T

he annual Mipim, the world’s most important real estate show, which attracts exhibitors and visitors from all over the world, is now open. The sheer scale of Mipim and the way it has grown cannot escape anybody’s notice. Not many years ago, exhibitors could all be accommodated in Cannes’ famous ‘Palais des Festivals’, home to the Film Festival. But now, giant marquees are erected behind the Palais and at the top of the Croisette. Not just to make space for the last few, but to provide enough volume for some of the most important exhibitors: London, Paris, Russia… And as Mipim grows, so does the range of real estate segments which now attract investors. A look at the nominations for the Mipim Awards, and the growing number of categories, is ample proof of this. The Wave, in Muscat, Oman, for example, is Oman’s first integrated tourism complex which provides foreign ownership of property. Located on a sweeping 6-km oceanfront site, it includes more than 4,000 properties, hotels, retail and dining precincts, a 400-berth marina and a Greg Norman-designed 18-hole PGA links golf course… Then there is Sofitel Frankfurt Opera, which will have 150 rooms, a gastronomic restaurant, meeting rooms, a spa, a parking and shops. The 10 000 m² Sofitel hotel is part of a multifunction complex which includes 20 000 m² of offices.


EDITORIAL

Belgian interest this year revolves around the second edition of the ‘Surreal Estate’ concept, housed in the special ‘Belgium Pavilion’ with its designated entrance on the Croisette. All three regions are together with no individual stands- common exhibition space within one of the Regions’ zones. A wide range of conferences and presentations has once again been organised. Mipim is also the occasion to show the world how innovative and competent our architects, developers and engineers are, whether in the private domain, the public domain or more and more frequently, through audacious and ambitious publicprivate partnerships. There is also Belgian interest at the Mipim Awards once again. On Thursday evening we will know whether the real estate projects of citydev Brussels (Newton SME Park), the city of Ghent (urban redevelopment) or Assar architects (AGC Technovation Centre) has walked away with one of the prestigious awards. On top of all this, we are able to highlight a most welcome return this year – the city of Antwerp. It will be present in the Belgian Pavilion with 9 other cities. This presence is important for two reasons: firstly, Antwerp expects to see its population grow by 70-100,000 inhabitants over the coming years: secondly, dozens and dozens of other ‘non-capital’ European cities have a presence every year, direct competitors of Antwerp when it comes to attracting inward investment.

To cite just a few – Manchester, Bordeaux, Munich, Grenoble, Barcelona… Antwerp, and indeed the whole of Flanders, is of an interesting size for inward investors – large enough to make it worthwhile, and small enough to be manageable. One of Antwerp’s major current projects – Striga 2 – reflects Antwerp’s desire to be a modern city in terms of its architecture and planning: a new complex focusing on verticality and alongside the river which is of course one of Antwerp’s major assets. The qualities of Striga 2 which have persuaded us to put it on the cover of this edition, also includes its diverse range of residential accommodation (a market trend) including care and rest homes, its excellent energy efficiency and its multigenerational character.
