Builders Turn to Agents in Finding Qualified Buyers Builders are increasingly reaching out to real estate professionals, hoping to build stronger ties so that agents will bring them more qualified buyers for their new-home inventories, RISMedia reports. Some builders are even stepping up their bonus programs and commissions for real estate professionals. About two-thirds of new homes sold in 2013 were purchased by buyers brought to builders by REALTORS®, according to National Association of REALTORS® research.

FHA Flip Waiver to the 90-Day Restriction Has Been Extended The Federal Housing Administration (FHA) recently announced that it is extending the availability of the temporary flip waiver that previously prohibited FHA financing for properties being resold within 90 days of previous acquisition. The flip waiver has been extended to December 31, 2014. The waiver is applicable to all single-family properties being resold within the 90day period after prior acquisition, and is not limited to foreclosed properties. The waiver is subject to certain conditions, and mortgages must meet the

following requirements to be eligible for the waiver: All transactions must be arms-length, with no identity of interest between the buyer and the seller or any other parties participating in the sales transaction. The seller must hold recorded title to the property. There's no pattern of previous flipping activity as evidenced by multiple title transfers within a 12month time frame (this is not limited to just resales). The property was marketed openly and fairly, such as MLS, auction or FSBO. Additional restrictions apply if the sale price of the property is 20% or more above the seller's

acquisition cost. Under these conditions, the waiver will apply only if the lender meets the following requirements: Prospect requires a second appraisal (not charged to the borrower). An FHA appraiser must perform an appraisal in compliance with all FHA requirements. The second appraisal must justify the value increase above the first appraisal to be eligible for the waiver. A property inspection must be ordered and paid for by the buyer. Any health and safety issues discovered during the inspection must be satisfied and reinspected by the home inspector after resolution.

How much can the seller pay towards buyer’s closing costs? If you are negotiating a contract and the buyer wants to ask the seller to pay part of their closing costs it is very important to contact us prior to writing the contract. The amount that the seller is allowed to pay when a buyer is getting financing will vary depending on the type of loan, the loan to value, down payment, and the occupancy (owner occupied or investor). Here is an overview of what the seller is allowed to pay for the buyer’s closing costs and prepaids/escrows: FHA loans-up to 6% of the sales price (owner occupied only) VA loans-up to 4% of the sales price (owner occupied only) Conventional loans-depends on the down payment and occupancy: Owner occupied with 5%-9.99% down payment = 3% of the sales price Owner occupied with 10% or more down payment = 6% of the sales price Investor loans-2% of the sales price regardless of down payment Keep in mind that the Owner’s Title Insurance Policy and the Florida Document Stamps on the Deed are NOT considered buyer’s closing

NOTE: It is very important you word this correctly in the contract to avoid misunderstandings at closing between buyers and sellers. We recommend you state that the seller is paying buyer’s “closing costs and prepaids/escrows” in addition to the standard costs of Owner’s Title Insurance and Stamps on the Deed. The closing cost credit can be listed as either a set dollar amount or a percentage of the sales price. Finally be sure you are not asking for too high of a credit from the seller; for example if you state the seller is to pay 6% of the sales price towards buyer’s closing costs you may find that the buyer does not get the full benefit of the 6% because the closing costs/prepaids are not normally that high. We will be happy to calculate the dollar amount of closing costs/prepaids when you are submitting a contract so you know that the credit is not too high or too low. A: I captain several billiards teams. I enjoy the challenge of keeping my team on task and motivated. In fact, one of my teams is heading to Las Vegas for the National Championships in August! Q: What are your strategies for handling stress or pressure? A: My strategy for handling stress and pressure is to detach any emotional involvement from a rational situation. Once emotions are involved, it clouds the judgment and creates a pressure that will affect any decisions in a business setting. I never take anything too personal and take it in stride. Q: Tell us about your favorite charity or volunteer experience. A: Me and my billiards team organize bike runs at local bars, on occasion, to assist my friend Erin and her family during her time of need.
