Home Owners Say They Want More Colorful Interiors By Melissa Dittmann Tracey, REALTOR® Magazine Home owners aren’t shying away from using more color in their homes. Nearly two-in-three home owners say they would like to add color in their home, particularly in the living and family room, followed by bedroom and bathroom, according to the National Home Design and Color Survey by Sherwin-Williams, a survey of 1,450 home owners. Seventy-five percent of the home owners surveyed say they believe a room or area needs paint. Home Sales, Inventories Reach a Turning Point? Existing-home sales posted the first rise of the year in April as inventory levels of for-sale homes also showed improvement, the National Association of REALTORS® reports. Existing-home sales rose 1.3 percent in April compared to March, reaching a seasonally adjusted annual rate of 4.65 million last month. Still, home sales are 6.8 percent below the 4.99 million-unit pace set in April 2013, NAR reports. “Some growth was inevitable after subpar housing activity in the first quarter, but improved inventory is expanding choices and sales should generally trend upward from this point,” says Lawrence Yun, NAR’s chief economist. “Annual home sales, however, due to a sluggish first quarter will likely be lower than last year.”

An Overview of Key Indicators Inventory levels: Housing inventories soared 16.8 percent in April, reaching a 5.9-month supply at the current sales pace. That is up from a 5.1-month supply in March. Unsold inventory is 6.5 percent higher than a year ago. “We’ll continue to see a balancing act between housing inventory and price growth, which remains stronger than normal simply because there have not been enough sellers in many areas,” Yun says. “More inventory and increased new-home construction will help to foster healthy market conditions.” Read More >>

Condo financing now available with 5% down! Did you know that condo financing is now readily available? The amount the buyer will be able to finance depends on several factors. The most important factor will be regarding the financial status of the Home Owner’s Association. If the HOA is in good financial shape the buyer will probably be able to obtain financing with 5% down (owner occupied) or 10% down (second home). If you have a buyer who would like to purchase a condo please contact us so we can verify the condo eligibility. In addition if you have a listing and you’d like to know what financing options the buyer will have we can research the condo for you and let you know if there will be any challenges with a buyer obtaining financing.

Most HOA’s are in much better shape than they were a few years ago; the couple of things that can prevent a buyer from getting a 95% loan include: 1. More than 15% of the units being delinquent by 30 days or more. 2. Pending litigation. 3. Insufficient cash reserves maintained by the HOA. If the condo does not qualify (according to Fannie Mae’s guidelines) we also offer a “streamlined” condo approval. This allows a buyer to obtain condo financing even if the HOA does not meet Fannie Mae’s guidelines. The buyer can obtain 75% loan to value financing if it is owner occupied, or 70% loan to value if it is a 2nd home. A:I used to be with an Internet Real Estate Company and it was great till they were bought by another company. Then I did interview with several other offices and Joy Frankel was very instrumental in my decision as she spoke so highly of the office. I met with Justin for a couple of hours and made my decision. When I moved to Florida 9 yrs ago I did one of my first deals with Joy and so admired and respected her that I knew she would not steer me wrong. The other offices offered me positions but I just liked the people and felt more at home at RE/MAX Elite where they have proven to be a family to me in many ways.

Q: What was your favorite childhood toy? A: Probably rocking horse which then led to my real pony. I was lucky enough to spend my summers at my Grandparents in Hoschton, Ga where they had a farm so I learned to ride when at 5 yrs old. I had 2 ponies and a donkey too. I spent my days outside in the peach orchard and helping my Grandfather tend to all the animals. That is where my compassion for animals began and so the story continues.

Q: If you could pick any special talent, what would you choose? A: Probably sing Q: Why should people live in Brevard County Florida? A: Because it is so beautiful here with the 72 miles of gorgeous beaches. We have great shopping, medical facilities, schools, restaurants, and friendly people. I love it here and also it is not over crowded and easy to get around.
