What’s so Bad about Inflation?

We’ve been hearing a lot about inflation lately, but what’s all the hype about? Some of it is practical. Restarting the global economy after the COVID-19 shutdown has not come without a few hiccups that have dramatically affected the prices of some goods and services—food, energy, automobiles, and transportation services to name just a few. Meanwhile, the prices of stocks and real estate have risen to new heights, thanks to the Federal Reserve’s easy money policies and government stimulus checks. Interest rates have ticked up slightly—from historical lows—further adding to inflation anxiety. Zero Sum Inflation is a complicated thing and, like most things macroeconomic, tends to be a zero-sum game—where one person wins only at the expense of causing someone else to lose. Rising wages benefit workers—especially workers in industries hard hit by the pandemic and workers who have not seen meaningful wage increases in recent years. This, of course, means that consumers pay more for the goods and services they consume. Meanwhile, rising real estate prices are good for homeowners, but rising rents put pressure on renters’ household budgets. And rising interest rates generate more interest income for savers, but borrowers pay more on their mortgages, credit cards, and car loans. Whether inflation is a good thing or a bad thing for you really depends on your specific facts. And the complexity of the equation for your household makes it difficult to predict the impact. Times They Are A-Changin’ Over the past decade, interest rates have been stuck at historically low levels. In fact, along the way, fears of deflation and negative interest rates repeatedly made the headlines, and policy makers wondered what it would take to get back to a healthy level of inflation. Along the way, investors, including many nearing or in retirement, struggled to generate income from their portfolios. They were forced to accept lower returns— at least on the fixed income portions of their portfolios—or take more risk to achieve their goals. Thankfully, those who took more risk by investing in stocks were handsomely rewarded (despite a few white-knuckle moments along the way). Further, while the low-rate environment created income challenges for retirees, they benefited from low inflation during this period. So, even as they shifted to stocks and other riskier investments that generated higher returns, the cost of living
barely budged, allowing standards of living to rise. According to Morningstar, a simple portfolio of 45 percent U.S. stocks, 15 percent international stocks, and 40 percent bonds, rebalanced quarterly (fees and taxes aside), would have returned more than 8.8 percent over the decade from 2011 to 2020 while inflation ticked up at a mere 1.73 percent. Now, it seems that we are entering a new chapter. As inflation and interest rates creep higher, bonds and other fixed-income investments may, at some point, become more appealing. (This, of course, assumes we don’t see a rapid rise or a dramatic spike in rates.) That’s certainly good news for investors, but they should be careful to consider their financial plans before they make any hasty moves. Out of the Frying Pan As we sit on the verge of a potentially new and higher inflation regime, it’s important to understand two cognitive biases that become more relevant. Money illusion is the name for a bias that describes humans’ tendency to think about their wealth and income in nominal dollars—today’s value—rather than real dollars that include the impact of inflation on tomorrow’s purchasing power. The money illusion anchors us to the value of money today and makes it hard for us to grasp, for example, what $100,000 of income will buy us in 10 years. At a 2 percent inflation rate that $100,000 will have only $83,400 of purchasing power in 2031. At 3 percent inflation, that number shrinks to $76,000. Exponential–growth bias is our tendency undervalue the effects of compound interest. For investments, this means we tend to underestimate future values. For inflation, it means that we overestimate

the value of our purchasing power of our savings. Because we are very bad at these calculations, our errors can be massive, especially over long periods of time or at high rates. And, of course, a financial plan for a couple age 65 retiring today should anticipate 30 years of income in retirement. That qualifies as a long period of time. While these two biases may sound similar, they are recognized as separate behaviors, and, unchecked, they could lead to a big underestimation of the savings needed to fund long-term goals—or an overestimation of your future purchasing power. One simple way to help overcome these biases and better understand inflation’s impact on your money is the rule of 72. Divide 72 by the annual inflation rate. The resulting number is how many years it will take to cut your purchasing power in half. For example, at a 3 percent sustained inflation rate, your purchasing power will be cut in half in 24 years compared to 41 years based on the 1.73 percent average inflation rate we experienced during the 10 years before the COVID-19 pandemic. That’s a pretty dramatic change for a relatively small inflation uptick. A Change (Would Do You Good) Thankfully, the creeping nature of inflation means that you have time to address the risks and plan accordingly. Here are a few tips to help make sure that your financial plan remains on solid ground, whatever the future might hold for inflation. • Revisit your plan. It is wise to update your financial plan every three to five years—or more often in the event of a significant change to your financial picture or the market environment. Should we determine that the recent surge of inflation will stick around, you should contact your advisor to update your financials and rerun your plan to help ensure that it still makes sense.
• Do a shock test. As boxer Mike Tyson famously said, “Everyone has a plan until they get punched in the mouth.” Make sure your plan includes multiple scenarios, including extreme inflation scenarios, living to 100 (or older!), or a significant market sell-off during retirement—whatever you need to test to make sure you’re going to sleep at night. • Reserve the right to reassess. Financial planning is not a set-it-and-forget-it endeavor. It’s an iterative process, and you can adapt along the way, as needed. If you determine that rising inflation creates risk for your plan, you may decide to work a few more years, save a little more, spend a little less, or accept the risk, knowing that you can take another look in a year or two. At present, it is difficult to know how the recent rise in inflation will play out. We may just be experiencing a short-term bout of inflation. Or this may be the beginning of something longer-term. Perhaps we will encounter a mixed scenario, where we see sustained price increases in some areas of the economy while others abate. Regardless, with a solid plan in place—and the ability to adjust, as needed, to conditions—you will be well on the road toward your long-term financial goals. Husband and wife team, Hilary and Trey Deville, owners of Opal & Onyx Cookie Co. are heating up the local cookie scene with their to-die-for cookie creations. The duo behind Opal & Onyx takes great pride in their baking, using only the finest ingredients, to create some of the best cookies you’ve ever tasted. The menu staples include Cavernous Chocolate Chip, Opalescent Sugar, Cosmic Cookies and Cream and Earthquake Oatmeal. Each week they also feature Cookies of the Week that have fun and seasonal flavors and there is always a gluten free option as well. Did you happen to notice a scientific theme to all of these cookie names? Opal & Onyx’s delicious homestyle cookies are created with passion and inspired by science. Hilary just so happens to have a Bachelor of Science degree, so it is no coincidence that everything from the name of the business to the cookies themselves, reflect her love of all things science. Founded during uncertain times, Opal & Onyx Cookie Co. began as a small cottage bakery business. Having been laid off from her job in Human Resources, Hilary began looking for what she wanted to do with the next chapter of her career. “I knew I wanted to do something
for myself. I wanted to start my own business; however, I wasn’t sure what that looked like. I ran through many ideas, big and small. Eventually, I landed on cookies,” said Hilary. “The idea of a cookie business appealed to me because it was something that I could start small and then grow.” According to Hilary, she has been cooking her entire life, but not necessarily baking. “I love to cook. I also love cookies. But prior to opening Opal & Onyx most of my friends or family had never tasted a cookie that I had made,” she said. However, at her previous job Deville had been making and taking cookies to work for her co-workers to enjoy and her love of baking grew from there. So off to the races it was. The Devilles launched their business online in May of 2020 under the Texas Cottage Law and began making and selling cookies from their home. “We frequented local farmers markets and the business began to grow! We were selling around 700 cookies in a two-day time period at Boerne Market Days. At the same time our online sales began to take off too. This was all during Covid and we were driving all over the hill country, from Boerne to Helotes to Schertz, leaving boxes of cookies on people’s porches,” said Hilary. “All of this baking literally overtook our home. you! All of the gift items sold in the store are from women owned businesses too. At Opal & Onyx you are always getting the freshest cookies possible. They start each day baking one to two dozen of each type of cookie and then they bake as they sell. According to Hilary, “We have customers who call and place their order and we pop some cookies in the oven for them. You can call and request hot cookies and we will do the same. Each batch of cookies takes 14 minutes to bake so if you give us a heads up we will have them ready, boxed up and can even bring them out to your car. We aim to please!” Other services that Opal & Onyx offers are cookie cakes in various sizes, individually wrapped cookies for school events or gifts, party trays and catering for weddings or events. Check their website and social media sites as Opal & Onyx always has fun holiday special orders available. “We are continually looking for ways to grow and expand our business,” said Hilary. “We have hired on a couple of wonderful young ladies who will not only be helping with baking and at the store, but that will allow us to be back at Boerne Market Days too. and kitchen were dedicated to baking, the guest room became our packing area. Our oven was not equipped to handle this volume and would shut itself off, so we would have to work around that. We even sold a bunch of our furniture to make room for the cooking equipment we needed. Eventually, Trey and I decided we needed a space outside of our home to work.” The Deville’s then began searching for a place where they could have a ghost kitchen. A place away from home equipped with all of their commercial baking needs. “We had no intention of opening a retail space, but as it turns out we found a spot that allowed us to expand Opal & Onyx in more ways than one. We were able to get the baking space we needed and have a fun store front that our customers love to come and hang out in!” Hilary said excitedly. Once the space was secured, the Deville’s quickly got to work finishing it out. Two months and lots of do-it-yourself projects later they opened the doors to their new location at the end of August 2021. This retail space is complete with lots of delicious cookies, but also fun drinks such as Lavender Lemonade, Hibiscus Lav Raspberry Spritz, and of course, milk, coffee and tea. Inside you will also find a selection of birthday cards, candles, and gifts. Pretty much everything you could need should you want to stop by and grab a fun gift for someone, and they’ll even wrap it up and put a bow on it for

Flowers are blooming, bees are buzzing, and people are enjoying the warmer weather of spring. As you enjoy more outdoor activities, you may also begin to suffer from more allergy symptoms. According to the Center for Disease Control, more than 50 million Americans suffer from allergies each year. Not only is your car covered in pollen, but your eyes are itching, your nose is congested, and you can’t stop sneezing. Allergy sufferers may not only experience physical symptoms, but also mental and functional declines that affect their everyday lives. Allergy symptoms are caused by an overreaction of the immune system in response to an allergen. The allergen is usually just a harmless substance like pollen. One of the ways you can reduce the allergy burden is by avoiding contact with known allergens. Staying indoors when the allergens causing your sensitivity are in peak season may decrease your allergic response. Pets can allergen avoidance more difficult since they track these allergens into your home. If you know you have been exposed to an allergen, you can remove and wash articles of clothing that came into contact with the offending allergen. Taking medication, over-the-counter and/or prescriptions, is a common strategy to reduce allergy symptoms. There are several antihistamines and nasal sprays used to reduce allergy symptoms, but if you want to try a natural alternative, D-Hist® by Orthomolecular may be a good option for you. This product combines bioflavonoids and herbs that help combat allergies including quercetin, stinging nettle, bromelain, and NAC. OUT-OF-STATE MOVERS NOT TO BLAME FOR SURGING TEXAS HOME PRICES
I
Increased migration to Texas, particularly from higher-income states like California, has prompted concerns of diminished housing affordability as newcomers search and compete for housing. However, new analysis by the Texas Real Estate Research Center (TRERC) indicates migration patterns offer little explanation for the recent runup in home prices. “There is essentially no correlation between Texas’ statewide home-price appreciation and migration patterns over the past 15 years,” said Wes Miller, senior research associate for TRERC at Texas A&M University. “The median home price rose steadily in the 2010s, with peak growth reaching 9 percent in 2013. At the same time, domestic migration was stable at around 100,000 net new residents throughout the decade.” Although the net flow of people into and out of Texas was balanced throughout the period, the economic profile of interstate movers evolved over time. Starting in 2014, the median income of interstate movers accelerated above their Texas counterparts and has persisted at an elevated level. In contrast, the $60,000 premium in median home value between interstate and intrastate buyers remained relatively constant for at least 15 years. “The composition of interstate movers shifted to higher income earners, but their home-purchase decisions exhibited no such change,” said Miller. “Part of this may be due to the fact that movers are often young and more likely to rent when first moving across state lines.” The median age and homeownership rate for new Texans was 29 years and 43 percent, respectively, compared to 41 years and 73 percent for incumbent Texans based on 2019 American Community Survey data. “Demographic differences lead interstate movers to search for different types of housing," Miller said. “For those who purchase during their first year in Texas, their homes are often more spacious. This preference for larger homes largely explains the price premium observed between in-state and out-of-state purchasers. We see no meaningful price-per-square-foot premium.” Distinct preferences between interstate and in-state residents may affect developers’ decisions on what type and where to build housing, choices that have long-term consequences for the state’s housing market. While out-of-state movers do not appear to be driving annual home-price fluctuations at the aggregate level, they are more likely to affect specific neighborhoods or local markets at a smaller scale. “For explanations of the broad-based boom in Texas housing prices over the past decade, it may be more useful to look at the expansionary business cycle, strong labor markets, and mortgage interest rates,” Miller said. “Persistently low housing inventories and supply were a major contributor as well.” BBM Information courtesy of Texas Real Estate Research Center.
