Meet the Knapps: “Hooked on a Feeling” By Megan Scott, Resident since 2010
“H
ooked on a Feeling” was a hit song when Harry and Joanne started dating at the age of 15. Now, almost 50 years later, it’s still their favorite song and they are still hooked on each other. A high school history class forever changed the lives of Harry and Joanne Knapp. Both spent their school years in Colonia, New Jersey and Joanne says that when they locked eyes to meet in 9th grade history class, there was an instant chemistry. “The first time Harry called me we spoke on the phone for hours, mostly about sports, which impressed him since he was a sports fanatic! We went on to date for seven years and got married four days after Harry’s college graduation.” The Knapps have been married for 43 years. The Knapps have a daughter and a son who have grown up to start their own families. Their daughter, Kim, and son-in-law, Mark, live in Redwood City with their 2-year-old son, Zachary, and their 6-month-old daughter, Cassidy. Their son Kyle lives with his girlfriend, Elle, in Denver. “We love being grandparents and are blessed to have our daughter and her family living nearby. Kyle would like to move back to the Bay Area someday, and that would be perfect!,” says Joanne. Harry received a degree in Statistics from Princeton University. He started his career as an actuary at Prudential in Newark, NJ. In 1980, the Knapps were transferred to Southern California. In 1983, Harry was asked to change career paths and join Prudential’s investment organization, so they moved back to New Jersey. After attending a three-month management program at Harvard Business School, he assumed a variety of senior positions in Prudential’s investment organization until 1996. He then joined a small local investment firm in New Jersey for about three years. In 1999 he was hired by Alliance Bernstein in NYC, specifically to move to San Francisco in early 2000 and support the rapidly-growing wealth management business. In 2004 he joined Merrill Lynch in Walnut Creek, where he worked until retiring in 2014. Joanne attended her local community college and the College of St. Elizabeth. She worked as a medical assistant until leaving her job to raise her family. The family also had the opportunity to live in Tokyo for six months in early 1992 in connection with a temporary work assignment. “It was a wonderful opportunity to explore another part of the world and experience a different culture. It was a particularly great experience for Kim, who spent part of 5th grade in an international school with students from over 50 countries. Kyle was just a year old, so unfortunately, has no 6

serving as chairman of several annual stewardship campaigns, as a member of the finance committee, and as part of a group that takes care of the property’s landscape maintenance. He also serves on the Board of Trustees and Investment Committee of the California-Nevada United Methodist Foundation. memories of this experience,” shares Joanne. The Knapps have always had a commitment to volunteering and community service. When their children were young, Harry coached their sports teams. Joanne taught Sunday School and served on the Boards of the Parents Associations of their schools. She has served as a member of Rowan Branch for 13 years, an organization that raises funds for Children’s Hospital in Oakland. She has volunteered at John Muir Hospital, is currently on the Board of Trustees and helps with Sunday School at San Ramon Valley UMC. She also prepares and serves meals to the homeless at Trinity Center in Walnut Creek. Harry is also active in church,
Harry and Joanne keep busy by spending time with family and friends, playing golf, hiking and traveling. “We’ve traveled throughout Europe, Asia, South America, North America, and to Antarctica. Our goal is to visit all seven continents, which we will accomplish in 2020 with future trips we already have planned to Africa and Australia/New Zealand. We also enjoy the theater and going to concerts,” says Harry. After being empty-nesters for several years, the Knapps decided Blackhawk would be the perfect place to call home. “We have lived inside the gates of the Country Club for six years. Having been golf members for so many years, we already knew many Blackhawk residents, but living here has
allowed us to build those acquaintances into friendships. We have also made new friends through the many activities Blackhawk offers,” says Joanne. Joanne is a member of the Blackhawk Niners, Blackhawk Women, Blackhawk Bloomers and is on a bocce team, “The Game of Throws.” She also enjoys playing Mexican Train and Mah Jongg with friends she has met through golf. Harry is active in the Senior Golf Association and is currently serving as a board member and treasurer. He is also on the Finance Committee of the Club. “We truly love living in Blackhawk. The people are friendly and fun, and there is a true sense of community. Plus, the beauty and nature within the neighborhood never ceases to amaze us. The wildlife and birds we see from our own backyard are incredible!” says Joanne.

ell the summer is gone with a wink of the eye. The fall weather is here to tickle my senses. The sun has lost some of its strength and heat has ceased to be relentless and the colors have more staying power. As the days grow shorter, the skies at sunset glow with the most spectacular hues, blooming with pinks, reds and oranges.

oor little 10-week old Yosemite was very sick. He and his brother Lincoln fell ill with the Parvovirus, and while Lincoln healed very quickly, Yosemite did not. In order to fight off the virus and regain their strength, the puppies are treated with medication which theyâ&#x20AC;&#x2122;re given with food. With Yosemite, the virus had progressed so much that he was nauseous and wouldnâ&#x20AC;&#x2122;t eat, one of the symptoms of the virus, along with diarrhea, fever, and lethargy. Consequently, this little guy had to be put on tube feeding so he could get the nutrients and necessary antibiotics to help him get well. Established in 1992, Tri-Valley Animal Rescue (TVAR) is a 501(c)3 that helps save over a 1,000 animals a year in the Tri-Valley and surrounding areas. TVAR cooperates with area shelters and rescue groups, primarily the East County Animal Shelter, to provide homeless animals with socialization, foster homes, medical care and an opportunity for a second chance. hether you are a child, teen, or adult, getting braces can be a daunting task. The most important first step is to find the right doctor. After all, you’ll be entrusting your doctor to perfect your most dazzling feature—your smile. Here is advice on how to find a talented orthodontist along with other important initial steps to take before selecting your doctor. Seek out recommendations on where to begin. Ask your dentist, friends, family members, co-workers, and neighbors who they know to be an excellent orthodontist. If a particular orthodontist’s name comes up multiple times, that is a good place to start. Also ask your dentist why they recommend that individual and if there are others they also would recommend. Online tools can also provide immediate recommendations based on experience and location. Make sure to also browse the doctor’s website and Yelp pages to review testimonials and gauge patient satisfaction. When talking to people find out their experiences and ask them pertinent questions. How friendly is the staff? Evaluate every action you have with the staff of the office, from the first phone call to the second you walk out the door. Are they helpful? Did you feel like they were too pushy? How accessible is the orthodontist? When you go in for the exam, watch the office run. Can you even find the orthodontist? Is he/ she interacting with the parents and patients? Do the patients and parents feel comfortable with the doctor? You should feel that the doctor is available to you at every appointment to explain what is happening in treatment and to listen to any of your concerns. Other aspects to consider include asking, what are the office hours and number of days open during the week? Does the office accept
your insurance plan? What does the practice charge for addition services? Are there extra charges for extended treatment? Ask who sees patients if there are after hour emergencies? Also, review the qualifications of the doctor. In the end, you are choosing an orthodontist—not an office, orthodontic technique, or particular bracket system. It takes technical skill to produce an optimal result. Review the doctor’s education (especially dental school and orthodontic school) and experience. Do not forget to smile. The process of finding the right orthodontist should be a stress free one. Relax and follow these recommendations in order to guarantee you’ll be happy and confident throughout the process!

ecently my wife Linda and I had the opportunity to play Coyote Moon Golf Course located in the beautiful historic town of Truckee, California. This is a place where golfers can truly experience High Sierra golf at its finest. Located more than 6,000 feet above sea level, Coyote Moon is a delight for the senses, as the well-maintained fairways lead to memorable, panoramic views. Something New About Police Services in Our Area By Aaron “Wally” Barger, Resident since 2012
I
am sure that you have seen Blackhawk police cars cruising our streets. What you may not know is the important role a small group of residents provides as an advisory service to the community. In the early 1980’s, during the development of the Blackhawk area, there was recognition for the need for an accessible, effective law enforcement program to protect life and property in our communities. The Board of Supervisors, in 1984, approved a county ordnance to enhance police services in our unincorporated region, referred to as the P2-A Service Area. By early 1985, the County Sheriff’s office formed the “Blackhawk Police Department.” Funding for the Service Area is through a Parcel Tax approved by homeowners and business owners as part of their annual property tax. The service area includes the following homeowner’s associations: Silver Maple, Blackhawk, Live Oaks, Tennis Villas, Saddleback, and Hidden Oaks as well as the businesses in the Blackhawk Plaza.
The County also formed a P2-A Advisory Committee in 1985. Today, the Advisory Committee is composed of seven volunteer homeowners who reside within the service area. The member’s hold a two-year term with the opportunity for reappointment. The Advisory Committee is appointed by the County’s Supervisor in District 3. A Sheriff Lieutenant is assigned to supervise deputies assigned as the P2-A Service Area. The primary purpose of the P2-A Advisory Committee is to provide input to the Board of Supervisors for use in the Board’s decision-making process. The Advisory Committee serves as a conduit for citizen input by gathering, analyzing, and recommending options to the Board of Supervisors . The P2-A Advisory Committee added six new members in addition to the one member from the prior advisory committee. The current Advisory Committee members would appreciate your input on police services and other issues of concern to residents, club members, and business owners in the service area. Our Police Department, residents, business owners, and Country Club members must have an Advisory Committee that is transparent and accountable. A positive working relationship is necessary for the police, the advisory committee members, and the community to achieve their objectives. This can only occur through active participation and dialogue. Over the coming months, the Advisory Committee, in cooperation with the Blackhawk Police Department and County staff, will be seeking residents and Country Club members’ participation in developing an effective network within the P2-A Service Area. All residents, HOA managers, and Neighborhood Watch Captains are encouraged to participate in establishing a strong commitment to law enforcement in our service area. This can only happen through targeted discussions that result in the sharing of information to assist our Police Department in reducing crime and ensuring safety. es, staging is the question on the mind of every home seller. Shall l stage my home? Who do I trust? What are the costs? What are the benefits? How do I prepare my home? Who will pay? And what if, when all is said and done, my home doesn’t sell? What now?
Let’s take these questions one at a time. 1. What are the costs?
The cost of staging can be likened to an “a la carte” menu or a “prixe fixe” menu.” You can opt for any number of staged rooms or just an overhaul of each of the special rooms. For instance, there are stagers that just use the owner’s personal property but re-arrange a room to look more “model perfect.” Other stagers will bring in their own furniture and object d’art to accent an individual room, or sometimes all of the impact rooms; Living room, Dining Room, Master Bath, Kitchen, and sometimes the secondary baths. All of these options contribute to the overall
costs. The more rooms staged, the higher the costs.
2. What are the Benefits? Staging your home has some direct benefits and some indirect benefits. The direct benefits are the impression of a wellmaintained home; neat, orderly, clean. It often times give the home a larger feel and gives each room a purpose, all of which helps the buyer see themselves in the home. One positive indirect benefit is getting a head start on packing. Getting personal photos and nick-nacks packed and ready to move. Decluttering and de-personalizing your home helps buyers see what they are actually buying. But the most important reason for staging is to increase the likelihood of selling more quickly and at a greater value than an un-staged home.
3. Who do I trust? Trust your Realtor, first and foremost. Choose one that has been in the industry long enough to know the vendors necessary in

selling a property. A well-seasoned realtor should give you a few options of reliable stagers for you to chose from and work with on the staging.
4. How shall I prepare my home? For staging to work, your home needs to be clean; carpets clean, windows done, hardwood floors clean, etc. etc. This gives the stager an empty canvas to work with in their design. Most likely, you will have a consultation with your chosen stager who will give you a punch list to complete prior to their arrival.
5. Who will pay? Always a tough question, but this needs to be discussed prior to moving forward. There are several ways to look at this and many ways to create a positive outcome. Some agents agree to front the cost and be reimbursed at Close of Escrow or when listing expires. Some homeowners agree to pay all costs. Some agents agree to pay all costs. Make sure you know how this cost is going to be paid and by whom, prior to incurring the expense. And have an “END” date for the staging that everyone agrees with so expenses do not keep adding up unnecessarily.
6. How to live in a Staged Home? This can be tricky. Living in a Model Staged home is not like living in your own home. Everything is placed perfectly; the towels, the soap dish, the plates and silverware, the bedspreads. All those little things that don’t matter, until you list your home for sale and bring in a stager!! This is when you need both
patience and flexibility. Work with your stager to make some “home space.” Think of the needs of your household and find the necessary areas for you and your family to continue to enjoy your home, even though your home is on the market. So, you have done all of the above and still, your home has not sold. Spend time with your Realtor and discuss the future options: lower price, offer incentives, take a “time out”, etc. At this point in time, your staging has lost it’s first impression impact and you may want to consider removing it and saving the cost for a later time. efore going anywhere, you must understand the tools at your disposal to get there. In our financial lives, these tools can be found on your balance sheet or net worth statement (two terms that mean the same thing). This statement will tell you the resources you currently have that can be used to get where you want to be in your financial life. Sounds simple, but it is important to take your time to fully comprehend the things you own and the amounts you owe. You can start by writing down the value of things you own which are referred to as your assets. Include your house, other properties, savings and investment accounts, as well as any other financial assets (like annuities) that you may have. Don’t include things that you cannot readily turn into cash, like your furniture, heirloom jewelry, or perhaps even your cars. Now, make a separate list of all the things you owe, like your mortgage, home equity line of credit, credit card balances you carry (if any), etc. These should include any debt you intend to pay such as past family borrowings, or even your kids’ student loans if you think you might be the one paying them. Once you add these up, you have the total of what you owe. By subtracting what we owe from what we own, we are left with the total resources we have today that are available to use to get what we want. This is a great bird’s-eye view of determining your net worth to get things started, but let’s take a deeper dive into what you have and what you owe. regon’s newest golf resort is on a ranch in Eastern Oregon, an impressive full-size course - in both directions.
On a working ranch in Eastern Oregon and officially named The Retreat and Links at Silvies Valley Ranch, it’s located five hours southeast of Portland and three hours west of Boise. Veterinarian and entrepreneur Dr. Scott Campbell sold his large veterinary clinic business, returned to his roots and purchased the 140,000acre (218 square-mile) ranch more than a decade ago. With the natural beauty and stunning vistas as a foundation, the luxury western adventure business opened in 2018. They couple upscale ranch cabins, a full-service spa and premier dining with a serious customer-satisfaction focus. Current activities include a cattle drive, goat herding, hiking, biking, fishing, golfing and photography with more ideas on the horizon. Each guest is given a radio for communication on the property as there is no cell phone coverage. And every cabin is assigned a golf cart for transportation on the property.
Silvies Ranch Golf - Reversible course direction Adding golf to the entertainment mix is brilliant. Campbell enlisted the architect Dan Hixson who is noted for designing the other Bandon area course called Bandon Crossings and the great Wine Valley course in Washington State. Hixson began Silvies Ranch Golf with the notion to develop only the second reversible golf course in America. They reverse the course direction each day to create a different layout. The course has twenty-seven greens of which nine are double greens, and eighteen are one-directional greens. Six holes play in only one direction. A course with reversible holes played in different directions causes wide fairways, unique

bunker locations, forced carriers and other obstacles. There are no water hazards. But Hixson makes up for that with ample bunkering. With many tee boxes and pin-placements on double-greens, many courses are configurable. They name the two eighteen-hole courses Hankins and Craddock after the Pioneer families who homesteaded the site in the early years. Silvies Ranch Golf includes Chief Egan, a 9-hole short Par3 course that features water on every hole. A most unusual addition is the seven-hole McVeigh Gauntlet course carved into a razor-back. A series of challenging Par3’s, one of which only requires a putter, short Par4’s that require a wood and a wedge and the first Par2 we’ve seen. Golfers need few clubs on the McVeigh course, which is best for their goat caddies. Outfitted with specially designed golf bag harness, they carry six clubs, twelve balls and six cans of refreshments. And the goats work for peanuts, literally.
The Hankins Course at Silvies Ranch Golf First-time golfers should observe the signage directing the play for the reversible course. Cart paths are dirt and gravel. Hence, paths to greens and tees are not obvious. With three teeing grounds on each course, it’s easy to mix up. Fairways and rough are fescue and bluegrass with hearty bentgrass on the greens. As expected with a western links-style course, the conditioning is excellent but not immaculate. Par3’s are short but dangerous. Most bunkers are protected by thick grass, which is often a worse position than the bunker. We enjoyed the rural atmosphere and the remote, solitary feeling between the golf course and us. Because the fairways are generous, the rough is thick and narrow. Short bushes, bunch grass, and pine trees

are close to the fairway. Tremendous views make it challenging to concentrate on golf. With the reversible eighteen, the Par3 along the water and the sevenhole short course with goat caddies we can confirm the fun factor at Silvies Ranch Golf. Adding in a plethora of other adventure activities, luxurious cabins, fine dining with the tremendous beauty of the terrain, creates a unique golfing adventure.

Among adults aged 65 years and older, walking and gardening or yard work are, by far, the most popular physical activities. Social support from family and friends has been consistently and positively related to regular physical activity.
Benefits of Exercise: Physical health benefits Helps you maintain or lose weight. As metabolism naturally slows with age, maintaining a healthy weight is a challenge. Exercise helps increase metabolism and builds muscle mass, helping to burn more calories. Exercise reduces the impact of illness and chronic disease. People who exercise tend to have improved immune and digestive functioning, better blood pressure and bone density, and a lower risk of Alzheimer’s disease, diabetes, obesity, heart disease, osteoporosis, and certain cancers.

Exercise enhances mobility, flexibility, and balance. Exercise improves your strength, flexibility and posture, which in turn will help with balance, coordination, and reducing the risk of falls. Strength training also helps alleviate the symptoms of chronic conditions such as arthritis.

Regular activity can help you fall asleep more quickly, sleep more deeply, and wake feeling more energetic and refreshed. Exercise is a huge stress reliever and the endorphins produced can actually help reduce feelings of sadness, depression,

Aerobic activity. Get at least 150 minutes of moderate aerobic activity or 75 minutes of vigorous aerobic activity a week, or a combination of moderate and vigorous activity. The guidelines suggest that you spread out this exercise during the course of a week. Experiment with mindfulness. Instead of zoning out when you exercise, try to focus on how your body feels as you move— the rhythm of your breathing, the way your feet strike the ground, your muscles flexing, for example. You’ll improve your physical condition faster, better help to relieve stress and anxiety, and more likely to avoid accidents or injuries.

Focus on short-term goals, such as improving your mood and energy levels and reducing stress, rather than goals such as weight loss, which can take longer to achieve. Sitting is the bane of our modern lifestyle. Walk while you talk on the phone, stand up periodically to use your laptop, don’t eat at your desk step out and smell the roses. Relax and stay in the moment with whatever you do - fitness is a state of mind and body!

After graduation, Brian attended the Culinary Institute of America. That same year he joined Chef Joseph Humphrey’s team at Meadowood in St Helena. He was part of the team to re-launch the restaurant into becoming one of the most renowned establishments in the country and achieve 2 Michelin stars. With his mentor’s blessing, Bowen traveled overseas to broaden his experience in Spain at Mugaritz and Restaurante Martin Berasategui. Upon returning home to California, he rejoined Chef Humphrey to be on the opening team of Cavallo Point, a 142 room luxury resort in Sausalito CA. Chef Brian joins Albatross to proudly present Northern California’s offerings to the East Bay. His approach is simple: to cook with nature, passion, and an open curiosity.

We have two No Play days here at Blackhawk due to aeration of the courses. Etienne Melcher is planning two away golf excursions on these days. lackhawk Women was established in 1985 by five women with the goal of uniting women in friendship through the sharing of fun, food, and common interest for all woman residents of Blackhawk and Blackhawk Country Club members. 34 years later we maintain over 300 members. Fragrant Peach Oat Cookies By Parisa Z. Ambwani, Resident since 1983 Serves 20 Preheat oven to 350-degree F. • 1 cup all-purpose flour • ½ cup oat flour • 2 teaspoons baking powder • ½ teaspoon baking soda • ½ teaspoon sea salt OR to taste • ¾ cup, sweetened butter, • cut into small pieces, softened • ½ cup dark brown sugar, packed • 2 eggs, separately, slightly beaten • 1 teaspoon high quality vanilla extract • ½ cup oat bran • ½ cup rolled oats (old fashioned oats) • 1½ cups, peaches, pitted, chopped • ½ cup raisins In a large bowl, combine and sift (all-purpose flour, oat flour, baking powder, baking soda and salt together). To food processor, gradually add butter and brown sugar, pulse a few times and run for 30 seconds until mixture is light. Add
eggs, one at a time and pulse after each addition until fluffy and there are no lumps. Stir in vanilla. Gradually add sifted flour mixture into eggs mixture pulse after each addition until thoroughly mixed. Lightly stir in oat bran, rolled oats, peaches and raisins. Run processor for a 30 second until just combined. Drop by rounded tablespoon onto cookie sheet, 2-inch apart and bake on lower-middle oven rack for 10-12 minutes until slightly browned color. Remove from oven and place on wire-rack to cool. Note: You may use a “heavy duty stand mixer” instead of “food processor”. High School Kaleidoscope By Ananya Lamba, Junior Reporter
S
pooky season is finally here! October is one of the most fun times of the school year. This month kicks off with Homecoming week. During this anticipated week of the school year, each day holds a different theme. Each building is decorated by our talented leadership class, and each building transports students to different worlds that correspond with the theme. Students also get the opportunity to dress up according to the theme of that day. The exciting Homecoming football game takes place on the Friday night at the end of the week. It is an exciting night where students get to spend time with their friends and cheer on our football team. We also get to celebrate our school spirit in the very exciting Homecoming rally on the morning of our game. We get to hype up our football team for the football game and watch students and teachers compete in mini games. The Homecoming dance caps off the week. Students get to dress up and have a night to remember surrounded by their closest friends and people special to them. Homecoming week is one of the most anticipated times of the year, and it leaves everyone with unforgettable memories! Homecoming is not the only exciting time in October, for October ends with my favorite day: Halloween. This spooky time of the year also brings the very scary haunted house to our school. Any student who wishes can take part in the very special event, whether itâ&#x20AC;&#x2122;s to build the set or to scare whoever dares to pass through. This haunted house gives high school students an excuse to scare any
little siblings or teachers that pass through. Halloween gives us an excuse to go to school in the craziest or comfiest of clothes. Students may be seen in scary costumes, pajamas, or fancy dresses. Those that are still young at heart have their chance to go trick-ortreating and stock up on candy for months to come (unless you eat it all Halloween night) ... This year, we have a special treat: there is no school on November 1st; as a result, students get to celebrate the remainder of the spooky season with their friends late into the night without worrying about school the next day. November 1st will be a day to recover from all the thrills that October had to offer (including tummy aches). Have a happy Halloween!
Ananya Lamba attends Monte Vista High School. She loves reading and writing for they allow her to share her thoughts with her readers and explore various worlds. She also has a passion for skiing and ice-skating. For 3 years and counting Ananya has been a member of the Dublin Dolls and Dazzlers Synchronized Skating Team. Her team takes her and her family across the country for competitions, where she has won many awards. 34
