Mom-and-Dad Banks Step Up Aid to First-Time Home Buyers The Bank of Mom and Dad is playing a growing role as lender of last resort for a housing recovery struggling to provide more traction for the U.S. economy. Last year, 27 percent of those purchasing a home for the first time received a cash gift from relatives or friends to come up with a down payment, according to data from the National Association of Realtors. That’s up from 24 percent in 2012 and matches the highest share since the group began keeping records in 2009. Those numbers will probably keep growing this year as younger Americans remain constrained by student debt, tough entry into the job market and stricter mortgagelending rules that require more cash up front. At the same time, rising stock and property values give their baby boomer parents the ability to assist those wanting to lock in near record-low borrowing costs. “Without them, the recovery’s not sustainable,” said Anika Khan, a senior economist at Wells Fargo Securities LLC in Charlotte, North Carolina. Anything that gets more money into first-time buyers’ hands “just moves the housing recovery along,” she said.

The inability to come up with the down payment was the top reason for renting rather than buying property, according to the Federal Reserve’s report on the 2013 economic well-being of households issued in July. The report also showed 10 percent of those leasing apartments last year were looking to buy a house. Fifty-four percent of first-time buyers in 2013 said their purchases were delayed because the burden of student loans prevented them from saving enough for a down payment, according to the NAR survey. Firsttime buyers accounted for 29 percent of previously-owned home purchases in July, compared with about 40 percent historically, data from the agents’ group show. Deborah Baisden, a Realtor with Prudential Towne Realty in Virginia Beach, Virginia, is witness to the pickup in cash gifts, particularly among parents assisting their children “We’re finding more and more parents are gifting money,” Baisden said. “Because of student debt and because of kids having a tough time finding jobs, it’s becoming increasingly difficult for them to be able to buy homes -we’re turning into a country of >>>More renters.”

5 Ways to Stop Lowball Offers Before they Kill Deals A housing transaction, at the most fundamental level, includes one person who wants to sell and one person who wants to buy. Once the terms are agreed upon, voilà! . . . win-win. However, if the seller is miserable with the final terms or feels like they had to settle for a lowball offer, the deal is likely to unravel or turn ugly. And if it does fall through, that causes aggravation and costs valuable time and money for everyone involved. As a smart agent, you have valuable tools and skills to help prevent deals from falling through at the negotiating table. Here are five facts and data points you can use to prevent lowball offers: 1. Market temperature matters. The temperature of the market affects everything, from how buyers shop to what the “right price” is for a home. Most buyers think they know the temperature, but it’s your job to show them their local reality. To give

buyers a valid idea of pricing, focus on what has recently sold in the last 60 days, rather than what is currently for sale in your market. One way to do this is to show the percentage difference between the actual list and sale prices for the properties in your neighborhood. It speaks volumes about the current market’s activity. Comparing list vs. sale prices also provides a strong indicator of which direction the market is moving and how much less, or maybe even more, than the asking price a buyer should offer. 2. Apples are apples. When analyzing the comps, make sure your clients see an apples-toapples match to their home candidate and explain any similarities or differences. Putting the potential new property head-to-head with the

other properties on the market today or those that have sold within 60 days can help buyers understand how key details like square footage, amenities, lot size, age, condition, and others can affect the price. 3. Time is money. Data from the National Association of Realtors® shows that the typical home search takes 12 weeks. If your buyer starts to lean toward lowballing when it’s offer time, make sure you drive home important time facts like how long inventory lasts and how many hours, days, and weeks you both have invested in finding the right property. Crockpot Chicken Enchilada Soup Ingredients: 3 tablespoons butter 3 tablespoons flour ½ cup chicken broth 2 cups milk 1 can (15 oz.) black beans, rinsed and drained 1 can (14.5 oz.) Rotel diced tomatoes & jalapenos 1 package (10 ounce) frozen corn ½ cup onion, chopped ½ cup bell pepper, diced 1 can (10 oz.) Enchilada sauce 2 whole chicken breasts 1 cup shredded Monterrey Jack cheese Melt butter in a saucepan over medium-low heat. Stir in flour; keep stirring until smooth and bubbly. Remove from heat and add the chicken broth and ½ cup milk, a little at a time, stirring to keep smooth. Return to heat. Bring sauce to a gentle boil; cook, stirring constantly, until it thickens. In a large bowl, whisk together the enchilada sauce and chicken broth mixture . Gradually whisk in remaining milk until smooth. Set aside. In a crockpot, combine drained beans, tomatoes, corn, onion, and bell pepper. Place the chicken breasts on top of the mixture. Pour sauce mixture over ingredients in cooker. Cover; cook on low heat for 6 to 8 hours or on high for 3 to 4 hours. When you are ready to serve, remove chicken and cut or shred into bite-sized pieces. Add chicken back into the soup, mix together. Top with cheese and serve. I topped ours with slices of avocado, sour cream, and crushed tortilla chips.

The latest in wearable tech: A heat-generating shirt Are you someone who runs hot and cold? Constantly taking your sweater on and off? Well, those days could be long behind you thanks to wearable tech. Engadget reports that there’s a shirt that heats up to keep your temperature just right. It’s called FuelWear Flame Base Layer and can be adjusted to your desired temperature. “The shirt can provide warmth for anywhere between 3 to 12 hours depending on how much heat it puts out, but all day ‘use’ isn't out of the question -- an embedded sensor keeps track of how warm the body is, allowing the shirt to deactivate during active movement (running, snow skiing) or when the wearer walks into a hot room,” according to Engadget. Developers are reportedly targeting a $250 price when it launches. Gadgets, however, can also be a source of frustration - it’s so annoying when people are so immersed in their conversation they forget to walk. Well, it seems it’s a big enough problem that a city in China has created a smartphone sidewalk lane, according to Appy Geek. It’s a walking lane strictly for those using a phone to text or talk. Come on America, let’s jump on this bandwagon fast! In very odd news, researchers are seeking permission to collect whale snot from drones. Engadget explains that whale mucus can tell a great deal about the health of the animal. So, researchers at the Olin College of Engineering have created a “snot bot.” “The robocopter hovers directly above whales' blowholes, using surgical sponges to soak up the animals' snot when they surface to spray water out of their systems,” according to Engadget. The college is hoping the Federal Aviation Commission will allow them to do so. As of now, an agreement has not been met.
