5 Ways to Keep Your New Year’s Resolutions It’s that time of year again. Time to lose weight, exercise, change jobs, or find a relationship. Once the clock strikes midnight, it’s out with the old and in with the new. While there can be a bit of magical thinking that goes along with those New Year’s resolutions, here are five ways to stay on track with your goals once the New Year “feeling” starts wearing off.

1. Private Q&A First, give yourself some Q&A time. Look at your life. Is there anything you would change or improve? All answers start with questions, so be prepared to create your list. Ask who, what and how: Who do I want to become? What can I improve? How can I change? Give yourself plenty of time — anywhere from a few hours to several days.

4. Eating Elephants How do you eat an elephant? One bite at a time. Goals are a lot easier to manage when they’re broken into bitesize pieces. Turn your resolutions into a process, rather than an "all or nothing" ultimatum. Track your progress and create small rewards for yourself along the way. Should you find yourself off course, adapt and adjust. Never give up.

2. Devil’s In the Details Now that you have your list, it’s time to take things down to the nitty-gritty and get specific with your resolutions. Be clear about how you will accomplish them. For example, “I will lose 10 pounds by June 1 by exercising one hour three days a week.” Create categories for your goals, such as Financial, Career, Relationships and Fitness. Get everything in writing. This is the roadmap to achieving your New Year’s resolutions.

5. The Fulcrum Effect The ancient Greek physicist, Archimedes, once said, "Give me a place to stand, and I shall move the Earth with it." A famous pop group once sang about getting by with a little help from their friends. Sometimes all you need is a bit of leverage and a boost of encouragement from the ones closest to you. Find your support network and the people who can help you be accountable. With their encouragement, you’re sure to move any mountain standing between you and your resolutions!

Brokerages are failing their agents: here’s why Training programs are essential to agent success Our industry has a bad reputation, right down at the bottom of the heap with personal injury attorneys and used cars salesmen. And you know what? I think we’ve done something to earn that spot. Before you get all fired up in the comment section, though, hear me out. We are lucky to have a great many people in this industry who lead with a heart for service. They want to do the right thing. They want to create memorable experiences that turn into lasting relationships. They want to leave things better than they found them. They want to put their clients’ needs first and foremost by skillfully guiding them through transactions. While we have a long way to go, it seems to me that brokerages have been doing a better job of attracting the kind of people who want to build something better while avoiding the ones who, before the housing collapse, were only in it for the money. Where we continue to fail is after the agent is hired. Once the agency contract is signed, too often we’re on to the next conquest. Although most brokerages attract new agents with the promise of training and mentorship, very few actually follow through. This leaves us with a massive pool of agents without the skills, confidence or competence to perform their fiduciary duties. And the biggest

losers in this scenario are the clients – the same ones that we are here to serve with the utmost care. Sure, training is exhausting and timeconsuming. I know, because I do it. But we owe it to the public. And, frankly, we owe it to ourselves. If we want a better reputation, we need to start earning it. By training, I mean spending the necessary time going through the fundamentals of the business. It’s the “unsexy” work of diving into forms and deciphering what the contract language means in real-life situations. It’s teaching agents how to build and maintain a database to create repeat business over the life of their careers. It’s about establishing a business plan and a realistic budget with checkpoints throughout the year. It’s harnessing the agent’s entrepreneurial spirit and passion for service, and then helping the agent present that to the marketplace. Being passionate about learning is one thing. Setting up a training program is quite another. Energy Tip: 5 Easy Ways to Reduce Your Water Bill 1. Stop Leaks Check all your faucets for leaks. A month of drips can add up to anywhere from 200-250 gallons of wasted water. Also, be sure to check your toilet. The Environmental Protection Agency suggests putting a few drops of food coloring in the tank and waiting 15 minutes before flushing. If any food coloring appears in the bowl before flushing, you have a leak. If you decide to buy a new toilet, look for one with the EPA WaterSense label. They use at least 20% less water than a standard toilet. 2. Shower Power The EPA reports showering saves significant amounts of water. A bath tub can use 30 gallons or more, depending on the water depth. If you DO soak in the tub, use the bath water on your plants. Try to limit your showers to 5 minutes or less. Also, think about getting a water-efficient showerhead to save even more. 3. Go Easy on the Dishwasher Run the dishwasher only when it’s fully loaded and use the economy setting. Newer models run on different cycles, so check your manufacturer’s recommendations for the most efficient setting. Also, scrape dishes rather than rinsing them before placing them in the dishwasher. 4. Garbage Disposals: Cash Down the Drain They can use as much as 4 gallons of water per minute! Consider disposing of food waste by composting or by wrapping it and placing it in the trash. 5. Outdoor Water Use It’s okay to let the soil dry out between waterings. Water your vegetables and annuals as soon as they start to wilt. Perennials are tougher and only need water when they get droopy. Water during the cooler parts of the day to reduce evaporation. Make sure your sprinkler is only watering plants and grass, not your sidewalk. Check hoses for leaks, and collect rainwater in barrels to water plants. The EPA suggests using soaker hoses because they use less water than sprinklers. BrevardElite.com

5 steps to creating an email marketing calendar 1. Look back on 2014 The best place to start thinking about 2015 is to benchmark your success against 2014. If you regularly measured your progress, review your analytics, such as the number of click-throughs and open rates. Note what content worked best and the days and times that generated the most click-throughs and opens. If you haven’t measured your performance, try to look back at the year as a whole and evaluate your progress. If you set goals last year, ask yourself if you met them and note what led to your success. If you didn’t meet your goals, make note of where your efforts fell short. 2. Set your goals for 2015 Now that you have a benchmark, it will be easier to set your goals for 2015. If you are new to email marketing, you can start fresh with new goals. Is your goal to have more clients next year? Is it to increase your number of sales? Is it to grow your contact list? The goals you choose are completely up to you, but don’t set the bar so high that failure is inevitable. Make sure your goals are realistic and strive to surpass them. 3. Decide on frequency The best approach with regard to frequency is to decide what works and stick with it. If you tested frequency in the past, use what works for you. If you’re not sure what to do, twice a month is a good place to start. You want to stay top of mind, but you also don’t want to annoy your contacts and end up in the trash or, even worse, have them unsubscribe from your mailing list! Consistency also is important. It’s a great idea to experiment a little with frequency, but once you find the magic number, try your best to stick with it most of the time. Your contacts will appreciate it! 4. Select your dates Now it’s time to break out your 2015 calendar! Since you now know how frequently you plan to send emails, start penciling in “publish dates” for your email marketing. Try to space emails out as evenly as possible and be sure to consider vacations, holidays, birthdays, extra-busy times or any other special events that might cause you to be distracted from tending to your email marketing. Once your publish dates are planned, work backward from each date and mark your deadlines so that you know when your content needs to be ready. Give yourself at least two or three days to make sure you have your content in order and your email prepared and tested. 9 Ways to Keep Your Food Fresh Longer 1. Buy only what you need. When you run out of your favorite fruits and veggies, head to the store and restock. At home, keep an eye out for the fastest-spoiling foods, like artichokes, bananas, cherries, corn, green beans, mushrooms and strawberries. Be sure to eat them first. 2. Shop strategically. While most grocery store entrances lead right into the produce department, you should make it your last stop, not your first. By the time you trek around the entire store, foods like berries and broccoli can already start to deteriorate. 3. Don’t store fruits and vegetables together. Many fruits give off high levels of ethylene gas, and vegetables are sensitive to it. Putting the two together can make veggies spoil faster. Some gas-releasing fruits that should be refrigerated apart from veggies are apples, cantaloupe, honeydew and apricots. 4. Not everything should go in the fridge. Potatoes, onions, garlic and squash don’t need to be refrigerated. As long as you keep them in a cool, dark place, like a pantry or your basement, they should last for weeks. 5. Always store tomatoes at room temperature. Turn them stem-side down on your countertop and keep them out of the sun and away from the stove.

6. Wash fresh berries in a solution of one part white vinegar and three parts water. Be sure to dry berries before storing them in a sealed plastic or glass container. 7. Keep veggies at the bottom of the fridge where the temperature is coldest. Remove the tops of carrots, radishes and beets before refrigerating to help them retain moisture.

8. Don’t smother it. Fruits and vegetables need air to stay fresh, so storing them in closed containers or plastic bags will only make them spoil faster. Leafy greens like lettuce, chard, kale and more should be washed, dried and wrapped loosely in paper towels and placed in a perforated plastic bag in a fridge drawer.

FHA Re-Institutes 90-Day Flipping Rule-Effective January 1, 2015

Happy New Year RE/MAX Elite agents! There is an important change regarding buyers who purchase a home that is a “flip” (owned by the seller less than 90 days). Effective for sales contracts signed on or after January 1, 2015, a mortgage is not eligible for FHA insurance if the contract for the purchase of the property was executed within 90 days of the prior acquisition by the seller. The acquisition date is defined as the date the seller has the power to transfer title to a buyer. If the seller purchased the home at a foreclosure sale there may be a significant delay from the time they “purchase” the home to when the Certificate of Title is actually filed and they own the property. The 90 days starts once the Certificate of Title is filed and recorded by the County. Be careful that the contract is not executed before 90 days has passed (even if the closing date is going to be more than 90 days after the seller acquired the property the contact cannot be signed until the 90 day mark has passed). There are a few types of exemptions to the 90-day restriction: •Sales by HUD or the Veteran’s Administration (REO properties owned by either HUD or VA) •Sales by another Federal agency or Government Sponsored Enterprise of REO singlefamily properties pursuant to programs operated by these agencies (such as Fannie Mae or Freddie Mac) •Sales by nonprofits approved to purchase HUD REO at a discount with resale restrictions •Sales of properties that were acquired by the sellers through inheritance •Sales of properties purchased by an employer or relocation agency in connection with the relocation of an employee •Sales of properties by state and local government agencies or by Banks/Lending institutions that foreclosed the property This is a significant change as FHA had previously allowed financing on property “flips” owned less than 90 days. What Type of Body Do You Have? Identify your body type. One way to define a woman's body type is by how her curves connect her bust, waist, and hips. There are four general body types: Apple - top-heavy; 14 percent of women; bust three or more inches bigger than hips; if you have this body type, you probably want to emphasize your tight legs and butt, draw attention away from your waist and shoulders/arms (wear long sleeves), and draw attention to your bust and neck (e.g. v-necks). Straight/rectangular - 46 percent of women; waist is about the same as hips and waist, more like a cylinder; if you have this body type, you can "pinch" your waist and exaggerate curves to avoid looking lanky or boyish. Go for ruffles and frills to add texture and volume (and femininity) to your figure. Steer clear of baggy jeans and track clothes if you don't want to look boyish. Pear - bottom-heavy; 20 percent of women; hips significantly larger than bust; if this is your body type, there are things you can do to make your hips and butt look slimmer, but some women might want to make their butt look bigger! Hourglass - 8 percent of women; equal hip and bust measurements with a narrow waist; if you're one of the lucky few with this body type, dress to flatter –not flatten – your beautiful curves.
