A: I had an adventure during a tropical storm where I took an out-ofstate client around to see beachside condos in gale force winds and monsoon rains. He was only in town for the one day. We laughed, got soaked, were terrified and wrote a contract later that day.

RE/MAX Agents, Brokerages Excel in Industry Report DENVER – RE/MAX brokerages outnumbered competitors and RE/MAX agents out- produced them in the RISMedia 26th Annual Power Broker Report. Of the 1,000 brokerages who qualified for the extended version of the survey, nearly 30 percent, or 292 brokerages, were RE/MAX affiliates. That is more than any other brand in the report which ranked participating brokerages by total 2013 home sales. “RE/MAX Associates are known to be productive entrepreneurs who provide a high level of customer service,” said Margaret Kelly, RE/MAX CEO. “As a result, they earn a positive reputation and their business grows through word-of-mouth referrals.”
The Power Broker Report also shows that participating RE/MAX agents averaged 18 transaction sides, more than double the eight that competing agents averaged. In sales volume, RE/MAX agents averaged slightly more than $4 million, while the average competitor sold 60 percent less at just under $2.5 million. The average transaction sides per agent for national franchise competitors included: Realty Executives 12.8, ERA 9.5, Coldwell Banker/NRT 9.1, Century 21 8.6, Berkshire Hathaway HomeServices 7.5 and Keller Williams 7.4. In April, RISMedia released a preliminary 500-brokerage Power Broker Report yielding similar results. Short list or long, RE/MAX agents measure up in productivity.
Additional metrics from the complete 1,000-brokerage version: Forty-five of the top 50 brokerages are RE/MAX when ranked by most transaction sides per agent -Comparing 2014 to 2013, RE/MAX agents increased their average sales volume by 17.6 percent and average transaction sides by seven percent. -RE/MAX accounted for eight percent of the agents in the report, but closed 15.7 percent of the transaction sides. RE/MAX agent productivity also was highlighted in two additional reports this year. The REAL Trends 500 data shows RE/MAX agents in the survey averaged 17.8 transaction sides while all other competitors averaged 8.4. RE/MAX agents also averaged $3.9 million in sales volume, 60% higher than the $2.5 million average of all other agents in the survey. Similarly, RE/MAX had the most top home sellers in the 2014 REAL Trends The Thousand, as advertised in the Wall Street Journal. Among the top 250 agents and top 250 teams ranked by transaction sides, RE/MAX agents held the most places with 112 Associates listed.

Navigating Simultaneous Offers With Home Buyers Guest post by Sam DeBord, managing broker of Seattle Homes Group with Coldwell Banker Danforth. In a limited inventory market, many of our professional conversations center on multiple-offers situations for sellers. There are plenty of courses and guides on how to position a home to receive the maximum return based on competitive offers, as well as how to present multiple offers to our sellers in an organized fashion. There is very little literature, however, on effectively writing simultaneous offers for buyers. The practice of making simultaneous offers on multiple homes at the same time can be
labor-intensive and isn’t appropriate in all situations, but it does provide some unique advantages to certain segments of our homebuying clients. Investors are one set of buyers that can benefit greatly from the practice. They’re often looking for a certain style of home, in a certain price range, and hoping to purchase multiple homes within a short time frame. Agents who represent buyers know that in competitive markets like we’re seeing today in many cities, each week’s listings are met with multiple buyer offers. Running clients around to see new homes every week, selecting one, and being outbid by other buyers can be a vicious cycle. For an investor who has a bit of latitude in terms of style and price, writing offers on multiple homes at the same time
Can create the opportunity to lock up a number of properties in a short timeframe, or—at the least—to improve the probability they will secure one property in a given week. For the traditional home buyer looking for a primary residence, the tactics may require more research and some nimble paperwork. Buyers searching for their own home will usually be much more specific and critical about the home they’d like to buy. What is a “flip” transaction? Can my buyer’s finance a “flip”? In today’s market you may see properties that have been owned by the seller for only a short period of time. A “flip” is basically defined as a property owned by the seller for less than one year. There are several things you need to be aware of if your buyer is going to purchase a “flip” property. All lenders have rules regarding eligibility about a “flip” purchase. Here is a basic summary of what you’ll need to know so your buyers know what to expect: •Property owned less than 90 days: The lender may want two appraisals done on the property and documentation for the improvements made may also be required. •Properties owned 91 days-365 days: Most lenders will do an appraisal and a “field review” to substantiate the value. Documentation for improvements may be requested. •There are two issues when a property is being sold in less than one year. In addition to the “flip” rules there is also “rapid appreciation”; this means that the property is being resold for more than 20% higher than what the seller paid for it. Depending on all the factors (how long the seller has owned the property, what improvements they did to it, if the seller purchased the property at auction or foreclosure, etc.) the lender may or may not be willing to finance the buyer’s purchase. •Note: A resale that is the result of a bank foreclosure is not considered a flip as long as the lender or government is the seller. is the seller there are no issues with a buyer getting financing. If the bank forecloses and sells it to an investor/LLC at the courthouse it is a flip, because the bank is no longer directly selling it to a buyer obtaining financing. There are different rules for each financing program (FHA, VA, and Conventional have various rules). For example, a buyer using a VA loan will have different requirements than a buyer using a conventional loan. In each case the lender may have “overlays” which means that even if VA says only one appraisal is needed they may have minimum waiting periods before they will consider the property eligible for financing. buyers to buy a “flip” with only 1 appraisal and no waiting period, however some lenders require the seller have owned the property for at least 91 days and document the improvements. Please check with us first before making an offer on a “flip” property-we can help you avoid problems that could arise. If you are the listing agent for a “flip” it is a good idea to have the seller keep documentation for all improvements made for the property. Creating a list of repairs and specific upgrades done to the property will be helpful so the buyer can get financing. Some lenders are experienced with ‘flip” transactions and some are not-so be sure that the financing is being provided by a lender who knows all the rules and can structure the loan so the contract closes on time.
