When Do I Sell A Stock?

You bought a stock, watched it go up, and now you’re wondering when to sell it. For most do-it-yourselfers, that’s the burning question. When owning stocks, there’s the buying, the holding, and the selling. Sometimes buying and holding are easier than the decision of when to sell it. While there are several factors to determine when is the best time to sell, here are 3 simple ones.

Taxes Number one on the list is taxes. Capital gains taxes are a big consideration when selling a stock or any investment for that matter.

If the stock is held in a non-qualified account (individual, joint, trust, etc.), taxes can play a major part in the decision whether or not to sell it. For example, if an investor is going to pay 15% in capital gains taxes for a stock held over one year, that significantly reduces the rate of return. An alternative is to own the stock in a tax-deferred or tax-free account, such as an IRA, a Roth IRA, a 401(K), or any other tax-deferred or tax-free account registration.

That may be something to think about when you are about to buy a stock. What are your expectations from this stock? If you believe the stock may appreciate significantly, a tax-deferred or tax-free account is a great place to buy it, if possible.

Even though taxes aren’t fun, sometimes they can actually be worth paying. There were plenty of examples in the dot com bubble of the late 1990s where investors had large profits, but didn’t want to sell and pay taxes, only to see their stocks come crashing down and the gains evaporate. They would go on to say, "I wish I would've just paid my taxes on it."

One other consideration regarding capital gains taxes is that capital losses can offset capital gains. With some proper tax planning including a strategy known as tax loss harvesting, capital gains may be minimized.

Would I Buy The Stock Today?

A second consideration when determining whether or not to sell a stock is to ask yourself would you buy this stock today?

Take an extreme example. A stock has gone from $1 to $20. Would you buy it today? Forget when and what price you purchased the stock. Look at it with a fresh set of eyes, both

fundamentally and technically. Is the stock undervalued, fairly valued, or overvalued? All things being equal, if it’s overvalued, it should be sold. And, if you do sell it, where will you invest the proceeds? Another stock? Cash? A bond? This thought process is important before selling a stock.

Percentage of Net Worth Position sizing is very underrated but extremely important. In other words, how much of a particular stock should you own as a percentage of your investments or net worth? While there isn’t an exact number, it’s an important decision to make. Think of a worst-case scenario. What if the company goes bankrupt and the stock goes to $0? If that stock was 1% of your net worth, you could live with that. If it was 10% of your net worth, that would have a material impact on your retirement. Perhaps you started with a stock that was 2.5% of your net worth and now because it’s done so well, it’s grown to 7.5% of your net worth. One could sell a portion of the shares to get back down to the initial allocation of 2.5%. This is called rebalancing and can reduce risk.

Before you do that be sure to consider all of your investment assets including future contributions. That stock might not pose as much risk as you initially think, if you consider other assets that contribute to your net worth, such as your 401(K).

While there are several other factors to consider when determining whether or not to sell a stock, the above are 3 big ones.

Investing takes a lot of thought and should not be done hastily. What makes a great meal? Is it simply having delicious food or is there more to it? Most people would probably agree that in addition to fabulous food, it is also the company you are with and the atmosphere you are in that truly makes for a special dining experience. Chef Jared Campbell, owner of Your Culinary Experience, aims to provide those memorable meals to his clients all in the comfort of their own homes. “We offer fully customized dining experiences. It is all the fun of having a dinner party at your home without having to miss out on time with your friends or family because you are in the kitchen,” says Campbell. “I cook, I clean up and my clients get to relax and enjoy their meal without having to worry about ubers, babysitters or even overpriced drinks!”

Campbell, who began cooking in his high school years has made quite the name for himself as he worked his way up through high-end restaurants in the affluent areas of Telluride and Steamboat Springs, Colorado as well as Vermont. He has also won many prestigious awards such as Top Chef of Telluride, Chef’s Choice and People’s Choice at Chocolate Lovers Ball,

Local’s Grand Champion at Telluride BBQ Fest, Grand Championship Mushroom Festival in Telluride, Winner of the Bacon Competition at Telluride Food and Wine Festival and was even invited to compete in the World Food Championships in Gulf Shores, Alabama.

Eventually Campbell and his wife decided it was time to move home to Boerne, Texas. “I grew up in Boerne, my family is here and my wife and I felt it was time to come back to the Texas hill country. I had plans to open a very intimate restaurant in the area where we limited the seating to one group at a time and offered a totally customized experience. However, before I was able to do that Covid hit and changed my plans. Now, instead of a restaurant, I thought why not bring this personalized experience directly to my clients, right in their homes!”

Chef Jared offers a variety of plans to suite everyone’s individual needs.

There is the Family Style Service, which includes three options from the Family

Style Menus for $60/person plus the cost of groceries. These family style meals include an impressive selection of choices from Italian, American, French, Latin and even vegetarian cuisines. For a more individualized option clients can choose the Chef Crafted Service, which includes a custom menu for you and your guests starting at $80/person plus the cost of groceries. Each of the options includes grocery shopping, food preparation, cooking, serving and of course the clean up as well.

“People often ask if I have a specialty or a style of food that I prefer to prepare. Honestly, I want to cook what my client wants to eat.

minds change. The first time I experienced watching someone come into a restaurant carrying their daily stresses and then saw their attitude change as they began enjoying the food that I had prepared for them, I was hooked! For me, cooking really is all about bringing joy to people!”

Currently, Your Culinary Experience is available throughout the Texas hill country including Boerne, San Antonio, Comfort, Fredericksburg, Kerrville and Canyon Lake areas. According to Chef Jared, “Something fun that many clients have done is to have me come to prepare a meal for them while on a hill country staycation. Recently I was invited to cook a French breakfast for a group of ladies on a girls trip in Fredericksburg. They got to relax and have fun while I prepared an amazing breakfast for them. The possibilities really are endless, whatever you can think up, contact me and we can work up a custom plan for you. I have provided meals for birthdays, anniversaries, holidays and even just a random weeknight with friends – you name it and I will do my best to make it special.”

“As far as the size of the group, I try to keep it under 20 people. Larger groups can be accommodated, but do require additional chefs or waitstaff,” Campbell added.

Chef Jared ended by saying, “One of the best parts about this is that I have made some really cool connections. Being able to learn about the people I am cooking for on such a personal level has been really interesting as well as rewarding. 2021 Texas Housing & Economic Outlook:

SAFETY EXPECTATIONS, INCREASING MORTGAGE DELINQUENCIES AND FORECLOSURES TAKE CENTER STAGE

Economists at the Texas Real Estate Research Center have issued their 2021 outlook for housing and the state economy, a task made more difficult by unprecedented unknowns.

“The economy could look different coming out of the pandemic as some changes become permanent,” said Center Research Economist Dr. Luis Torres. “Because this recession was caused by a health catastrophe, the recovery path could be different than that of previous recessions. Consumer and business safety expectations will play an important role in the economy’s full reopening.”

Single-Family Housing

The 2021 housing market will be characterized by strong demand with low inventories accompanied by solid price growth. Inventories of homes priced under $300,000 will be especially low, affecting sales in that price range. Price growth will be positive because of stable demand. Low-skill/low-wage earners were hurt the most economically, and they are typically renters, not homebuyers.

Demographic trends, such as aging millennials and migration from out of state, will help drive Texas housing demand in 2021.

Homebuilders are trying to satisfy demand in the lower price cohorts by building homes in the suburbs or outer city borders where land costs are lower. This trend was prevalent before the pandemic but has accelerated during COVID-19.

Monetary policy implemented by the Federal Reserve, low inflation expectations, and slow economic growth are expected to keep mortgage rates low.

Mortgage refinancing, however, will slow as lenders add more requisites and the pool of households able to refinance diminishes.

“According to the Mortgage Bankers Association, 2.7 million homeowners (5.5 percent of all home loans) were in forbearance as of Dec. 13, 2020,” said Torres. “The share of homeowners who will be able to make their mortgage payments once forbearance ends is unknown, but we expect delinquencies and foreclosures, which have so far been kept low by government policy, to increase during the year.”

Apartment Market

The fiscal stimulus bill passed in December alleviates some of the apartment market’s issues in 2021. It included direct payments of up to $600 for every adult and child, and it provided $25 billion in rental assistance to tenants with unpaid or overdue rent. It also extended a federal eviction prohibition through the end of January 2021. The incoming administration is expected to renew that prohibition.

The number of tenants who will be able to pay rent going forward is unknown because many renters are jobless, and the ability to pay rent depends on their earning wages or receiving unemployment benefits. This affects landlords’ ability to cover operating costs and make mortgage payments on properties.

The apartment market outlook is worrisome due to the uncertainty surrounding the ending of the eviction moratorium and the dissipation of the fiscal stimulus.

purchasing goods and services online, accelerated in 2020. Remote working took a toll on office vacancy rates and rents even though not everyone could work from home and the amenities some offices provided could not be duplicated at home,” said Torres. “Also, relationship-building and networking are difficult when working from home. These elements contradict the idea that onsite office work will disappear in the foreseeable future.”

The pandemic accelerated the process of performing some high-tech jobs from home and of doing business online. It created an incentive for the building of more satellite offices in the suburbs or in other cities with lower density, resulting in fewer employees in central downtowns or other high-density areas.

Employees who permanently work from home or move to lower-cost cities may face costof-living pay cuts, eliminating the financial gains from working from home or relocating.

Retail was hit the hardest as some businesses were unable to accommodate consumers’ sudden shift from brick-and-mortar shops to e-commerce. On the other hand, the industrial sector benefited from the shift to e-commerce and the accompanying need for additional distributive and warehousing centers closer to the consumer.

“Moving forward, companies will want to spread their risk geographically and minimize the impact of a local problem such as another pandemic outbreak,” Torres said. “Warehouse’s strong recent demand could lead to some overbuilding in the future, driven by increasing investor interest in the sector.”

During and after 2Q2021, commercial real estate will benefit from the federal government stimulus enacted during the final days of 2020 and the wide distribution of the vaccines.

Based on these expectations, office occupancy will probably not improve significantly until the second half of 2021 when employees could start returning to the office safely. Only then will the effects of remote working be apparent to the office sector. Still, the office market has been exposed to some pervasive underlying changes

in the work environment that are not yet fully evident. Given the longer-term nature of office leases, the pandemic’s full impact on the market may not be evident for a couple of years.

“Retail will probably continue to consolidate/contract in 2021. Retail that is more convenient, attractive, pleasing, engaging, or even entertaining may flourish,” said Torres.

Industrial will continue to benefit from e-commerce growth during 2021.

Oil and Gas

Oil and natural gas demand is expected to recover in 2021 as the global and U.S. economies rebound from the pandemic.

Oil prices could be higher than $50 per barrel because of improvements in economic activity. However, prices in the $50-$60 range will not be enough to create significant employment gains or overall economic improvement. In addition, the incoming administration’s clean energy policy will be a major headwind for the industry.

As it did in the commercial sector, COVID-19 accelerated trends already prevalent in the energy sector and will affect future industry growth and employment. These trends include the rise in environmentally and socially responsible investing and consolidation in a low-price environment.

Rural Land

In 2021, the Center expects: • overall land prices to increase by 5 percent or more; • the number of sales to increase by 10 percent; • total dollar sales volume to increase by 12 percent; and • small properties to sell well.

Due to stress in the oil and gas industry, Far West Texas markets might not be included in the expansion.

Member’s Choice Contest

The BEC Foundation is the charitable giving arm of Bandera Electric Cooperative. Since 2008, BEC has provided more than a quarter million dollars in donations to nonprofit organizations in our community.

Now, it’s your chance to make a difference. The BEC Foundation is launching a contest to recognize deserving nonprofit organizations who make a positive impact in our community and could benefit greatly from the funds received. BEC members are eligible to nominate nonprofit organizations within our service territory to receive a BEC Foundation grant up to $5,000.

Nominations for this contest open February 1, 2021 at 12:01 a.m.

Nominations for the contest close on March 15, 2021 at 11:59 p.m.

The BEC Foundation board will select the top three (3) organizations based on the positive impact their chosen project will make in the community and predetermined criteria based on the Charitable Giving Guidelines.

Members will be allowed to vote via email for the winning nonprofit organization March 25 - April 9. Be sure to keep your email address up to date in your BEC account so that you’ll be sure to receive the ballot to vote for the winning nonprofit.

The following criteria must be met by organizations being nominated: Organization must be a nonprofit organization recognized by the IRS. Organization or group must provide services to residents living within BEC service areas.
