DIVINE RESTORATION Chelsea chapel with planning to convert into spectacular super home
New to the market is a truly exceptional opportunity to convert an historic Grade I Listed chapel into a c. 7,330 sq. ft. super home. Dating back to 1850, St. Luke’s Chapel is set within the grounds of the super-lux residential development, The Bromptons, Chelsea, formerly Brompton Hospital. The chapel was designed by Edward Buckton Lamb, widely seen as a maverick in the gothic revival movement, and frequented by Queen Victoria and Prince Albert on many of their visits to the hospital. Commenting on the unique opportunity at St. Luke’s Chapel, Alan Russell, Founder of Russell Simpson, said: “It is quite a rarity to have a property like this with the volume of space, set within private grounds, providing exceptional privacy and security. Situated within The Bromptons development, the eventual occupier will have direct access to a first-class concierge, as well as facilities including an indoor swimming pool, full-service spa and stunning landscaped private gardens.”

Restoration works, in partnership with Heritage England, will include the construction of a new roof, complete with skylights, full refurbishment of the Cupola, whilst the stained glass windows will be restored and retained to create a truly spectacular central area of the home. Internal additions include the construction of a self-supported mezzanine floor, accessed via a newly built staircase. The mezzanine level will accommodate a stunning vaulted study/library, master bedroom suite complete with walk-in dressing room, as well as two guest bedroom suites. The remainder of the chapel will include a drawing room, snug room and exquisite cinema room, whilst two secure under-
ground parking spaces will be available within the wider Bromptons development. A large kitchen/dining area is agreed under the current planning permission as a newly built extended wing at the rear of the chapel. Underfloor heating will also be installed, whilst there are provisions for comfort cooling systems if required. Current interior fittings of the chapel, including pews and a large organ will be donated to another church to ensure they remain in use. Located just off Fulham Road, St. Luke’s Chapel is within easy walking distance of the high-end boutiques on the King’s Road, whilst also close to the cafes and eateries of South Kensington.

Start with a clean and calm neutral palette Begin the year refreshed and rejuvenated with the help of a home environment that focuses on living well. Start by introducing a quality of softness into the home, coupled with interior design that’s comforting and inviting. “Let the intention of creating a clean and soothing ambience guide your design decisions,” advises Rebecca. “Ultimately, the goal is to create a personal haven you’ll love going home to relax in.” Make it a priority to get plenty of good quality sleep. In the bedroom, an oatmeal fabric bed presents the perfect starting point in a space meant for restful slumber. Introduce neutrals in varying tones for interest and depth. Safe, perennial hues to try include white, soft grey and the recently popular greige. Select comfortable bedding with minimal prints to focus on creating an uncluttered, restful environment. Where possible, go with furniture that feature curves and organic lines instead of sharp, straight edges. Nature is nurturing Nothing relaxes the mind more than being surrounded by nature; particularly, plants. Start the year on a green note by maximising on the benefits of having indoor plants. Choose a mix of large and small greenery, and varieties that help clean the air. Leafy, trailing plants also inject a little wildness to create a tropical inspired ambience. Besides making the air fresher, their lush green colour is soothing on the eyes after a long day of working with screens. To continue the natural theme, pick furnishings made with materials like wood, rattan, or clay. “The warmth and rawness of their surfaces contribute to a design that has a soothing, back to nature vibe,” says Rebecca Dedicate a corner for conscious relaxation As a reminder to make wellbeing a priority for the year ahead, allocate a corner that’s dedicated to relaxation. “A little nook will do; you’ll only need enough space to practise your preferred stretches,” says Rebecca. For meditation and stretching exercises, fit it out with a yoga mat or thick rug. “And if you have a work desk at home, it’s a good idea to carve out a zen zone within the same room for quick stretch breaks.” Maintaining the same neutral palette, style the space in light hues, and include plenty of plants. Another factor to consider is the accessibility of natural daylight, as it can help reset a confused circadian rhythm. Towering over the bustling city of Los Angeles “The Mountain” as it is affectionately called is a 157-acre mountain plot seated on the highest peak in Beverley Hills so when it was listed for sale for a price tag of $1billion although exorbitant no really batted an eyelid after all its zip code 90210 is home to some of the world’s most expensive real estate but earlier this month in a small auction room this same plot sold for just $100,000.

Located off Benedict Canyon, “The Mountain” has a somewhat chequered past. Big enough to fit the Disneyland and Disney California Adventure theme parks into it the plot actually comprises of 17 individual parcels of land. For more than 40 years this plot of land has been linked to foreign royals, entertainment moguls, and billionaires and all have failed to break ground. Formerly called “The Vineyard” it was once owned by an Iranian princess who had enlisted the architects of Lloyd Wright Foundation to build her own American palace but following Iran’s Islamic Revolution her plans were abandoned and she retreated to more humble premises. TV producer and real estate developer Merv Griffin became the lands next owner his goal was simple he wanted to create a home larger than that of Aaron Spelling who at the time was creating his vast 56,000sq ft property, but with so many property projects on the go his enthusiasm soon began to wane and quietly the land was placed back on the market and purchased by billionaire Herbalife founder Mark Hughes who had plans to build a 45,000sq ft Mediterranean Mansion and wildlife reserve but his sudden death in 2000 meant the project never got off the ground. Leaving the property to his son aged 9, his sole beneficiary the land was placed into trust and it is at this time that the story gets a little murky. Enter Charles “chips” Dickens, a Atlanta real estate investor who borrowed around $23.75 million from the Hughes estate to buy and develop the property. It was “chips” and his business partner Victor Noval who attached the eye watering $1billion price tag to the land while marketing the land to potential investors and whilst there was interest it is alleged that Tom Cruise and casino heir James Packer were interested there were no buyers and records show that “chips” and co, soon defaulted on the loan and with interest it had increased to $200million. Burdened by debt the pair tried to file for Chapter 11 bankruptcy but this was overruled by the Hughes trust who instead forced a foreclosure auction meaning the Hughes trust could repurchase the land and try and recover its loses. So once again the land is back in the hands of the Hughes Trust and only time will tell how this saga will end.

For those who do a daily commute the idea of living on a train may seem like an a departure from a normal type of housing environment after all, train carriages are long and thin, incredibly heavy, and hard to transport once they’re off the track and not really aesthetically pleasing. So this begs the question why on earth would anybody want to use one after they’ve been decommissioned, let alone live in one? There are many reasons why actually. As you can imagine, old railway carriages are normally much cheaper than buying a traditional house outright, plus it’s also extremely green, buying up an old railway carriage will stop it from being destroyed and potentially harming the environment. Like shipping containers, they are relatively easy to convert yourself, and with a starting price of roughly £5000 – £30,000 you can see why this trend is picking up speed! Living in a converted railway carriage does of course have its fair share of both positive and negative aspects. It’s for you to decide whether it’s worth the investment. With a converted railway carriage being such a departure from a normal type of home environment, it can be expected that there are going to be some major downfalls as well as eco-friendly selling points. Here’s we take a look at the pros and cons: Pro 1: Older converted railway carriages can be very cheap With the rough price of an older converted railway carriage being between £5000 – £30,000, it’s hard to argue that it isn’t good value considering the surprisingly large size of them. There will of course be additional costs to transport the carriage to your chosen site, several thousand pounds will also be needed for materials and labour costs to make it habitable but even so it will still be comparable cheaper than a traditional home. Pro 2: Converted railway carriages are a very green form of construction If your focus is on making your new home as green as possible, you’re in luck. Utilizing a railway carriage means no new materials have been used to construct your home apart from a few little extras you will need to insulate and decorate it plus you have also stopped the carriage being sent to scrap. Pro 3: Converted railway carriages will provide an original home that will be a talking point amongst friends, family and the community You may get quite a few visitors to your new home who you don’t even know. There will probably be quite a bit of interest from local people and rail enthusiasts who are interested in the work you’ve done to it. You would definitely be in possession of a home which is different from everyone else’s, and being different is always going to get you noticed. Being known as someone who is promoting the salvage of things like old railway carriages instead of letting them be destroyed is not a bad thing at all. Pro 4: Unique Business Idea Converted railway carriages make for great B&B’s. Staying in converted trains and train stations promotes a lovely feeling of nostalgia for both young and old and if you look across the internet you will find many sites promoting hotel stays.

Con 1: Older converted railway carriages aren’t as well insulated as newer ones, which are guaranteed to be more expensive Old converted railway carriages might be cheaper to buy, but they’ll be more expensive to fit sufficient insulation and more efficient heating in. With their thinner, overly conductive wall material, you’ll have a hard job feeling warm in the winter and less hot in the summer. Newer trains will naturally have better insulation, but you’ll be looking at a very huge price tag to buy one in the first place. Con 2: Converted railway carriages can also be very un-green You may not be using many building materials, but you’ll have to figure out a way of transporting the carriage to where you want it to be. This will likely require some kind of very large, heavy road vehicle, which needless to say will not be good at all for carbon emissions. Railway carriages are extremely heavy and cumbersome and are only easily transportable on rail lines. Also, as mentioned above, older carriages aren’t going to be easy to insulate. When looking to sell a property finding the right estate agent can feel like a real mine field. As a London based property developer with over 30 years of industry experience, being able to identify effective estate agents to sell my completed units has been vital to ensuring that premium prices are achieved. As someone who started their career as an estate agent, I have seen both sides of the coin and consider myself well- placed to advise on how to recognise a competent estate agent. For many people, a property is their largest asset, so it is imperative to take time in instructing an estate agent and consider a variety of options First impressions count so check out your potential agent‘s website. How are their properties marketed and what are their online images like? They should be of a professional quality, not substandard smartphone shots, and ensure that their property write-ups are informative. With the majority of homebuyers searching online make sure that your favoured agent is signed up to one of the major online portals including Rightmove, Zoopla or OnTheMarket.
Try registering as a buyer on their website and see if and how quickly they call you back. Don’t be afraid to test them through this process and find out if the person who makes contact with you is knowledgeable about the area. An effective estate agent should encourage you to go and view properties. It may be worthwhile attending a viewing to sample their customer service and sales technique. Equally, a good agent should conduct the viewing themselves and not leave it to the seller to essentially market their own home. When it comes to having a property valued many sellers are tempted to instruct the agent that provides the highest valuation. A good estate agent should be able to provide comparable sales evidence from the past three to four months of what they have sold in the area, including how close to asking price they achieved. Look for an agent with a strong success record, sold boards in the area are a good indication of this. It’s important that your agent is a strong negotiator, so if they are easily talked into dropping their fee, this doesn’t bode well for them negotiating the best sale price with a buyer on your behalf. THOMAS HEATHERWICK’S, CONTINUES TO TAKE OVER NEW YORK British designer Thomas Heatherwick ‘s London based studio’s has unveiled the first renderings of his upcoming residential project Lantern House After creating a stir with the Vessel at Hudson Yards and the under-construction floating Pier 55 park, Thomas Heatherwick first residential project Lantern House Lantern House, will be developed with Related Companies and will feature two towers – one 10 storeys, the other 21 storeys – connected by a glass lobby under the High Line. The façade is a contemporary take on historical styles seen in in the neighbourhood, with textured grids of bay windows and hand-laid antiqued grey brickwork with industrial metal detailing. Each tower has a brick facade that’s punctuated by oversized bay windows, which are shaped like—you guessed it—lanterns. “These special three-dimensionally-sculpted windows will allow the building’s residents to have light-filled interiors plus exciting new panoramic views and new visual connections to the city beyond,” Heatherwick said in a statement. The inspiration for the design and the name comes from the maritime warehouses that once were part of the Chelsea neighbourhood. The hand-laid grey-coloured brick façade and the bulging, lantern-shaped windows were specifically designed for this property. Each unit will have at least one bay window and come with a windowsill offering residents views of Hudson Yards, the Empire State Building, the Hudson River, and of course the High Line. Sales are expected to launch in January, with prices for the 181 residences starting from $1.7 million for a one-bedroom unit.

YOUR NEW HOME PROVIDED IN A BOX We’ve all heard of and even tried to put up flat-pack furniture, well now a new company is offering “cabins in a box” the new trend in building your own home
With property prices going through the roof (excuse the pun!) Ayfraym from the guys at Everywhere Travel Co. have come up with a unique way to let people build and own their own homes - a wooden forest cabin. For just $1,950.00 Ayfraym will provide in a box blueprints (printed construction plans and digital plans on a flash drive) and material specifications to build A-frame style homes. It also comes complete with essential tools such as a door knob, hammer, hat, and mug! The construction plans relate to a 1,574-square-foot, three-bedroom, two-bath home that can sleep eight thanks to a bunk room in the third bedroom. Traditionally, for those wanting to build a cabin, you would have
to hire architects and spend tens of thousands just to plan the project, this takes away all that hassle. Renderings of the cabins show an airy, open floor plan with three large walkout cedar decks, large custom windows, and vaulted ceilings with rustic wood beams. Once you purchase the plans, buyers can either don a hard hat themselves and start building or hire Ayfrym to build the house for them. Building costs range from $252,000 to $277,000 depending on where you build—and of course these prices don’t include the land, that’s an extra fee. WORLD’S FIRST SKY POOL Float from building to building through 25-metres of crystal clear water above London Spanning the Embassy Gardens’ Legacy Buildings, the Sky Pool is the world’s first ‘floating’ swimming pool some 115ft in the air which links two residential buildings in the Embassy Gardens development, a new neighbourhood in Nine Elms near Battersea Park.
The stunning Sky Pool will allow residents - the first in the world of its type - to swim from one building to the next, completely suspended in the transparent, 25-metre-long, structure free pool. With glass that is 20cm thick and water depth of 1.2 metre a swim is more akin to an aquarium than a pool. On reaching the side at the top of the two buildings there’s a sky deck with spa, summer bar and Orangery for residents to relax and take in the views of London icons. The Houses of Parliament, London Eye and US Embassy next door are all visible from up here. Designed by Arup Associates, with specialist input from Eckersley O’Callaghan and aquarium designers Reynolds, the end result “will feel like floating through the air” says Sean Mulryan, Ballymore Group chairman and CEO. Prices of the 2,000 apartments in the Embassy Gardens development will range from £600,000 to £5million for the penthouse suite.

FOSTER + PARTNERS REVEALS IT’S VISION FOR THE
LE DÔME WINERY IN SAINT-ÉMILION Designs for the new Le Dôme winery in Saint-Émilion have been unveiled. Nestled in the rolling hills of Bordeaux, the design of the new building aims to blend seamlessly with the UNESCO World Heritage Cultural Landscape of the region with a state-of-the-art facility for the young label.
elegant wine bar and entertainment spaces – all wrapped by 360-degree views of the adjoining vineyards. A circular atrium allows people to look down onto the wine production and storage spaces below, providing a holistic experience for visitors.
Visitors approach the winery along a tree-lined avenue, at the end of which is a circular-plan building.
The 40-metre diameter timber roof is a unique reciprocal structure consisting of mutually supporting sloping beams that spans over large column-free space. The structure naturally creates a 6-metre-wide oculus at its centre, which allows daylight to flood the gallery spaces. The roof is clad with local terracotta tiles, while the base of the building – made with rammed earth and concrete – is partially buried into the ground to reduce its visual impact on the terrain. The building to re-inforces the landscape by creating a hilllike form that echoes the gentle slopes that surround it.
The form of the building is rooted in a desire to create a structure that simultaneously looks both inwards and outwards, providing an efficient space for wine production, while engaging in dialogue with the surrounding landscape. Norman Foster, Founder and Executive Chairman, Foster + Partners said: “The views and the landscape have always been the primary protagonists of the design. The process of winemaking is taken to the heart of the building and the upper level provides a flexible area for people to gather and taste the wonderful wine of the terroir. The direct visual connection between the inside and outside, wine tasting and production, creates a unique and unified space for Le Dôme.” A combination of two ramps – one external to emphasise the relationship with the site and the other internal, allowing the visitor to walk through the different stages of the wine process – gives the new building its spatial definition. Both ramps lead up to a gallery on the upper level which forms the social heart of the building, with tasting tables, an

WHAT TO CONSIDER WHEN
CHOOSING AN ARCHITECT Your home is probably the most expensive purchase you will ever make in your lifetime, and while many of us are happy to purchase an “off the shelf” property there are some of us who have a clear vision in mind of the type of property we want and therefore the only way to achieve this is to build it ourselves. Whilst this may sound romantic and adventurers building your own property does comes with its own set of problems and the most important hurdle is choosing the right architect to bring your vision to life. Just like any designer whilst they may have the same skills and technical training each architect has their own individual style and speciality – of course they will be able to advise of you any potential pitfalls and planning issues but when it comes to styling the end results will differ according to what architect you choose as no two architects are the same. So how do you choose an architect that’s right for you?
FIRST AND FOREMOST – DO YOUR RESEARCH Narrow the field. Whilst architecture is usually a smaller field than other contractors it can still be very overwhelming with all of the possibilities. So start by checking they are registered with an Architects Registration Board as all architects must be, by law, as this guarantees a certain standard of work, and means they will have professional indemnity insurance in case anything goes wrong and you need to pursue compensation. Once you have established a shortlist filter this by speciality this may sound really obvious but you don’t want an architect whose primary speciality is modernism if you’re looking to build a thatch cottage so pay attention to the details.

MAKE CONTACT In today’s technological world it is all too easy to send an email or request material via their website, but you also need to know that someone will be there at the end of a phone in the event of a problem. So it there office manned, are they punctual and of course do they speak your language. Contact the possible candidates on your list and describe your project, ask if they are able to handle such a project and request some literature outlining the firm’s qualifications and experience, this should include a brochure, fact sheet and photos of works they have undertaken in the past.
REQUEST AN INTERVIEW You’ve now narrowed your search down to two or three it is at this time you should request an interview which is the most crucial part of the process as it gives you a chance to meet the people who will help bring your project to life so the chemistry has to be right. During the interview, ask questions. How busy is the firm? Does it have the capacity to take on your work? Who will handle the job? How does the architect intend to approach your project? How interested is the firm in your job? Talk about your budget and find out the range of fees that the architect would anticipate for your project. Remember, you will be working with the architect for a long time so you want someone with whom you feel comfortable with. ASK FOR REFERRALS Talking to past clients is the absolute best way to see if an architect is right for you. It’s best to ask specifically about the timeline, collaboration, and how previous clients felt about the process and ultimately the finished product. Feel free to also ask past clients what they didn’t like about a designer and weigh their comments against your own set of deal-breakers. If communication is huge for you and a past client
complains that they didn’t feel included in the process, you’ll know it’s not the right fit. You’ve now made your decision and have decided who to entrust your project to but there are still be some late minute checks that you need to do: CHECK AVAILABILITY A good architect’s schedule will get full quickly so if you’re looking for a quick turnaround this may be a stumbling block. What’s more, you will need to consider that the actual design process will take up a large chunk of your build timeline, so make sure you check your designer’s current workload and completion timeline. While you should plan for about six weeks for the process, individual schedules can vary widely when choosing an architect. PRICING This is obviously a huge consideration when choosing an architect. Most architects calculate pricing based on square footage but please take into consideration that your finished project could be smaller or larger than you thought so make sure you give yourself some wiggle room in the budget and choose an architect who can deliver what you need at a price you can afford.

BiNg CROSBY’S NEvAdA gETAwAY RANCH! A city boy from Spokane, Washington, Bing Crosby loved the outdoors. At the height of his singing-and-acting career in the mid1940s, Bing started buying land around Elko, Nevada owning as many as seven ranches in the area including Lawson Ranch. As often as he could, he would escape to the ranch for fishing and hunting and became such a fixture around town that they made him honorary mayor in 1948. After his first wife, Dixie, died in 1952, he started selling the ranches with the last sold in 1958. He died in 1977 at the age of 76. Lawson Ranch is now for sale, priced at $7.28 million.

Rooftops covered with grass, vegetable gardens and lush foliage are now a common sight in many cities around the world. More and more private companies and city authorities are investing in green roofs, drawn to their wide-ranging benefits which include savings on energy costs, mitigating the risk from floods, creating habitats for urban wildlife, tackling air pollution and urban heat and even producing food. A recent report in the UK suggested that the green roof market there is expanding at a rate of 17% each year. The world’s largest rooftop farm will open in Paris in 2020, superseding similar schemes in New York City and Chicago. Stuttgart, in Germany, is thought of as “the green roof capital of Europe”, while Singapore is even installing green roofs on buses. These increasingly radical urban designs can help cities adapt to the monumental challenges they face, such as access to resources and a lack of green space due to development. But buy-in from city authorities, businesses and other institutions is crucial to ensuring their success – as is research investigating different options to suit the variety of rooftop spaces found in cities.

A GROWING TREND The UK is relatively new to developing green roofs, and governments and institutions are playing a major role in spreading the practice. London is home to much of the UK’s green roof market, mainly due to forward-thinking policies such as the 2008 London Plan, which paved the way to more than double the area of green roofs in the capital. Although London has led the way, there are now “living labs” at the Universities of Sheffield and Salford which are helping to establish the precedent elsewhere. The IGNITION project – led by the Greater Manchester Combined Authority – involves the development of a living lab at the University of Salford, with the aim of uncovering ways to convince developers and investors to adopt green roofs. Ongoing research is showcasing how green roofs can integrate with living walls and sustainable drainage systems on the ground, such as street trees, to better manage water and make the built environment more sustainable. Research is also demonstrating the social value of green roofs. Doctors are increasingly prescribing time spent gardening outdoors for patients dealing with anxiety and depression. And
research has found that access to even the most basic green spaces can provide a better quality of life for dementia sufferers and help prevent obesity. In North America, green roofs have become mainstream, with a wide array of expansive, accessible and food-producing roofs installed in buildings. Again, city leaders and authorities have helped push the movement forward – only recently, San Francisco created a policy requiring new buildings to have green roofs. Toronto has policies dating from the 1990s, encouraging the development of urban farms on rooftops. These countries also benefit from having newer buildings, which make it easier to install green roofs. Being able to store and distribute water right across the rooftop is crucial to maintaining the plants on any green roof – especially on “edible roofs” which farm fruit and vegetables. And it’s much easier to create this capacity in newer buildings, which can typically hold greater weight, than retro-fit old ones. Having a stronger roof also makes it easier to grow a greater variety of plants, since the soil can be deeper.

Environment: The obvious reason for green rooftops is the environmental impact. Roofs made out of conventional materials send contaminated rain water straight to the streets below. This can exacerbate flooding, increase erosion and may even result in raw sewage being discharged directly into our fresh water sources. One major benefit of green roofs is the ability to slowly absorb stormwater, in some cases even 100%, and then release the remainder slowly over the period of a few hours. Through the process of evapotranspiration, where water is transferred from the soil and vegetation to the air, green roofs also help offset the Urban Heat Island (UHI) effect that is common in high concentration areas of sidewalks, roads and buildings. Standard building materials absorb and retain solar radiation during the day and then release heat gradually at night, increasing surrounding air temperatures the next day and requiring extensive cooling mechanisms. Green roofs consume heat energy producing a cooling effect on both roof and air temperatures.
Economic: Green roofs also have a longer lifespan than standard roofs because they are protected from ultraviolet radiation and extreme fluctuations in temperature that can cause standard rooftop membranes to deteriorate. The vegetation helps cool both the membrane and the building during hot summer months as plants and their substrate act as an insulation layer. In colder months, the vegetation and soil barrier can also act as a heat insulator, reducing heating costs. Additionally, more city dwellers are looking for a green space to enjoy in their building of choice and are willing to pay a premium to get it. Giving prospects access to a green roof gives you a competitive advantage and pricing power over other buildings without those amenities. Biodiversity: Green roofs can cater for a variety of species that would never be found on a traditional roof and can be a great opportunity to do your bit for wildlife. The roof can be designed with particular species in mind and aim to assist the objectives of local Biodiversity Action Plans. A green roof with a range of wildflowers will be crucial for insects and can crucially support foraging bees in urban environments. They can also provide important habitat for birds. This can help with the conservation of rare species like the Black Redstart, which is a success story in the history of green roofs in London. Social Wellbeing The benefits of green spaces to our health and wellbeing are widely known and available outdoor green spaces can be few and far between in the City. An intensive green roof will keep its practical benefits whilst additionally serving as an attractive location with flowers and trees creating a sense of community for your building’s occupants. Shaded canopies, turf lawn areas and lounge areas can also add a sexy, contemporary edge to your outdoor space.

This family summer house in Saint Tropez, France designed by South African architects SAOTA, is a contemporary interpretation of traditional Mediterranean Riviera architecture. Free from the constraints of the historical vernacular, the project became an opportunity to advance the expression of form, space, and lifestyle associated with the location

The long, narrow site backs onto a glade of pine trees to the south. “When we first went onto the site, we found it lovely that you could look up into the pine forest and experience those amazing volumes under the canopies of the pines,” says SAOTA Director Stefan Antoni. “That became an important cue when we developed the design.” “Our first objective was to try to maximise the perception of space,” says SAOTA Director Phillippe Fouché, lead architect on the project. “We did that by creating generous outdoor covered spaces, which make it feel as if the interiors spill outwards and extend to the front of the site.”

The house is arranged between two rectilinear side wings that embrace a central courtyard. The bedrooms occupy all of one wing, plus the top level of the second, while the kitchen and dining areas are located downstairs. The main suite has a dedicated staircase that provides access from a double-volume private lounge. The main living and entertainment areas are positioned in the central high-volumed void between the wings, capped with a dramatically folded floating roof, which imparts a sense of grandeur to the interiors. The folded shape of the roof, formed using raw wooded planks in a subtle reference to the pines, not only echoes the cascad-
ing terraces of the landscape but also contrasts with the straight-lined geometry of the wings on either side. Fouché adds that the fold in the roof plays a structural role too, enabling a 12 meter span without any columns. Positioning the house towards the back of the site created the opportunity for the living spaces to step down with the terraced landscape, seamlessly extending the useable space. SAOTA’s approach explored various strategies to maximise the perception of space, such as cavity doors to blur the distinction between interior and exterior spaces and allow the cool summer breezes to flow through the house.
The central pool, which cascades down an incline linking a martini seating area with the main swimming pool together with the clean lines of the side wings, accentuates the lines of perspective, exaggerating the length of the property, leading the eye to the horizon and further contributing to the illusion of space. Along its eastern side, Le Pine riffs on the local architectural vernacular, which typically features thick walls and an emphatic distinction between interior and exterior. Where the entrance path ascends from the off-street parking area below the house through floating platforms in the garden, the house presents an exaggeratedly weighty, solid façade with only small apertures. Not only does this create privacy for the rooms in this wing, but it also leads residents and guests on a journey of discovery towards the threshold. Fouché points out, however, that these heavy walls float
above the ground in a contemporary interpretation of the traditional typology, hinting at the modern, open volume beyond the relatively understated entrance. Beyond the pivot door, the light-infused living and entertainment space is revealed in a moment of drama and surprise. The interior was conceived as a gallerytyped space, which involved not only creating clear open areas but also inviting the light in, particularly from above. “Wherever we could, we tried to drop light into the volumes,” says Fouché. Carefully placed clerestory windows wash the interior with natural light and provide framed glimpses of the canopy of pines on the slopes above the property, which also helped determine the section of the undulating ceiling. Other frameless windows and apertures capture views of surrounding courtyards, further integrating interior and exterior and knitting the house into its setting. The interior
finishes contrast raw, expressive concrete on the soffit, for example, with dark marble cladding on the rear walls, lighter stone towards the front of the house and vein-cut travertine floors. The natural materiality emphasises the architecture as an extension of the landscape, while the dark stone towards the back of the living area accentuates the illusion of depth, further enhancing the sense of space. Architecturally, Le Pine explores the potential for a new expression of the spirit of Saint Tropez, drawing on SAOTA’s insights earned over decades of designing houses along Cape Town’s Atlantic seaboard, liberating its interior spaces and enabling a refreshing indoor-outdoor lifestyle. www.saota.com Photographer: Adam Letch

In the second quarter of this year, the average price of a single-family home sunk to its lowest price in over decade to AED1.82 million (US$495,500) which according to data shows that Dubai is now becoming a more affordable buyers’ market and thanks to governmentled economic stimulus packages and various residency visa reforms introduced during the last few months, in addition to the recent formation of a higher committee headed by Sheikh Maktoum Bin Rashid Al Maktoum to safeguard Dubai’s real estate market for the next decade could now be a time to re-invest in Dubai? To attract new buyers the government will be hosting a sixmonth world’s fair the first of its kind to ever be held in the Middle East, which is expected to draw visitors, transplants and investors alike. EXPO 2020 is expected to attract over 25 million visitors, 70% of them traveling from overseas who are expected to generate a total AED 122.6 billion for the United Arab Emirates from 2013-31, according to an official report prepared for expo organizers by Ernst & Young.
