Well it looks like spring has officially sprung! The weather is warming, the sun is shining and the wild flowers are beginning to bloom. The Calendar of Events is filling up with more and more local events and it appears that our sweet town is coming back to life – what an exciting time! As we all begin to spend a bit more time outdoors, we start to think about how to improve our own outdoor spaces. This local design/build landscaping company, owned by Keith and Vanessa Brady, aims to provide its clients with one source for all facets of their exterior landscape projects. Read all about them starting on page 16. I am also excited to share with you an exciting new class being offered by BISD to local high school students where they participate in a real-life Shark

Tank-like experience. The students create their own small businesses based on a problem they think needs to be solved and then present it to a panel of judges while competing for prize and scholarship money! Local Students Get Real World Small Business Experience through New Class Offering

Do you love watching Shark Tank? It’s so exciting seeing the new products and businesses that these creative individuals have come up with! Will they get a deal and be on the road to success or will their product fail to impress the judges and they’ll be sent home disappointed? This school year, Boerne ISD has created its very own version of Shark Tank with its high school Business Incubator class! In this class, talented and creative students from Boerne High School, Champion High School and the BISD Virtual Campus all come together to participate in this fun environment that gives them the tools to both create a product and launch a business! Coach Jennifer Breuer teaches the Business Incubator class and guides the students along their journey of becoming young entrepreneurs. “The students are broken into small groups and challenged with the task of finding a problem and then coming up with a solution to that problem. The result is that each group will then create a business out of this process,” said Breuer.

Each group has two mentors from the local community that guide them along the way. In addition to the mentors, there are also coaches, such as CPAs, attorneys and other professionals with specialties that come in and help the students with topics they need to know to successfully start and run a business. “The community has been so helpful to these students,” added Breuer. “From all of the help we have received from the mentors and the coaches and Jefferson Bank was so generous as to give each of the four groups $500 that they could use for things they needed to get their businesses started like website domain names, hosting packages and email marketing services to be able to get their products online and in front of real customers!” This is the first year for the Business Incubator class, but Breuer hopes that as the program grows there will be an expansion of the class to also include a Business Accelerator class that would follow Incubator where the students could continue to grow and develop their businesses. Currently there are four groups in the class and the

students have come up with ideas for Vandangles, which is a jewelry business, Port-a-Plate to solve those pesky eating in the car problems, AceMade that has created a gravity-fed magnetic golf ball dispenser for your golf cart, and Sole Cold that is making inserts for athlete’s shoes to deflect the heat of the hot turf. “Each group has really put in the time, effort and research needed to see their businesses succeed. It is rewarding to watch as these kids create their very own small businesses from the ground up,” added Breuer. As for the students, all of who are enrolled in the Business Pathway at BISD, they say that they wanted to take the class to gain realistic application of starting and running a small business. They know that getting to have this real world business experience will be invaluable to them for their future. The end result of the Business Incubator class is a reallife Shark Tank-like experience. On April 29th, the students will present their businesses in front of a live audience and a panel of judges where they will compete for cash prizes and scholarships that have so generously been donated by local sponsors! When Keith Brady began mowing lawns for his neighbors at the age of fourteen, he had no idea of the impact it would have on his future. “I started with nothing but a skateboard and a selfpropelled Snapper lawn mower,” mused Brady. “A year later I transported my push mower in the back of a hand-me-down Nissan 280z hatchback. I didn’t have my driver’s license yet, so my parents restricted me to a radius around our house. I would pop the hatch, load my mower and go do my route.”

Brady learned at an early age the ups and downs that come with the business of landscaping. “It is a business with many variables, many that are out of our control. We have the weather, growing organisms and passionate property owners to name a few,” Brady added. However, none of these factors stopped Brady from starting a lawn care operation from the ground up. After high school, Keith took a break from landscaping while he pursued an associate’s degree from Lamar University. He

specialized in the testing and balancing of heating, ventilation and air conditioning systems. In 2001, Brady found himself living in Boerne, but traveled often for major commercial mechanical inspections. “On weekends when I wasn’t traveling I began doing lawn maintenance again. I suppose I returned to my roots and eventually my side business turned into a full-time gig,” said Brady. To get started, Keith bought a trailer and some equipment from a landscape contractor. He operated for a full year with one full-time employee plus the help of a few college kids. After a year, he expanded the business with the addition of a second truck. According to Brady, “As the economy began to improve after 9/11, we were able to progress from basic landscape maintenance to lot clearing and full-fledged landscaping.” As the Boerne area grew, so did Brady’s landscaping business. With the addition of more and more commercial clients, as well as a shift in his business to offer more of a design/build service to his clients, Keith decided to take his landscape design and installation business to new heights with the creation of Agave Design Studio. “I was able to transfer the lawn maintenance portion of my business to another local company that took over Brady’s Landscaping.

This transition was good for my former maintenance clients because I knew they would still be in good hands, but also for my new design/build customers because we have a trusted source we can refer them to for the upkeep of their new projects.” Agave Design Studio is a full-fledged landscape design and build company, the goal of which is to provide the client with one source for all facets of the exterior landscape of a project. Doing so not only simplifies the process for the client, but results in a more cohesive end result. “We meet with the homeowners or the builders, depending on the project, and get involved in creating that outdoor environment. We hold our client’s hand through both the planning and execution of the design,” said Brady. “From pools and driveways to custom entertainment areas such as washer pits, bocci ball courts and even horse facilities. We create environments that take outdoor spaces to the next level.” Agave offers both residential landscaping and commercial applications such as business parks and even single family developments where they design the entrances to subdivisions, the common areas or the amenities centers. Agave Design Studio can handle it all. Lone Star personal income grew amid pandemic

Texas' personal income increased 5.1 percent in 2020, according to the U.S. Bureau of Economic Analysis (BEA). Last year, the state's pe​​​r capita personal income increased to $54,841 from $52,829 in 2019. Texas' income ranks 28th nationally. Transfer receipts increased by 38.2 percent in 2020, making it the leading contributor to personal income growth. According to the BEA, the increases in transfer receipts include new government relief payments provided by the Coronavirus Aid, Relief, and Economic Security Act, including the $600 increase in weekly unemployment benefits and the $1,200 economic impact payments for individuals. Personal income grew in all U.S. states and the District of Columbia. Nationally, real per capita personal income grew 6.1 percent in 2020. BBM

BUSINESS OWNER’S SUCCESSION PLANNING

B

Business owners will transition out of their business sooner or later whether planned or not. The tax consequence in this transfer is constantly changing and should be addressed on a regular basis by Financial, Tax and Estate Planning Advisors. A significant liquidity event, such as the sale of highly appreciated stocks or disposition of your interest in a business, can be the happy culmination of many years of effort, stress and patience. Congratulations, your ship has finally come in! However, capital gains can take a major bite out of your net proceeds from the transaction. Planning for and managing the impact of that bite now can lessen its impact on your capital going forward. With new fiscal policies brewing in Washington which may signal an increase in tax rates, especially for high earners, tax and financial planning has moved to the forefront. In close consultation with your tax advisor, developing a plan for managing the tax bite of your liquidity event is paramount. Writing checks is a sobering reminder that it’s not just about how much you made, but what you can hold on to. There’s no better time than now to be thinking about capital gain tax planning. One strategy to consider is the following “harvesting” of capital losses: • Investors have been paying tens of billions to hundred of billions in capital gains taxes annually of late. How much of that could have been deferred or even avoided? • Does your investment strategy enable you to systematically capture significant tax benefits which can be used to offset capital gains in the current and/or future years? • Not capturing these benefits is a missed opportunity. The best time to start “harvesting” capital losses is January 1st. The second-best time to start is right now. Under current regulations, capital losses accrued during a given year can generally be used to offset capital gains realized during that

year. Once the capital gains have been exhausted, remaining capital losses can be used to offset up to $3,000 of ordinary income. What remains after that can typically be carried forward to use against realized capital gains in future years. Utilizing an investment strategy which 1) provides index-like exposure while 2) proactively “harvesting” capital losses when components of the portfolio even just temporarily fall below their cost – virtually inevitable with indexed investments – can be a great way to stockpile capital loss carryforwards. This isn’t to say that such an investment strategy is trying to lose value. It is merely attempting to track the designated index. Within any investment index, there will inevitably be components which decline in value at times. It is at those times that the tax-aware investment manager will “swap” into similar but not identical components to maintain exposure while locking in the capital loss. This transition should be correlated to your financial plan which is tied to your wealth gap. The tax payments will then affect your succession plan which then is tied to the value of your company and ultimately your net worth. Once again, the transfer of your business will definitely happen. Q: My business can use an infusion of cash, so I am considering a business loan. I already have some outstanding debts, though. How do I strike an appropriate balance when borrowing for my business? A: Borrowing money to fund an expansion or a new venture is often a necessary part of running a business. It is important to proceed with caution and understand business borrowing before taking on new debt.

Here is all you need to know about striking a balance when borrowing for your business: WHAT IS DEBT CAPACITY? Debt capacity is the amount of money a business can borrow and pay back within a specified time frame. A business can use its debt capacity to determine how much money it can afford to borrow. To determine the debt capacity of your business, use the debtto-EBITDA ratio. This commonly used metric measures the amount of income that is available for a business to pay down debt before covering other costs. It compares the total sum of all long-term and short-term debts of a business to the company’s earnings before interest, taxes, depreciation and amortization (EBITDA). You can obtain these figures from your company’s most recent income statement. Once you have both sums, divide the total debt by the EBITDA to determine your ratio. Be sure to take any expected growth in revenue from new debts into account when determining the ratio of your company’s debt/EBITDA. You may need your accountant to help you with these calculations. The debt/EBITDA ratio can serve as a guide when taking on new debt. WHAT IS A GOOD DEBT/EBITDA RATIO FOR A BUSINESS? A high debt/EBITDA ratio can mean a business has taken on more debt than it can realistically afford. A low debt/EBITDA ratio means the business can afford to responsibly take on more debt. Often, a creditor or lender will set a limit for a debt/EBITDA ratio, but sometimes, the business is on its own. There is no across-the-board rule for a responsible debt/EBITDA

Striking a Balance for Your Business ratio. For some industries, a debt/EBITDA exceeding three or four can be problematic, while other industries can afford a debt/EBITDA as high as 10. Once you have determined your debt/EBITDA, it is best to compare it to other industries. For example, a cyclical business will generally have a lower debt margin for an acceptable debt/EBITDA ratio than a business with a steady stream of revenue and a healthy cash flow throughout the year. Similarly, a business in an industry with minimal barriers to entry is always open to new competition, and consequently, has a low margin for an acceptable debt/EBITDA ratio. Also, a company’s existing debts can significantly limit its current debt capacity. HOW MUCH BORROWING IS HEALTHY FOR MY BUSINESS? Once you’ve determined an acceptable debt/EBITDA ratio, you will be faced with additional decisions. You will likely not want to push your ratio to its limits, and you will need to make a choice about how much money you are comfortable borrowing for your business. Here, too, there is no one-size-fits-all answer. Your business is unique, and its capacity for new debt is unique as well. Healthy debt for a business, he shares, is debt that will be used well. “Good debt is tied to something solid with a clear plan for why it’s helpful,” he says. “Bad debt is money you spend without understanding how it impacts your business.” Debt is a necessary part of the journey for most business owners but finding the right amount to borrow can be tricky. Urban Buyers Stampede to RURAL TEXAS

S

Spooked by pandemic fears and urban unrest, herds of Texas city-dwelling buyers descended on rural locations in latter 2020. When the dust settled, 552,707 acres had been purchased for a record $1.69 billion. “Fourth quarter 2020 produced a remarkable increase in rural property transactions across most of Texas,” said Dr. Charles Gilliland, research economist for the Texas Real Estate Research Center at Texas A&M University. “Statewide, the 7,684 sales were up 28.9 percent from last year.” The increased demand sent statewide land prices up 3.1 percent to $3,064 per acre. The typical sale was 1,139 acres. “Taken together, the third and fourth quarter results signal an active and rising market with strong demand for land in most areas of Texas,” said Gilliland, who has studied state land markets for 40 years. “Currently, market professionals report a flood of interest in land purchases.” “Austin-Waco-Hill Country rural markets exploded in the third and fourth quarters of 2020,” said Gilliland. “The 1,103 sales marked the first time the region recorded more than 1,000 in a quarter. Sales in the region were up 85.1 percent from the same time in 2019.”

Prices increased in all regions except for the Panhandle and South Plains. The West Texas and Austin-Waco-Hill Country Regions recorded small price increases. However, they did post large increases in the number of sales. Only Far West Texas, hit by falling oil prices, reported a sales decline. Transaction size fell everywhere except for South Texas. Total dollar volume fell in Far West Texas, grew modestly in the Gulf Coast and Brazos Bottom Regions, but expanded everywhere else.
