With inflation at multi-decade highs and inflation expecta tions inching up, the Fed has reprioritized its focus from supporting growth to quickly taming inflation. The Fed has stated (unequivocally, to our ears) that they would gladly risk a recession now via restrictive policy to avoid the bigger risk of higher and more entrenched inflation later. This is the right long-term policy, but means that economic growth will slow in the near term. Interest rates across the curve are materi ally higher year-to-date. Front-end rates will continue higher in-line with Fed guidance, but we expect long-end rates to stabilize as growth slows and the Fed’s inflation-fighting credibility

Reassuringly, from an investor perspective, a fair amount of pessimism has already been priced into the market. Various measures of investor sentiment are quite weak, which generally signals good entry points for long-term investors. Similarly, consumer sentiment is near all-time lows; prior troughs in this gauge dating back to the early 1970’s have rewarded brave investors with average returns of 25% over the following 12 months 1 . Reviewing the history of 17 prior bear markets in US stocks dating back to 1900 provides a dose of humility, given the wide disparity of severity and length of prior drawdowns. If nothing more, this exercise reminds us that patience is a requisite ingredient for good long-term returns: median prior drawdowns have gone lower and taken longer to bottom than the current episode. Risk assets valuations look fair, but not cheap. Many pundits point out that market drawdowns of 20% or more have historically been great entry points. This is true, but valuation matters more than price. 2021 valuations were rich, so the move lower in risk assets thus far has merely brought valuations back down to earth from unsustainably lofty levels. In fact, for stocks, the year-to-date move is almost entirely explainable by the move in risk free rates, rather than a true increase in extra compensation investors get for taking on the risk of owning stocks. As for private equity, we think assets will be remarked lower as net-asset values get market-to-market over the coming quarters, potentially offering attractive entry points for investors underexposed to this asset Overall,class.ifwe survey all of these elements to our analysis – inflation, interest rates, economic growth, corporate earn ings, sentiment, historical context, and risk asset valuations – we shake out as being cautious over the short-term, but more bullish over the long-term. Higher interest rates and a mild recession could be just what the doctor ordered to wean our economy off the morphine drip of growth-supportive Fed policies, but we would prefer to get a better sense of how severe the withdrawal symptoms will be before getting definitively more aggressive.

we see an actual recession in the next year will be determined by the interaction between the economy’s positive momentum, the persistence of inflationary pressure, and the restrictive effects of Fed monetary policy. On balance, we expect growth to slow to a 0-1% annualized rate. However, should a recession come to pass, we presently expect it to be more mild than severe, owing to the underlying strength in the labor markets. More importantly, recession or not, we think that corporate earnings estimates need to come down from overly optimistic levels. Growth will slow and the combination of cost pressures and worried consumers will likely pressure margins. Overall, we think forward earnings estimates look about 5-10% too high.

DON’T EXPECT TO SEE INSANELY HIGH OFFERS.

HOUSES AREN’T SELLING QUITE AS QUICKLY AS BEFORE. Don’t be surprised if homes sit on the market several weeks before receiving an offer. With more options to consider, buyers are able to take the time to choose the home that best suits their needs. Buyers are catching their breath. Having to go see a home within the first few hours of it being on the market was exhausting and defeating. Especially since buyers were making offers sight unseen for so

12 B oerne B usiness M onthly | September 2022 much over the asking price, many people threw in the towel and decided to wait to be able to buy. That time has come.

The real estate market is normalizing. There are more houses on the market, but higher mortgage rates are making it harder for buyers to afford the types of homes they could just a few months ago. This translates into sellers needing to rethink how things will go when their house goes on the market. This does not mean sellers can’t get top dollar for their homes, but the market today is very different from just six months ago.

BUYERS AREN’T WILLING TO GIVE AWAY THE FARM ANY LONGER.

Buyers won’t be rushing to make offers that are significantly over the list price. With the lending environment shifting, buyers have less available cash to put down to cover an offer well over ask ing and appraisal price. They now have to factor in the increase in a monthly mortgage payment. This doesn’t mean that we aren’t seeing homes sell for over asking price but more often we are seeing homes sell at the list price or just below.

Buyers had to not only pay well over asking to get their offer accepted, but they also had to make concessions that were rarely seen before the market whipped into a frenzy. Waiving inspections entirely or paying several hundred dollars for a few precious days to make sure the house was a sound investment; paying for the title policy, the survey and forgoing a home warranty or an appraisal were standard practice if a buyer wanted a shot at getting the house. Today, buyers are offering less than asking price if the home is overpriced and they are asking for, and getting, an option period and a home warranty.

Resetting Sellers’ Expectations

THE CONDITION OF THE HOME MATTERS. Buyers were so desperate to get a house that they would set tle for just about anything. This made sellers feel that their home’s condition wasn’t a selling fea ture. Tidying up before showings, mowing the lawn or patching the hole was no longer necessary. Homes that were in pristine con dition sold faster and for more but homes in less than favorable con dition were also selling so sellers got lazy. It’s no longer going to work that way. It’s important that sellers have their home ‘show ready’ and make the necessary fixes that will make their home appealing to potential buyers. If a home is well priced, and is in pristine condition, there may still be multiple offers or even offers over asking price, but for sure this house will sell before one that has stained carpet, mystery odors or outdated finishes. A good real estate agent will always advise a client on the mar ket and what a reasonable listing price should be and what repairs need to be done before putting the home on the market. Sellers don’t need to worry that they have missed the boat entirely and can’t get their home sold in today’s market. Buyers are still wanting to move to our area and many haven’t lost their buying power with higher interest rates. Maybe it’s time for all of us to catch our breath, slow down just a bit and keep in mind that the real estate market is still moving forward… and at higher interest rates.

If you are considering putting your home on the market, here are a few things to think about: The days of sellers having 20 offers to choose from in the first four hours of their house going on the market are gone. Sellers need to understand that the pool of buyers has shrunk due to rising mortgage rates, but the available homes for sale has increased so buyers have more choices. If someone can still buy with a 6% interest rate, they have more options to choose from and less competition.

To say these past two years have been a sellers’ market would be an understatement. Sellers have been able to expect the moon for very little work. Offers significantly over asking price, bidding wars and multiple offers have been the norm. Today’s sellers aren’t having the same experience as our market has shifted.

After lots of hard work building her business, Forks opened a storefront in Boerne in 2003, creating custom, handmade jewelry as well as offering a “make it yourself” jewelry bar where customers could create their own designs. In 2007, the building where the store was located sold and Jenny opened a new location at The Rim in San Antonio, all the while building her online sales and getting her jewelry in multiple other retail stores across the country. Eventually, Jenny decided to take her business back home for a while, always hoping to get her business back to Boerne.

“In 2019 the perfect spot became available. The Sach’s Garage building right on Main Street was the perfect spot for J. Forks Designs to call home. We were one of the first to sign a lease in this renovated, historical building and were able to design and build out our boutique exactly as we had envisioned it,” said Forks. With the creation of the new retail space, Jenny was able to spread her wings and expand into a clothing boutique and lifestyle

Jenny Forks is many things; she is a jewelry maker, lifestyle brand and boutique owner, public speaker and author – but most of all she is an inspiration. According to Jenny, “I was a single mother, going to school and working two full time jobs. That wasn’t working. I began making jewelry and eventually was able to keep the evening job while I did home jewelry trunk shows to supplement my income.”

“I got pregnant with my daughter at 17,” said Forks, “I went through abuse, both mentally and physically, I was sexually assaulted, and on one particular night my life was almost taken.”

She is now on the Board of Directors for the Kendall County Women’s Shelter and active within the San Antonio Rape and Crisis Center, in hopes that through her past experiences she can help those in need. The Kendall County Wild Game Dinner became the premier fundraiser for the Kendall County Junior Livestock Association in 2021. According to Joe Lozano, President of KCJLA, “Our mis sions were aligned with both organizations being focused on serving the youth of Kendall County by promoting education and agriculture.
