8 Laundry Hacks to Make Life Easier 1. Presort by Color and Material - Why dig through dirty hampers to find like colors when you can just do the work right from the get-go? Buy an extra hamper or two for easy sorting and save those few precious minutes for something more enjoyable. 2. Wash Items Faster – If you’ve ever wondered what the Quick Wash setting on your washer was for, you’re overthinking it. It does exactly what it sounds like. Assuming your clothes aren’t caked in dirt, try the Quick Wash option and you can cut your time by as much as half. 3. Dry Items Faster – Turns out there’s a trick for this one as well. Next time you throw a load in the dryer, add in a nice, dry, fluffy towel and watch it do what a towel does best. 4. Eliminate Lint Balls – Is your sweater suffering from a lint-festation? No worries. Just use a pumice stone to rub them loose, then let a lint roller pick ‘em right up. 5. Work out the Wrinkles – You know what makes a great iron? A dryer. Just throw in a small, wet towel with your dry, wrinkled item and it should be wrinkle-free in no more than a few minutes. 6. Ironing Pleats – Have some nice, pleated slacks that are not-so-nice to iron? Try using bobby pins to hold the pleats in place. Talk about simplicity! 7. Un-shrink Clothes – It may sound like magic, but we assure you this one’s for real. Just fill up a sink of lukewarm water, pour in a capful of baby shampoo and let the garment soak it in for about five minutes. After removing, squeeze out the excess water but do NOT rinse it. Next, lay out the garment on a dry beach towel and roll it up inside to soak up even more. Then, on a new towel, lay the garment out once again, but this time, stretch the loose fibers until they’re officially back to their original size and shape. 8. Comforter Cleaning – Most comforters are WAY too big to fit in your washer or dryer. Fortunately, you can always head to a Laundromat, the dry cleaner, or simply air it out on a clothing line.

New loan disclosures are coming! It’s been widely publicized that there are major changes coming in the real estate and lending market! The changes to the Good Faith Estimate, Truth in Lending Disclosure, and other documents will completely change our businesses. Please keep in mind that we have not received final direction regarding the new rules. It’s widely believed that there will be revisions to the new laws prior to implementation on August 1, 2015. For now we are taking a “plan as much as possible now but be prepared to the government making last minute changes!” The following are partial excerpts for the Consumer Finance government website. If you’d like to know more about the upcoming changes go to www.consumerfinance.gov. •Changes to the Good Faith Estimate (GFE) and the initial Truth-in-Lending disclosure (initial TIL). These two disclosures have been combined into a new form, the Loan Estimate. Similar to those forms, the new Loan Estimate form is designed to provide disclosures that will be helpful to consumers in understanding the key features, costs, and risks of the mortgage loan for which they are applying. This must be provided to consumers no later than the third business day after the customer submits a loan application. The final Loan Estimate must be mailed to the customer at least 7 business days prior to closing. •The HUD-1 and final Truth-in-Lending disclosure have been combined into a new form, the Closing Disclosure. This must be provided to the borrower at least three business days before consummation of the loan. There will no longer be a “rush closing” because the government requires the customer must have the Closing Disclosure 3 business days prior to closing. •Timelines for loan processing, approving, and closing will change, although at this point we do not know what the total effect will be. The final Closing Disclosure (instead of a HUD) must be provided to the customer at least 3 business days prior to the closing. If the form is mailed it has to be 7 days prior to closing. Although most of our closing packages are currently done 2-3 days in advance of the closing date, there are always situations where closing packages are not done until the last minute. Under the new regulations the practice of “rush closing” or buyers moving their closing date up will not be allowed. Until we have better information and a final ruling from the Government we don’t know if we should start preparing for a 45 day closing instead of 30 days, etc. Dyer Mortgage Group will keep you updated as the industry changes and evolves. February Home Sales and Prices Move Higher Unlike last February, this February experienced increased home sales, but with only a moderate rise in prices. Home sales in February rose 7.1% from January and 2.2% from February 2014. Sales through the fall and winter months held ground, as four of the last six months saw higher sales than the same month in the previous year. The Median Sales Price in February rose 5.5% compared with a year-over-year increase of 11.6% in February 2014. The inventory of homes for sale was 11.9% lower than one year ago. At the current rate of sales, the corresponding Months Supply of inventory fell to 4.7 on a scale where 6.0 indicates a market balanced equally between buyers and sellers.
