From our cover home by one of California’s most influential architects, Andrew Skurman, to the very modern work of another acclaimed architect, Richard Landry, and the iconic architect, Marc Appleton, we have included what I feel is a group of our best talent .

ELEANOR SCHRADER Eleanor Schrader is an award-winning professor of architectural history who lectures worldwide on the history of architecture, interiors, furniture, and decorative arts. She has served as a Design Review Commissioner for the City of Beverly Hills and has served on the Board of Directors of the Beverly Hills Historical Society, Beverly Hills Heritage, the Malibu Adamson House Foundation, the Ennis House Foundation, and the John Lautner Foundation. She is a realtor with Coldwell Banker, Beverly Hills North, in the Architectural Properties Division and a frequent contributor to their weekly A & D column for their magazine “View”. See her introduction to Architects beginning on page 33.

Trousdale Estates: Midcentury to Modern in Beverly Hills By Steven M. Price, Foreword by Brad Dunning Mid-to-late 20th Century Beverly Hills’ homes inhabited by the rich and the famous are glamorously photographed in this well-documented coffee table book by architectural historian Steven M. Price. Here are the private domains of stars like Frank Sinatra, Elvis Presley, Groucho Marx as well as spectacular private residences. Full of fascinating facts about the development of Beverly Hills and Paul Whitney Trousdale’s part in it, Trousdale Estates is a must-have for anyone interesting in this pivotal time period. Trousdale Estates was comprised of 410 acres with 535 luxurious mostly single-story houses developed in the 1950s and 1960s. Architects included Lloyd Wright, Wallace Neff, Paul R. Williams and A. Quincy Jones, among others. Many of these houses have since been demolished to make way for mega-mansions, but some still exist. Price features not only the long-gone and remaining houses through archival photographs and stories, but also highlights restorations done by contemporary architects that pay homage to the past. Present day architects include Marmol Radzinger and William Hefner, among others. Architectural Historian Eleanor Schrader remembers, “As the daughter and niece of the general contractors for some of these homes, I was privy to the stories of these homes as they were being built. I was fascinated with the discussion of modern materials, choices for interior spaces and the excitement over the imprint that Trousdale Estates would leave upon Southern California design.” It’s such a treat to leisurely peek at these houses with their accents on the outdoors, swimming pools, architectural curves, over-the-top accessories and modern furnishings. Ranches: Home on the Range in California By Marc Appleton, Photographed by Melba Levick Westward Ho was the cry of many an Easterner wanting to experience the promise of a new life. Ranching in California answered that promise for some who followed the traditions of Mexican land-grant ranchos and moved West with their desires for new beginnings. The wide open spaces with seemingly limitless possibilities created a way of living that exists today. Ranches: Home on the Range in California features nineteen ranches that illustrate the California ranch lifestyle that was steeped in self-sufficiency and love of the land. Television shows like Bonanza and Hollywood movies made ranch life accessible to city dwellers who saw a way life so alien from their own. And it was very appealing. in the history of architecture has been the frequently played game between conveying a sense of the reality of the moment or of the past, and the sense of a dreamlike quality of the improbable and the unreal. Throughout the ages, this architectural game has been looked upon as a much-relished sport by architects (and also, of course, by their clients) who skillfully manipulated a wide variety of traditional images. Nowhere is this more evident than in California, where even the name itself is thought to be based upon a mythical land. California architecture is a world unto its own. In even the briefest discussion of this subject, the challenge is to know both where to begin and where to end. Within California, there are dozens of styles of architecture, ranging from Adobe to Victorian to the Romantic Revivals to Postmodern. Our basic California roots are Native American, Mexican, and Spanish. The Spanish missionaries were sent to claim this land for the Spanish crown and to try to thwart the territorial ambitions of the Czarist Russians. In discussing this plethora of architectural styles that have developed over two hundred years, invariably one would begin by bifurcating the state north and south. To allow for even greater generalization, we might even call it a Tale RECURRING ELEMENT
of Two Cities—greater metropolitan San Francisco and greater metropolitan Los Angeles. For much of the 19th and 20th centuries, these two cities were the economic and cultural powerhouses of the state, steering it to its current level of unparalleled greatness as the sixth largest economy in the world. And so, in searching for an explanation of the diversity of styles within a universe ranging from the foundations of a Chumash Native American village under excavation in Malibu to the award-winning designs of contemporary California architectural luminaries, we grab a tiger by its tail. THE 49ERS The California Gold Rush brought a flood of treasure seekers, and by the time California was admitted to the Union in 1850, San Francisco had 400,000 residents. Only photographs remain to show what the city looked like before the devastating earthquake of 1906. The surviving buildings show that the Americans flooding from the East Coast to the West Coast brought with them the established 19th-century Victorian styles including Italianate, Second Empire, and Queen Anne, which continue to grace the surviving parts of the city. San Francisco responded to the earthquake with a new boom of construction of imposing Beaux Arts commercial buildings

and charming Craftsman Bungalows in residential neighborhoods. The popular Bungalow style spread throughout the state. The houses provided convenient and cost-effective options. Do-it-your-selfers bought full Bungalow homebuilding kits from Sears catalogues and had the ready-to-be-assembled crates delivered right to their property. These houses were also popular because of the interior arrangements of space that created open floor plans and eliminated the hallways and closed-in rooms of the increasingly outdated Victorian home, while integrating the house within its natural surroundings and utilizing the abundance of California’s natural materials. And yet of note is the survival of the Beaux Arts Hotel Fairmont, under construction at the time of the quake, and whose owners hired architect Julia Morgan to manage the repair and renovation of the structure because of her structural engineering expertise. THE RISE OF LA LA LAND This same period concurrently saw the rise of the dusty pueblo of Los Angeles, which unlike its

rival city to the north, saw slow growth throughout the 19th century. As in Northern California, the earliest settlers from the East Coast brought with them the styles popular in their home towns. But several events around the turn of the century lit a fire under Los Angeles society and among architects in Southern California. The discovery of oil saw the rise of high-stakes capitalism and distinguished residences like the Doheny Mansion of Beverly Hills. Perhaps it was fitting that the first Best Picture Academy Award went to the World War I aviation film Wings, a marriage of two industries, aviation and film making, which further fueled the Los Angeles construction boom. While Los Angeles boasts its fine share of Victorian beauties, the true heyday of original Los Angeles architecture occurred in the 1920’s with English Tudor Revival, French Normandy, and Storybook Style architecture. Inspired by the cozy French and English cottages seen by doughboys in Europe, these homes can be seen in huge numbers throughout Southern California, wherein the fantasy game is played out in its
most charming manner. A very key influence in Los Angeles and Southern California architecture came from a renewed interest in our Mission period in California history. Fueled by the Panama-California Exposition of 1915 in San Diego, the Spanish Colonial Revival style was introduced, and the style with tile, stucco facades, and restful courtyards blossomed in Southern California. The birth of Hollywood coincided with the spread of the Parisian Art Deco style to America, and the Zig Zag Moderne style of the 1920s and the Streamline Moderne style of the 1930s hit their stride in Los Angeles. The glamorous, glittering Art Deco style was seen everywhere, from gleaming downtown high rises to West Hollywood apartment buildings. Hollywood’s lasting effect on architecture continued throughout the ensuing years. In film and in television, homes of the stars and homes depicted in Hollywood scripts began to have increasing effect of the tastes of average families. The classic Dutch and American Colonial Revival sets of series like Leave it to Beaver or Father Knows Best showed an idealized

We are the groundbreakers.” suburban neighborhood that faced none of the actual social and intellectual complexities of the new American suburbia. The sunken living room elegance of the popular Dick Van Dyke show may well have paved the road for acceptance of Midcentury Modern and Ranch Houses, which swept the country in the 1950s and 1960s.

QUO VADIS? NOW WHERE TO? Where does California architecture go from here? We’ve already been there. We are the groundbreakers. The Case Study Program firmly established California as the innovator, the one who foretold the future. Even the quintessential reason to visit California, Disneyland, showcased its popular “House of the Future” exhibit. Opening in 1957 and seeking to project a “modern home” of 1986, the attraction closed in 1967 after welcoming 20 million visitors to an increasingly obsolete attraction (“Look Honey, something called a ‘microwave oven’!”) While still grappling with the problems posed by mega-mansions, architects must be keenly aware of the importance of historic preservation, environmentally conscious design, and denser living. What will be the effect on architectural design as the economy grows but family sizes shrink? Perhaps our best bet for sustainability is to take a cue from the downsizing ways of the Millennials, some of who do not aspire to roomy, singlefamily homes with a back yard, but rather to smaller living spaces in condos with a clean, modern look, easily accessible to work and public transportation. to outstrip supply in California. While not the best news for potential homebuyers, the need for housing coupled with low inventory represents economic opportunity for the homebuilding industry. For those looking to build or renovate a custom home, the good news is the industry is robust. (In 2016, the Construction Industry Research Board pegged it as a $31 billion business in terms of permit valuations.) There is ample competition when it comes to choice of architect, contractor and materials. When selecting a contractor, technical expertise is a must. Expertise is fairly quantitative and easily researchable. (California maintains an online database of contractors, their current licenses and standing.) Among questions to ask: Have they built in the same general area or undertook a project with the same kind of geography such as hillside or beachfront? OUSING DEMAND CONTINUES
On a personal level, the key consideration is whether client and contractor connect. “You could be spending the next two or three years with these people,” points out Shane Mahan, regional executive, Kitchell Custom Homes, a luxury custom homebuilding firm based in Santa Barbara. “Get to know them and hopefully you can build a rapport and establish trust in a short amount of time. You have to know you can trust or work with this person,” says Mahan. In some areas, Mahan also recommends working with a land use specialist to expedite the permitting process, particularly in coastal regions. And as the state pushes towards energy efficiency in new homes—by 2020 all new residential construction is targeted to be net zero, reducing energy needs and improving the environment in the long term—green building consultants provide an essential service navigating these recently established
requirements. Although California homebuilders are trailblazers when it comes to green building and LEED certifications, for consumers, this push towards green principles often equates to increased upfront costs. Despite high demand and the key economic importance of the housing business, there are many challenges for the industry in California for both contractor and consumer, from a myriad of local, state and federal regulations to zoning and building codes revised at a fast pace, to the upward trajectory of permit fees, labor and materials costs. Navigating the complex building process comes down to choosing an experienced firm and finding an expert who can make this very personal vision of home come to realization.
