How to overcome shyness Hi. My name is Sarah, and I'm a reporter, so you wouldn't think that I would hesitate at all talking to people at parties. But I'm shy, too. And I have been since I was a kid. Genes may have something to do with my shyness. People with different genotypes on average tend to have different levels of social anxiety, says Scott F. Stoltenberg, an associate professor of psychology at the University of Nebraska-Lincoln, who

has conducted recent research on the topic. But environmental factors count more: We take cues from our parents. We suffer if we're bullied. Even the bold can become shy when faced with certain challenges, like a job loss or a rejection, says Anne Marie Albano, a clinical psychologist and the director of the Columbia University Clinic for Anxiety and Related Disorders, in New York City. Half the people in the United States say that they're shy to some degree, according to Philip

STORY HIGHLIGHTS • Even the bold can become shy at challenging points in their lives • Experts suggest improv classes because of its "zero-tolerance policy for perfectionism" • Labeling your shyness or social anxiety is one of the easiest ways to overcome it • Eye contact increases likelihood a person will participate in conversation Zimbardo, a professor emeritus at Stanford University and a pioneer in research on shyness. He and other experts think of sociability along a spectrum, with one end being, essentially, "I live for parties" and the other, "Leave me alone -forever." I fall somewhere in between. Continue>>

Getting to ‘Yes’ When it comes to turning a stern “no” into an exuberant “yes,” persistence is key, knowledge is power, and creativity pays dividends. By Michelle Hofmann

The shoe in the box said everything Anthony Barone couldn’t. Fed up with rejection, Barone, formerly a brokerassociate with RE/MAX at Barnegat Bay & RE/MAX International in Toms River, N.J., bought a pair of men’s dress shoes at a thrift store, put one in a box, and mailed the marketing missile to the cantankerous home owner with a letter that read: “Since I already have one foot in the door, would you consider letting me come

over to discuss listing your home?”

require more patience and TLC.

Barone got the listing. Although Barone recently made a career change and left real estate in 2013, the story still serves as an example of the lengths to which sales professionals will go to get buyers and sellers from “no” to “yes.”

Responding to tightening inventory, Nordine started calling expired listings on Dec. 27. When one home owner answered the phone with a happy “hoho-ho,” Nordine felt optimistic. But the merry moment faded when Mrs. Claus grabbed the last word and hung up. Frustrated, Nordine tossed the lead.

Leo Nordine, owner of Nordine REALTORS® in Redondo Beach, Calif., says surly clients often

The Workspaces of Men Who Are On Their Game Most of us spend at least 40 hours a week at work, much of that time spent at our desks. We're composing emails, we're triaging tasks, we're jumping on phone calls,

we're strategizing with coworkers. Your office is your home away from home, and your desk is essentially your bedroom. Shouldn't you make it your own and ensure that it's comfortable?

Every Email Should Be 5 Sentences or Under. Trust us.

There’s probably not a professional in America who doesn’t feel like email is taking over his or her life, and who hasn’t spent the better part of an hour crafting an important message. Sound familiar? Well, we’re big fans of keeping emails short and productive, so we loved coming across a simple rule that can solve both of those issues: Commit to making every message five sentences long — or less. Sure, you could just commit to writing less or making your emails shorter, but there’s something about having a true limit that ensures you really stick to your goal. There’s also a site that’s built to help: five.sentenc.es. As it explains, “Treat all email responses like SMS text messages, using a set number of letters per response. Since it’s too hard to count letters, we count sentences instead.” Need some advice on keeping things brief, but still polite? Elliott Bell has some great tips. And if you’re still worried about how people will react to your brevity, the site has built-in text you can add on to your email signature to explain why your messages are so short (and—hint, hint—encourage them to keep things snappy, too). 5 Selling Mistakes Only Agents Understand It’s here—the month where the home selling season really takes off. Nationally, the volume of home sales in June is typically a whopping 29% above the annual average. In fact, more buyers are ready to close deals in June than any other month of the year. Adding to the already hot hot hot market is the stilllower-than-anticipated inventory, which means that in many local areas, homes are prime to fly off the market. But despite these stellar conditions, some sellers still seem set on making some basic mistakes that may botch what should be a

Luckily, your sellers have you—their agent—to warn them of their salesabotaging ways and get them back on track to take advantage of real estate’s most sizzling summer season. Here are the five most egregious mistakes your sellers may make and smart strategies to help avoid them.

7 Pro Tips to Make Travel More Efficient The ability to waltz elegantly through chaotic airports like an individual actually on vacation isn't something you're born with; it is earned. Packing and planning for optimal travel serenity can take

years of trips filled with stress and anxiety before you finally hit your stride and start coming out on top, no matter the lines or the hold-ups. The airport, or the train station or cruise ship dock is where many trips begin, and thus is your launchpad for an awesome trip, be it for work, pleasure or both.

What do the happiest travelers have going for them? Some might just force a smile and promise themselves a drink on board, while others likely spent the entire morning meditating as to fully relinquish control while the airport is still a mile away. But for someone without these capabilities, a little pre-planning and gathering of only the best supplies can stop that trip anxiety before it starts. Read More>>

Your car is a giant computer - and it can be hacked Imagine driving down the highway at 70 miles per hour, when suddenly the wheel turns hard right. You crash. And it was because someone hacked your car. It's not far-fetched science fiction. It's the near-term future today's hackers are warning about. Most people aren't aware their cars are already high-tech computers. And

now we're networking them by giving them wireless connectivity. Yet there's a danger to turning your car into a smartphone on wheels: It makes them a powerful target for hackers. Interviews with automakers, suppliers and security advisers reveal a major problem with the new wave of "connected" cars: The inside of your car has ancient technology that presents a security risk.

• The 50 to 100 tiny computers that control your steering, acceleration and brakes are really dumb. They rarely conduct authentication, checking whether that message is really coming from you. An outsider can send them commands. • The computer code in cars is outdated. It's similar to the on/off switches used in industrial controls. It's easily manipulated. • Much like the human central nervous system, every electronic part inside a car is connected to a central spine. Tap one part, you can likely reach any other. Read More>>

//LEAD GENERATION// Tend Your Garden Cultivate a close-knit network of past and prospective clients to garner instant credibility and boost your active client roster Jeff Morris with RE/MAX Integrity in Spring, Texas, has seen his business double over the past two years, helping him steadily climb from the 100 Percent Club in 2011 to Platinum Club in 2012 and Chairman’s Club in 2013. He attributes the increase to the seeds he planted 12 years ago, when he was a new agent fresh out of the

U.S. Marine Corps. Continuing to cultivate those seeds, he says, has led to a thriving business. “The people I sold houses to when I was in my 20s are now moving from their $150,000 homes into $300,000 or $400,000 homes,” says Morris, who’s now 34. “And they’re calling me.” Morris says staying connected to his sphere of about 250 friends, family and past clients has led to repeat customers and loads of referrals, which he says make up 95 percent of his business. “If someone’s friend or family member refers them to me, I already have a great deal of credibility,” he says. How much can the seller pay towards buyer’s closing costs? If you are negotiating a contract and the buyer wants to ask the seller to pay part of their closing costs it is very important to contact us prior to writing the contract. The amount that the seller is allowed to pay when a buyer is getting financing will vary depending on the type of loan, the loan to value, down payment, and the occupancy (owner occupied or investor). Here is an overview of what the seller is allowed to pay for the buyer’s closing costs and prepaids/escrows: FHA loans-up to 6% of the sales price (owner occupied only) VA loans-up to 4% of the sales price (owner occupied only) Conventional loans-depends on the down payment and occupancy: Owner occupied with 5%-9.99% down payment = 3% of the sales price Owner occupied with 10% or more down payment = 6% of the sales price Investor loans-2% of the sales price regardless of down payment Keep in mind that the Owner’s Title Insurance Policy and the Florida Document Stamps on the Deed are NOT considered buyer’s closing

Home Warranty Free to Your Clients!!

costs because the FAR/BAR contract already assumes the seller is paying those costs. The additional seller contribution that can be written into the contract can go towards buyer’s costs such as survey, appraisal, homeowner’s insurance, loan fees, etc. The seller contribution can never be used for the buyer’s down payment. NOTE: It is very important you word this correctly in the contract to avoid misunderstandings at closing between buyers and sellers. We recommend you state that the seller is paying buyer’s “closing costs and prepaids/escrows” in addition to the standard costs of Owner’s Title Insurance and Stamps on the Deed. The closing cost credit can be listed as either a set dollar amount or a percentage of the sales price. Finally be sure you are not asking for too high of a credit from the seller; for example if you state the seller is to pay 6% of the sales price towards buyer’s closing costs you may find that the buyer does not get the full benefit of the 6% because the closing costs/prepaids are not normally that high. We will be happy to calculate the dollar amount of closing costs/prepaids when you are submitting a contract so you know that the credit is not too high or too low. Please call us if you need assistance when asking for seller contributions for your buyer. We would be glad to assist you! Thank you for choosing the Dyer Mortgage Group. BrevardElite.com
