pring - a season that all years we look forward to embrace again to enjoy the longest, sunny days and forget the cold winter behind us. Even though, after an incredibly trying year, we know this season will not be like every year, we try to make the most of it! I suggest you face the next few months in serenity and find the comparison in knowing that we are now more aware and grateful for what we have. That said, the homes remain the place where people spent most time. And here each of us, who is already passionate about design and who has become one, needs new ideas to refresh their interiors. A youthful and fearless palette by clashing colours is ready to inspire you to create and/or renovate your design projects. Staying on the theme of colors, even the interior projects were inspired by the new Spring shades: from the house in the Latvian town with its radiant colors to the shades of blue of the Victorian villa in San Francisco's Noe Valley to the Italian apartment with a mix of colors and velvet fabrics. Tranquillity in vitality In collaboration with LWK + Partners, Ippolito Fleitz Group projected the sales centre in Hefei - CIFI. Inside, a fluid, elongated space is revealed, continuing the softness of the outside façade. Layered white and blue tones, and a playful use of texture and structure give the space depth. The interplay of shapes and materials in the space, from structured glass to curved ceilings, cites the endless flow and magic of water. Modern signature Versace has opened a new flagship store on Rue Saint Honoré in Paris, designed by Gwenael Nicolas, Curiosity. The new store concept is an expression of Versace visionary art of creating fashion, a space that becomes the canvas for the collections and Versace's DNA expression. The strong feature of the space is a crafted glass ceiling elaborated from Versace's famous Baroque motif. rize Hotel redefines the city hotel experience with its unique brand of comfort, value, and accessibility. It embodies the essence of glamorous living, with elegantly appointed rooms and a wide range of facilities. At the podium zone, a massive enclosed courtyard keeps most existing trees and acts as a serene welcome area for guests; it protects the area from chaos in its neighborhood. This court is inspired by the concept of "Engawa," which means a terrace connecting people and nature. Laths are selected as a feature element to enclose the courtyard and control the quality of light shining into space. The light and shade change over time. This occurrence reflects the origin of the Japanese word "Ma," which means "Space" or "Place" in Japanese architecture. It is derived from the word "Door" and "Sun," which implies that sunlight seeps through the door's void.

The lobby aligns with the axis of the great existing tamarind tree, which acts as a background of the lobby entrance. On the second floor, there is a bridge connecting to the all-day dining area as a loop which is convenient for usage. The glass which encloses this floor is designed to be semitransparent, giving a hint of a Japanese paper door, "Shoji." The top of the podium is a place for a new swimming experience. In the pool area, the guests can swim around the building and enjoy the courtyard below. Therefore, the tree court could be a visual linkage for the guest as it can be seen easily from many spots in the podium. 42 | G&G _ Magazine
The hotel consists of 379 guestrooms, most of which are long-stay guests. The project's owners intended to apply a double-loadcorridor system in the guestroom zone to minimize the circulation area in the tower design. In doing so, the designers developed an option that allowed all rooms to see the beautiful view, by having one side of the building facing the gulf of Thailand and the other facing mountain view. Many common areas are filled in every floor and flexible for any outdoor activity. Clayton Korte in collaboration with Moule & Polyzoides, interior designer Ken Fulk Inc., and Ten Eyck Landscape Architects, has redesigned Commodore Perry Estate bringing back the historic components of the property to their former glory in the heart of Austin. Originally the home of Edgar and Lutie Perry, this 10-acre estate was designed by architect Henry Bowers Thompson between 1917 and 1928 as a transportive oasis in the middle of Austin. Inspired by the owners’ extensive European travels, a series of formal gardens and a large Italianate mansion and carriage house were built along Waller Creek. A stone wall enclosed the entire compound. Inside, intricately carved wood and plaster molding, hand-wrought ironwork, and limestone details combine with Mexican-style tile work for an overall ornate effect. In its day, the estate set the bar for gracious entertaining in Austin. Perry sold the estate in 1944, declaring that the mansion was, “A great place to throw a party, but too big to live in.” The estate’s current owners teamed with Auberge Resorts to set about transforming the venerable estate, reimagining the property through a modern interpretation of its residential past: relaxed European elegance 48 | G&G _ Magazine
with true gracious Texas hospitality. The design team returned the historic components of the property to their former glory and built a new restaurant to serve as a backdrop to the magnificent historic gardens—bringing together all the necessary elements for a new destination resort and private club, Commodore Perry Estate. As the centerpiece of the property, this building instantly communicates an elevated, residential atmosphere—as though you’re arriving at the stately home of an old family friend. Working closely with the historic landmark commission, Clayton Korte led the effort to preserve the mansion’s historic significance with modern interventions that make it relevant and inviting for today’s guest. Updated building systems accompanied the refurbishment. In particular, the entry features the estate’s original curving wrought-iron staircase, with a new hand-painted ceiling fresco overhead.
Downstairs, the entrance leads to the main hall with a loggia, terrace and the gardens beyond, which serve collectively as a lobby and gathering space. Other rooms downstairs in the mansion function as they historically would have: The Living Room is furnished with a new service bar and deep Chesterfield sofas for gathering fireside with a cocktail; The oval book-lined Library is set up for reading or quiet conversation with overstuffed chairs and a game table; the sunny Solarium, with its original tile floors, is perfect for small bites or cocktails. 50 | G&G _ Magazine
The Dining Room and Breakfast Room are dedicated to informal dining experiences throughout the day. With a wide range of indoor and outdoor lounge options, including the Loggia and Terrace, Members and Resident Members can enjoy a daily menu of Estate favorites and signature cocktails with prime seating for club programming, such as intimate concerts, lectures or tastings.

Across from the mansion, next to the original carriage house is a newly built three-story inn with guest rooms and terrace suites surrounding a central courtyard. The building, designed by Moule & Polyzoides, features an elegant colonnade perfectly suited to the history of the compound. Inside, the guest rooms, Fulk’s design provides an elevated hotel experience. Custom millwork built-ins, rounded plaster archways, furnishings based on Italianate and Spanish Revival antiques, and bathrooms tiled in a classic star-and-cross pattern were all chosen. Throughout the hotel, a collection of vintage rugs and framed artworks were carefully sourced by the design team. Address: 4100 Red River Street - Austin, Texas, USA

Mastrominas Architecture designed the renowned and award-winning hotel complex, OKU Kos located on the north of the Greek island on its own secluded stretch of beach and sprawling grounds. Photography by George Fakaros

KU is derived from the Japanese concept of “inner space”. At OKU Kos guests are invited on a journey to discover their own inner space, into soulful, laidback spaces which have been designed with wellbeing and enrichment in mind. Tranquil design, restorative wellness principals and the best of local food and culture. The overall concept has been developed by Lambs & Lions, who had the art direction and the interior design. Mastrominas Architecture was invited to develop the architectural and the master plan design, as well as the supervision. The architects emphasized on the re-interpretation of the local traditional architecture. This required a depth study and the analysis of the values that give it its spatial qualities. Avoiding work on the reproduction of superficial features, the architects came up with the minimalist design of the complex with the arrangement of the buildings referring in an island urban settlement: narrow streets, unexpected openings-stops, with external stairs and built outdoor seating. The result is a village in harmony with the surrounding bucolic landscape and the pristine beach, where the visitor walks in the paths of a traditional settlement, having the impression that it has always been there. Mastrominas Architecture proposed the deconstruction of the conventional main building, in four autonomous buildings that are articulated around a square, reproducing the sense of the island square with the human scale. The ceilings of these four buildings were constructed with a modern variant of the traditional roof coverage of the island houses. The unifying element of the whole complex is the rough plastering, a living technique that is still applied on Leros, a nearby island.

The restaurant and beach-club complex is spread over the beach area. The idea of the building is abolished, and the functions are placed freely under sheds, leaving view escapes to both sides, the beach and the inner courtyard-pool. The space changes depending on the weather conditions, through a series of successive frames hidden in specially designed niches. On the north side, the wooden terrace overlooking the sand dunes and the beach, provides shelter 60 | G&G _ Magazine
on hot days. The SPA building dominates the center of the complex, as the restorative wellness treatments, the hammam and the yoga workout are an important part of the principles of internal well-being offered by the hotel.
Inspired by the Greek way of life and developed into private sanctuaries, inside the rooms, mid-century elements are contrasted with naturally tactile textures and traditionally handmade pieces, bringing a sense of timelessness; simplicity and sophistication. The materials are simple, local stone in dry

stone construction, wood, cement mortars. The spaces are furnished with products and objects made of natural materials and selected the planting with palm trees, olive trees and aromatic plants, which complete the Mediterranean image of relaxation. Address: Sikamini, 853 00 - Marmari, Kos, Greece

F
or many years the cosy guest rooms of Parc Hotel Florian has been providing the perfect year-round holiday experience thanks to its magnificent park where guests are encouraged to linger among ancient trees, an idyllic pond and an outdoor pool. At the outset, the idea was to separate the building with the new suites from the original site in order to leave the grounds untouched and occupy as little space as possible. A building at ground level would have resulted in the loss of sizeable portion of the grounds. But the idea was not just a row of rooms door to door, but an orderly grouping of intimate, self-contained tree houses elevated on threemetre-high supports, leaving the grounds fully accessible underneath. At the same time, there was a growing desire not only to accommodate guests in the new suites in the park, but to allow them to be a part of it. During the design process the park became
the central theme of the architecture, thoroughly embedding the building within the nature, as if it had always been there. The intellectual concept of tree houses began to take shape: at the end of the connecting walkway that forms the backbone of the new development is the two-storey structure containing the suites, with five rooms on each floor, all of which have views over the park. In order to make the architectural complex even more dynamic, the rooms are located above each other at a slight angle, creating the impression of a natural, grown structure while preserving the views. Guests have the sensation of being ensconced in their own little house. Despite this architectural openness, the appearance of the whole building is preserved, as it nestles into the park landscape. This is anchored by a pregrey wooden façade, which confers a degree of uniform tranquility to the unique cluster of tree houses.

The new "Floris Green Suites" are no less spectacular inside than they are outside. The conventional living, bedroom and bathroom areas have been reimagined in an unusual way. The central living area opens out onto a
sheltered balcony overlooking the magnificent mountain scenery, a benefit also afforded by the glass bedroom. Everything is confluent: Rooms, functionality, exterior and interior.
In the suite, a free-standing vanity unit with mirror, which can also be used as a console desk, provides a pivotal point. This is where the bathroom area merges into the living area, which has been wonderfully designed with hybrid furniture. The most intimate area is located at the far end of the suite, where the entrance is: an open shower is elegantly flanked on one side by the self-contained toilet and bidet unit, and on the other by a small, private Finnish sauna, which guests can use whenever they wish. In addition to the many views and vistas, there is another highlight that makes a stay in the Green Suite irresistible: an open patio with an outdoor hot tub, which complements the sauna offer in an exceptionally appealing way. T
his two-storey apartment is dedicated to a family with kids, and it is just one of their numerous homes. The design of the whole project is inspired by a nostalgia for the summer cottage aesthetic of the 20th century. In this way, to give a strong sense of place, the main source of inspiration was the location itself and its history. Jūrmala is a resort town on the Baltic coast in Latvia. On the first floor, the backdrop is kept neutral to direct attention towards the design pieces, texture and materials. The choice of materials was also inspired by the natural environment of Jūrmala - its pine forests, dunes, sea and mineral waters, like the solid wood table in the living space. As in the whole apartment, here, Open AD paired also recognizable design pieces with bespoke solutions such as the black wall hung desk. 74 | G&G _ Magazine
Considering the family’s needs and wishes, Open AD worked closely on the planning to ensure both shared areas and private quarters. In this family, the children are considered equal family members. This is reflected in the interior design with individual quarters for each child to help foster their personal development. The spaces are multifunctional and interactive. Open AD played with scale, light and tactile variety to evoke the imagination and creative thinking.

The apartment reveals the potential of rooms to serve more than one purpose. For example, the bathrooms are not just an area to wash in, but also to prepare for the day ahead, relax and regenerate. So, thanks to the moisture-resistant wallpaper, the children’s bathrooms feel like additional rooms rather than just space for personal hygiene rituals.

he restoration involved a cluster of Cape buildings in a valley beneath the Swartberg mountain range, consisting of a main house and two barns, plus a store. A short way off is a flat-roofed building, typical of the Ladismith style, which was originally used as a wine store. The house, barns and wine store were all restored. SAOTA director Greg Truen, who acquired the farm in 2016, notes that while minor additions and modern alterations had been made to the buildings, the original house, was “in good condition, considering” and that the barns were “fundamentally untouched”. A new pump house was added near the dam wall on the property. Its design and construction were an experiment in contemporary architecture using the same materials and techniques as the heritage buildings, including poured mud or “cob”

walls, as well as brick vaulted roofs. The landscaping around the house took the form of a series of low terraces. The outbuilding that is referred to as the wynkelder in reference to a time when grapes were grown on the farm, is a small flat-roofed structure that has restored and converted into a living unit. It was badly damaged and had been clumsily altered. An incongruous timber pergola and a brick fireplace had been added to the exterior. The fireplace, however, had delaminated from the wall and was collapsing. The walls were also badly damaged by termites and the floors and ceiling rotted. When repairs began, it was discovered that the wine store had originally been a single-level building, and its parapet was raised in the 1970s to allow for another level so that it could be used as a house. Besides, a somewhat clunky staircase has also been added.
The repairs and restoration of the wine store involved reorganising the ground level so that it could function as a living area and kitchen and locating the bedroom and bathroom on the mezzanine above. On the ground floor, in the kitchen, a contemporary island has been inserted, clad in terrazzo - a contemporary material that goes perfectly with the original materials. The concrete and aggregate in Terrazzo resonate with the stone and cement paving. The kitchen block also makes it possible to keep the kitchen and dining areas integrated, making it a central social space, 86 | G&G _ Magazine
while a 200mm raised barrier above the counter ensures that the food preparation area is unobtrusive. One of the only contemporary interventions was the addition of a double-sided fireplace between the kitchen and lounge area. To connect the two levels Booyens designed a new self-supporting steel staircase as a contrasting contemporary insertion. It doesn’t touch the original structure of the building, but it floats above the floor and is set slightly apart from the walls, connecting at a single point on the floor and at just one point on

the mezzanine level. Its contemporary singlechannel frame and intricately detailed American Oak treads, suspended by a system of cables, make for a subtle intervention. The modern decorative timber screen is similarly light, but clearly expressed as a contemporary addition, respecting the historical fabric of the building through contrast and a lightness of touch. The two stone treads at the base of the staircase are also offset from the walls and the staircase, so that they and the staircase appear as “two loose elements inside the original building” as Booyens puts it.
The rotted upper floor was replaced with SA pine, which was limewashed. The roof upstairs was finished with poplar beams and a rietdak ceiling. Here, the long, narrow en suite bathroom runs the length of the front wall, which also contrasts with the historical fabric. It is accessed via a large cut-out between the bedroom and bathroom to facilitate the views to the orchard beyond taking advantage of the breeze and the natural light. While a curtain provides privacy when necessary. The bathroom combines contemporary materials such as terrazzo cladding and a laser-cut metal ceiling with a long poplar table that runs the length of the wall in front of the windows, and poplar shutters. The contemporary materials are natural and express themselves honestly, pleasantly interacting with the building's heritage, expressing time as a continuum that recognizes the contemporary moment. 88 | G&G _ Magazine

n order to create a modern home, the existing interior structure had to be completely reorganized. Fougeron Architecture reversed the original flow, turning the back of the site into the main living area. Each floor is placed between three slots so that the home connects vertically rather than horizontally. Traditional Victorian homes often are poorly lit and are disconnected from floor to floor but by suspending floors, there is brightness and fluidity throughout the house. In this exceptionally narrow lot, solar orientation and natural light diffusion were paramount for making sure the home felt warm and open. The program of the house is now organized on three floors with the living space on the

ground with an immediate connection to the outdoor garden, study and kid’s room on the second floor, guest room and master suite on the third floor. In order to maximize the small footprint of the house, the ground floor was excavated at the rear extension. The back façade, which is tilted at 9 degrees, is built of a custom fieldglazed steel frame with insulated glass. The angle over two stories–a canted facade– maximizes space and square footage in the house. Large sliding doors opens the living room, dining room, and kitchen to the outdoor space. A limestone floor and a blue fence and cabinets blur the line between inside and outside.
Placed in one of the slots, the bright orange stairs are used as a dynamic organizing element. The perforated metal rail folds in and out recalling the exterior façade. Color and material were used to enliven the interiors. All cabinetry within the slot is all painted various shades of blue from light to dark, emphasizing the progression from top to bottom.

At the top floor, the master bedroom windows, and deck are oriented towards distant views of the San Francisco Hills ensuring both a wonderful view and natural light. As in the rest of the house, the design is simple and minimalist, but the room is characterized by the presence of pink armchairs which together with the wood create a warm atmosphere. Separated by a wall, the bathroom in wood has a glamorous touch thanks to the pouf, also pink.

The new completed project of YODEZEEN studio is located in the historic area of Kyiv, in a city borough called Lypky, on Instytutska Street — one of the oldest town gates. Since 2014, part of Instytutska Street has been renamed as Heroiv Nebesnoi Sotni Alley — homage to the events that took place in the city during the revolution 6 years ago. Historically, Instytutska Street unites many heritage assets deducted during the 18-19th centuries. That fact has established the predominant architectural trend of Lypky property development — monumental classical style with elements of Art Deco and Empire. And that gave a rise to the choice of the project execution thread for YODEZEEN architects. Apartment of 252 m² is located on the single level of the 21st floor and consists of a combined living and dining area, 2 bedrooms and 3 bathrooms. The living room windows 100 | G&G _ Magazine
open a mesmerizing view of the Motherland Monument, one of the highest monuments in Europe. The client is a young man of sophisticated taste, a person with his own understanding of aesthetics, collector enamored with Ukrainian Art. So, design concept of the apartment combines nude shades with glass partitions made of graphite glass, natural stone with brass, and custom elements, developed in only one copy. Thus, every element creates a unique understanding of modern living by the YODEZEEN team. The entrance room of the apartments gives into a spacious area of the combined living, dining and kitchen. From the entrance it sets the necessary element of the concept and breaks down trivial trends in interior design — the custom-made floor covering was assembled in a certain unique pattern from versatile stone and brass tiles.
The complete absence of secondary partition trussed walls in the main area of the apartment, living and kitchen visually expands the space, creating an element of disengagement in the placement of all the constituent interior elements. The main accent of the nude kitchen is in finishing the main zone and the island with natural Silver Roots stone. River stone is used in the surfaces and island facing of the guest bathroom. Brass and woodwork on the walls serve as a sort of separator for zones of various applications of use. Graphite glass partitions in guest and master bedrooms divide the space into private areas not so as you'd notice.

The major accent in the dining area is taken by the custom-made brass lamp above the dining table — created by Cameron Design. The specific element of the apartment concept is about the art of Ukrainian artists and sculptors. Paintings by Viktor Sydorenko and sculptures by Nazar Bilyk complement the interior with the necessary element of authenticity.

he project consists of a complete restyling operated inside an apartment, located in a new building dedicated to client's families, of 240 square meters. The entrance is furnished with a practical custom-designed piece of furniture, characterized by an iron structure with oak hinged openings and a particular mirror insert. After you cross the threshold of the house, it is immediately possible to admire the main elements that characterize this project. The solid central monolith is immediately visible. It includes a fireplace that opens its warm jaws to the open space . This element defines the subdivision of the 108 | G&G _ Magazine
space between the living area and the sleeping area of the apartment. In the living area, the presence of warm velvet dominates. Here, in the abundant open space we find three distinct areas: the sofa area, the table area and, finally, the one dedicated to the kitchen. Overall, modern and rational geometries embrace the soft and elegant velvet, allowing the exaltation of natural colors and the clearest distinction of every detail from its own context. Specifically, we can first of all distinguish the “sofa area”: an important presence of the large piece of furniture intended for television, custom-designed and realized of
oak wood (then painted black), brass and sheet metal. Sofa and armchairs are covered with the main element of this harmony: velvet. The setting, in general, can be defined, for this area, as characterized by furnishings with their own distinct details. What follows is the “table area”: obviously custom-designed made, it has a tubular structure with a marquinia silestone top and brass edging. Even the console hanging on the wall is custom-designed and realized with elements that characterize the project: the painted iron structure with brass-plated edge, the painted Sagomato Rovere and the top in marquinia silestone.

The living area triptych is closed by the kitchen made up of a concealed monobloc with retractable doors, to which an abundant island hosting sink and induction hob with a sliding top in natural smoked oak is added with exquisite opportunity. Present also a series of comfortable stools dedicated to the “snack area”.
The sleeping area is made up of three distinct bedrooms, a studio and a bathroom. They are all characterized by the presence of soothing colors and the absence of eccentric details, so that those who live there can enter in a mood of pure relaxation and calm. The main bedroom is equipped with a retractable walkin closet and bathroom, here, it's noted the presence of a more custom designed furniture, such as bedside tables and the console / beauty. While a delicate wallpaper with a romantic design frames the suspended lighting elements. Through a studied fusion of shapes, materials and atmospheres, we have thus achieved the most appreciable living and sensory comfort, on which, however, the elegant design is entirely based. 112 | G&G _ Magazine
