I love the holiday season, I really do. Gathering with family and friends, the joy it brings the kids, the decorations and lights – it’s all a lot of fun! But I’m not gonna lie, I’m also a little glad when it’s over. There is a lot of extra that comes with the holidays - extra activities, extra spending, extra decorating and extra eating... just to name a few. So when the New Year rolls around I find it nice to have that fresh start. An opportunity for a clean slate to begin again with new goals and a few less things on my to-do list. So do you start a new year with resolutions? I usually don’t have any set, written down resolutions, just general things I’d like to see happen or do better in the upcoming year. But, like most people those usually get forgotten as time goes by. For many people, losing weight and getting healthy top their list of things they would like to achieve in the new year. If this is you, be sure to check out this month’s cover feature on Ideal Health Boerne. They have a new location right on Main Street, complete with a fitness studio! Their program goes beyond just weight loss and focuses on helping their clients achieve a healthy, happy lifestyle. The new year is also a time to get organized and be more productive. affect your investment moves?
As you know, inflation heated up in 2021, following years of pretty stable – and low – numbers. And now, early in 2022, we’re still seeing elevated prices. As a consumer, you may need to adjust your activities somewhat, but as an investor, how should you respond to inflation? First, it helps to know the causes of this recent inflationary spike. Essentially, it’s a case of basic economics – strong demand for goods meeting inadequate supply, caused by material and labor shortages, along with shipping and delivery logjams. In other words, too many dollars chasing too few goods. Once the supply chain issues begin to ease and consumer spending moves from goods to services as the COVID-19 pandemic wanes, it’s likely that inflation will moderate, but it may still stay above pre-pandemic levels throughout 2022. Given this outlook, you may want to review your investment portfolio. First, consider stocks. Generally speaking, stocks can do well in inflationary periods because companies’ revenues and earnings may increase along with inflation. But some sectors of the stock market typically do better than others during inflationary times. Companies that can pass along higher costs to consumers due to strong demand for their goods – such as firms that produce building materials or supply steel or other commodities to other businesses – can do well. Conversely, companies that sell nonessential goods and services, such as appliances, athletic apparel and entertainment, may struggle more when prices are rising. Of course, it’s still a good idea to own a variety of stocks from various industries because it can help reduce the impact of market volatility on any one sector. And to help counteract the effects of rising prices, you might also consider investing in companies that have a long
track record of paying and raising stock dividends. (Keep in mind, though, that these companies are not obligated to pay dividends and can reduce or discontinue them at any time.) Apart from stocks, how can inflation affect other types of investments? Think about bonds. When you invest in a bond, you receive regular interest payments until the bond matures. But these payments stay the same, so, over time, rising inflation can eat into your bond’s future income, which may also cause the price of your bond to drop – a concern if you decide to sell the bond before it matures. The impact of inflation is especially sharp on the price of longer-term bonds because of the cumulative loss of purchasing power. However, Treasury Inflation-Protected Securities (TIPS) can provide some protection against inflation. The face value, or principal amount, of each TIPS is $1,000, but this principal is adjusted based on changes in the U.S. Consumer Price Index. So, during periods of inflation, your principal will increase, also increasing your interest payments. When inflation drops, though, your principal and interest payments will decrease, but you’ll never receive less than the original principal value when the TIPS mature. Talk to your financial advisor to determine if TIPS may be appropriate for you. Ultimately, inflation may indeed be something to consider when managing your investments. But other factors – especially your risk tolerance, time horizon and long-term goals – should still be the driving force behind your investment decisions. A solid investment strategy can serve you well, regardless of whether prices move up or down. BBM

Set Yourself Up for Success:
HOME OFFICE ORGANIZING by Esmi Gonzales – Sort It Out
As more and more of us are working from home, be it part time or full time, the importance of a tidy, organized and structured home office is now more important than ever. Follow these tips and tricks for a in-home workspace that will set you up for success in 2022! First make this project an appointment on your calendar. Remember, no other interruptions. Devote the time you feel you can apply yourself to get as much done without getting burned out or overwhelmed. Set your deadline goal, but be realistic. This may be a day’s work or broken out into three different dates, your choice but keep your true deadline. Second, have all your organizing tools available for office before you get started. Last, when going through your belongings remember to ask yourself “Do I really need this? Have I used this in the last year?”
1. Break room (or area) down into 4-Zones
• Basically this is 4 corners of the room or space you are working in • Do not stray from one area of the room to another even if you are tempted. Stay focus on one zone at a time. (This strategy will help you to really get some work done. You will have a real visual of your labor. This will be a true motivation to help keep you going because you are seeing actual results.)

2. Start with Zone 1 – if there is furniture in any Zone focus on one piece at a time
• If you have a bookshelf, a printer table, a file cabinet, stick with one piece until you are completely done and satisfied. TIP: Decorative items like boxes and bowls are a “catch-all” for you to unknowingly place paper clips, loose change, pens, pencils and odds and ends. This creates clutter. Truly use these decorative items for just that. The less of these types of items you have around, the less likely you are to use them as storage and a catch-all. • Tackle each piece of furniture from top to bottom. Make sure to use the Organizing Signs – Keep, Donate, Other Room, Discard, Recycle, Sell. Use cardboard boxes or bins to collect the different categories. This will make things easier for you to haul off to appropriate destinations.
3. When going through your file cabinet or file drawers, make sure to shred/recycle any outdated paperwork. TIP: If space allows, place file cabinet and printer table close to desk for ease of use. You don’t want to have to walk across the room to pull a file or take something off the printer.
TIP: Office supply stores like Office Max, Office Depot, Staples and some UPS stores offer shredding services usually running about 99 cents per pound. Very safe process.This is a great option if you don’t have the time to sit and shred or if you have a large amount of shredding to accomplish.
4. When working on your desk, start with the desktop.
File whatever paperwork needs filing, or trash or recycle. Keep items on your desktop limited for work space such as computer, phone, notepad and pens and pencils • Donate duplicate items such as calculators, rulers and old printers. • Next move into the desk drawers. Designate items in drawers for ease of use. You want to be able to reach supplies quickly you use on a daily or weekly basis. • Next move to the floor around your desk. There is a “home” for everything. Once you’ve gone through these items, can you place them in drawers and cabinets with other “like” items. If space has not yet been created for these items, set them aside with a Post-It-Note to be placed and put away later. • Labeling will help keep you from misplacing items and mixing items up and definitely help keep you organized. Stick a label outside the drawer or place a label from your label machine inside the drawer if you prefer to hide the labels. Or simply make a label from a piece of paper and place a piece of packing tape or scotch tape over it and place in drawer.
5. Always keep “like” items together in drawers or cabinets, this helps with locating items quickly.
It also helps when you are running low on your supplies. You are also creating a “home” for these items. Use Post-It Notes to help identify the different piles of items while sorting and paring down. • For example, Writing Supplies – notecards, thank you cards, stationery, envelopes and stamps. Computer Items – manuals, printer paper, ink cartridges, CD’s, DVD’s and flash drives. Office Supplies – post it notes, pens, pencils, markers, tape, hanging files, manila folders, paper clips, rubber bands etc. • Use drawer dividers to help keep supplies separate and tidy. These products can be found at any office supply store, Target or Walmart. Or simply use small boxes you may have lying around the house.
TIP: When you come across a box or container with lots of small items or paperwork or a mix of both set it aside. This is what I consider “homework.” At a later time (remembering to keep your deadline goal) sit down with this box along with a trash bag and a shredder. If you do not have a shedding machine, use another bag to separate papers that should be shredded. Before you know it the box will be empty. Don’t stop there! Make sure and put everything away. If you have more boxes, repeat the process.
6. Go through each zone one at a time remembering to not stray and stay focus.
You are creating “homes” for your items, supplies and paperwork. Remember to use postit-notes to identify your different category piles as you sort and pare down. Always use the Organizing Signs when working on any organizing project to help differentiate your belongings (Keep Donate, Other Room, Recycle, Sell). One cabinet, one drawer, one shelf at a time until you are completely done and everything has a home.

“New Year, New You!” Each January you see this phrase on repeat. You hear it on the radio, on television, it’s popping up on social media… and hey, it’s probably even something you are telling yourself! The truth is, we all have the best of intentions when the new year rolls around. We’re going to get fit, lose weight, be more active, and for a while it might actually be working, but then life happens! “Accountability is key when it comes to sustaining these goals,” said Traci Brown, co-owner/head coach of Ideal Health Boerne. “Here at Ideal Health Boerne we want so much more for our clients than just weight loss. We want to help them live healthier lives and provide them with the support system they need to stay on track!” Ideal Health Boerne has been helping locals to achieve their health goals since the beginning of 2019. Having had much success in her own weight loss journey, Traci was inspired to help others do the same. She teamed up with local physician, Dr. Ben Stahl, and they opened their own clinic to help others achieve a better quality of life. “To date we have helped our clients lose over 10,000 pounds! MAINTAINING AND KEEPING PAPERWORK UNDER CONTROL.
Keeping paperwork from piling up and getting out of control is the number one complaint from most of my clients. Here are a few tips to keep it under control: • Set aside 10 to 15 minutes each day to sort mail so that it doesn’t overwhelm you at the end of the week. File by: Read, Action Needed (i.e.: return a phone call, RSVP to an invitation, set appointments, respond to correspondence) and File. • Use trays to organize mail and papers that come across your desk using the above files. • Immediately throw away junk mail. • After reading important and relevant mail and taking action, shred any mail with personal information. • Magazines: once you have read them either recycle them or if you keep them a few months, use magazine file boxes to store them. Newsletters, catalogs and magazines can also be stored in magazine file boxes. These file boxes can sit on top of a file cabinet; label each file box for easy reference. • Weekly maintenance like the ones above are good habits to keep you organized. The key to staying organized is creating habits, they will soon become a daily routine and you won’t even realize you are staying organized!
FILING SYSTEMS SHOULD BE KEPT SIMPLE.
Have major categories, for example: “Sales” in a green hanging file with a Tab, and then by subcategories in manila folders: Domestic Sales, International Sales, Inactive Sales, and New Client Sales. This makes it faster and easier to locate information. • Be careful not to over stuff folders. This may be a sign its time to
discard or store some of the information in the folders. • File and store the previous years’ files each January and create new folders and files for the new year. • Make sure to label your stored boxes with content information and year. Place in a closet if space allows.
MISCELLANIOUS:
Setting times and making appointments on your calendars for your office tasks and to-do’s are a great reminder to help you stay organized. Each day look over your calendar to see what the day has in store for you. Set reminders to alert you to the upcoming tasks. • Set aside time each day to return calls. • Also set aside time to read and respond to emails, first thing in the morning, after lunch and before the end of the day. • Empty workspace of everything but the project you’re working on to cut down on distractions. • At the end of each project or event, organize paperwork and file or store it. • Straighten desk at the end of the day and especially at the end of the week so that you can start each morning with a clear desk. When you have completed this project, load up your vehicle with the donation, shredding and recycle boxes. Make a note on your calendar or place a post-it-note on your vehicle’s dashboard to remind you of these deliveries! Last, REWARD yourself for the hard work! Congratulations! BBM

Rural land expert: ‘Insatiable appetite’ for land, record prices, and activity that ‘defies fundamentals’

Research Economist Dr. Charles Gilliland with the Texas Real Estate Research Center at Texas A&M University monitors the rural land market using a network of local observers. Here is a brief summary of those findings.

"If you want property in this region, take a number," said Gilliland. "Brokers have buyers lined up." Strong demand has prompted active subdivision operations. Small properties sell within days of listing, he said. The frenzied demand includes both cropland and rangeland. In ranch markets farther from Austin, current pricing is testing the top of the market. Typical buyers are wealthy individuals worried about inflation.
Panhandle, South Plains: 'Record High Price'
"With buyers, mostly farmers, flush with cash from both government stimulus payments and strong commodity prices, sales increased dramatically in the second quarter," said Gilliland. "Regional sales this year will exceed those of 2016, the previous record-holder." Abundant water in Hutchinson, Moore, and Sherman Counties prompted dairies to acquire land to provide feed for their operations. In addition, farmers are harvesting good crops selling at high prices. Larger transaction have taken a pause, and the market for properties priced $20 million and up may be softening. Cropland sales slowed, but prices are steady or increasing. He added that worries about inflation and tax law changes motivated many

Although observers report an oversupply of land for sale at unrealistically high asking prices, he said, the latest transactions have been around $1,500 per acre.

"Activity exploded in West Texas as buyers snapped up small, medium, and large properties," said Gilliland. "Many subdivided the large properties, quickly selling the smaller tracts." Observers expect higher prices in the near future.
Northeast Texas: ‘Waves of Demand’
"Waves of demand in the Dallas-Fort Worth Metroplex meant strong activity in the region,” said Gilliland. Because of a dearth of properties for sale, Gilliland said some markets had few sales. Observers anticipate an uptick in cropland sales. "Sawtimber prices have increased 45 percent over the last year, while pulp wood prices have remained steady," said Gilliland.
Gulf Coast-Brazos Bottom: 'Dramatic Activity'
"Demand from the urban centers drove Coastal Bend land markets as buyers prepared for growth,” said the Center economist. Progress on the "Aggie Expressway" from Houston toward College Station spurred dramatic activity in Grimes County as investors anticipated future development. 'Short supplies of listings restricted sales activity in some areas,” he said.
South Texas: Divided, Sold

When and Why to Take on Business Debt

Taking on debt can be an inevitable step for many businesses. A loan or a line of credit can provide a struggling business with the cash it needs to expand or fund a new venture. As with every financial move, though, it is best to consider all angles before going ahead with the decision. Here is what you need to know about when and why it can make sense to take on business debt: When is it a good idea to take on business debt? Businesses can benefit from taking out loans or opening new lines of credit under these circumstances: When seeking resources to help grow the business It takes money to make money, and a small business loan can help business owners pay for an expansion when they do not have the current resources to fund it on their own. The funds can help broaden the company’s line of products or services, pay for a move to a larger location, fund a marketing campaign or hire additional staff. Before taking on debt for this purpose, it is important for a business to first measure the anticipated return on investment (ROI) for the debt. The ROI for taking on new debt needs to exceed its post-tax interest costs for the debt to be profitable for the business. For example, if a business takes out a loan to pay for new equipment costing $10,000 that will enable it to sign a $20,000 contract, it needs to ensure that a loan won’t cost them more than $10,000 in interest and other fees. Otherwise, the business will not stand to gain from taking on new debt. The profit margin also needs to be generous enough for it to be worth it for the business. If the final gain is minimal, the business owner may be better off investing energy in another lowercost endeavor. When trying to build credit Opening a small loan or a line of credit can be a great way to build
a business credit profile. It can also strengthen financial institution relationships. Small loans and lines of credit can help a business prove it is responsible and trustworthy for repaying debts. This will open the doors to larger loans that may be needed in the future. When taking on debt for this reason, it is important for a business to run the numbers and to be sure it can handle the monthly payments, even before the anticipated boost in revenue. If a company cannot meet its monthly payments, taking on new debt can wind up doing more harm than good to its credit. Why is business debt often a preferred source of funds? Businesses in need of extra cash can choose from several options. Primarily, a business can decide to sell company equity, open a small business loan or a line of credit. Here’s why debt can be a preferred source of funds for businesses: It has lower financing costs. Unlike equity, debt is limited. Once the loan is paid back, the business owner can forget it ever existed. On the flip side, selling equity in a company generally means forking over a part of the profit for as long as the business exists. (It is important to note, though, that debt has fixed repayment costs as opposed to equity stakes, which are determined as a percentage of the company’s profit. This means a business owner will need to pay back debt regardless of the company’s success.) Business debt provides tax advantages. Business debt can decrease a company’s tax liability by lowering its equity base. As a bonus, interest on business loans and lines of credit are usually tax-deductible. It mitigates risk. Taking on debt to access funds, instead of selling equity, lowers the company’s risk if the business fails.BBM
