Welcome to our vibrant community! We are delighted to have you as part of our neighborhood and look forward to getting to know you better. As members of Brambleton Community Association (BCA or the Association), we would like to share our Values, which form the foundation of our community.

BCA Overview
Vision, Mission, & Values
Brambleton Community Association has established a Strategic Plan to ensure that the organization is focused on future goals. As part of the process, BCA has identified its Vision, Mission, and Values as outlined below:

Living in an Association
All Brambleton owners are members of Brambleton Community Association, which functions as a homeowners association according to federal law and state statute. Comprehensive Governing Documents, a Board of Directors comprised of elected volunteer neighbors, and several standing committees help govern the community. Together, these entities ensure a high quality of life for BCA members while protecting and even enhancing property values.
Living in BCA provides several benefits to its members. There is a hometown feel to living in a community like Brambleton that fosters a sense of belonging to something bigger. It’s like being part of a club, where membership fees (assessments) produce benefits available to all members: amenities such as three clubhouses, five pools, and miles of trails; discounted utility rates (Verizon Fios); special events; and open spaces. Homes are also diligently maintained to a common standard that creates appreciation and pride for our community.

BCA is a registered corporation with the Commonwealth of Virginia. As such, the corporation is structured with a Board of Directors, which is supported by advisory committees and volunteers.

The BCA Board of Directors is entrusted with the fiduciary responsibility of the Association, sets policy, and directs the affairs of the Association in accordance with federal and state statute, Association documents, and generally accepted business practices. The Friday Flash is a weekly bulletin sent out via email. The purpose of the Flash is to keep residents aware of upcoming events and programs, committee meetings, community governance, and more. Quarterly Magazine
BCA self-publishes a visually rich and engaging quarterly magazine in March, June, September, and December, which is mailed to all Brambleton residents. In addition, the magazine is published digitally and archived on the BCA website at www.brambletonhoa.com/communications, and printed copies are available at the BCA Management Office and in the Welcome Center.

Connect Resident Portal
BCA and FirstService Residential encourage all Brambleton homeowners to review their assessment accounts periodically via the Connect Resident Portal at bca.connectresident.com. Register to access your account anytime and from any device! This portal features a self-service platform empowering you to make payments, check balances, and more. It also includes the ability to link multiple Brambleton properties using a single login.
New Account Processing: Upon closing on your Brambleton home, the settlement document will be forwarded from your title company to FirstService Residential. You will receive your account number, a statement of account, and payment coupons in the mail directly from them. This processing time can take up to 60 days. Your settlement paperwork will specify when your first payment is due.

Assessment Payment Options Assessments & Resales
Assessment payments are due on the first day of each month. Please note that payments can take up to five business days to process and post to the account. Late fees are assessed for payments not posted by the 10th day of the month. Details regarding the various payment options can be found at www.brambletonhoa. com/assessments. Payment options include:
• ClickPay: FirstService Residential collects online assessment payments directly through ClickPay at www.clickpay.com/ firstservice. For help with your account or setting up payments online, please contact www.clickpay.com/gethelp or call 1-888-3540135 (option 1).
• Auto Pay: Owners are encouraged to select the Auto Pay option for ease of use. These recurring payments can be made by e-check (ACH) for no additional charge or by credit/debit card for a nominal fee.
• Pay Now: If the owner selects the Pay Now option, then they will need to manually make assessment payments on the first day of each month. Payments can take three to five business days to process.
• Online Bill Pay: Owners may pay assessments using an online bill paying service from their personal banking institution.
• Mail: Owners may make payment by check or money order mailed to the Association’s lockbox service. Please reference your account number or property address, or include the payment coupon, to ensure the payment is properly recorded.

It is important to note that assessment payments are NOT accepted at the BCA Management Office, as all payments are processed by the Association’s bank via a lockbox. Payments delivered to the BCA office will be returned. Please also note that cash cannot be accepted at the BCA office or at FirstService Residential offices for payment of assessments. Resales & PUD Questionnaires
BCA processes single-family home and townhome resale disclosure packets, PUD questionnaires, and payoff requests through HomeWiseDocs.
BCA Single-Family Homes & Townhomes: BCA has partnered with HomeWiseDocs to offer a streamlined process for the order and delivery of resale, refinance, and lender documents such as: resale disclosures, estoppels, demands, lender questionnaires, and governing documents. Simply visit www.homewisedocs.com to get started.
BCA Condominiums (Residences, Residences II, Summerfield): Condominium properties require information from both BCA and the condominium sub-association for closing. Visit www.fsresidential.com/corporate and select “Order Documents” to order a resale package, request payoff information, or obtain a condominium questionnaire for the subassociation. Community Standards
Design Review
Covenants
The objective of BCA’s covenants is to preserve property values throughout Brambleton by maintaining consistency with the overall design concept for the community, maintaining the unique architectural styles and characteristics of the different sections within the community, and promoting the interplay between architectural design and environmental qualities and features.
BCA is also responsible for the administration and enforcement of all covenants, including the Design Review Guidelines, which are applicable to property owners. Article 9, Architectural Review, of BCA’s Declaration provides that responsibility for the enforcement of the Design Guidelines shall be exercised through the Covenants Committee, the members of which are appointed by the BCA Board of Directors. Essentially, all changes, permanent or temporary, to the exterior appearance of a building or lot are subject to review and approval by the Covenants Committee in order to comply with BCA’s covenants and Design Review Guidelines. This process is initiated by submitting a completed Design Review Application packet. The review process is not limited to major additions or alterations, such as adding a room, deck, or patio. Covenants Committee meetings are held on the second Monday of each month. Applicants are not required to attend the meeting to have their application reviewed. The application submission deadline is 9:00 a.m. on the Monday prior to the Covenants Committee meeting. All completed application packets must be received by the deadline in order to be processed and reviewed during the scheduled meeting.
Inspections
BCA is responsible for conducting inspections, which include: Curb-Appeal Inspections, Proactive Inspections, Resale Inspections, and Post-Approval Inspections. All inspections are performed by BCA staff. Visit www.brambletonhoa.com/ inspections for more information.
Curb-Appeal Inspections: Exterior inspections of homes and lots occur throughout the year to maintain curb appeal and protect property values. These inspections are designed to identify properties or sections that would benefit from a more comprehensive evaluation.
Proactive Inspections: Proactive inspections are ongoing throughout the year, and campaigns occur on a scheduled basis. These inspections include trash cans, carriage lights, grass, trees, common areas, and holiday decorations.
Post-Approval Inspections: Post-Approval Inspections are automatically scheduled and performed after one year to confirm that modifications are constructed as approved and in compliance with BCA Design Guidelines.
Resale Inspections: Resale inspections are comprehensive inspections that are performed as part of the resale disclosure package and are done as requested by the seller of the residence.

Events
BCA presents a wide range of events for all ages of Brambleton residents to enjoy throughout the year. Our three major festivals include BrewFest, BRAM: What a Blast!, and Fall Fest. Other community favorite events include our annual Comedy Night, Bramble-Bunny Egg Hunt, Neighborhood Campout, and Pictures with Santa events.

BCA is proud to offer programs for all ages throughout the year such as summer camps; art, dance, and drama classes; and more. Throughout the year, the Bram Bus will take residents to and from some of the best venues in the area. Block Party Trailer
The BCA Block Party Trailer serves to encourage community building within Brambleton’s neighborhoods. Block parties are a great way for neighbors to connect with one another in an informal and fun setting. Want to Volunteer?
Brambleton has several event volunteer opportunities throughout the year! We are always seeking people for our large festivals and smaller events to help with setup, admissions, and more. Volunteering is a great way to meet other Brambleton neighbors and feel pride for lending a hand. You also receive t-shirts and swag along with free entry to some events. Plus, if you volunteer for two events in a calendar year, then you will receive an invite to our annual VIP event!

BCA operates five facilities with pools and other amenities:
Brambleton Community Center: 42645 Regal Wood Drive
• BCA’s first large facility, the Community Center has two clubhouse levels that provide space for Brambleton programs and are also available for rental. The pool features a beach entrance, white coating, waterline, and lane tiles. This facility also has a spa and wading pool.
Beacon Crest Clubhouse & Pool: 22650 Beacon Crest Terrace
• The Beacon Crest facility has a main pool with a waterfall, wading pool, spa, grill, and rentable clubhouse.
Brambleton Corner Clubhouse & Pool: 42255 Palladian Blue Terrace
• The Brambleton Corner facility features an eight-lane pool, grill, and a rentable clubhouse.
Brambleton Crossing Park & Pool: 42000 Ryan Road
• The Brambleton Crossing Pool includes a water slide, water features, and outdoor showers.
Stratford Landing Pool: 23503 Quillback Court
• Stratford Landing Pool offers amenities designed for younger kids, including buckets that fill and tip, shoreline water spouts, a splash pad, and a slide.

Digital Pool Passes
To obtain access to all five community pools during the pool season, primary owners will need to register their household through MokoApp. Visit brambleton.mokopass.com to create your pool pass account today!
Once owners register for their digital pool passes, re-registration is not required, unless there is a change of address. Residents who are new to Brambleton, have moved since the end of the prior swim season, or are renters within Brambleton named on an active lease, will all need to register (or re-register) for passes. Additionally, children who have turned 12 and 16 years old since the end of the prior swim season, or during the current swim season, will need to have their pass photos updated. Facility Rentals
The Brambleton Community Center, Beacon Crest Clubhouse & Pool, and Corner Clubhouse & Pool are available for exclusive use rental by Brambleton owners and authorized tenants. All owners must be in good standing with the association in order to use BCA facilities.

Parks & Trails
A wide array of parks located throughout Brambleton are available to serve the leisure and recreational needs of all Brambleton owners, residents and their guests. Visit www.brambletonhoa. com/parks for a full list of parks and their amenities.
Additionally, Brambleton features over 18 miles of paved trails with 20 outdoor exercise stations as well as eight fishing ponds. A detailed map of trails and other amenities can be found at www.brambletonhoa.com/trailsmap.
Sport Courts & Dog Park
Brambleton residents have access to multiple sport courts in Brambleton, including four basketball courts, three volleyball courts, six tennis courts, and one soccer field. Visit www. brambletonhoa.com/courts for a list of courts/fields and to review usage rules.
BCA also operates a dog park at its Creighton West Park. The Creighton West Dog Park is located along the trail that runs from Creighton Road to Ryan Road, between Madison’s Trust Elementary School and Brambleton Middle School. The dog park contains two separate areas: one area for dogs 25 pounds and under, and another area for dogs of any size. Services & Maintenance
Trash & Recycling
BCA provides trash and recycling services to all single-family detached homes and townhomes in Brambleton. BCA contracts with Republic Services to perform trash and recycling collection as well as yard debris pickup and bulk item pickup. Republic Services can be contacted at brambleton@republicservices.com to arrange for toter delivery and bulk item pickup and to answer any collection-related questions.
Verizon Fios
BCA provides Verizon Fios TV and Internet services to all Brambleton residents. These services are covered by the Technology portion of the monthly BCA assessments. The Brambleton Fios package includes the HD Extreme video package, one HD DVR Set top box, Broadband with 500/500 Mbps speeds, and one Quantum Gateway Router (BHR4). Townhome Grounds Maintenance
There are certain sections of the community, predetermined by the Brambleton Developer, for which limited grounds maintenance on townhome lots is provided by BCA. The townhome grounds maintenance package includes mowing, string trimming, weeding, edging, turf applications, and mulching of basic landscape. Common Area Maintenance
BCA is responsible for the maintenance and upkeep of all common areas throughout Brambleton. These common areas contain buildings, streets, sidewalks/trails, landscaping, ponds and water features, parks, and a variety of natural areas. BCA primarily hires contractors to complete necessary maintenance tasks.

There are other organizations that maintain grounds and facilities within Brambleton:
Loudoun County: Maintains County ball fields and school properties.
Summerfield Condominiums: Maintains building exteriors, common areas, and streets.
The Residences Condominiums: Maintains building exteriors and common areas.
Brambleton Town Center: Maintains buildings, streets, and common areas in the Town Center.
Winter Storm Management
BCA is responsible for providing winter storm services throughout Brambleton. The goal of the Association is to make all BCA common areas, private streets, alleys, and drives reasonably safe and accessible within a certain timeframe once snow stops falling. Townhome and single-family homeowners are also responsible for shoveling snow on driveways and the sidewalks on and adjacent to their property. Greater Brambleton
Brambleton Town Center
The Brambleton Town Center is managed by the Brambleton Developer and offers Brambleton residents a wide variety of dining, shopping, and entertainment experiences, including Blue Ridge Grill, AhSo Restaurant, Go Bananas, Onelife Fitness, and the Regal Fox 4DX and IMAX Cinema. The Town Center is pedestrian friendly and positioned to be at the heart of Brambleton with easy access from Northstar Boulevard, Ryan Road, and Olympia Drive.

Brambleton Library
The Brambleton Library is located in the Brambleton Town Center at 22850 Brambleton Plaza. This state-of-the-art library provides access to thousands of books and other materials, a makerspace with 3D printers and other resources, and activities and events for all ages! Regional Park
Hal & Berni Hanson Regional Park is a 257-acre regional park located on Evergreen Mills Road, between Brambleton and Willowsford. The park features a wealth of amenities, including 17 athletic fields, a skate park, a splash park, an amphitheater, picnic pavilions, indoor event spaces, a Nature Center, nature trails, and over 75 acres of passive recreational space. Beaverdam Reservoir
Beaverdam Reservoir is located just north of Brambleton on Belmont Ridge Road and allows residents to boat, fish, and hike in designated areas. The Beaverdam Reservoir Park is currently under construction and will include a welcome center, pavilions, a rental boathouse, natural trails, waterfront boardwalks, and educational exhibits. Brambleton Golf Course
Enjoy the beauty of Brambleton Golf Course, located at 42180 Ryan Road. Brambleton Golf Course measures almost 6,800 total yards from the back tees, and features several tiered greens, as well as significant water in play on six holes from the front nine, as well as two on the back.
