White kitchens are OUT! To break up the all-white modernistic look of kitchens of previous years expect to see islands in a variety of different paint colours or wood stains. One of the strongest style trends that appear to be gaining popularity in modern kitchen design is the colour blue, and this can be traced from classic Shaker-style kitchens right through to chic and minimal modern spaces. Whether it’s on walls, floors, cabinetry or splashbacks, blue has replaced grey as the go-to on-trend colour – and it is particularly navy blue kitchens that are turning heads.

HAWAII PARADISE SELLS FOR RECORD PRICE!

Hale ‘Ae Kai, widely known as Hawaii’s most luxurious estate, has sold shattering all sales records for the state at $46.1 million. It was offered by its creator co-chief executive of Morgan Stanley’s operations in the Asia-Pacific region, William H. Strong and his wife Sandi, who will soon be handing over the keys to paradise to the next billionaire.



The remarkable estate couldn’t be better located, part of which makes it so valuable. Situated on 15 beachfront acres on the most tropical of the islands, Kauai, it is surrounded by lush farmland from ocean to mountains, yet is still only a five minute bicycle ride to shops. Kauai’s population is very serious about maintaining their unique use of the land and have created laws to insure its exceptional natural beauty into the future. Ninety percent of the island is allocated for conservation and agriculture and buildings on the island can be no taller than the palm trees. Considered to be the best example of a tropical paradise with close proximity to the U.S. mainland, it consistently attracts filmmakers who have produced over 60 movies filmed on the island with popular movies Jurassic Park, Pirates of the Caribbean, Fantasy Island and Indiana Jonesto name a few.


Though probably not immediately obvious to guests who are mesmerized by the home and spectacular beach, Hale ‘Ae Kai, is actually a working farm overseen by a caretaker with his own residence, and produces coconuts, bananas, white pineapple, citrus trees and fresh vegetables from its own organic orchards and gardens. Other tropical landscaping includes wide lawns and a plethora of flowering trees, shrubs, vines and plants, whose perfume wafts around and through the house and grounds on light trade winds. The Balinese-style main house complex of 11,708 square feet is made up of four pavilions on a bluff overlooking the Pacific Ocean and Kilauea Lighthouse. Constructed with wood-beamed vaulted ceilings, walls of glass and stone, it includes a two-story main pavilion gathering place, a master suite pavilion and two guest pavilions with a total of four bedrooms and

six and a half baths. The main living area in the central pavilion is on the upper floor with living and dining rooms, a large chef’s kitchen, office and bedroom suite. The lower level has a media room, full bath, gym and a bar opening to a 1,600-squarefoot pool and spa. The master suite is over 1,000 square feet and, in addition to the bedroom, has a living room and bar with the bath having both indoor and outdoor shower, lanai and large dressing room. The two guest pavilions feature king-sized beds, bar and refrigerator, full baths and lanais. Hawaii’s historical, record-breaking sale of the famed Hale ‘Ae Kai estate was made by listing agent Neal Norman of Hawaii Life Real Estate Brokers. The final sales price was $46.1 million.

Kensington Palace Gardens, also known as Billionaire’s Boulevard, is the most expensive street in Britain. The average property price on this half mile strip of road overlooking Kensington Gardens is £41 million and at the top end homes can fetch £200 million or even more

However, a quick search for properties for sale at this prime address will draw blanks; the owners of these properties prefer to stay discreet for obvious reasons. Arguably the most famous address on this gilded stretch of road is Apartment 1A, Kensington Palace, the 20-room, four-storey family home of the Duke and Duchess of Cambridge.

As the land belongs to the Queen, all properties on Kensington Palace Gardens are sold on a leasehold basis. Leasehold is a type of ownership where one partly buys the right to occupy land or a building for a given length of time. Properties on Kensington Palace Gardens are typically sold with an excess of 100 years left on the lease, but this can be less.

Although it is not exactly on the same street, their garden adjoins the residences lining Billionaire’s Boulevard. The estate closest to the Royal family’s residence belongs to the Russian-British billionaire and owner of the Warner Music Group, Leonard Blavatnik.

Nevertheless, owning a house on the most expensive street in the UK has its major perks. A low-profile and top security is a priority for the international super rich and Kensington Palace Gardens offers both in large quantities.

In 2004 Blavatnik paid £41 million for a 13 bedroom and 9 bathroom house on Kensington Palace Gardens. After its extensive modernisation, which included construction of an impressive 25-metre swimming pool with indoor and outdoor sections, a gym, cinema, wine cellar and underground car park, it has been estimated at phenomenal £200 million making it one of the most expensive real estate in the world. Among Blavatnik’s richest neighbours is owner of Chelsea FC Roman Abramovich and Indian steel magnate Lakshmi Mittal. In 2004 Mittal bought a home on Billionaire’s Boulevard for £57 million, purchasing another property for his son four years later. At £117 million, it was the highest price ever paid for a London house at the time. In 2013 Mittal sold the second house for £110, at a £7 million loss. Despite the stratospheric asking prices, homeowners don’t actually own the freehold to their properties. The land surrounding Kensington Palace Gardens belongs to The Crown Estate - the company that manages an extensive portfolio of land and developments owned by the reigning monarch.

There are armed police officers at both ends of the street - Kensington Palace Gardens is also home to a number of embassies - and is fortified by a grid of CCTVs, protective bollards and stringent security clearances which keep prying eyes and the opportunistic firmly out. So when was the last transaction? With marketing kept mostly offline and deals behind closed doors, it’s hard to know exactly who is buying what and when but it was around two years ago when the last headline-hitting deal took place. The road’s newest resident was a property tycoon from China who paid £80 million for a 10 bedroom property here - the biggest deal to date involving a Chinese buyer in London. Joining his neighbours in collective ‘uber renovations’, work is currently underway to restore the mansion which was previously home to the Nigerian High Commissioner. For those keen of sharing postcodes with some of the world’s oligarchs, tech billionaires and media moguls, Knight Frank is currently marketing properties at One Kensington Gardens which offers amazing views of Kensington Palace Gardens. “The first half of 2019 is likely to continue at the same rate as 2018, with the ever-increasing uncertainty holding back much of the market. Brexit and Corbyn are the two elephants in the room at present, however both of these should have been addressed by the middle of the year, clearing the path for the foreseeable future. By the end of Q2, bottlenecks will be resolved, paving the way for a steadier economy and a more attractive property market. Buyers and sellers who have been holding back for the past two years will be released, generating some much needed momentum. In terms of trends, the top end London market will continue to be strong next year. The view internationally is that Brexit will be cancelled and therefore many buyers have 82

been continuing as though it simply isn’t happening. With the exception of Russian purchasers who have all but vanished from London, the weak pound is providing ample investment opportunities for overseas buyers. Dollar based buyers in particular are continuing to make the most of opportunities to bag a bargain, whether it be an unmodernised mansion or newly renovated apartment; as long as there is value to be found, they are transacting. In prime central London, bigger apartments will continue to increase in value. In Westminster for example, where new apartments now cannot exceed 150 sq.m., values of these larger properties will increase as supply of them cuts off.

For many families however, it is still business as usual. Those making the move to a larger property can take advantage of the current market, being able to stretch into that higher price bracket property that was out of reach two years ago. The expectation that prices will rise post-Brexit means now is a golden hour for deal-making. I see no reason why confidence won’t be restored next year. 2052 Industrie Lofts The former headquarters of the infamous East German Secret Police (commonly known as the Stasi) is being spectacularly transformed into a collection of 50 modern loft-style apartments. Collating detailed personal files on people of interest, the Stasi’s best known practices were the surveillance of mail and telecoms (the large antenna used to intercept telephone calls will remain as a reminder of the buildings past), garbage analysis (largely for the presence of western material/food items) and the surveillance of foreign visitors to the East German capital. Commenting on one of Berlin’s most historic conversion projects, Suzanne Kirstein, Head of International Sales at real estate agents BEWOCON, said: “Since the building was stormed and evacuated in 1990 a major topic of conversation in the city is what will become of this infamous building. Perhaps better known in a negative context, we’re delighted to be able to change its perception by creating a thoughtful residential development. Filled with family and close Hollywood friends, the house that Frank and Barbara Sinatra built in the early 1990s on Broad Beach in Malibu is now on the market for the first time. CITIZENSHIP BY INVESTMENT How to open doors in Europe with a Golden Visa Incentive

With the UK set to leave the EU in 2019 and following the 2008 global property meltdown, to attract much-needed international investment a number of European countries set-up schemes offering residential opportunities and citizenship via investment in real estate called “golden visas”. More than half of Europe’s countries now have a formalized programme with programmes for Spain, Portugal, Malta, Greece and Cyprus thus far being the most popular and prominent. Here we look at the main incentive programs being offered for 2019:

PORTUGAL Overview The Portugal Golden Visa program has proven to be the most popular scheme in Europe. It offers a real estate investment route to gaining residency and potential citizenship in the country and hence European citizenship. It was launched by the Portuguese government in 2012 to stimulate investment into Portugal and has since encouraged several billion Euros in real estate investment and over 2,000 family applications each year. Investment An investment of €500,000 is required in real estate in Portugal. The property, either residential or commercial, can be rented for income. Any number of properties can combine to make up the €500,000 minimum investment. Joint buyers can pool investments into one property. The property can be mortgaged for any investment exceeding the minimum. A lower investment amount of €350,000 is possible for properties to be renovated however investors should be aware of the practicalities of such an investment. 136

CYPRUS Overview Cyprus offers two golden visa programmes through real estate investment. One for permanent residency and one for citizenship, both programmes are fast and efficient at granting a residency permit or second passport. Investment Cyprus offers the quickest, most assured route to European citizenship and a second passport through the Cypriot citizenship by investment programme. An investment of €2.0 million in real estate is required. Cyprus is unique in its offering of citizenship within just 2-3 months of such an investment. The investment can be reduced down after 3 years to just €500,000.

Malta offers two main options, a Citizenship by Investment Programme and a lower cost Indefinite Residency Programme. Both options are competitively priced. The Citizenship by Investment Programme (MIIP) is the most affordable investment route to gain EU citizenship whilst the Indefinite Residency Programme (MRVP) is one of the lower cost EU residency programmes available. This makes it a very favourable choice for investors looking to gain freedom of travel throughout the Schengen zone or a second residency in Malta.

The total required investment for Maltese citizenship consist of three different areas: • €650,000 contribution into a development fund set up by the government of Malta. Spouses and children are required to contribute an additional €25,000. Unmarried children between18 and 25 and dependent parents must contribute €50,000 each. • €350,000 Real Estate purchase or enter a property rental contract for at least €16,000 per annum for five years. • €150,000 in bonds or shares approved by the Maltese government. This investment must be maintained for five years.

GREECE Overview The golden visa programme in Greece offers an affordable real estate investment route to permanent residency in Europe. Following the launch of several European investment visa programmes, it was introduced by the Greek government in 2013 to encourage investment into Greece. Investment An investment of €250,000 is required in real estate in Greece making the Greek programme the lowest investment level of any real estate residency visa scheme in Europe.
