Very long ago, there lived a poor man and his three very beautiful daughters. He had no money to get his daughters married, and he was worried what would happen to them after his death. He thought they would become prostitutes. Saint Nicholas was passing through when he heard the villagers talking about the girls. St. Nicholas wanted to help, but knew that the old man wouldn't accept charity. He decided to help in secret. After dark he threw three bags of gold through an open window, one landed in a stocking. When the girls and their father woke up the next morning they found the bags of gold and were, of course, overjoyed. The girls were able to get married and live happily ever after. Other versions of the story say that Saint Nicholas threw the 3 bags of gold directly into the stockings which were hung by the fireplace to dry.

Notice to All Members: Unfortunately, we are experiencing an increase in reported violations of members NOT following the showing instructions in the MLS listing. In some cases, Members are using their lockbox key to access properties and walking in on homeowners unannounced and uninvited. Not only could this be a reportable police situation (breaking and entering) but it could also place you and your buyers at risk for their lives. Safety should always be your number one concern. Imagine, being at home and hearing someone enter your property uninvited...protecting your family and/or possessions are the first thing that enters your mind... The MLS Committee deals with many types of MLS Rule Violations but one of the most serious is members using lockbox keys to access properties without proper permission. Lockbox access to properties is a privilege and you must comply with the showing instructions listed in the MLS. Just because a property is on lockbox and/or visibly vacant does not grant permission to enter the property using your lockbox key. Also, we've had an increase report of members using "other REALTORS" lockbox keys to access properties. Please realize the 1st offense for this violation is a $500 fine to both REALTORS, the one who loaned their key out and the member who borrowed the key. Second offense is permanent revocation of your lockbox key privileges. The message you should take from this notice: Always following the showing instructions in the MLS If you are out showing property, discover a listing that you may have overlooked in your research that your buyers want to see and it's on lockbox...look for the showing instructions in the MLS or Call the Listing Office for permission before you use your lockbox key or make an appointment. Never "loan" your lockbox key out to another agent, friend or client. Never "borrow" your fellow agents MLS Key, under any circumstance . There is no such thing as an "Office Lockbox Key“. We hope that you will take this notice seriously and always follow the showing instructions in the MLS. So You Think You Can Be a Landlord? Learn how to avoid common mistakes of first-time landlords.

1. Ideally, you want to live near your rental property That way, you can check on it periodically (after giving your tenants proper notice), take care of repairs yourself, and show the property when it’s time to re-rent it. Forbes put together this list of the 40 top investment areas, but even if you don’t live in a prime rental region, you can still invest in one. I was a cross-country landlord for many years; I just hired a property manager to take care of day-to-day details. 2. Know landlord-tenant law Most states have specific landlord-tenant provisions that cover issues such as security deposits, what sort of access to your rental property you can expect to have, and how much notice you need to give your tenants when you want them to leave. There also are federal laws you need to know, such as habitability and antidiscrimination laws. Ron Leshnower, real estate attorney and author of Fair Housing Helper for Apartment Professionals, says that “many landlords gloss over housing discrimination laws because they assume that as long as they’re not racist or sexist, they needn’t worry about fair housing violations.” But fair housing liability traps can arise in many ways, so it’s important that you fully understand the law and ensure that you aren’t breaking it. 3. Make sure you can enforce the rent being paid on time This seems like a no-brainer, but believe me, if you get too friendly with your tenants, you might just let them slide a couple of weeks here and a partial payment there. Before you know it, your tenants are six months behind. But that doesn’t mean you shouldn’t treat tenants with respect. Real estate consultant Elizabeth R. Elstien notes that “creating rapport shows respect and makes the job of collecting rents and dealing with repair requests that much easier.” Casey Fleming, author of The Loan Guide: How to Get the Best Possible Mortgage, says it’s important to “have a thick skin” and advises people not to buy rental property if tenant shenanigans will “drive you crazy.” Case in point: Fleming once had an evicted tenant break into the house, change the locks, and move back in!
