It’s been a short, HOT summer! It seems like only yesterday we were wrapping up the school year and now it is already time for the kids to head back to class. School starts for local children that attend Boerne ISD on August 10th this year and for many of us parents that means back to early mornings, after school sports and of course homework. Ready or not, here it comes. I pray that the students, teachers, faculty and staff have a blessed 2022-23 school year! Here at BBM we love our local stores and this month we feature The Boerne Bookshop. Owner Dale Adams has done a fantastic job of creating a charming bookstore with interesting finds for the young and old. There is even a large selection of local authors as well. Operating Leases: Understanding how to report them on your balance sheet

Yes, a significant change will be appearing on your financial statements if you have operating leases. Financial Accounting Standards Board (FASB) Accounting Standards Codification (ASC) 842, Leases, is effective for private companies and nonprofit organizations annual reporting periods beginning after December 15, 2021. For most of us, this change will impact the financial statements dated December 31, 2022, or later. The main objective of the standard is to improve financial reporting by enhancing transparency of leasing obligations; in particular, operating lease contracts. Per ASC 842, a lease is a contract granting control of an identifiable asset for a specific period in exchange for payment. For example, if you lease a building or vehicle, then you have an asset that needs to be identified as an asset over the length of the lease. Finance leases, also known as leases, that include the purchase of the item leased, have previously been, and will continue to be, required to be recorded on the balance sheet. Operating leases have been treated as offbalance sheet transactions, which means, they were not recorded on the balance sheet. However the payment obligation of the lease contract is a liability to your organization and is not shown as something you owe on your balance sheet. After adoption of the standard, operating leases will be recorded on the balance sheet as well. A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract. The asset and liability of operating leases need to be presented separately from finance leases, either on the face of the balance sheet or in the notes to the financial statements. For example, let’s look at a building lease, the asset will be the building and the liability will be the lease payments, both shown on your balance sheet. The ROU asset, the building in our example, is amortized over the term of the lease and, unless the initial term of the lease is twelve months or less, will be presented as a long-term asset

on the balance sheet. The lease liability, the lease payments in our example, is subject to the classification between current and long-term liabilities. On the income statement, the amortization, or reduction in the value, of the ROU asset will be recognized as an expense. No change in the treatment of interest expense on finance leases. Overall, no significant change in the presentation of finance leases. The standard impacts operating leases. Depending on the types and quantity of operating leases your organization is committed to would influence our recommendations for best practice on implementing the new lease accounting standard. BOERNE ISD, LAW ENFORCEMENT AGENCIES, AGREE TO ADD SCHOOL RESOURCE OFFICERS Boerne ISD, along with the Boerne and Fair Oaks Ranch Police Departments, and the Kendall County Sheriff’s Office, have agreed to work aggressively toward assigning each Boerne ISD campus with a designated School Resource Officer beginning in the 2022-23 school year. This collaboration is in an effort to strengthen safety and security measures at all Boerne ISD facilities. The City of Boerne will provide eight officers, while the City of Fair Oaks Ranch and Kendall County will provide two officers/deputies each, ensuring that each campus has a uniformed member of law enforcement stationed on site. BISD and the law enforcement agencies share the costs associated with SRO’s. School Resource Officers (SRO’s) are certified law enforcement officers responsible for safety and crime prevention in schools. SRO’s are active members of local law enforcement and have extensive background and training and will continue to train for the various scenarios. Tucked away just off of Main Street in Boerne you will find The Boerne Bookshop. Step inside and you will feel a sort of charming nostalgia, almost a step back in time if you will, to an era where the written word and the power of the imagination reigned supreme over technology, the internet and social media. “We encourage our customers to unplug with a good book,” said Dale Adams, owner of The Boerne Bookshop. Opened on Black Friday of 2019, The Boerne Bookshop offers a wide range of topics and an eclectic mix that appeals to customers of all ages. The beauty of locally owned bookstores is that no two

are ever the same. They are shaped and formed by the books on their shelves. “I would say that over time our bookstore has evolved as we become more familiar with the types of books that our customers are seeking and others that we can expose them to that they might find intriguing. It is important to us that we find what appeals to the local audience,” said Adams. Having served on the Boerne ISD School Board, Adams found himself wanting to do something different once his children had graduated. “I just felt that we needed to have a bookstore in Boerne,” he said. “Reading has always been an important part of my life and my continued on page 18

grandparents owned a printing business. I guess you could say it’s in my blood.” According to Dale, the community support for The Boerne Bookshop has been incredible since day one. Customers of all ages have flocked to the store and come through with their support over and over again. “One of the most interesting things to me has been the amount of pre-teen and teenagers that come into the store. Kids will come in and browse around after school. The types of books they are interested in has also been surprising. These young people are actually buying a lot of the classics!” You will also find an extensive kids section at The Boerne Bookshop. “This section is very popular with the kids, parents and grandparents. This area even includes a BRIO play area, where little ones can drive trains over bridges and through tunnels while their parents shop,” added Dale. “We hope to provide our customers with a relaxed, casual atmosphere to examine our merchandise at their leisure. We also enjoy talking to our customers and really getting to know their likes, dislikes and finding out what they may be looking for. In fact, we spend a large amount of time sourcing books for our customers.”

The GVTC Board of Directors welcomed a new member at the 2022 Annual Meeting. Kevin Owens was voted in to serve as a director of District III, which serves the Balcones, Kenberg, and Sabina areas. Owens has been a GVTC customer for eight years and resides in the Boerne area. Owens holds a bachelor's degree and master's degree in Chemistry and Chemical Engineering. He has 40 years of oil and gas industry experience, 32 of which were in several international locations, including Azerbaijan, Bolivia, Denmark, Indonesia, Nigeria, Russia (Siberia), Trinidad, and Venezuela. In 2020, he was recognized by the Society of Petroleum Engineers with a Distinguished Achievement Award for his outstanding leadership across operations, personal and process safety, reliability, maintenance, production, and financial results. In his community, Owens serves as a director on the board for his local POA. He and his wife of 38 years, Dana, have lived in rural Boerne since 2014. Kevin retired from Chevron in 2020. They have two grown daughters living in the general area. Owen's background in mega operations, experience with numerous diverse cultures, desire to serve the community, and prior experience on other international non-profit boards allow him to be an effective and active member of the GVTC board. “After living overseas for the majority of my life, I wanted to find an opportunity to give back to the community I am a part of now, and GVTC is the perfect fit. Making 80 the New 60 by Gary Stern

When Dana Gibson was feted at her 80th birthday party, several people attested to how she operates more like a 60-year-old than an 80-year-old. She travels extensively—though her exploring the wilds of Guatemala may have slowed down—attends Broadway plays and cultural events, plays tennis several times a week, hikes, volunteers at a church, is as active as many millennials, and looks 20 years younger than her age. What is even better? She is not alone. Gone are the days of seniors relegated to sitting on porches, swinging life away. There is a major demographic transformation underway, and it is a phenomenon acknowledged by more than just the medical community. Unlike several decades ago, seniors living into their 80s has become commonplace. The Internet is replete with lists of influential over-80s who are still going strong: activist Jane Fonda (84), director Clint Eastwood (91), singer Joan Baez (81), and actress Rita Moreno (90). In fact, in the past two years, two octogenarians helped lead the country amid the COVID-19 pandemic and the political crisis surrounding the January 6 insurrection: Anthony Fauci, immunologist and director of the National Institute of Allergy and Infectious Diseases, and Nancy Pelosi, speaker of the House of Representatives. Both are 81 years old. So what is the secret sauce to operating like a 60-year-old when you’re 20 years older? A great deal of it has to do with choice.

Make Good Choices

Experts in longevity attest to the fact that staying healthy into one’s 80s depends on making the right dietary choices, exercising, avoiding undue risks, and, of course, having a good genetic base. But becoming a fit octogenarian starts way back in a person’s life, says S. Jay Olshansky, a professor at the School of Public Health at the University of Illinois at Chicago who specializes in aging. High school students, for example, acquire bad habits that shorten their lives, such as smoking, excessive drinking, steady drug use, or eating too much and becoming obese. Andrew Steele, a physicist and author of Ageless: The New Science of Getting Older Without Getting Old, agrees. “Not smoking is the single most important thing you can do. Smoking can knock off 10 years of your expectancy,” he says. And then, of course, not eating too much, avoiding obesity, and getting regular exercise all heighten the chances of living longer.

Keep It Moving

Olshansky says it is critical to keep the blood flow moving. “Our body is [made up] of components that deteriorate when they’re not being used,” he says. If you stop using your muscles, your body won’t waste the energy it needs to take care of them. Instead, your body will start to break your muscles down, which causes them to decrease in size and strength. The amount of time it takes for your muscles to atrophy depends on your age, fitness level, and cause of atrophy. If your muscle atrophy is due to disuse, the process can start within two to three weeks of when you stop using your muscles. The good news is that disuse atrophy can be treated with regular exercise and better nutrition. Your healthcare provider may recommend physical therapy or an exercise plan. Even if you can’t actively move certain joints in your body, you can do still exercises wearing a splint or brace. The mind also operates more efficiently when it has sufficient blood flow, Olshansky says. “The seniors who forget things are having a difficult time with the

blood flow in their brain and making synaptic connections.” Steele says more exercise also helps to sustain an active mind. “When you’re running, and your heart is beating in your chest, and you’re improving your cardiovascular muscles, you’re improving your mental health,” says Steele.

Avoid Isolation

“People in their 80s who are thriving have several things in common, including a lifetime of healthful and

nurturing environments, access to medical care, education, meaningful relationships, physical activity, nutrition, and engagement with people,” says Linda Fried, dean of the Mailman School of Public Health at the Columbia University Medical Center in New York City. “Avoiding isolation is a key ingredient,” she says. Fried’s research shows that older adults are prone to three specific kinds of loneliness. The first is brought on by a lack of intergenerational contact. “We need all age groups to interact to create meaningful lives,” Fried says. Second, aging adults tend to feel lonely when they aren’t able to contribute to society. While others might bond with colleagues or schoolmates, the elderly are not likely to have such outlets. And finally, aging adults are prone to what Fried calls an existential loneliness, or the sense that life lacks meaning or purpose. Older adults can take mental stock of the extent to which they feel lonely or socially isolated. Am I feeling left out? To what extent are my relationships supportive? Then, they should consider what underlies any problems. Why don’t I get together with friends? Why have I lost touch with people I once spoke with?

Find a Passion

Operating like a person 20 years younger requires finding your passion. “People in their 70s are faced with a choice,” says Michael Brickey, a psychologist based in Columbus, Ohio, who wrote The 52 Baby Steps to Grow Young. “They can sit in front of the TV and stagnate or learn how to play bridge, swim, or line dance or can join Toastmasters and learn to give speeches,” he says. At age 76, Brickey has started to garden and learn about plants and soil. For him, gardening brings “a sense of purpose and joy and a sense of accomplishment.” Other people might find a passion in music, reading, Bible study, bike riding, making art, or pets. “One way you know you’ve hit a passion is when you get so absorbed that you lose track of time and are totally immersed,” says Brickey.

Monitor, Monitor, Monitor

“As they age, people need to start protecting and monitoring their bodies,” says Olshansky, who is 68 years old. He stopped running eight years ago and started walking because “knees and hips are hinges that don’t last forever.” To stay fit at age 80, Olshansky’s advice is monitor, monitor, monitor.

In his personal life, he sees his primary care physician, dermatologist, and eye doctor regularly for checkups that help monitor the body parts that tend to fail between 60 and 80, he says. By analogy, he says automobiles with 60,000 to 80,000 miles must be treated more carefully and brought in for repairs more often than cars with 20,000 miles.

Social and Economic Changes

Steele, who lives in Slough, a suburb of London, says that “huge social and economic changes, such as conquering infectious diseases and creation of antibiotics,” contribute to people living longer and staying healthy. “In the next few years, there will be breakthrough medications and pills that will help intervene in the aging process and help slow the process of aging,” Olshansky says. According to The Washington Post, leading the list of candidates is metformin, a longtime treatment for type 2 diabetes, and rapamycin, a chemotherapy agent and immunosuppressant. Scientists also are studying a class of compounds known as senolytics, which attack senescent cells in the body that tend to proliferate with age. Senescent cells damage healthy cells around them, contributing to multiple age-related diseases.

Super Agers

Olshansky refers to people who are physically active and mentally sharp at age 80 and super agers. “These folks all come from a family history of exceptional longevity,” says Olshansky. “They all look younger for their age.” What you’re seeing is a signal indicating that the biological rate of aging is occurring at a slower rate,” he says. “They have, in short, won the genetic lottery.” Staying youthful and active into your 80s depends on “a mixture of genetic luck, consciousness, having passions, and developing the belief and coping skills that give you a thoughtful outlook,” says Brickey. Shift or Slide?

Where actually is the real estate market as we approach the 3rd quarter of 2022? Are we looking at a re-run of the collapse of 2008-2009 and a looming recession? Will inflation and elevating interest rates ruin the run-away real estate market we have experienced the last two years? The most recent local statistics in the Boerne 78006 area reveal that year to date existing residential sales volume is down 55% compared to the same time in 2021, while price per square foot is up 22%. In the 78015 area, sales volume compared to 2021 is up 25% and price per square foot is up 25%. Nationally, existing residential sales have decreased 13%, with prices up 7%. According to Dr. Lawrence Yun, chief economist for the National Association of Realtors, there are several factors to consider as we look to the remainder of 2022 and on into 2023. He predicts that number of sales will decrease in 2023 by 1% and prices will increase by 4% - indicating more inventory being available and a slow down in the number of sales. For buyers, inflation is impacting their household income as well as interest rates raising their monthly payment. They may not be able to qualify for as much home as they could six months ago. However, the sales are slowing and inventory is rising a bit. They may have missed out on several previous homes during the feeding frenzy time. Now there is less competition for them as a buyer and prices may be lowering, so their chances of getting the home they really want instead of just settling for something is greater. Something to remember is that home ownership usually outperforms inflation. For sellers, this still is a good time to sell if your home is priced reasonably and in good condition.

There may not necessarily be multiple offers and it may sit on the market for a longer number of days, but there are still many qualified buyers looking to purchase. Rising rents are driving buyers to purchase rather than rent. 25% of all purchases are still all cash. At a recent Texas Land Market conference, it was reported that the state's population is projected to grow from 29 million to almost 34 million by 2040. Since COVID and remote working, many people are choosing to move to or near small towns which is driving up the demand for land and country living. Dr. Ronald Kaiser, professor of Water Management & Hydrologic Science at TAMU stated that we as a state have plenty of water; however it will get increasingly expensive. Some real estate experts cite that the interest rates are not as horrrible as they seem; rather, our perspective is tainted because of the rapid rate at which they rose. In February of 2020, just prior to Covid, they were around 3.5%. In June of 2021, they went to almost an artificial rate of 2.93% and are now hovering around 6%. Many homeowners remember purchasing a home at a 14-18% interest rate and view 6% as an appealing number. A financing alternative that some are pursuing now are family loans where a member of the family finances the purchase for one of their family members at a rate lower than the market rate. You should check with your CPA for the IRS requirements, but it can be a substantial savings for the buyer as well as save the tax consequences of an outright gift for the lender. Although the market has cooled a bit, the remainder of 2022 and 2023 should remain strong because of low inventory and brisk buyer demand. BBM
