CAMPUS MASTER PLAN DEFINING THE EXPERIENCE

2020


A Letter from the President The proposed Campus Master Plan has been developed through The Board of Governors’ careful consideration of member feedback generated through surveys as well as member engagements sessions and focus groups. The plan encompasses an assortment of capital projects that collectively will benefit each member and serve to move our Club forward in a rapidly changing and increasingly competitive country club environment. In an effort to assure we “get things right,” Steering Committees that are specific to each capital project were formed. Last year the Board of Governors concluded that there was a need for smaller, targeted groups of members to vet each capital project that we are contemplating. Each Steering Committee is comprised of members who are likely users of the space/place they are examining. Each committee is chaired by a Club member, not a standing Governor of the Board. This committee structure was intentional and put in place to encourage fresh thinking and challenge existing assumptions. Collectively, the Steering Committees represent the input of more than 40 of our members, along with key staff members; our design team, Jenkins Peer Architects; and our Owner’s Representative, Tim Garrison. Rosters of each of the Steering Committees are listed in this booklet. WHY: The mission of each Steering Committee was to “define a detailed future vision and member experience for each venue (Pool Facility, Casual Dining, Dogwood Room/Grill Room, Family Center, and Golf House) for presentation to the Board and Membership.” The scope of their work focused on how each venue should feel, what it should be used for, and what the overall mood should be. In addressing these issues, the Steering Committees and the design team were able to produce renderings that convey the intended mood/atmosphere of each of the spaces. The committees were also tasked with the following: Developing a Food Service Master Plan for different member dining experiences (new Casual Dining vs the Grill, for example); Addressing higher utilization for the facilities we currently have (Dogwood Room re-purposing); Improving facilities that we already have (Kid's Pool, Competition Pool, Diving Pool, Youth Cabanas, Pool Snack Bar, Dogwood Room, Indoor Tennis) and adding amenities that we don’t currently have in order to remain relevant (Casual Dining, Golf House, Family Center). WHAT: For the first time in our Club’s history, we welcome you to an exercise that will provide an opportunity for the membership to be involved in this process. Over the course of several weeks, Steering Committee Chairs, committee members, Jenkins Peer Architects, our Owner’s Representative, and staff will host “Charrettes” set up to share our progress with the membership. These Charrettes act as visual forums which convey the design intent of the projects. They will provide a more effective means of engaging members than a Town Hall Meeting or the Annual Meeting. While going through the Charrettes, a staff member will be present to write down your feedback, questions, and comments, which are recorded for Board consideration. HOW: The Charrette will have distinct stations that comprise our overall Campus Master Plan – the Pool Facility, the Casual Dining Venue, the Family Center, the Dogwood Room/Grill Room, and Golf House. Currently, the Indoor Tennis Facility Steering Committee is not in a position to present at the Charrettes, as that group is still early in the planning process. We look forward to reviewing their progress at a later date.


A Letter from the President Continued WHEN & HOW MUCH: We have approximately $23,000,000 in projects on our Club’s list of capital investments. Pool Facility, Casual Dining, and Family Center – estimated cost: $16 million Adult Bar (Dogwood) – estimated cost: $1.5 million Golf House – estimated cost: $1.5 million Indoor Tennis Facility – placeholder: $4 million All of these projects, together with expected capital expenditures for replacement and repair of existing assets, have been included in a 10-Year Capital Plan. This Plan has been vetted and approved by the Finance Committee and the Board of Governors and will include a $12,500 assessment and borrowings under a new credit facility. Despite the increased borrowing, we will maintain flexibility to address items not currently reflected in the plan, such as higher cost for tennis facilities or other future capital needs. Additional information on the payment options for the $12,500 assessment will be provided in separate materials. Currently the proposed construction schedule is as follows: Dogwood Room Renovation to Oak Bar and Grill Room Expansion – summer 2020, start construction; late 2020, opening Pool Facility, Casual Dining, and Family Center – summer 2020, start construction; summer 2021, opening Golf House – summer 2020, start construction; first quarter 2021, opening Indoor Tennis Facility – TBD The Board of Governors and Steering Committees are excited to present this Campus Master Plan to our members. The Porch Experience Members and their families are excited to add a relaxed, impromptu dining and gathering spot at the Club. The understated elegance of CCC will be retained while providing an easy destination for multiple generations of busy Club families to enjoy at their leisure. Here is a summary of the experience we desire to create at the main crossroads of our campus. We recommend calling this “The Porch.”

Phrases that Describe the Experience Comfortable and inviting to all generations with the opportunity to provide an open-air concept on a year-round basis. Active and fun, a broad mix of members that enjoy seeing old friends and making new ones. Family friendly dining with dependable hours and "come as you are" attire. Fresh, locally sourced casual fare. A full and active bar with local beer and wine on tap and TV’s to watch your favorite sporting events. Friendly and familiar bartenders and wait staff. RESERVATIONS No reservations. Call ahead seating for larger parties may be permitted. Grab a beer and a quick bite after play or stay for the game with your friends.

ATTIRE

Families are expected to come to The Porch without having to change from their daily attire. Golf, tennis or workout attire is expected, denim is welcome. Dry cover-ups required during the pool season.

NEW FACILITY

The floor plan will seat approximately 150 with a flexible mix of outdoor, indoor, and bar stool options.

MENU CCC inspired casual fare.

AGE RESTRICTIONS The Porch is open and inviting to CCC families of all ages.

TIMING OF OPENING The Porch is proposed to break ground summer 2020 and open in summer 2021. A consistent and responsive schedule of operations is suggested based on demand.



The Oak Bar Experience Members at Charlotte Country Club desire a leisurely, adult bar and co-ed meeting place experience as part of the offerings at the Club. Here is a summary of the experience we desire to create in the re-purposed Dogwood Room. We recommend calling this room the "Oak Bar."

Phrases that Describe the Experience Inviting, welcoming, leisurely, refined. Bright and spirited during the day/ warm and lively ambiance at night. Great appetizers and specialty drinks. Friendly and familiar bartenders.

RESERVATIONS No. Seating available on first-come, first served basis.

MENU

A selection of seasonal small plates.

AGE RESTRICTIONS The Oak Bar permits members and guests who are 21+.

ATTIRE

Country Club Casual. The House Committee will formally recommend any dress code policies; your feedback on the matter will greatly enhance their decision making.

TIMING OF OPENING The Oak Bar renovation will take place summer 2020 into late 2020 while Grill Room and Patio dining continues; family dining will be adjusted. RENOVATED FACILITY This floor plan will seat up to 72.



The Grill Room Experience Members at Charlotte Country Club desire an upscale dining experience as part of the offerings at the Club. Here is a summary of the experience we desire at the Grill Room.

Phrases that Describe the Experience Intimate, upscale dining with personalized service. Warm and inviting atmosphere, with piano music. Memorable, exciting entrees and appetizers. Club member favorites on the menu. Award-winning wine list.

RESERVATIONS Dining will be from 6:00 to 9:00 p.m. and reservations are recommended.

MENU Exciting appetizers, fresh seasonal specials, member favorites. Personal interaction with culinarians and sommelier. AGE RESTRICTIONS Family dining (under 21) will be permitted with dress code and proper behavior.

ATTIRE

Traditional country club attire. RENOVATED FACILITY Seating area to be expanded into the Trophy Room with French Doors (see drawings). Dining areas to be zoned to separate a family experience and an adult dining experience.

TIMING OF OPENING Renovations to the Grill Room and Trophy Room would coincide with re-purposing the Dogwood Room to the Oak Bar.



The Family Center Experience A multi-generational social hub is steps away from The Porch, our Club’s popular casual scene. An adjoining courtyard furnished with a central fire pit and comfortable Adirondack chairs prompts spontaneity and enjoyable connectivity. French doors lead in to a traditional living room and game area, which serves as the primary overflow waiting space for families at The Porch, which is designed without reservations and expected to have a brief waiting period when busy. The game room is equipped with billiards, a foosball and shuffleboard table, board games, and card tables designed for friendly congregation.

Phrases that Describe the Experience Family friendly activity space with dependable hours. Energetic with games that will bring children and families together. Leisurely and relaxed, the interiors are a study of the user – a family’s favorite room in the house. The space feels natural to entertain and enhance the family’s Club experience, and it is delightfully without modern digital games. AGE RESTRICTIONS

RESERVATIONS Required for child care needs such as KidZone. No reservations at the Game Room - to be enjoyed at members' leisure. Larger parties may have use of the Game Room but will not be exclusive.

KidZone is for ages six months to 12 years. The Game Room is generally known to be the age of 1st grade+. Due to this area being indirectly staffed, an unattended child age minimum may be established if necessary to influence best behavior.

NEW FACILITY KidZone, our exclusive children’s program, entertains members' children as early as six months old with a happy mix of games, crafts, movies, and engaging activities. The Game Room will include a space for lounge seating to watch sporting events or a movie, a billiards table, foosball, shuffleboard, a card table for board games, and side tables for gathering.

TIMING OF OPENING The Family Center is scheduled to break ground summer 2020 and open in summer 2021. A consistent and responsive schedule of operations is suggested based on demand.



The Golf House Experience Golfing families and members are excited to add a dedicated teaching and practice facility that will provide year-round access. Members will be able to practice in all weather conditions and at night. We envision the space having inside and outside areas to mingle and relax. This facility will also be able to host events for up to 25 people to enjoy a Top Golf like experience where staff provide F&B services. We believe this facility will generate incremental golf revenue during the off-season plus it will be an attractive amenity for existing and prospective members while allowing us to recruit and retain world class instructors.

DESCRIPTIONS OF THE AMENITIES PROVIDED Dedicated teaching bay with state-of-the-art technology including Trackman. Dedicated fitting bay that will allow golfers to try numerous combinations of clubs, shafts, lie angle, bounce, etc. Dedicated stretching room that will provide members the opportunity to warm up prior to practice/play with golf specific stretching devices. Large area to practice on your own. This area will also include a golf simulator for cold and rainy days. Casual lounge to relax, watch golf channels and either stay warm and dry during the winter, or cool off during the summer. Outside veranda that will have a pergola for shade plus a lounge.

FACILITY DESIGN/PLACEMENT Facility is strategically placed so members can access via a short walk from the driving range or from the parking lot. Facility will slightly encroach onto Practice Tee-2, but the loss of practice turf is immaterial. Safety and traffic flow were vetted in selecting this site and the proposed site will not impact current or future traffic flows nor create any new safety issues. Facility design and structure will tie into our existing architecture and campus with white brick and a slate roof. The Golf House will provide a bit of respite and shade for those on the range as well as a handsome anchor to what will be perceived as a corner of the Club property. The elevation of The Golf House will be framed with a veranda, terrace, and soft scape to ensure the building will FACILITY seem as if it was always meant to be there. RENOVATE

TIMING OF OPENING The Golf House is proposed for start in the summer of 2020. The Golf House will be open year-round, including night-time hours. Members will be able to reserve lessons via staff and reserve hitting bays via ForeTees.
