The Importance of Volunteers

ne of the most remarkable ways to serve your community is by being elected to its board of directors. Brambleton Community Association Director Susan “Sue” Wolford did just that. Sue moved to Brambleton in 2016. Shortly after getting settled, she wanted to get involved in the community. One of her first steps was volunteering for the Grounds & Facilities (G&F) Committee. After serving for a couple of years on the Committee, she then successfully ran for a position on the BCA Board of Directors in 2019. During Sue's time on the BCA Board, she has shared her knowledge, compassion, and mindfulness with us in ways that will continue to positively impact Brambleton. Sue has the good fortune to be able to retire and has decided to move to a new home where she can enjoy warmer weather with longer golf seasons. As she transitions out of Brambleton, Sue will no longer be able to serve on the Board. The open seat she leaves behind will be a tough one to fill. I thank her for her time on the BCA Board and the G&F Committee. She has been an absolute pleasure to work with and will be greatly missed. Thank you, Sue, and we wish you the best with your retirement and the next chapter of your life. Volunteers are the backbone of a thriving community association, and Brambleton is no exception. The importance of volunteering can't be

overstated. It builds social bonds, reduces isolation, provides the satisfaction of accomplishment, decreases feelings of powerlessness, gives residents a sense of control and involvement, and makes community associations vibrant and thriving places to live. This is the foundation for building community and lifestyles within a planned development. As Community Association Institute (CAI) states, "Successful communities – those where residents are united by common goals and interests – are created by a broad base of active volunteers. This broad volunteer base brings essential diversity to the association – viewpoints, opinions, ideas, talents, and contributions. The greater the number of people who participate in the community, the better the decision making, the smaller the workload for each, and the less likely people are to burn out." This statement from CAI couldn't be more accurate. Brambleton relies on volunteers at all levels of its operations. Volunteering can consist of helping at a single event or festival, participating on one of BCA's committees, or even being elected to the BCA (or condo sub-association) Board of Directors. Residents can also volunteer to better the community more informally by helping a neighbor in need, picking up litter as you walk on one of our trails, or adopting a common area near your home. These are just some of the ways we can all serve and take pride in our community.

Recruiting and retaining volunteers can be challenging. Active volunteers typically want to feel a sense of accomplishment and positivity in the jobs they perform. Those feelings can occur from making new relationships or strengthening existing ones, providing assistance to those in need, or sharing knowledge or talents to better the community. BCA needs to match residents' reasons for volunteering with the right community task or duty. The Association also needs to know its volunteers and help them grow in ways that keep their interest. The reward for everyone is a well-functioning community where residents are involved and the quality of life is notable. Furthermore, the Association recognizes the value of the partnership between volunteers and paid staff members. One of the roles of BCA staff is to facilitate, support, and encourage the work of volunteers. Paid staff and volunteers are essential in a community the size of Brambleton, but it is the responsibility of all Brambleton residents to build and sustain a greater sense of community. BCA Board of Directors The BCA Board of Directors is responsible for the overall governance and success of the Association. The Board meets regularly to discuss BCA business, set policies and procedures, and take action on various Association matters. The Board last met on February 8, March 1, March 29, and April 5, 2022; and took the following actions in accordance with its governing documents, state statute, and federal laws:

February, March, and April 2022 Board Meetings: Approved the January, February, and March 1, 2022, Board Meeting Minutes. Appointed members to the Covenants, Grounds & Facilities, and Financial Advisory Committees. Approved partnership with FirstService Residential to solicit a line of credit loan with a 10-year term for the Evermont Trace Project. Engaged Points North Strategies as the 2022 Strategic Planning Facilitator. Postponed further action related to Cellular Planning in Brambleton, as recommended by the Community Technology Committee, due to recent cell tower developments surrounding Brambleton. Sent correspondence to the Board of Supervisors to address future construction traffic on Belmont Ridge Rd and possible proffers related to the Brambleton South Industrial Properties Rezoning Application. Requested their consideration to keep Brambleton together in one election district. Approved the 2022 insurance policy as presented; directed the General Manager to execute all policies as proposed. Dissolved the Events Committee and directed staff to establish an Events Focus Group. Initiated a 45-day notice period and directed staff to engage counsel to proceed with non-judicial foreclosure. Held a delinquency hearing and approved assessment repayment plans; suspended Verizon Fios services and member privileges of delinquent owners. Granted a variance for existing decorative fence scrolls and ball caps due to the size, scale, color, and compatibility of the overall fence design. Denied an appeal of an approved fence application as the submitted application was determined to be compliant with BCA Design Guidelines. Adopted the Strategic Planning Committee Charter. Appointed Director Balaram, Director Linder, and Treasurer Crotty as members on the Strategic Planning Committee and Director Balaram as the Committee Chair. Adopted the revised Election Committee Charter and directed staff to solicit members for the 2022 Elections Committee. Appointed President Viola as a member on the Committee. A Bittersweet Good-Bye Susan Wolford - Vice President, BCA Board of Directors

t is with excitement, apprehension, anxiety, and anticipation that I look forward to my next adventure. After 45 years of working in the land planning and homeowner association industries, I am retiring and leaving Northern Virginia and Brambleton to enjoy warmer weather, golf, walks on the beach, travel, and more time with my family and dog! My bittersweet good-bye to Brambleton leaves me with some wonderful memories and reflections on this community.

Brambleton is unique in many ways. I always knew it was a large community with a diverse group of people who lived in a beautiful, well-planned, and maintained development. I knew there were a variety of amenities, open spaces, and activities that were available to its residents. I knew it was well-managed by a professional group of people that were well respected within the industry. But as I plan my departure and look a little deeper into this community, I realize there has always been so much more!

There are neighbors who care deeply for each other and will spend hours helping find a lost dog, a misplaced bike, or a lonely stuffed animal. They will organize food banks and clothing drives, donate a surprising number of toys, and give their time, their heart, and their compassion to people they don’t even know. The residents of Brambleton also know how to have a good time and celebrate a variety of cultural events. They share traditions, learn about new ones, and embrace the diversity of this community. This community is people with empathy. This community is people with passion. This community is people with purpose for more than themselves. Sure, we don’t always see eye-to-eye and we have different opinions and perspectives, and sometimes we get very passionate about those perspectives. But that is what creates the vitality and spirit of Brambleton. Combine that with the emotional energy and that is truly what makes Brambleton unique.

This is a wonderful community, and I am blessed to have been a resident and honored to have served on the Board of Directors of the Brambleton Community Association. I will miss Brambleton, and I hope I can find another home that will give me the same sense of pride, sense of community, and sense of caring! Just in a warmer climate!

Ground Works: Summer Activity Brambleton Community Association and its contractors continually perform various upkeep and service tasks in order to maintain a healthy environment and a great-looking community. Here are a few highlights of services that will occur over the next few months:

Common Areas Fertilizer & Weed Control: A turf application will be applied to common areas throughout the community in June/July. This application will be for broadleaf weed control. Irrigation: Irrigation services are underway and will continue through September (weather dependent). Mowing & Edging: Mowing and edging services are underway and will be performed until mid-November (weather dependent). Pond Maintenance: Our pond contractor will be on-site every week performing maintenance tasks at our community ponds through December. Trash & Litter Removal: Our Operations team performs several common area trash sweeps every month.

Townhome Grounds Maintenance Program Fertilizer & Weed Control: Summer turf application will be applied in June/July. This will be a spot treatment of broadleaf weed control. Mowing & Edging: Mowing and edging services are underway and will be performed until mid-November (weather dependent). Timely details on services and specific dates will be communicated in upcoming editions of the Friday Flash, on the BCA website, and on the BCA Facebook page. Preserving Brambleton's Curb Appeal Isaiah Marsh - Operations Manager

rambleton has over 250 acres of common area (and counting). As stewards of the land, Brambleton Community Association is committed to keeping these areas pristine and useful. Property values and marketability are always factors that BCA considers when making decisions that affect our common areas. As the community ages, so do the surrounding landscape features, asphalt, community buildings, and amenities. You may notice a few of these aging assets receiving facelifts throughout the summer. It is important to remember that all of the following projects have been funded entirely by Reserves. Legacy Park Tennis Courts BCA has signed a contract with Bishop’s Tennis to resurface the tennis courts in Legacy Park. The work is expected to take place in mid-June. After seeking resident feedback, the community showed overwhelming support for the Pro-Cushion® court surface product. The scope of work will include cleaning, filling, and grinding smooth cracks and low areas; filling the voids below; overlaying structural cracks; applying pressure sensitive polymer coating;

overlaying the courts with thermally stable fabric; applying adhesive; installing the Pro-Cushion® surface; and applying sealer and a color coat.

resurfacer will be installed, and finally the court will be color coated.

Additionally, two sets of pickleball lines and portable nets will be added to one side of these courts.

Total Asphalt will begin asphalt rejuvenation work in Brambleton in early June. They will use an oil-based, eco-friendly rejuvenator. No coal tar is used in the product. The rejuvenator is sprayed on pavement surfaces, and the dry time is usually around one hour. This treatment significantly improves the condition, durability, and life of the pavement.

Franklin Benjamin Basketball Court Bishop’s Tennis will also be resurfacing the basketball court in the Belmont Trace neighborhood located at the corner of Franklin Benjamin Terrace and Belmont Ridge Road. This work is also expected to take place in June. The basketball court will receive a fiberglass overlay. It will be hydro-scrubbed, and cracks will be cleaned, filled, and overlayed with the Riteway Crack System. A tack coat will be applied, the fiberglass fabric overlay will be laid, a

Asphalt Rejuvenation

The rejuvenator product will be applied to private BCA streets in Sections 12 (Water Tower & Overlook areas), 15, 16, 17, 33, and Evermont Trace. Work will also be performed in the townhome private drives in the Brambleton Town Center. All sections are on a five-year maintenance program. These are just the most significant of many renewal projects taking place throughout Brambleton this summer. Project updates will be shared on our website and in the Friday Flash, and our Operations team can answer any questions at operations@brambleton.org. BCA is always looking for ways to make our community a better and more beautiful place for people to call home.

Safety at Our Pools Safety is always the first concern at our pools, and we look forward to another safe and fun pool season. Here are a few important safety rules to observe while visiting any of our pools: • Young children who are not strong swimmers shall not be farther than one arm’s length away from a parent, guardian, or responsible adult. • Children under 12 must be accompanied by a responsible person 16 years of age or older. • All bathers should rinse off prior to entering the pool. • Smoking is not permitted within any of the pools. • Glass containers/breakable objects are not permitted in the pool area. • The chewing of gum is not permitted in the pool area or pool building. • Proper bathing attire is required. No cutoffs or similar attire will be permitted. • Running, pushing, wrestling, dunking, the use of profanity, or screaming are not permitted. • Children of diaper age must wear either cloth diapers with rubber pants or swim diapers; such apparel should be properly fitting. Full Circle in Brambleton Nikki McMahon - Events Planner

eady to set some roots, my husband and I moved to Brambleton in May 2006 with our one son Keegan. Brambleton was much smaller then, as we were only two phases into development. We attended our first Fall Festival later that year in the small grassy area by the Community Center Pool. There were a few moon bounces, a small petting zoo, refreshments, and Brambleton neighbors. The event was a blast! I was hooked into volunteering in Brambleton. Eager for more involvement, I attended my first Activities Committee meeting. I met some of my closest friends while on the Committee. Back then – around 2007 – the Committee planned, organized, and ran Brambleton events, even finding sponsors and booking entertainment. After several rounds of pouring beer, wrangling friend-volunteers and vendors, and performing setup and breakdown, I was soon assisting with bigger events such as Fall Festival,

Summer Concerts, and Red White & BRAM. The concerts at that time were held at the amphitheater, which is now a small grassy area by Legacy Park. It snowed during our first Egg Hunt! My growing family also attended events and volunteered. Our sons, who by then numbered three, skipped naps to run around all day and play endlessly with their new and old friends. It was exactly how I wanted to raise my children.

including sports, school, and traveling. I missed many Brambleton functions but continued to attend as many as possible. I recall going to a Summer Concert in 2018 with my husband and realizing we were now the OLD Brambleton neighbors. I knew no one! There were kids running around just like mine used to. It was surreal how quickly we went from being a new, young Brambleton family to the “old school” neighborhood folks.

The years moved on, as they do, and Brambleton grew. As my kids got older, we moved on to other interests,

Sixteen years after that first Fall Festival, I’ve come full circle. I now work for the Brambleton Community Association as an Events Planner, and I am excited to be involved again. Brambleton has changed over the years. We are bigger, and it’s now more difficult to find spaces large enough to hold full neighborhood events. Many things have changed, not only in our community, but also in the world around us. We will be creative and seek other areas throughout the entire community to hold events while trying to keep Brambleton as close-knit as it was when I moved here all those years ago. I look back and realize what an amazing place Brambleton has been to set roots, raise our three boys, make connections, and be a part of a wonderful community. omeownership comes with several responsibilities that many residents may not be aware of or looking for when evaluating the outside of the house. Curb appeal is a vital part of every healthy community, and every resident must do their part! Here are some helpful tips that you should consider to keep the exterior of your home in tip-top shape. Perform Seasonal Visual Inspections Even if you are outside all the time, how often do you take a look at your home from all four sides to see what may need replacement or repair? Checking your home will identify small problems that can turn into costly repairs if left undone. Your checklist should include roof shingles, gutters, patios, driveways, siding, attic or dryer vents, fences, doors, windows, and landscaping. Roof Repair Start at the top. Leaky roofs will be tricky to spot and may cause significant damage leading to costly repairs. The best way to avoid house damage is to get your roof inspected both inside (in the attic space) and outside (up on the roof ) annually to address small repairs as needed. Most roof leaks are due to missing shingles or water penetration around the roof flashing.

Clean the Gutters

Decks and Fences

The purpose of having gutters is to keep water from running down the side of the house into the foundation and push it away from the house. A clogged gutter can lead to all sorts of problems, including siding damage, snow damming, water accumulation within the basement, and excessive sump pump use to manage the water table. It is also best to have your gutters cleaned twice a year, in the spring and fall, if you reside in a vicinity with tall mature trees.

Wooden decks and fences take a beating during the hot summer months. Ignoring them can result in splintered surfaces, decay, rot, bending and warping of boards, and peeling of paint. Power washing with a deck cleaning solution should be done annually to kill any mold and bacteria. Repair or replacement of damaged or warped wood boards should be done immediately, as required. Typically, homeowners should apply a transparent coat of wood preservative to horizontal surfaces like decks every two to three years.

Patios and Driveways Need Maintenance Too Patios and driveways require maintenance to prolong their life and keep them looking good. Most patio pavers not installed on a concrete slab will eventually become unlevel as the aggregate base erodes and leveling sand washes away. Regular replenishment of polymetric sand on a paver patio will help maintain the integrity of the joints. Additionally, asphalt driveways are plagued with small cracks which will easily grow with the seasonal freeze and thaw of the ground. Many asphalt companies crack-fill and reseal driveways and can make yours look fresh. This maintenance is recommended every two to three years to preserve the lifetime of the asphalt.

Landscaping Facelift Now is an excellent time to trim down overgrown shrubs and to weed and mulch landscape beds. Hate to weed? Try spreading a granular weed suppressant like Preen before spreading the mulch. Once applied, it creates a barrier that stalls weed seeds from germinating and spreading. Also, don't forget to limb up your street trees adjacent to the sidewalks to permit unobstructed pedestrian access. Implementing even a few of these simple steps will not only save you money but will also undoubtedly increase the curb appeal of your property and help keep Brambleton looking beautiful!

Monthly Tips to Keep Brambleton Beautiful June

Once plants and trees have leafed out, it is time to make a final pruning to remove winter damage. Always cut the limb or shoot back to live wood. If the damage to the plant is severe, you might consider replacing it. Apply extra shredded bark mulch around newly planted trees and shrubs to better transition these plants into your garden. The extra mulch will reduce water loss and heat stress to the new roots. Remember that only brown and black colored mulch is permitted in Brambleton. Repair spots caused by pet waste. When pets do their business on your lawn, they are effectively over-fertilizing those spots. Some companies sell lawn repair kits that can help you re-grow these brown spots. Replant affected areas with a more urine-resistant grass like ryegrass or fescue.

It is recommended to raise your lawnmower height to 3" or 3.5" to help your grass survive the summer heat. This helps shade the soil, slow evaporation, and reduce weeds. Arrange for a professional or neighbor to monitor your irrigation system and to cut your lawn while away on vacation for extended periods of time. Hydration is essential to the growth and nutrition of your lawn. The entire landscape surrounding your home needs to receive at least an inch of water on a weekly basis. The main things to remember when it comes to manual hydration are to water as early as possible as well as not to over-saturate your lawn. All watering must be done in the early morning hours so that the soil can absorb all moisture before the sun/ heat has a chance to dry it up.

Aerate compacted soil, dethatch lawns, and plan fall tasks as cool-season grass returns to active growth. Overseed to prevent or strengthen thinning lawns. Do this 45 days before your region’s first expected frost. Seed new lawns. Warm soil, cooler temperatures, and fall moisture make late summer and early fall prime time for germination. Keep newly seeded or overseeded areas consistently moist.

he summer months in Brambleton are filled with fun outdoor activities that bring residents out of their homes and onto our sidewalks, trails, streets, and common area parks. Unfortunately, the nicer weather can also bring some unwanted activities. Therefore, residents need to know who to contact to handle any unsafe situations effectively. The Loudoun County Sheriff ’s Office (LCSO) has several crime prevention programs in place to deter crime, including “See Something, Say Something”, “#9PM Routine”, and Neighborhood Watch. Brambleton is also fortunate to have two dedicated LCSO Community Policing deputies who know the community well and address neighborhood concerns effectively. Residents can also call the LCSO NonEmergency Number at (703) 777-1021 to address these and any other non-emergency safety concerns: • Unwanted late-night activity in parks or common areas • Illegal or suspicious activity at the Brambleton Town Center • Suspicious activities, individuals, or groups

• Reckless or illegal driving • Noise complaints or concerns • Active vandalism or criminal activity – Dial 911 Brambleton Community Association is responsible for overseeing our community’s parks, pools, ponds, common areas, and buildings. BCA staff handles maintenance of these amenities, both directly and through our contractors, but the Association also relies on residents to report issues and concerns that need to be addressed. When reporting concerns to BCA, please keep in mind that the Association is staffed from 7:00 a.m. to 5:00 p.m., Monday through Friday. Program Spotlight: Luis Rosado Tennis Academy We spoke with Luis and Jeanise Rosado, owners of the Luis Rosado Tennis Academy in Brambleton. They shared their stories of moving to Brambleton, starting their tennis academy, working with the Independence High School tennis teams, and more! Visit www.luistennis.net for more details about their programs. How long have you owned a home in Brambleton? What prompted you to choose Brambleton? We purchased our home in 2010. Brambleton was the first area where we envisioned raising our growing family. We had been house hunting for over a year in Northern Virginia, and the first time we came to Brambleton we knew our search was over and this was the place. How would you describe your tennis background? Luis: I started playing at 9 years old with my uncle, dad, and two older brothers at a local tennis club in Merida, Mexico. Then, at 11 years old, I entered my first tennis tournament, and I have not looked back since. After graduating high school, I continued playing tennis on a full scholarship at James Madison University, playing in the #1 spot on the tennis team all four years. After college I took some courses and became USPTA certified. I worked full-time in the finance/private equity sector for a while, but I always taught tennis whenever I could, mostly on weekends or after work.

What inspired you to start Luis Rosado Tennis Academy (LRTA)? Luis: I always loved playing tennis and being on a tennis court. Ever since I started teaching tennis during my summer breaks while at JMU, I knew that was my calling. In 2010 when we moved to Brambleton, we thought it was the perfect area for a tennis academy where our children could also learn and I could transfer my love of the game to others. How has the program in Brambleton changed since starting in 2019? Our program has definitely grown in Brambleton since 2019, and we now offer tennis lessons in other communities as well. We have also added additional coaches to our staff. Most of our junior coaches live in Brambleton. What are your favorite aspects of teaching tennis to youth and adults? Luis: For both youth and adult players, my favorite part is watching them improve their games to become match players. I also enjoy guiding kids on the path from social players to middle school and high school team players. Some of them even become my assistant coaches! Jeanise: I love teaching the little ones; elementary school age is my favorite age. I have been teaching tennis for over 13 years, and through my experience and watching my own children’s athletic abilities develop over the years, I now see tennis as a gateway sport to all sports. It is important that when the little ones step on the court, they are developing their skills and having fun as well. What are your goals for this program in the years to come? It would be great to build strong and competitive elementary, middle school, and high school tennis teams coming out of Brambleton. We also have long-term goals to grow our adult programs, organize more tennis leagues, and host a yearly tournament. How was your program impacted by the COVID-19 pandemic? We had to pivot and implement some safety strategies in order to continue with our programs. Fortunately, tennis was deemed one of the safest sports to play outside, and we saw a huge uptick in registrations. However, for the past two years we were unable to offer indoor programs during the winter. Hopefully this year we can go back to offering an indoor option to our students. What are some fun facts about yourselves? Coach Jeanise is the head coach for the Girls Varsity Tennis team at Independence High School, and coach Luis is the assistant coach to both teams. LRTA also donated the windscreens for the Indy HS tennis courts and is the biggest sponsor for their tennis teams. Every year, LRTA donates a percentage of its profits to local charities and organizations, such as Warriors Ethos, which supports military veterans; Loudoun South Little League baseball; and tennis programs at Broad Run, Freedom, John Champe, Lightridge, Loudoun County, Riverside, and Stone Bridge High Schools.

Friday Flash and Stay Connected The Friday Flash is a weekly bulletin sent via email to benefit the residents of Brambleton. The purpose of the Flash is to keep residents aware of upcoming community events and programs, future committee meetings, BCA rules, and community governance. Residents can sign up to receive the Flash via email or text by clicking on the “Stay Connected” button at www.brambletonhoa.com and following the instructions. BCA’s Stay Connected email subscription service also allows residents to receive updates on community news, events, fertilizer and weed applications, and more. Just click on the icons next to the relevant list items to subscribe.

Quarterly Magazine The Brambleton Community Association self-publishes a visually rich and engaging quarterly magazine in March, June, September, and December, which is mailed to all Brambleton residents. In addition, the magazine is published digitally and archived on the BCA website, and printed copies are available at the BCA Management Office and in the Welcome Center. #Bramlife Videos We launched this video series in May 2017 to inform residents about everything happening in Brambleton. These videos cover topics including community news, events, and programming. We post our #Bramlife videos on our website, our Facebook page, and our YouTube page, so there are multiple places for you to catch up on what’s going on in our community. We have also created educational videos, such as administration and service videos, which provide residents with useful information in a unique and entertaining way.
