is open to the main hallway, for a total of 114 feet and 7 inches visible upon walking into the entry. The properties are owned by design-andentrepreneur power duo Jim Brett (of Anthropologie and West Elm fame) and Ed Gray (who previously owned a luxury home furnishings store in Philadelphia by the name of Bruges Home). The American couple first began coming to South Africa to export South African craft to the US and fell in love with the country. “We loved the people we met, the culture, the food and we were awestruck by the beauty of the landscape,” explains Brett. They put down roots and found the perfect spot in Hout Bay, where a blue gum forest on the back side of Table Mountain had been cleared and where the expansive property cluster that makes up Villa Maison Noir sits. Now expanding the brand further, they’ve created a new private residence on an adjacent property, which is connected to Villa Maison Noir by expansive gardens and is also a secluded mountain retreat. Villa Verte will extend the combination of luxury amenities and exquisite location. “We really enjoyed building the brand and wanted to keep extending the business. There used to be an old 1970s house on the property when we bought it, and we knew we could build something better in its place to complement Villa Maison Noir next door,” says Brett.

Following the same concept of a ‘village’ of structures as opposed to a single dwelling, Villa Verte has five peaked roofs, reiterating the five elements which are ever present throughout the entire homestead. “We use curves and circles throughout the entire property as nothing in nature is square or rectangular, even at its most cellular form. Even the furnishings have many round shapes and curved edges. We love everything that the circle represents: equality, inclusivity, unity, sustainability and of course the circle of life,” Gray explains. “When we first bought Villa Maison Noir, we loved the way the original architect, Poalo Deliperi, had brought the concept of the African ‘kraal’ to life. He recommended architect Thomas Leach to help us manifest our vision for the new Villa Verte,” says Gray. He notes Thomas’s unique ability to approach the project with acknowledgment of the surrounds, as well as creating something truly exceptional in terms of design. “Many others would have proposed something overpowering; but Thomas managed to create something totally original, yet that referenced Villa Maison Noir,” he continues. Edward Albert Christian George Andrew Patrick David, Prince of Wales, King Edward VIII and finally Duke of Windsor was a square peg that England tried to force into a round hole. He made it clear at the outset as a boy that he valued happiness above duty, but no one listened. As the country watched his disdain for various courses of education, his romantic antics with married women and his party-boy behaviour, it should have been no real surprise when he opted to reign with the love of his life instead of his country. But shocked they were and still not a day goes by generations later that his abdication from the throne doesn’t stir up debate among loyal followers of British royalty. King Edward VIII reigned for just under a year before leaving England for exile in France with Wallis Simpson, at which time his title was changed to Duke of Windsor. He told the family that they would return to live in England in a couple of years but his mother, Queen Mary, told him she would cut off his allowance if he ever moved back to Britain. Completely devastated, the couple decided to tour Germany against the advice of the Crown. The German tour raised many British eyebrows and gossip began running rampant that the Duke had become a Nazi sympathizer. It was at this point and for this reason he was sent to the Bahamas and assigned the governor’s job in 1940.

On their arrival at the island of New Providence, the Windsor’s moved into this large country estate where they lived until the Government House was renovated. Located on a ridge just outside Nassau on four acres overlooking gorgeous ocean and bay views, the Spanish-colonial home was built in the 1930s by British-movie-producer Frederick Sigrist who was also a pioneer in aviation.
