10 Inexpensive Spring Spruce-Up Ideas for Your Home 1. Clean the Windows Let a little sun shine in. Clean your windows inside and outside to frame all that springtime green. For an easy homemade glass cleaner, mix equal parts distilled white vinegar and water. Pour into a reusable spray bottle. 2. Declutter No matter how wonderful your design skills or refined your tastes, clutter detracts from the overall function and beauty of your space. Box it up, bag it up, sell it, or donate it. 3. Accessorize Simple accessories like new towels in the bathroom, new pillows on the bed, or a new area rug can change the vibe of an entire room (and change your mood). If you don’t want to spend on new, check out the deals at your local thrift store. 4. Replace Hardware Replacing knobs and drawer pulls on kitchen cabinets or a bathroom vanity is an easy way to update a look quickly. Are First-Time Buyers Back? The pace of new construction is one of many gauges of the state of the current housing market, along with home prices and the volume of sales. Moreover, the kinds of new homes under construction can tell us about the health of the housing recovery. The types of new homes presently being built suggest that housing growth continues, with initial signs of optimism for one of the market’s key weaknesses in recent years: lack of first-time buyers. A persistent challenge for housing during the post-recession period has been reduced and delayed levels of household formation. This has had a particularly strong effect on demand for owner-occupied homes. Even when new households have formed among younger individuals and families, they are more likely to form and remain as renters for longer periods of time than prior generations. As a result, builders of new singlefamily homes have constructed homes for the demand that exists, which has been disproportionately higher-end buyers, who are more likely to have savings for a down payment and the income necessary to support a mortgage. This change in the market mix for new homes is clearly seen in Census data reporting the typical/median new home size. Coming out of the recession, the typical size of a newly built single-family home rose approximately 16 percent to 2,438 square feet (on a one-year moving

average median basis) as of the fourth quarter of 2014. This increase occurred due to a shift away from entry-level housing. However, that rise in size appears to have ended in 2014. In fact, the typical newly built home in 2014 (2,414 square feet) was smaller than the 2013 estimate (2,460 square feet). It’s worth repeating – these changes in new home size are reflections of market mix, rather than significant changes in homebuyer preferences. Consequently, the 2014 data suggest a new dynamic may be on the horizon, with increasing numbers of entry-level buyers entering the market. As these prospective buyers appear in greater numbers, expect the median size of newly built homes to fall as the market mix shifts back to a more normal composition of buyers. A key subsector to watch as more of today’s renters seek to make a new home purchase will be the townhouse market, often a source of supply for first-time buyers choosing new construction. The pace of townhouse starts picked up at the end of 2014, coming in 12 percent higher than the final quarter of 2013. >>>Read more BrevardElite.com

The one item needed to sell a home for top dollar Accurate pricing leads to more sales. Naturally, all sellers want to get the most money possible for their homes when they sell them. There is one item that, if not perfect, will cause your home to sell for less than it should — that single item is the price. Pricing your home properly to begin with is without question the single most important factor to selling your home for top dollar. It is a delicate balancing act that, when done properly, positions your home perfectly in the marketplace to sell for the absolute highest possible price. When the home is priced too low, it will sell quickly but for less money than it should. When the home is priced too high, it will sit on the market for a long period of time and ultimately sell for less money than it should. The biggest mistake I see all the time by owners selling, as well as by real estate agents, is overpricing a home to start with and having to reduce the price multiple times. When a home is listed for sale, it reaches the highest number of potential buyers the first few days it is on the market. If a home is dismissed as being overpriced early on, you will lose potential buyers. Typically, buyers will flip through listings online; they look at the main home photo first, then they look at the price. If the potential buyer does not like either of those items, they will move on to the next listing. Be honest: How many times have you done that? I do it all the time. The challenge is pricing the home properly. You can use the Zillow Zestimate; you can see how much a neighbor’s home is listed for and price a home the same, or you can just price the home at the amount of money you “want” to get (or need to get) for it. I’m sorry to tell you that none of those methods work, and they certainly will not help you sell a home for top dollar. Let’s take a quick look at why these methods don’t work. The Zillow Zestimate is a very popular, well-marketed tool. Zillow is in the business of generating leads for real estate agents, and it is very good at it. The Zillow Zestimate is an interesting tool, but it is not usually accurate. The entire system is computerized and based off of public records that are sometimes incorrect. There have been many occasions when I have come across public records in which the number of bedrooms, bathrooms or the square footage of a home has been incorrect. All of these errors lead to inaccurate Zestimate results. In my opinion, the biggest issue with the Zestimate is its inability to take into account items such as home features, upgrades and the condition of a property. Those items require an actual human to take an in-depth look at your property and determine how it truly compares to another property. Important FICO credit score changes coming soon! There are new changes in how FICO scores are calculated. I’m happy to let everyone know that these changes are for the better! It’s often very difficult to understand how someone’s credit score is determined. Many factors are used to calculate a credit score; these include late payments, collections (medical and non-medical), foreclosures, judgments, short sales, number of inquiries, amount of credit outstanding compared to the amount of credit available, number of trade lines, length of time credit has been reported, etc. One of the main issues that consumers have is with collections, especially medical bills. Here is a summary of the new FICO changes: •Unpaid medical collections will have virtually no reduction in credit score. •Consumers who currently have unpaid medical collections should see their score go up by 25 points under the new system. •All collections which are paid off will no longer reduce the consumer’s credit score substantially (often times paid collections will now have no negative effect on their score). This is good news for consumers who want to buy a home but have not been able to because of unpaid medical collections or paid off collections. The end result will be more consumers will be able to purchase a home and get better interest rates and terms (the higher the credit score the lower the rate). Keep in mind that lenders will still carefully review the entire credit report, not just the score. If the collections are unpaid and a substantial amount (over $5,000) that could still be an issue in qualifying for a home loan. Each customer’s situation will be different-even though their score will be higher with the new rules they will still need to meet loan program guidelines (especially on FHA and VA). The FICO score changes will not occur overnight, but over the next few months these changes will improve consumer’s credit scores. For more information please go to www.fico.com. What To Eat After Exercise Most athletes know of the importance of eating before exercise, however, what and when you eat after exercise can be just as important. While the pre-exercise meal can ensure that adequate glycogen stores are available for optimal performance (glycogen is the source of energy most often used for exercise), the post-exercise meal is critical to recovery and improves your ability to train consistently. Keep these four important points in mind when you're refuelling after a tough workout. 1. Hydration After Exercise The first nutritional priority after exercise is to replace any fluid lost during exercise. In general the best way to determine how much to drink (water or sports drink) is to: Weigh yourself before and after exercise and replace fluid losses. Drink 20-24 fl oz water for every 1 lb lost. 2. Eating After Exercise It is also important to consume carbohydrate, such as fruit or juice) within 15 minutes post-exercise to help restore glycogen. Research has shown that eating 0.3-0.6 grams of carbohydrate for each pound of body weight within two hours of endurance exercise is essential to building adequate glycogen stores for continued training. Waiting longer than two hours to eat results in 50 percent less glycogen stored in the muscle. The reason for this is that carbohydrate consumption stimulates insulin production, which aids the production of muscle glycogen. However, the effect of carbohydrate on glycogen storage reaches a plateau. 3. Carbohydrate Plus Protein Speeds Recovery Research also shows that combining protein with carbohydrate within thirty minutes of exercise nearly doubles the insulin response, which results in more stored glycogen. The optimal carbohydrate to protein ratio for this effect is 4:1 (four grams of carbohydrate for every one gram of protein). Eating more protein than that, however, has a negative impact because it slows rehydration and glycogen replenishment. One study found that athletes who refueled with carbohydrate and protein had 100 percent greater muscle glycogen stores than those who only ate carbohydrate. Insulin was also highest in those who consumed a carbohydrate and protein drink. 4. Protein Needs After Exercise Consuming protein has other important uses after exercise. Protein provides the amino acids necessary to rebuild muscle tissue that is damaged during intense, prolonged exercise. It can also increase the absorption of water from the intestines and improve muscle hydration.
