FIRM PROFILE BMLA Landscape Architecture was established in 1987 to create landscapes that build lasting communities. BMLA Landscape Architecture has built an extensive portfolio of successful projects in Southern California with a focus on healthy communities, professional relationships, and quality execution of design documentation and installation. This is a testament to the principles of superb landscape designs built on conservation, sustainability, and contributions to lasting communities that are unique to its needs.

DESIGN SERVICES Our team approaches each project with an interactive design process to make the most of every opportunity. We use a hands-on, personal approach throughout the design and documentation efforts and maintain the highest level of service and quality control to create landscape designs to bring people together. WORK CITRUS COMMONS // SHERMAN OAKS, CA BMLA provided landscape master plan and detailed design for the 8.5 acre redevelopment and repositioning of this historic property in Sherman Oaks, California. The mixed-use development is anchored by the existing Sunkist Building and includes a redesign of the landmark office building, as well as, new commercial, residential components, and parking structure. BMLA was responsible for the redesign of the existing building’s open-air atrium, residential garden courts, and all public and private green spaces. The property developed vibrant streetscapes along the active Riverside Drive corridor and Fashion Square Mall to the east. Three residential buildings offers high end living and amenities for residents and guests. In addition to entertainment and garden courts within the residential components, linear parks and interior streetscapes provide residents with outdoor amenities leading to a park adjacent to the Los Angeles River along the property’s southern edge.

WORK SKYLINE VILLAGE // CORONA, CA BMLA is currently developing landscape designs for the residential, commercial, and retail portions of the master planned mixed-use development in Corona. Situated in the foothills southwest of the city, the foundation of the design is to capitalize on stellar views of the city.
CLIENT
The landscape design takes cues from the historic citrus packing industry of Corona, utilizing the character and materials that embody the region’s rich history of citrus groves, industry, and natural materials.

WORK BJ’S RESTAURANT AND BREWHOUSE // MENIFEE, CA BMLA was engaged to design the landscape surrounding the BJ’s Restaurant and Brewhouse at the Menifee Countryside Marketplace. The shopping center is located in the hub of Menifee near City Haul and newly developed mix-used residential living. The shopping center surrounding the new restaurant had a mature, established landscape and BMLA’s task was to create a design that would tie seamlessly into the lush landscape scene.

WORK MIGUEL'S JR. // VARIOUS LOCATIONS BMLA has teamed up with Miguel’s Jr. to help with many of their new drivethru restaurant locations throughout Southern California including Eastvale, Riverside, and Huntington Beach, to name a few. The scope of work includes planting and irrigation to meet the requirements of each city as well as the outdoor patio design. Certain cities require more detail and attention to the design of their drive-thrus to help screen the vehicles that are waiting in line. At several locations, we designed a gabion wall that is a metal cage filled with rock that can either act as a foundation and edge treatment for the outdoor patio or it can be used as a screening element for the drive-thru.

WORK OUTLETS AT LAKE ELSINORE // LAKE ELSINORE, CA At the Outlets at Lake Elsinore, BMLA created a design site plan and landscape design to re-energized public gathering areas throughout the outdoor shopping mall, including name brand stores such as Nike, The Gap, Levi’s and Guess, that attracts thousands of customers and visitors annually. The design process focused on ways to encourage social gatherings and increase the duration of shoppers’ visits. To support the shopping experience, BMLA added shade sails, water features, family play areas, pedestrian promenades with enhanced paving, and abundant site furniture. These amenities combined with abundant water-conserving planting areas offer inviting gathering spaces for groups and individuals. The new public spaces transformed the Outlets at Lake Elsinore to a retail experience that includes seasonal celebrations, special events, and year-round shopping experiences.

WORK CROSSINGS AT CORONA // CORONA, CA
The Crossings Shopping Center is the first of its kind development for the City of Corona. BMLA provided master planning and landscape design for the lifestyle center anchored by Target, Best Buy, and Kohl’s, and specialty retail stores with Chili’s, Buffalo Wild Wings and King’s Fish House offer dining options for visitors, in addition to a Regal Edwards Movie Theater.

The 110-acre site is comprised of a system of pathways and gathering spaces to invite visitors into the retail and entertainment zones. Specimen trees, seasonal color plant materials, and ornamental grasses weave through the open spaces, seating areas, and retail promenades to offer a unique Southern California character and experience.

WORK UPTOWN NEWPORT // NEWPORT BEACH, CA Uptown Newport is a the initial project in a new master planned development in Newport Beach, California. The development consists of two mixed-use residential/retail buildings, streetscape improvements and a public paseo to connect residents and visitors to the surrounding community.
CLIENT
Each building includes a pool deck and generous garden courtyard for outdoor entertaining, lounging and recreation. The pool decks are designed and programmed to the community amenity spaces nearby; the north building pool is more boutique hotel with passive lounges, cabanas and wading spa, the south building includes a lap pool adjacent to the gym and fitness studios. Similar materials and details are used for a unified community, but subtle shifts of organization and textures define each as an independent garden space.

WORK SANTA ANA ELK'S LODGE // SANTA ANA, CA BMLA collaborated with Hofmann Finn Development Company and Melzer Deckert & Ruder Architects to develop the new Santa Ana Elk’s Lodge facility. The use of flowing ornamental grasses, pops of flower color, and an evergreen background create the foundation of this California friendly plant palette. An attractive palette of decorative hardscape materials further accent the architectural elevation with the placement of pavers, boulders, and cobble. The landscape design also focuses on longevity, low maintenance needs, and conserving resources through the low water use needs of the landscape.

WORK TERRANO PLAZA // CORONA, CA Terrano Plaza is a commercial development in Corona consisting of commercial retail, restaurants, a gas station and a Home 2 Stay Hotel. BMLA was contracted to help tie the design of Terrano Plaza to the rest of the community surrounding the development. The center is tucked in between apartment units to the west and the popular Shops at Dos Lagos shopping center to the north. An enhanced entry connects the main backbone of Temescal Canyon Road to the apartments through the center. BMLA integrated multiple outdoor dinning experiences for the local residents and visitors staying at the hotel.

WORK U-HAUL // VARIOUS LOCATIONS AMERCO / U-Haul has been renovating existing industrial locations to expand their business to include self-storage units with their rental truck and moving services. BMLA has been contracted to help with various locations throughout Southern California and Northern California including San Juan Capistrano, Lake Forest, Temecula, Oxnard, Hayward, and Rancho Cordova. The scope of work includes turf removal and water reduction, aiming for a 50% savings or more. Each project location is unique in its configuration, existing conditions, and agency requirements. The BMLA design team has been able to research the guidelines and requirements for each city to provide the water reduction and curb appeal desired by the owner.

WORK VIA AVANTI // SHERMAN OAKS, CA Via Avanti is the newest development from IMT Capital in Sherman Oaks, California. BMLA created a landscape design envisioned as an urban Mediterranean hillside in keeping with the Tuscan architectural style of the building. Retail plazas enliven Sepulveda Boulevard with water features, seating courts, ‘heritage trees’, generous planting areas, and vibrant site furnishings to serve the surrounding community and the demand for quality open space for an area of the city that is lacking such public amenities.

Expansive podium courtyard gardens link the residential core buildings by taking cues from figure-ground diagrams of Italian villages. Large planters and signature trees anchor and shade entertainment courts, pool and spa garden, discovery garden, and community piazza centered around a tumbling water feature.

WHO WE ARE
Baxter Miller is responsible for the overall operation and design direction of BMLA Landscape Architecture, which he established in 1987. He has led a wide variety of projects from parks and streetscapes to national memorials and downtown redevelopment. Baxter has 30 years of practical knowledge in design which helps him to work with developers, cities, and agencies to create a unique vision that translates into real world projects. He works extensively with the American Society of Landscape Architects as an Executive Board Member to promote the technical advancement and public prominence of the profession.

RELEVANT PROJECT E XPERIENCE CORONA DOWNTOWN REDEVELOPMENT SPECIFIC PLAN Corona, CA By increasing and altering mobility patterns through the use of public transportation, roundabouts, bike lanes, and pedestrian pathways, this once vibrant hub of the city can be restored to the iconic nature that it once held. By employing streetscape and buffering techniques, these design solutions allow for multiple transportation modes without compromising the small downtown feel of Corona. FONTANA CIT Y-WIDE LANDSCAPE AREA GIS MAPPING Fontana, CA BMLA digitally mapped plants, trees, irrigation, and site amenities through GIS to assess Fontana’s publicly maintained landscape areas. By digitizing institutional knowledge, Fontana can have precise information to budget for maintenance of public facilities. PARKS, TRAILS, AND RECREATION MASTER PLAN Fontana, CA The City of Fontana enlisted BMLA to update their Parks, Trails, and Recreation Master Plan. The study was a review of the park and recreation facilities and programs to determine their foreseeable future needs and examine the existing circulations and developemnt plans. The goal was to maintain Fontana's quality of life and environment and provide a guide for the development of future recrecreational facilities and programs. Baxter was the project manager for the project, coordinating edits and revisions with the City and BMLA team.

WHO WE ARE
Steve is responsible for overseeing the day-to-day operations of the office, including developing marketing strategies, project contracting, establishing and maintaining budgets, scheduling, and internal work flow. He oversees the design and production teams to make sure they deliver the highest level of service to their clients. He has over 25 years of experience working within the Northern California and Southern California markets and has designed a variety of projects including parks, streetscapes, urban infill, commercial developments and multi-family and single-family housing projects. Steve is currently on the Executive Committee of the ASLA California Southern Chapter and is a member of the Building Industry Association of Southern California. MTC is a mixed-use development with distinctive single family and multi-family neighborhoods with shopping, dining, and civic center facilities. The project includes walkable, community trails with a 5-acre city park, central recreational center and entertainment complex. NEIGHBORHOOD PARK EVALUATION Lake Forest, CA BMLA conducted an assessment of 10 neighborhood parks and produced a report outlining recommended improvements. Moderated by Steve, BMLA conducted 5 community workshops, created and analyzed an online community survey, performed site assessments at each park, created a GIS database, and delivered a comprehensive assessment report to the City which incorporated both community feedback and recommendations based on visual inspections.

WHO WE ARE
Shannon Karlson has been with BMLA since 1998 and is currently the Director of Production managing and overseeing the majority of projects at BMLA. Along with directing duties, Mr. Karlson is responsible for the preparation of contracts and budgets, coordination of project consultants, construction document oversight, and delivery of product to clients, as well as client relations. Shannon’s interest and expertise in native and California-friendly plant material and water conserving irrigation methodologies has led to the implementation of sustainable design practices in all of the projects on which he has worked. These projects demonstrate that ‘green’ designs can be aesthetically pleasing, functional, educational, and have long term savings in water use and costs.

RELEVANT PROJECT E XPERIENCE CIT Y OF CORONA DEMONSTRATION GARDEN Corona, CA Conceived as an element of the City of Corona’s water use reduction goals, the Corona City Hall Demonstration Garden provides a method of communicating water saving techniques and plant species with the larger community. PARKWAY TURF REPLACEMENT PROGRAM Corona, CA Shannon was the project manager for this city-wide turf replacement project. More than 150,000SF of turf and spray irrigation was replaced in parkways and medians throughout the City. EASTERN MUNICIPAL WATER DISTRICT HEADQUARTERS Menifee, CA BMLA worked with the Eastern Municipal Water District in this project to analyze existing site conditions and provide a solution that provides significant water savings.

WHO WE ARE
Samantha Ferguson is responsible for the production of a variety of projects ranging from large-scale residential to large-scale public works. Sam has been the Project Manager on many large-scale public projects, managing multiple sub-consultants as well as coordinating communication with the public agency. She has gained experience working on park projects with clients ranging from developers to county agencies. Samantha’s curiosity for the built environment has given her a wide range of skills allowing her to be involved with many of these projects from the concept phase through construction administration.

EL CERRITO SPORTS PARK Corona, CA Sam was first involved with this $11.6 million City of Corona and County of Riverside joint community sports park project during the feasibility study and progressed through to the subsequent phases of the project. LAKE ELSINORE HISTORIC DOWNTOWN RIVERWALK Lake Elsinore, CA The Riverwalk is intended to provide a link throughout the community via a paved bike route complete with spots to stop and rest while educating the community about their water resources. Being in the industry since 2001, Jeff Trojanowski brings significant knowledge and insight to projects as a Registered Landscape Architect and Certified Arborist. Jeff’s interest in how things are built has driven him to create highly detailed and interesting design elements. His creative design eye, technical capabilities, and attention to detail make BMLA’s projects dynamic, inviting, and memorable. During his career, Jeff has worked on a multitude of projects types. This exposure has contributed a well-rounded knowledge of all systems to the BMLA team. With his leadership as a Senior Project Manager, Jeff creates a seamless connection between clients, consultants, and internal staff to create projects of which everyone is proud.

RELEVANT PROJECT E XPERIENCE SKYLINE VILLAGE Corona, CA This is a three parceled property in the hills of south Corona with an 88-unit condominium project and two retail parcels. The condominium project has 6 Brownstone style buildings with recreation building, junior Olympic lap pool, dog park and passive gathering spaces throughout. The retail areas have casual dining and gathering with a container building theme on one parcel and, as a throwback to Corona’s history, a retail/restaurant building that has a citrus packing house feel on the other. Jeff’s role as Senior Project Manager was coordinating design efforts with the owners and sub-consultants, along with internally providing direction and guidance to the BMLA staff to create a final design for presentation.

Diego Lopez is a Project Manager with more than 7 years of experience. Diego brings with him passion and a special interest in planting design and construction observation, as well as, experience in site inspections and plant material submittals. Carrie Bingham has experience working on many diverse projects through all phases of design and construction. Projects she has contributed to include master and campus planning, specific plans, parks, private schools, civic complexes and commercial design. She has also helped in community stakeholder engagement exercises, working with the city and public to find the most fitting solutions for improvement opportunities. Carrie’s strengths include writing, and she has passion for graphics and materials selection.
RELEVANT PROJECT E XPERIENCE ALTON COROPORATE PLAZA Irvine, CA This corporate plaza required an update to all exterior hard and softscapes. Working in collaboration with several other disciplines, this site required creative solutions to help bring pedestrian connections up to code and help provide a new, more cohesive identity to dated spaces. These upgrades helped to revitalize a space within the busy city center of Irvine, drawing new tenants. Carrie was involved from initial concept design all the way through the construction implementation, and this project provided one of her first experiences watching a design evolve from an idea to the point it was installed. Building 16 of the Santa Ana Civic Center was a public new build project including a six-story office building, landscape over structure, and surrounding landscape. The need was a new, modern building complete with landscape and lighting which could provide a comfortable welcome for employees and visitors, as well as a defining a new precedent for the area. Carrie worked with a multidisciplinary team from schematic design through construction administration phases, assisting with design, construction documentation, and in the field. While working on this design, the team was simultaneously master planning the surrounding area, anticipating future design considerations and underground connections. EDWARDS LIFESCIENCES Irvine, CA Occupying a city block, the Edwards Lifesciences Campus has been consistently growing and upgrading its amenities over the last several years. This campus consists of many large lab buildings, along with high-end employee amenities. Collaborating within a multidisciplinary team, Carrie was an ongoing part of the design process in adding a quarter block area onto the campus. The multi-phase nature of the project provided design challenges to craft new spaces while maintaining existing areas for current employees and navigating ongoing updates to documentation through the city. Components included landscape podium design, custom details, green wall designs, and materials research.

Ricardo has been in the industry since 2016 and has successfully assisted project managers throughout every phase of a project. From conceptual design, construction document, landscape submittals along with inspection/construction phase. His projects range from tract housing, mixed-use housing, HOA’s, model homes, sales trailers, high-rise buildings, streetscapes, commercial, and public parks. Ricardo has also assisted in collecting and evaluating plant material, irrigation equipment, hardscape conditions, and amenities using GIS equipment. That information was later used to renovate city-maintained streetscapes and medians.

Amanda worked on the planting design component of this commercial campus project. She created and organized various themed planting zones that could be clearly distinguished from the site user’s point of view. The primary, secondary, and tertiary paths, as well as the various accent areas such as seating nodes and moments of respite through the site were designed to be differently accentuated with planting, while still tying into the overall site by organizing these zones around the central, sweeping promenade of the campus.

Coming from a background of construction with a deep-rooted love of nature and art, Rogelio has a singular understanding of materials and site surveying. As a Landscape Designer at BMLA, he is able to utilize his creativity and technical skills, where he has the opportunity to design and create open areas where visitors can experience a sense of belonging. His responsibilities include setting up base files for construction documents, such as hardscape plans, irrigation plans, and planting plans. Rogelio also has an interest in designing concept plans and gathering site information. He is an FAA certified drone pilot, which applies an additional layer of comprehension to site analysis. Gathering aerial images and videos, his analysis is clear and easy to understand.
