A New Home With a Pool
BCA has officially moved into our new office space at the Brambleton Crossing facility. More than just a change of scenery, this move represents our growth and dedication to serving the Brambleton community more effectively, providing a modern and accessible space where ideas flourish and residents feel welcome. Additionally, Brambleton’s fifth and final pool is located at this location, and park features are also planned to be installed. This facility and amenities will physically and strategically enhance operational efficiency and foster stronger connections within the community.
Laying Foundations for Tomorrow
We are actively designing and will soon begin construction on our Community Services Facility that will serve Brambleton for years to come. This complex is not merely an infrastructure project but a commitment to
maintaining the beauty and functionality of our community. By investing in a facility that will streamline our maintenance operations, we will ensure that Brambleton remains a place where nature's charm, formal landscapes, and modern amenities coexist harmoniously.
Embracing Expansion
Growth is synonymous with inclusivity in Brambleton. Ongoing discussions with Toll Brothers to potentially annex their Arcola Farms property into our community are driven by a vision of unity and shared lifestyles. We are excited about the possibilities this annexation provides, promising a diverse and dynamic future.
A Fresh Identity
BCA is performing a rebranding initiative that reflects our evolving identity and aspirations. A new version of our logo will begin to appear on Association materials in the coming months, and a full rebrand of our magazine and website will occur later this year. Undertaking this process is a testament to our adaptability and eagerness to embrace the future while staying rooted in our unique values and past. This new brand identity encapsulates our spirit of innovation, diversity, and growth.

The BCA Board of Directors is responsible for the overall governance and success of the Association. The Board meets regularly to discuss BCA business, set policies and procedures, and act on Association matters. The Board last met on December 12, 2023, and February 6, 2024. Below is a selection of notable actions taken at these meetings in accordance with BCA governing documents, state statute, and federal laws:
December 2023 & February 2024 Board Meetings:
Approved the August, September, October, and December 2023 Board Meeting Minutes as well as the draft 2023 Annual Meeting minutes for publication only.
Elected Brian Viola as President, Chris Cook as Vice President, Iain Ronis as Secretary, and Steve Smith as Treasurer. Appointed Chris Cook, Pat Martin, and Iain Ronis to the Executive Committee.
Adopted the Asset Disposal Policy Resolution.
Approved operation of each pool to six days a week as recommended by the Grounds & Facilities Committee.
Adopted fencing standards for Section 32 to require all fences to be 6’ Talbot white vinyl privacy fences as recommended by staff and the Covenants Committee.
Accepted full maintenance and ownership responsibilities for Sections 18, 31, and 23; authorized the General Manager to sign and send a letter of acceptance to the Brambleton Group and Loudoun County.
Committed to using Hanson Park as a fireworks venue for Brambleton residents and the general public and using up to $50k of BCA funds plus staff and volunteer time towards the event.
Approved Community Services Facility (CSF) land development hours: 7 AM to 5 PM on weekdays; 9 AM to 5 PM on Saturdays; no Sundays. Issued a letter of intent to Hubert Construction for the construction of this facility.
Approved the revised 2024 Insurance Package as presented to include the Directors & Officers option 2 with CNA.
Requested further clarification and amendments on the proposed Memorandum of Understanding regarding the possible annexation of Toll Brother’s Arcola Farms property.
Approved proposed new BCA logos; authorized the expenditure of up to $10k for staff to update the logos.
Approved staff’s traffic calming recommendations to the Brambleton Group for consideration in their final design for Olympia Dr, Legacy Park Dr, and Greenside Dr.
Approved the expenditure of up to $55k to purchase outdoor furniture for the Brambleton Crossing Pool.
Directed Director Mohan and the General Manager to contact State Senator Suhas Subramanyam to share BCA's support for Senate Bill 672.
Forwarded Legacy Park pickleball court concerns to the Grounds & Facilities Committee for review. Directed staff to work with the Committee to receive input from homeowners within a 500 ft radius of the courts and provide resolution recommendations.

New BCA Management Office Now Open
Brambleton Community Association staff has officially moved into our new office space! The BCA Management Office is now located at 42000 Ryan Rd, at the new Brambleton Crossing Park & Pool facility.
This office space is conveniently located near the intersection of Belmont Ridge Rd and Ryan Rd, just west of the Brambleton Golf Course. Our office entryway is easily accessible for Brambleton residents and visitors, and ample parking spaces are also available. Notable features of the new office include a bright and welcoming front desk area, a large conference room for BCA Board and Committee meetings, and a “community outreach corner” where community partners can place donation bins. The Brambleton Crossing Pool will also open at this facility this summer, and trails and park amenities are planned for the future as well.
Our office is open for walk-ins on weekdays from 8:00 a.m. to 12:00 p.m., and our appointment-only hours are 12:00 to 5:00 p.m., Monday through Thursday. Stop in and see this beautiful new space for yourself today!

New Year, New Pool Season
With the new year upon us, Brambleton residents can expect to see many new changes this pool season. With the opening of a fifth pool, the implementation of a digital pool pass system, and a major shift in pool operating hours, residents should familiarize themselves with what’s to come in the next few months.
Brambleton Crossing Pool
The Brambleton Community Association Management Office has officially moved to the Brambleton Crossing facility located at 42000 Ryan Road, just a mile west of the Brambleton Town Center. In addition to being the new home for BCA staff, it is also the location of our fifth and newest pool, which includes a water slide, water features, and outdoor showers. Additionally, the site will eventually feature a park that may include amenities such as a trail to the Beaverdam Reservoir, benches and picnic tables near the adjacent pond, and more.
MokoApp Digital Pool Pass System
Rollout of our new MokoApp digital pool
pass system started in mid-February and will continue through mid-April, with registration information being emailed to residents in four separate batches grouped alphabetically by street. Residents living on streets with A-D names were the first group to receive the email in February. If you haven’t received an email already, be on the lookout for a message from BCA Pools via MokoApp including instructions on how to register your household and add family members to your account.
This segmented rollout allows our staff to review and approve registrations in an efficient and timely manner. It is highly recommended that residents do not delay in registering once they receive the MokoApp email, so that your household account can be approved well before pools open for the summer on May 25. Residents who do not receive an email by mid-April will have the opportunity to register directly through a link provided at www.brambletonhoa. com/pools.
These changes to our pool pass system will simplify the pool check-in process
for everyone. Instead of bringing a physical pass, simply share your name and/ or address with the lifeguard at the pool entrance. Your household account will include the names, photos, and ages of everyone residing in your home. The lifeguard will then verify the appropriate people before you enter the pool.
Pool Hours
With additional costs associated in opening and operating a new fifth pool, BCA will significantly adjust pool hours this year. Each pool will now be closed on a specific weekday during the season, once schools close for the summer on June 14. Following this amended schedule will provide relief to our pool operating budget and staff, keeping yearly assessment increases at a minimum and helping our pools function smoothly.

MaintainX: BCA's New Work Order System

Brambleton Community Association has been searching diligently for a work order system that meets the needs of both our Operations department and Brambleton residents. We believe we have finally found the right program for our community in MaintainX!
MaintainX is a work order system that allows BCA to set repeating work orders and preventative maintenance tasks for our Operations field team. This system also includes a convenient calendar function, allowing staff to easily schedule routine tasks at all Brambleton amenities, including parks and common areas. These features will help the Association perform and enhance our
longstanding maintenance management plan to ensure that our grounds and facilities thrive for years to come.
We are also excited to launch the BCA Work Request Portal built into the MaintainX system. Brambleton residents can easily submit concerns through the portal regarding common areas, tot lots, sport courts, and all other amenities maintained by BCA. The portal also enables residents to include supporting images and track the progress of their requests in real time. Additionally, Operations staff can seamlessly communicate with residents through the portal to resolve requests. Below is a helpful workflow of how the request process is performed.

This QR code will also be included on future signage placed throughout the Brambleton community, allowing residents to submit concerns as soon as they occur.

It’s hard to believe it’s been three years since the Brambleton Community Association Block Party Trailer program was first launched in 2021. The trailer has been in high demand ever since, helping residents host incredible block parties over the years. The trailer is filled with helpful and fun items necessary for a successful block party, removing the hassle of having neighbors lug things over from their homes. The trailer can be parked in a central location and comes equipped with folding tables/chairs, a grill, cones, trash cans, coolers, speakers, yard games, and more. It even includes a ramp to make carrying things in and out a breeze.
If you haven’t heard about the Block Party Trailer before or seen it parked in your neighborhood, trying it out for your next block party couldn’t be a smoother process. Brambleton residents can visit www.brambletonhoa.com/ blockparty for a full overview of trailer features and rental guidelines. Once you have a neighborhood block party plan (no private parties allowed for birthdays, graduations, etc.), fill out the online request form, sign the agreement, and provide a map with your requested trailer location.
From our “quality control” launch on Regal Wood Drive in the spring of 2021 until today, the Block Party Trailer
program has been well-received by the Brambleton community. Resident JJ Singh recently shared that “Our neighborhood loved our block party. The trailer had everything we needed and things we didn’t even know we needed! It’s a tremendous asset to the community.” Other residents now request the trailer for annual get-togethers that their neighborhoods look forward to all year.
Our Block Party Trailer has even received national attention! In September 2021, BCA co-hosted a Community Associations Institute (CAI) conference where community managers from across the country had the opportunity to see the trailer. A CAI representative was so intrigued, she requested an
interview which resulted in recognition in their Community Manager magazine. Praised in the article as a “one-of-akind” resource for community association residents, our trailer was used as a model for several associations looking to implement the same concept in their communities.
I highly recommend taking advantage of our Block Party Trailer if you haven’t already. Renting the trailer for your block party is an excellent way to encourage community and camaraderie amongst your neighbors. 2024 BCA Events Preview
Our community has been buzzing with energy and excitement about Brambleton Community Association’s 2024 events. BCA is reimagining several events big and small this year to bring a spirit of positivity and togetherness to Brambleton. And the fun has already started!
On January 26, we started our year off with a bang by hosting our inaugural Dueling Pianos event at the newly renovated Barn at Brambleton. It was great to see so many Brambleton families and friends attend this sold-out event. We would like to thank Miller & Smith for their generous support and the Brambleton Group for allowing us to host an event at the Barn for the first time.
We are also excited to announce updates to our large-scale festivals and events this year. We are partnering with Hal & Berni Hanson Regional Park to jointly host our What a Blast! fireworks event on June 29 at their state-of-the-art facility, allowing Brambletonians and other local Loudoun residents to enjoy an amazing fireworks display, food trucks, and more. Additionally, our summer concert series is moving to the Barn at Brambleton and will consist of four concerts from May through August. Furthermore, with the Evergreen Mills Road event space no longer available for festivals, we are introducing a new fall celebration at the Barn on September 28 that will incorporate elements from our previous BrewFest, Good Neighbor Day, and Fall Fest events.
In the meantime, we have new events and old favorites included on our spring calendar. Starting on April 11, Food Truck Thursdays return to Legacy Park and Olympia Drive. And by popular demand, we’re excited to introduce an 80’s themed Murder Mystery night at the Brambleton Corner Clubhouse on April 20. Ahso Cellars was born from the partnership between Jason and Tiffany Maddens, owners of Ahso Restaurant, and Patrick Ryan, a trained sommelier with previous experience at the

Reflect, Rethink, Revise
In every thriving community, the implementation and maintenance of homeowners association (HOA) design standards play a pivotal role in creating a visually appealing and cohesive living environment. As trends evolve and lifestyles shift, the need to revisit and update these standards becomes essential. When undertaking such a community-wide strategic initiative, it is important to reflect on the purpose of design standards, rethink the relevance of current standards, and implement revisions as appropriate.
Reflect: Purpose of Design Standards
The Declaration for Brambleton is the legal foundation of Brambleton Community Association that contains covenants and use restrictions, including covenants pertaining to design standards. BCA design standards are specific, detailed, and cover most of the exterior modifications that homeowners want to make to their property. The overarching goal of these design standards is to uphold aesthetics, preserve property values, promote consistency, and protect community character through enforceable principles pertaining to use, maintenance, and design. These standards adhere to three general but fundamental principles:
1. Maintain consistency with the overall design concept for the community.
2. Maintain unique architectural styles and characteristics of the different sections within the community.
3. Promote the interplay between architectural design and environmental qualities and features.
Rethink: Importance of Revising Design Standards
BCA recently underwent a strategic planning process to ensure the Brambleton community is focused on the future. One of the objectives of the 2023-2027 Strategic Plan is to revise and update BCA’s Design Guidelines. Periodic reviews of design standards are considered a best practice to ensure that continued alignment with the original vision of the community developer is balanced with the flexibility to adapt to the community’s growth and changing needs. Standards must be assessed and revised in order to clarify principles that are vague or ambiguous, address gaps that have been identified through daily BCA operations, and create a more user-friendly and comprehensive approach for homeowners. Changing trends, technological advances, and evolving lifestyles need to be taken into
consideration when rethinking design standards.
Revise: Process for Updating Design Standards
The BCA design standard revision process consists of a multi-level approach involving BCA staff, the Covenants Committee, resident input, legal review, and final approval and adoption by the Board of Directors. Each standard will be reviewed to ensure it best captures the integration between homeowner preferences and the collective aesthetic of the community. Implementing a standardized review process with input from multiple entities, including homeowners, ensures that standards remain relevant, adaptable, and reflective of the vision for the community’s future.
The revitalization of BCA’s design standards is not just about maintaining visual appeal but also fostering a thriving and adaptable community. By aligning standards with current trends, engaging residents in the revision process, and promoting flexibility, BCA can create an environment that stands the test of time. The importance of revising standards cannot be overstated, as they ensure the community remains vibrant, attractive, and in harmony with everchanging dynamics of modern living.

Assessment Payment Options
Assessment payments are due on the first day of each month. Please note that payments can take up to five business days to process and post to the account. Late fees are assessed for payments not posted by the 10th day of the month. Details regarding the various payment options can be found at www.brambletonhoa.com/assessments.
Payment Options:
• ClickPay: FirstService Residential collects online assessment payments directly through ClickPay at www.clickpay.com/firstservice. For help with your account or setting up payments online, please contact www.clickpay.com/gethelp or call 1-888-354-0135 (option 1).
• Auto Pay: Owners are encouraged to select the Auto Pay option for ease of use. These recurring payments can be made by e-check (ACH) for no additional charge or by credit/debit card for a nominal fee.
• Pay Now: If the owner selects the Pay Now option, then they will need to manually make assessment payments on the first day of each month. Payments can take three to five business days to process.
• Online Bill Pay: Owners may pay assessments using an online bill paying service from their personal banking institution.
• Mail: Owners may make payment by check or money order mailed to the Association’s lockbox service. Please reference your account number or property address, or include the payment coupon, to ensure the payment is properly recorded.
• Mailing Address: Brambleton Community Association, C/O FirstService Residential, PO Box 30403, Tampa, FL 33630
It is important to note that assessment payments are NOT accepted at the BCA Management Office, as all payments are processed by the Association’s bank via a lockbox. Payments delivered to the BCA office will be returned. Cash cannot be accepted at the BCA office or at FirstService Residential offices for payment of assessments.

BCA processes single-family home and townhome resale disclosure packets, PUD questionnaires, and payoff requests through HomeWiseDocs.
BCA Single-Family Homes & Townhomes: BCA has partnered with HomeWiseDocs to offer a streamlined process for the order and delivery of resale, refinance, and lender documents such as: resale disclosures, estoppels, demands, lender questionnaires, and governing documents. Resident Spotlight: Abel Sussman
We spoke with longtime Brambleton resident Abel Sussman about his leadership of the Little Free Library program in Brambleton. He and his son Asher also shared recent books they've enjoyed, their favorite Brambleton events and amenities, and more!

How long have you lived in Brambleton? What prompted you to choose Brambleton? I’ve lived in Brambleton since October 2012. At the time, I was looking for a home that was large enough for an office to occasionally work from home; nowadays that need is far more common! How the times have changed. I also chose Brambleton because of the sense of community and the many amenities.
What inspired you to initiate and lead the Little Free Library program in Brambleton? I wanted to encourage the love of reading for the children in our community. As Ruth Bader Ginsburg said, “Reading is the key that opens doors to many good things in life.” I applied to the BCA Board of Directors to start the program in 2014, and the program officially started in 2015.
How has the Little Free Library program developed since 2015? There are now many community volunteers that help watch over a library or two. You’ll also often see myself and my son carting books to the various libraries and checking up on them.
How can Brambleton residents support the Little Free Library program? Please consider donating gently used books to the Little Free Library. You can bring them to the closest little library near you, or you can contact me at abel. sussman@gmail.com for a porch pickup.
What is a great book that you’ve read recently? Asher’s pick for a great book is Scooby-Doo 5-Minute Stories, and my pick is Hunting Prince Dracula by Kerri Maniscalco.
What other activities are you and your family involved in? Asher started to learn to read through comic strips and comic books. Together we started an online business buying and selling comic books – if anybody wants to sell their childhood collection, let us know! My son and I are also involved with Cub Scouts Pack 1500 - Brambleton, Virginia and the Down Syndrome Association of Northern Virginia.
What are your favorite Brambleton amenities? We love the Brambleton parks, especially the zip line and volleyball court. The volleyball court has served as an impromptu sandpit for years.
What are your favorite Brambleton events? We really love the block parties as a way to connect with neighbors.

Student Spotlight: Ahana Narayanasetty
We spoke with Brambleton resident and Brambleton Middle School student Ahana Narayanasetty, who worked with her friend Tarunika Mamillapalli on a project for the Step-Up Loudoun Youth Competition highlighting the importance of lithium-ion battery safety. She shared why she wanted to focus on this topic, what steps people can take to reduce battery fire risks, and more! Look for an extended version of this article on the BCA Facebook page in mid-March.
How long have you lived in Brambleton? What school do you attend? I have been living in Brambleton since November 2019, and I go to Brambleton Middle School. How did you become involved with the Step-Up Loudoun Youth Competition? My Spectrum teacher suggested I check out the Step-Up Loudoun Youth Competition, so my parents and I signed up for an information session to learn more. I was definitely interested in signing up after that!
What motivated you to focus on lithium-ion battery safety for your project? While brainstorming with my parents to identify problems facing our community, I noted issues like pet waste, recycling, and speeding. However, I wanted to gain insight from local authorities, so I visited the Brambleton Library and the fire station near my home. It was there that a fire marshal suggested the topic of lithium-ion battery safety, a topic that instantly resonated with me due to an experience in the past.
Shortly after my family friends moved into their new home, a lithium-ion battery fire in their garage caused a devastating blaze that completely destroyed their house within the first week. The ordeal of them spending nearly a year in temporary accommodations before repairs were completed left a permanent mark on my mind. I couldn't bear the thought of similar tragedies occurring in our own community, which is why I chose this topic for further investigation.
What battery safety tips would you like to share with the community? Lithium-ion batteries power a vast array of everyday devices, from the playful zoom of toy R/C cars to robotic vacuums, e-bikes, hoverboards, laptops, and electric vehicles. The potential danger lies in their propensity for thermal runaway, an electrochemical phenomenon where selfheating spirals out of control, rapidly increasing the cell's temperature and triggering fire. Numerous factors can ignite this perilous chain reaction, including exposure to extreme temperatures, mechanical impacts like drops or crashes, and even overcharging.
To counter this threat, I urge everyone to "Take C.H.A.R.G.E." of their battery safety.
• C: Use certified products only. Cheaper alternatives may be tempting, but they often lack compatibility and safety features, increasing risks.
• H: Handle with care. Do not expose batteries to extreme temperatures and take care not to subject them to stress. Only use the provided charger. Do not charge or store these devices in an exit path.
• A: Always stay alert for warning signs when using or charging batteries. Do not leave them charging overnight and unattended.
• R: Recycle batteries responsibly.
• G: Get out immediately if there is a fire.
• E: Educate others about battery safety.
What career would you like to pursue in the future? I would like to pursue a career in medicine and specialize in virology to contribute to the prevention of future epidemics like COVID-19.
What do you enjoy doing outside of school? I love dancing and have been pursuing the Indian classical dance Bharatanatyam for the last four years. I also practiced karate for three years and earned my first-degree black belt recently. But my favorite activity is playing with my little brother and friends outside.
What are your favorite Brambleton spots? I enjoy leisurely strolls through the charming Brambleton Town Center and catching a movie at the Regal Fox Cinema. For outdoor adventures, I like the zipline at Morning Walk Park and the refreshing sprinklers/play area at the newly opened Hanson Park.

Quarterly Magazine
The Brambleton Community Association self-publishes a visually rich and engaging quarterly magazine in March, June, September, and December, which is mailed to all Brambleton residents. In addition, the magazine is published digitally and archived on the BCA website, and printed copies are available at the BCA Management Office and in the Welcome Center.

We launched this video series in May 2017 to inform residents about everything happening in Brambleton. These videos cover topics including community news, events, and programming.
