Viera I-95 road plans stir noise Residents in upscale communities along Viera Boulevard east of Interstate 95 fear a new interchange will destroy the area's small-town atmosphere. The Viera Co. will pay about $15 million to build an interchange and expand two-lane sections of Viera Boulevard to four lanes as part of a regional impact agreement. Transportation planners expect the project to relieve congestion at adjacent interchanges and provide access to future development when completed in 2018. Existing developments east of Murrell Road are concerned that Viera Boulevard could become a noisy, busy thoroughfare and the route of choice between U.S. 1 and I-95 for large industrial trucks. "I think we are going to get a lot of that traffic," said John Robinson, general manager of Indian River Colony Club. "Wickham is too congested, and Barnes is only two lanes."

A large industrial park with several recycling companies near U.S. 1 with access roads on Viera Boulevard is a destination for trucks loaded with scrap metal, junked cars or concrete waste. Vicki Ireland, president of Heron's Landing Homeowners Association with 295 homes, said her group has had success asking companies to suggest truckers use Barnes Boulevard as an alternate route. Apple Finally Addressing Problems With iMessage If you've ever had problems receiving texts after switching from an iPhone to Android, you're not alone. A long-standing problem with iMessage can sometimes prevent former iPhone owners from receiving texts from other iPhones, but now it appears Apple is finally doing something about it. Apple says a server issue exacerbated the problem in recent weeks, Re/code reports, which has been fixed. The company is also planning to do even more in a future software update. It declined to offer specifics, saying merely the coming patch would "have an additional bug fix." iMessage is Apple's proprietary messaging system that bypasses the wireless carrier's network.

NOAA Predicts Mild Hurricane Season, But Cautions 'It Only Takes One' for Disaster The 2014 Atlantic Hurricane Season is likely to feature a nearto-slightly-below average number of tropical storms, hurricanes and intense hurricanes, the National Oceanic and Atmospheric Administration (NOAA) said Thursday. Specifically, the agency, which runs the National Hurricane Center in Miami, Florida, said there is a 70% chance

that the hurricane season will see eight to 13 named storms (with sustained winds of 39 miles per hour or higher), three to six of which will strengthen into hurricanes (with sustained winds of 74 miles per hour or higher), and one to two hurricanes that will intensify into major storms, with sustained winds of 111 miles per hour or higher. Rentals Drive Housing Starts to 1 Million Mark Housing starts are back on the rise, but the most recent surge is due to a growth in the multifamily market, according to the latest data from the U.S. Department of Housing and Urban Development and Census Bureau. Housing starts rose 13.2 percent in April over the previous month to a 1.07 million unit pace. The increase was largely attributed to the nearly 40 percent increase in multifamily housing starts last month—the sector’s fastest pace since January 2006. Single-family housing starts held mostly flat during the month, rising a modest 0.8 percent. "The flat single-family data confirm our latest surveys, which show that single-family builders remain concerned that tight credit availability and uncertain economic conditions are keeping potential buyers on the sidelines," says Kevin Kelly, chairman of the National Association of Home Builders. "However, demand for apartment

construction still remains high." The increase in multifamily units may be an indication of a rise in household formation. "The growth in multifamily production is a very positive development as it shows an expected increase in household formations from young people renting apartments and taking the first step into the housing market," says NAHB Chief Economist David Crowe. Condo financing now available with 5% down! Did you know that condo financing is now readily available? The amount the buyer will be able to finance depends on several factors. The most important factor will be regarding the financial status of the Home Owner’s Association. If the HOA is in good financial shape the buyer will probably be able to obtain financing with 5% down (owner occupied) or 10% down (second home). If you have a buyer who would like to purchase a condo please contact us so we can verify the condo eligibility. In addition if you have a listing and you’d like to know what financing options the buyer will have we can research the condo for you and let you know if there will be any challenges with a buyer obtaining financing.

Most HOA’s are in much better shape than they were a few years ago; the couple of things that can prevent a buyer from getting a 95% loan include: 1. More than 15% of the units being delinquent by 30 days or more. 2. Pending litigation. 3. Insufficient cash reserves maintained by the HOA. If the condo does not qualify (according to Fannie Mae’s guidelines) we also offer a “streamlined” condo approval. This allows a buyer to obtain condo financing even if the HOA does not meet Fannie Mae’s guidelines. The buyer can obtain 75% loan to value financing if it is owner occupied, or 70% loan to value if it is a 2nd home. Found on Pinterest Spicy Buffalo Cauliflower Bites Ingredients: 1 cup water 1 cup all purpose flour 2 tsp garlic powder 22 oz (6 1/2 cups) cauliflower florets 3/4 cup Franks Hot Sauce 1 tbsp melted unsalted butter

Directions Preheat the oven to 450째F. Lightly spray a large non-stick baking sheet with oil. Combine the water, flour, and garlic powder in a bowl and stir until well combined. Coat the cauliflower pieces with the flour mixture and place on the baking sheet; bake for 20 minutes. While the cauliflower is baking, combine the hot sauce and butter in a small bowl. Pour the hot sauce mixture over the baked cauliflower and continue baking for an additional 5 minutes. Serve with skinny blue cheese dressing if desired and celery sticks.
