The sun is brighter, the days are longer, and summertime is finally here! When I think about summer’s past, I think of warm July nights spent outside with my older siblings, catching lighting bugs in mason jars competing to see who caught the most by the time our mom signaled, “Time for supper!” We rarely stayed inside, and for Charlestonians, we are lucky enough to have weather that allows us to spend the majority of the year outdoors. The summer issue of Charleston Home + Design features our annual Outdoor Living Guide showcasing local outdoor projects and planning considerations created by Lowcountry experts. Absorb tons of insightful tips and tricks with our product guide to help bring your backyard oasis to life.
Making a splash on our cover is Brandon Lake inside his Awendaw country cottage. The GRAMMY Award-winning musician with over 600K Instagram followers invites us into his peaceful abode where mindfulness and love are at the forefront of its design. Brandon speaks with us about his upbringing in Charleston, his career as a Christian singer/songwriter, and the life he has built with his beautiful wife Brittany and their three young sons.
Another special addition to this summer issue is our Sensational Showrooms feature where readers will get a peek into the top home and design showrooms in the Lowcountry. Learn about their services, products, popular brands, and why exploring these showrooms can turn the house you like into the home you love.
As always, thank you for picking up our magazine. It is our hope that you not only feel inspired by all of the beautiful projects, but that you feel empowered making well-informed decisions to create the home of your dreams. Happy reading!
Meet the team behind Fix-It 24/7, formerly known as AirMax Heating and Air. Their leader, Jared Dean tells us why their phones stay busy and gives homeowners helpful HVAC tips just in time for summer.
What home repair services does Fix-It 24/7 offer?
We specialize in anything that involves a home’s heating, air conditioning, and plumbing.
What are your most common house calls about?
We do a lot of HVAC maintenance. Our most common calls are about a broken AC or a plumbing issue whether it be water leaks, clogged pipes, hot water heater issues, low water pressure, etc.
What sets you apart from other home service providers?
A tune-up or check-up is something we do a lot differently than other companies. Other handymen will do a quick inspection and call it a day where we will actually take the unit apart, clean it, and put it back together properly for longevity.
Any advice for homeowners?
Have your HVAC unit cleaned twice a year and make sure it’s done thoroughly. Dirt is the number one killer of an air conditioning unit.
What should a homeowner look for/how do they know when they need to call you?
Look out for your energy bills running high, listen for strange noises, if it’s cool in your home but still humid, those are the kinds of things that suggest you need HVAC unit maintenance.
Tell us about your team:
Our business culture is all about choosing the right people. Sometimes the best people might not be the right fit for our team. We take a lot of time to build up our team and take pride in recognizing their personal and professional accomplishments.

“We’re all about the people in our business, period. We take the time to build our team well and create a service culture they enjoy being a part of.”

We sat down with Store Manager James Foy and Owner/CEO Christina Tononi at Atlantic Bedding & Furniture for some insight on style selections.
Pastoral Charm has really caught my eye with its mix of French countryside with coastal tones. The combination of soft textures and light hues bring a whole new level of relaxation and style to any room in the home.
Preferred furniture style?
Boho Haven because it's eclectic and relaxed. It mixes different patterns, colors and textures with natural materials that you can use to put together all of your favorite things. Boho Haven reflects my sense of freedom, adventure and nonconformity.
Urban Foundry mixed with Pastoral Charm is always a winning pair. Metal and wood furniture from Urban pieces provide a great contrast to the soft overall cottage style. Hammered metal and reclaimed wood accent pieces would give that pop that really makes a whole room come together.
Favorite styles to mix and match?
I'm drawn to mixing the edgy, raw aesthetic of Urban Foundry with the luxurious opulence of Hollywood Glitz. Imagine a room with a brick wall, reclaimed wood floors, furnished with a lush emerald green velvet sofa, a distressed leather club chair, and use an old rail cart as a table and then throw in gold and mirrored accents.
If you have to cut cost somewhere, I recommend using just a bed frame vs a complete bedroom set. You can always come back and add the pieces here and there and/or upgrade the bed frame later.
Where to save vs. splurge?
The pieces I feel a person should splurge on are the upholstery in the main living area and master bedroom furniture, including the mattress set. Those are the two places you really want to feel most comfortable in your home.

The lovely ladies of The Village Social, a full-service interior design firm and gift shop located in Mount Pleasant, not only share the same last name, but a shared a passion for classical architecture and interior design. Sister-in-laws, Kaitlyn and Dana, along with Lynda (Dana’s mother), opened the design boutique in 2022. Dana invites us into her home where The Village Social’s interior design style and décor can be seen throughout.
“We want to make a great first impression when guests enter our homes and there is no better way to do that than with colorful seasonal plants and greenery,” Lynda explains. Dana’s front porch is welcoming and traditional with lively flowers from her favorite local nurseries and beautiful blue and white planters from The Village Social.
It was important to Kaitlyn and Lynda to design this space to honor Dana’s love of family and her Kentucky roots. Kaitlyn decorated the built-ins with plenty of family photos, The Village Social’s signature ginger jars, and a horse racing statue. They also wanted representation of Dana’s new home in Charleston by bringing in coastal details like the coral décor and oversized shell bowl.
A wonderful blend of old and new, Dana’s dining room was designed with traditional white chairs, a natural wood table, a vintage green leaf chandelier, and a built-in hutch showcasing her family’s china. The neutral tones mixed with pops of green and blue create a country cottage feel that yearns for a mid-day tea party. Kaitlyn states, “Homeowners can purchase similar rugs, art, wine glasses, and furniture at The Village Social.”
When styling her bedroom, Dana created a warm and modern space filled with fun details through the use of green and brown animal print throw pillows, blankets, and by adding a pastel green and yellow polka dot wallpaper. Although these prints aren’t seen throughout the rest of her home, Kaitlyn and Lynda made sure to connect the bedroom with the other spaces with touches of gold, blue, yellow, and white in the hallway.

1. 2. 3. 4. 1. 3.Vairon Ocampo founded Oli and Peter Professional Epoxy, LLC in 2018 after his brother-in-law expressed interest in resurfacing his garage floor with epoxy. “I was working on the military base at the time and volunteered to learn how to do it. I found that I not only was good at it, but I really enjoyed the whole process,” he states. Soon enough, his business began making a name for itself working with local businesses, churches, and homeowners.
For each project, a special mix of epoxy resin, color powder, and metal pigments are blended to create a one-of-a-kind design. Prep begins the day before installation with Vairon creating the flooring mixture and ensuring the foundation is cleaned and prepped. “Blending might be the hardest part of my job. I must be extremely precise when I am blending the colors as it might create a different color than
what the homeowner wants. If this happens, I will have to start all over,” he describes. Once the mix is successfully blended, he carefully pours the epoxy on the floor, swaying back and forth to create his popular marble designs.
By working closely with each homeowner to choose the best mix of colors and design expectations, every project is customized to his client’s wants. “Anyone can work with epoxy, but I believe to be successful you must be unique in one thing and for me that one thing is my marble designs,” he says. Vairon has set his goal to be Charleston’s unique epoxy installer and have an exclusive client base that appreciates the art of resin.

Local epoxy expert, Vairon Ocampo of Oli and Peter Professional Epoxy, LLC creates one-of-a-kind designs using a blend of epoxy and paint pigments to create beautiful floors for Lowcountry homeowners. The homeowners desired more space to host friends and family that would allow their guests to have privacy while also being on the property. We constructed a 525 square foot accessory structure above their two-car garage. The suite includes one bedroom, one bathroom, a kitchenette, breakfast nook, and a living room. The main difference between accessory structures and accessory dwellings are the cooking capabilities. This suite does not include a cooking top or oven.
The limited space challenged us a bit, so we created an open floor plan and the owner used home furnishings to create separation between the spaces. In the living room we built a shiplap accent wall with a dark wood stain to bring in an earthy, airy vibe. Minimal design choices were made to make the living room feel larger than it is.
We worked with Moluf’s Supply on all plumbing fixtures and ProSource of Charleston on the flooring, tile, and cabinetry. The bathroom contains a spacious walk-in shower with brass fixtures, hexagon tile walls, and a light green vanity with intricate craftsmanship. The earthy tones and textures connect the bathroom to the living room seamlessly.

BUILDER: Chris Klick CK CONTRACTINGWhat is your design philosophy?
My design philosophy is to ensure that at the completion of the project each client falls in love with their redesigned home. I want them to feel at home and benefit from every aspect of our work. As interior designers, we have to keep in mind that it’s the client’s home, not ours.
What makes this living room unique?
It was originally an open space that didn’t have a lot of flow. To create a more circular space, I chose a curved sofa and chairs, a custom designed round wool area rug, and a large round ottoman. A custom circular lighting track was installed over the space with Swarovski crystal fixtures. Lastly, the floors were covered in beautiful Italian travertine that came from a quarry in Italy.
The homeowners wanted the island vibe to continue in their primary bath while also creating a spa-like feel that invites them to slow down and relax. We accomplished this by adding a custom wave soaking tub and a shower that offers an extra large Hans Grohe rain head and multiple body sprays. For the guest bathroom, they wanted a fun and nautical look decorated in navy blue, white, and blood orange. This bath features a double white vanity with two hand-blown blue vessel sinks.
Describe your design in the primary bedroom.
We blended British Colonial and Caribbean styles into the primary bedroom design by mixing natural materials with luxurious mahogany finishes, a Tommy Bahama tropical printed area rug, and a large, intricately carved piece of art over the bureau. The king-size canopy bed completed this island-resort look.

Custom vanities with thoughtful upgrades and innovations proved to be the best case scenario for these homeowners who wanted a shared space that met their individual needs.
The Setting:
A newlywed couple began building their custom home but realized their visions didn’t align in every aspect of planning, like in their primary bathroom. One partner wanted one element, and the other wanted another whether it be a difference in design or functionality. A primary bathroom has to function for both homeowners at all times and without the help of this custom cabinet company, the bathroom might not have been so enjoyable for the both of them after all.
The Problem:
Considering ways their lives would be integrated, having a space where both people could get ready for work in the morning or get ready for bed at night in tandem was crucial. The challenge was to figure out a design that would suit both of their wants and needs stylistically and functionally, all in one cohesive space. The wife was interested in a seated space to get ready in the morning, whereas her husband didn’t have any requirements other than wanting to be closest to the shower.
The Solution:
To ensure they each had ample space for themselves and their personal products, two different vanities were built into the main wall in corresponding shaker styles. The vanity closest to the shower is the smallest and most standard out of the two, which perfecty suits the partner without a lot of products to organize. The other is a more custom build-out with vanity seating and additional storage components.

What’s involved with restoring kitchen cabinets versus replacing them?
“We work with homeowners who want to revamp the look of their kitchen but don’t necessarily want to completely remodel it, like knocking down walls. We can work with what they already have. We provide a lot of “re-dooring” services, where we come in and we install brand new cabinet doors, drawer fronts, and new countertops, but they don’t have to change the layout of their home, which ultimately saves them money. This allows the homeowner to focus more on the look and feel of their kitchen versus having to change out the cabinets and get new countertops.

How
“Homes built over one hundred years ago are very different from modernday builds. Historic homes weren’t meant to be sealed up; they were built to breathe. So, we try to educate the homeowners or contractors about the home, and then install equipment that won’t cause more problems. Sizing is very important, almost everyone wants to have air conditioning, but no one wants to see it. We have to get very creative where we place our units in these downtown builds, as most of the property lines are too narrow to fit the larger units.

Describe your initial project design approach.
“What I hear most from homeowners is that they have no idea where to start with an interior redesign of their home. Once I set up a discovery call with a potential client, I ask a lot of detailed questions like, ‘Do you have children?’ ‘Are they young or teens?’ ‘Do you have any pets?’ ‘What is your ideal finish: chrome or brushed nickel?’ ‘Are you more traditional or modern?’ ‘How do you live your everyday life?’ There are a ton of questions that need to be answered at the beginning in order to create the best result.

What are the major custom home trends you are seeing more of?
I’ve seen a large emphasis on closed floor plans, home automation, and more personalized living areas in our custom home designs recently. We’ve been using features such as customdesigned millworks and jib (hidden) doors to connect living areas, and power-operated windows and doors to transition indoor and outdoor living. I’m loving the additions of kitchenettes and dry/coffee bars to primary suites, home offices, and outdoor living spaces. Overall, the trends we’re seeing are all lending to more home-based custom spaces that reflect their families and lifestyles.

An Isle of Palms beach retreat had been lost, found, and reconfigured without any deconstruction with direction from a full-service interior design firm.
Written by Micaela Arnett | Photography by Ellis Creek PhotographyFor over twenty years, this family made it a tradition to spend their summers at the same beach on Isle of Palms. Although they rented various houses throughout the years, there was one home that they returned to frequently and stayed for an extended summer one year. However, their cherished rental underwent a change of ownership one winter, leading to its demolition for the construction of a new permanent residence. Surprisingly, just months later, the nearly-built house was unexpectedly put back on the market, mere weeks away from completion.
Though this was not the same house the family grew to love, they took the opportunity in stride with confidence in the aesthetic transformation of an interior redesign by Michelle Murphy, Founder and Principal of Demi Ryan Interior Design Firm. “The natural
elements and functional furnishings maximized the space and provided seamless entertainment for guests,” she says.
Michelle recalls how, “This was a completely different type of structure where the upstairs bedrooms were quite small and the floor plan didn’t make sense for the new buyers,” adding, “the key challenge was to create a furniture layout that not only zoned certain spaces, but married them all in equal measure from room to room as you move through the house.”
In short, this not-so-custom home needed a smart redesign without any actual construction. After all, this is a new waterfront build on IOP. The newest owners hoped to see this home once imagined for another family, transformed by an elevated interior design strategy that would
encompass the entire house. Michelle’s confidence in her ability to achieve this zero-construction remodel is what ultimately led the current owners to put in an offer on their beloved summertime spot.
Because this design direction had a backwards to forward approach, the Demi Ryan team swapped out as much as they could aesthetically with fixtures and decorative elements more aligned with the owner’s personal styles.
On installation day, the couple was shocked at how these small changes dramatically impacted the entire space. The homeowner’s favorite space in
their new home is the front seating area where coastal views captivate the senses. Michelle adds, “If I lived here, this is where I would have my morning coffee.”
Throughout this process, the team playfully embraced a harmonious blend of fabric, upholstery, wallpaper, textures, and bespoke furnishings and accessories that combine in ways that feel comfortable, practical, and layered.
The eye-catching hardware and statement light fixtures helped define the new aesthetic with fine detail from products sourced from Demi Ryan’s curated collection of retail pieces online.
“We drew from the coastal setting and the homeowners' love for natural elements with gorgeous woods, greenery, and pops of navy blue throughout the home to create a warm and inviting aesthetic that reflected the beauty of the surrounding environment,” Michelle says.
Upstairs, she mentions how the bedrooms were, “quite small and the floor plan didn’t make a whole lot of sense in terms of flow,” adding how, "beyond the second floor bedrooms, a simple yet high-impact redesign of the unfinished attic allowed for the homeowner’s son to have his own ensuite complete with an office, bedroom, and seating area."
The creative use of murphy beds and custom bunk beds in the rest of the sleeping quarters creates enough space to host an impressive number of guests overnight.
After the interior redesign and product selection process, the Demi Ryan team facilitated the furniture and hardware installation with minor fixture changes supervised by their team of trusted handymen. “The homeowners were thrilled with the results, and their friends and family felt like they were staying at a beautiful resort. The coastal retreat was a success and will continue to be a cherished space for years to come,” Michelle says. ✴

Shortly after buying their forever home in Summerville, these homeowners sought help from the remodel experts at Flooring Factory for functional and stylish updates throughout their kitchen and bathroom.
Having recently said “I do,” these later-in-life newlyweds decided to enjoy life at the beach and moved down to the Lowcountry. They were in the market for a ranch-style home they could grow old in together and their dreams came true when they found this beautiful Summerville house. “The previous owner actually built it for his late wife. This was her dream home,” said the new homeowner. Wanting to honor the bones of their new house while also making it their own, they made plans to renovate. While working with interior designer Laura Jones, they were introduced to Wander
De Oliveira of Flooring Factory and instantly clicked. Flooring Factory is a family-owned home improvement company known for their exquisite collection of flooring and tile brands, but also specialize in kitchen and bathroom remodels.
“The kitchen was very small and had an extended countertop in the shape of an “L” to create separation from the dining area,” said Wander. Desiring an open floor plan, the homeowners wanted a modern and sleek design with updated cabinetry, hardware, backsplash, countertops, and floors.
The Sherwin-Williams paint color 'Charleston Green' was custom-made for the homeowner. The contrast of dark and light tones gives this kitchen a sophisticated touch.
The extended countertop was the first element removed from the kitchen, so the entire room could open up. Next, the Flooring Factory team installed brand-new Merliatt cabinets along both sides of the cooking area. The base cabinetry is painted in a custom shade of 'Charleston Green,' made by Sherwin-Williams, while the upperlevel cabinetry is painted white with single panel door fronts and brass hardware to match. Wander selected DalTile Florentine tiles in a Carrara marble. Florentine tiles have the beauty and appeal of marble with the durability of ceramic tiles.
“This is a high-traffic area, and the homeowner expressed her interest to cook more, so we chose this flooring because of its long-lasting nature and elegant appearance,” states Wander. Attention to detail is something that Flooring Factory prides itself on and for this project the flooring from the kitchen into
the living room offers a seamless transition without dips or raises.
To complete the remodel, “Ultra White” quartz countertops were installed by Mike USA Granite as well as a DalTile Remedy Field tiled backsplash on both kitchen walls. The white tones of the room against the dark green cabinets along with their brand-new stainless steel appliances create a clean and modern vibe, which revitalized the entire room. This finished space set the bar for the rest of the home’s renovation.
The second room to get a makeover was the primary bathroom. “The homeowner wanted a spacious bathroom that felt like a spa, so they removed the original soaking tub and created a large walk-in shower with the help of Glass Doctor,” says Wander. Flooring Factory installed gray Emser Sterlina square tiles on the floor and covered what was once
a large window into a gorgeous accent wall made with a natural stone mosaic with reflective details. A sitting bench was built into the accent wall, which offers a safe place to rest or sit during or after a hot shower. Adding a bit of texture, Wander chose Esenzia White Pillow wall tiles from their Happy Floors brand and located opposite of the walk-in shower is a double vanity with a built-in makeup station. A prestigious team of custom home professionals managed the entire design and build process of this uniquely savvy retreat for remote homeowners.
Building a new custom home while residing out of town can be overwhelming and stressful, but that wasn’t the case for this couple who found SHELTER Custom-Built Living’s online portfolio. Architecture by Neal Van Dalen provided a framework which informed the design selections made by the homeowner’s interior designer, Susan Easterly Coleman and SHELTER’s design coordinator, Kecia Heyward.
Once design selections were finalized, Susan began on the interior decoration of each room. Together, the builder, SHELTER’s design coordinator, and the homeowner’s interior designer, worked with open lines of communication which gave the homeowners confidence in the long-distance progress of their new custom-home.
The grand kitchen features Sub-Zero, Wolf, and Cove appliances situated between book matched Macchia
Vechhia marble countertops and coordinating Macchia Vechhia marble range wall slabs by Vitoria International. Contemporary decorative hardware curated by Susan Easterly Coleman adds interest to a typically unadorned utilitarian space with cabinetry designed by Unique Cabinetry & Interiors. Plumbing fixtures by Moluf’s Supply create a sense of sophisticated practicality in the prep areas.
Kecia Heyward, SHELTER’s design coordinator chose the distinct elements of this custom-built home by SHELTER with a combination of finely curated custom furnishings, accessories, and window treatments by Susan Easterly Coleman . Throughout the home, wide-plank engineered European white oak hardwood flooring selected by SHELTER and installed by Davis Floors and Design, LLC adds warmth in contrast to the darker elements of its interior.
The homeowners share, “We wanted a house that felt different than anything we had ever done. A home that was open and inviting—a place where our family and friends would enjoy being together,” then adding how, “fascinating [it was] to see [SHELTER Custom-Built Living] create the spaces exactly as we envisioned them.” Some of their favorite custom elements include the custom-built lofts in their children’s bedrooms which gives them each their own space and even more room for storage with plenty of space to play.
SHELTER Custom-Built Living and Susan Easterly Coleman crafted a spectacular primary suite which demonstrates anything but typical. The expansive bedroom layout consists of an entire private wing with a concealed entrance from the main living quarters. A luxurious example of a bathroom with his and hers showers is a serene escape from the every
day. Beyond the couple’s walk-in closets, a glass enclosed office affords the option of working separation when needed. This is especially helpful for the homeowners who both work from home.
A combination of light fixtures sourced by Susan Easterly Coleman from Visual Comfort, Arteriors, Global Views, Palecek, Hudson Valley, Robert Abbey, and John Richard add to the artful ambiance of this custom home with a convenient and easy to operate Control4 Smart Home Operating installed by Innovative Sight & Sound. Beyond the back porch steps, Techo-Bloc crafted a comfortable and enjoyable hardscape around the pool built by Meadows Pool & Spa with synthetic turf grass installed for a green lawn no matter the season. The touchscreen keypad or Control4 mobile app allows for adjustable remote control of all audio, visual, and lighting elements improved

(opposite) Indoor-outdoor living was achieved seamlessly by expansive glass windows facing the pool & spa.security, and elevated entertainment from the interior to the exterior.
Ryan Butler of SHELTER CustomBuilt Living explains, “Although each part of the building process is the same for every project, each home we construct is uniquely different. We are always working with the latest innovations in product and material development. We use thoughtful techniques to create one-of-a-kind custom homes with a building experience the client enjoys from when we break ground to project completion.” Even from the curb, this home is a spectacular example of a uniquely designed custom home built by SHELTER Custom-Built Living. ✴

Custom storage solutions accented by a rich color palette gave this new construction home on Johns Island lived-in familiarity and high function.
Architect Daniel Beck, the builders at Archer Construction, and Riverside Designers worked alongside the skilled team of cabinet craftsman at Advanced Kitchen Designs to design custom cabinets in their Johns Island home renovation in a way which provides ample storage and multifunction in their most used spaces.
They met with owner Thomas Lauderdale who designed custom Smithport cabinetry and built-ins in the kitchen, home office, mudroom, and bathrooms which were an integral part of the rest of the home’s design. Included in the design discussion was interior designer Jennifer Ferrel of Riverside Designers who helped the homeowners choose color and material
selections for their cabinets as well as the rest of the home in a way which complements their lifestyle. Together, this team implemented unique personalizations that are as gorgeous as they are functional.
With two young children growing quickly, they needed a space to grow naturally with them in ways that wouldn’t require much adjustment in the future. Jennifer adds, “The use of reclaimed lumber in combination with the rich color palette, wallpaper, textile variety, and thoughtful lighting allowed this team to create a warm and settled feel for the homeowners before they even moved in.”
In the kitchen, paneled appliances blend into the cabinetry for a seamless

aesthetic and custom base cut-outs conceal two dishwashers behind a double floating island with leathered quartzite countertops. The left side of the paneled cabinetry includes the pantry and fridge in perfect symmetry for a clean look. The adjacent wall holds a custom wet bar designed to house a wine tower with sliding fridge drawers and a built-in for a television which can be hidden when not in use.
Down the hallway, an eye-catching powder room makes a colorful statement with its custom furniture-style vanity outfitted with white marble countertops and brass hardware from Advanced Kitchen Designs. Jennifer chose the floral wallpaper for its contrast against the bright blue wainscoting.
In the primary bathroom, natural white oak vanities mirror one another with custom upper and base cabinets designed to conceal linens and bath products. Thomas cleverly integrated the vanity closest to the shower into the rest of the build with a custom waterfall countertop blending into the frameless glass shower. Mixed metallic plumbing fixtures in chrome and champagne from Ferguson Bath, Kitchen & Lighting Gallery add contemporary warmth to this washroom.
In one of the two mudrooms, black leathered quartzite countertops contrast gray herringbone floor tiles and embrace the emerald tone of the built-ins painted ‘Isle of Pines’ by Sherwin-Williams. The built-in drop zone provides easy-to-access storage for their children to leave their school supplies, coats, shoes, and any other materials for extracurriculars.
This thoughtful collaboration created a number of design-forward solutions thanks to the custom cabinetry by Advanced Kitchen Designs of Charleston. Thomas remarks, “We all had a vision of what this house would turn out to be, and we all agree that it was a huge success!”

Choosing surface selections can be an overwhelming experience. With this team of knowledgeable supply and fabrication experts, homeowners can rest assured they are making the best choice.
After purchasing land on James Island, the owner worked alongside Spivey Architects to design a three-story build with uninterrupted views of the Stono River and TWO fully equipped homes under one roof. Built for entertainment by Cook Bonner Ebeling Construction, the two kitchen areas play an integral role as the heart of the home. The owners desired a classy, coastal cooking environment with low maintenance yet durable countertop surfaces. Devon Adams, Cook Bonner’s Selections Coordinator brought on board Lea Camargo of Granite by Design to fabricate perfect surfaces for this unique project, sourced by Ace
Granite, a wholesale stone supplier located in North Charleston.
Founded in the early 2000s by husband-and-wife, Miro and Vany Andrade, Ace Granite has since opened five locations across the United States, Charleston is the most recent. “We source natural stone from all over the world, but we exclusively select what is in the Charleston showroom because it is such a unique market,” says Lisa Falzone of Ace Granite.
Offering a wide selection of marble, granite, quartzite, and quartz, Ace Granite continues to add more selections to ensure homeowners have the best options at the best price.
Working directly with stone fabricators like Granite by Design, Lisa is able to locate the best selections for their clients with attentive listening and attention to detail. “Ideally, the client will come in with cabinetry, flooring, and backsplash selections already picked out, so we can really do a custom match,” she tells us. Guiding her clients through the design process allows Lisa to sift through the hundreds of stone options and colorways to bring her clients the top selections. For this project, Lea brought samples selected by Lisa to the homeowners and they decided to go with Thor Quartz, Ace Granite’s private label brand.
Thor Quartz is man-made and designed to specifications. The colorways of the stone are finessed by hand into the veins of the slab giving it a natural finish and making each one unique. Both kitchen countertops received Thor Macchia Nova Quartz of various sizes with gray and amber being the prominent colorways. The stone selection looks superior against the warm wood detailing of the island in the primary kitchen, and the all-white secondary kitchen allows the large gray veins to really pop.
The homeowner’s enjoyed the natural look and stain-proof aspects of the Thor Quartz line so much, they had it installed in their primary bathroom, as
well. Beautiful dark gray veins on the double vanity and bathtub surrounds bring a calming, spa-like feel to the entire space.
Lisa advises, “While quartz is super durable, homeowners should treat it with care. Countertops should last at least twenty years, so make sure to use cutting boards and coasters.” ✴

Eager to fill their Johns Island abode with high-quality minimalist furniture, these homeowners turned to this West Ashley home furnishing store known for their selection of modern Scandinavian designed pieces.
Focused on a clean, simple, and minimal aesthetic, the Scandinavian style gained popularity in American interiors during the 1950s when more modern designs came to be. Two reasons it has continued its reign as a top-tier design trend is the use of natural materials and purposeful design utility. According to Becky Hoppmann of Hausful, West Ashley’s modern home furnishing retailer, “A purposefully designed piece of furniture means it’s more functional. Every aspect of that item’s design serves a purpose. When we look at traditional American furniture, we will often see oversized arm rests that take over a foot of valuable space in
the room and while it might be pretty, it serves no real purpose.” Hausful is one of the few stores in the Charleston area that strongly focuses on modern Scandinavian design.
This world traveling homeowner wanted to bring a sense of nature and zen into her house, while also designing beautifully chic spaces filled with texture and culture. By working closely with Hausful and their various international brands, she was able to do just that.
As you enter this home, you are immediately greeted by a beautiful Asian-influenced cabinet hutch with sliding doors, displaying the
homeowner’s trinkets and treasures from her global adventures. From the Belgium brand Ethnicraft, this piece along with many others selected for this home derive from an organic modern look. “I love this piece so much because it is made entirely from wood and rattan; it doesn’t incorporate any glass or metal, which is so unique. It sets the tone for the rest of the house,” Becky says. To the right of the foyer are two all-natural hardwood stools that sit underneath a large custom geometric art print created by the homeowner’s late College of Charleston professor, Michael Tyzack.
The hallway leads to the open-concept kitchen, dining area, and living room. The flat panel kitchen cabinets and island made from natural oak brings a biophilic touch to this cooking space. Four custom-made black barstools from Hausful bring depth to the space while the clay vases displayed on top of the island add dimension.
A gorgeous white oak dining table separates the kitchen from the living room and is surrounded by solid handcarved teak wood chairs. “The juxtaposition between the darker tones of the teak chairs against the white oak table makes this my favorite space in the house,” Becky shares.
In order to incorporate more texture and character into this dining area, a stunning black teak sideboard table was added, offering modern details like clean straight lines and metal legs. The sideboard’s intricate handcarved details merge Scandinavian style and African-influence.
The living room is styled in shades of black and gray, balancing out the hardwood elements of the kitchen and dining area. A minimal approach was considered for this space, so the focus could be on the charcoal accent wall which includes the family’s flatscreen TV and fireplace. The custom-made chairs and cozy sofa provide comfort and style, while taking up very little
room and two stacked gray and black rugs create depth.
“The homeowner wanted a calm place to go where she could enjoy a cup of coffee in the morning, play a board game, or complete a puzzle,” she tells us. Upstairs, in the multipurpose media room, a quaint and cozy nook was designed with almost all Hausful products. “I enjoy this space because it mixes different materials like the natural oak of the table, the metal chairs, the fabrics of the pillows and blankets. It’s a wonderful balance,” Becky states.
A ceramic orange pitcher, designed in Denmark but handmade in Portugal,
sits on top of the table and brings out the colors of the artwork which hangs on the wall above the nook bench.
Hausful has become a staple for modern style furniture finds in the Lowcountry but understanding that Charleston homeowners tend to lean more towards a traditional Southern style, Becky believes there is room for both. “One of the best things about modern Scandinavian style is that it is very warm and approachable and will mesh well with your more traditional pieces,” she explains. ✴

WrittenThis local company is dedicated to delivering 3-D laser scanning services which allow homeowners to streamline future projects for their home with precision.
There are no surprises about what lies beneath the walls of your home when every inch is scanned and rendered into a three dimensional digital copy. A 3-D digital rendering of a home is both a dream for builders and homeowners alike thanks to the innovative technology used by Rapture Scanning.
Chad Lee, Director of Sales at Rapture Scanning uses a LiDAR scanner to develop 3-D models of a home build at any point in the process whether it be before or after drywall.
In this case, home builder Andy Barber of Generation Homes Inc.
connected with the team at Rapture Scanning at a Charleston Builder’s Association meeting after Chad offered an intriguing introduction about the benefits of Rapture Scanning’s services.
"Before this technology, we would have to go in and take hundreds and hundreds of photos. Half of the time, the photo didn’t include all of what we needed to see," Andy adds, "with Chad’s technology, we can even take measurements by clicking on two points saying this wire is this far away from this wall. It’s especially helpful when setting cabinetry and other built-ins. There’s no risk of hitting a water line that they didn’t know was
there which would require us to rip out the sheet rock and almost start over."
Though these homeowners weren’t moving in with their aging parents quite yet, they still wanted a better idea of what they could and couldn’t do in terms of customizations and additions down the line.
A digital rendering of a home is helpful to the builder and the homeowner because it allows for an organized, highly detailed map of the home inside and out.
From a builder’s perspective, a scan allows them to see beyond the drywall to accomplish a future project with
precision. This includes wiring and piping for seamless planning and without risk of hitting a major utility line. The scan of this Johns Island home took place before the dry wall and sheetrock installation for a full scope of the home’s build in every room and on every wall.
This is an ideal and opportune time for a whole-house scan because all of the bones and interworkings are visible.
On-site, the scan begins with a series of rapid-fire photos to combine and create what is called a ‘digital twin’. The scanned data is quickly processed into a seamless, easy-to-navigate 3-D model which allows homeowners to see what’s underneath the
building for helpful information like the specific location of the home’s mechanics, pipelines, and electrical wires, which allows exact measurements for future home projects. ✴

The saying, “It’s all about who you know” was never more true for these Hollywood, SC homeowners when they befriended the team at M.R. Jackson Construction. They confided in them about wanting to custom design an "age-in-place" home, so he referred them to Jodi Crosby of Crosby Creations Home Designs, a female-led architectural design firm, to create the house plans.
The overall goals for this custom home design included large spaces to gather, and accessibility
from room to room. With clear expectations set by the owners, Jodi designed a magnificent home filled with grand, decorative elements. “This home is unique in that it is somewhat compartmentalized, yet it’s so functional; one space leads into another space, that leads into another. There is not really a dead end,” she tells us.

The design of this room offers an easy flow from one area to the next, but the true star of this architectural design is the fireplace centerpiece strategically placed to add separation between the different spaces. This showstopping feature draws your eye towards the high vaulted shiplap ceiling and allows you to really take in the grandeur of this room.
In the kitchen, rustic exposed beams break up the shiplap ceiling and white single paneled cabinetry from HWC Custom Cabinetry provides ample storage solutions. A small seating area next to the kitchen was designed to offer the homeowners additional space to gather and enjoy a cup of coffee in the morning while they overlook their backyard marsh views.
Another impressive, vaulted ceiling accented with natural wood creates farmhouse appeal in the primary bedroom and is partnered with plentiful windows offering natural light and stunning views. “I can only imagine waking up in that room every morning and seeing that breathtaking view,” she says.
In order to accomplish the homeowner’s goal for more accessible walkways, Jodi designed the primary bathroom to connect to the walk-in closet, which connects to the other side of the main living area directly in front of the laundry room. Interior designer, Corin Havens played off the farmhouse aesthetic with home furnishings and décor by Steven Shell Living and Celadon Home, as well as colorful window coverings from Island Shade Shoppe.

I wanted to make sure there were spaces in this house for when their daughters visit with their future families,” she explains. Both rooms are equipped with their own bathroom with plumbing fixtures by Design on Tap and elegant tile by Garden State Tile.

Tumultuous weather and coastal plains make Charleston a hotspot for pests, termites, and mosquitoes alike. Thankfully, Lowcountry homes are protected by the experts of this long-standing company with over sixty-three years of experience.
When it comes to the overall longevity of your home, there are many preventative measures that can be taken in order to protect your property. Termite and pest control services are worth any homeowner’s investment, especially those new to living in Charleston, who may have never experienced termite destruction. The specialists at Palmetto Exterminators have been fighting the good fight since 1960 and show no signs of slowing down.
Pest management professionals Liz Yanzer, Nick Cummings, and Derek McLaughlin explain three main services provided by Palmetto Exterminators: pest control, termite control, and mosquito
control. “Charleston is a beautiful place for people to live, but that usually means it’s a beautiful environment for many other things to live as well,” says Liz.
Commonly found pests in South Carolina are ants, wasps, mosquitoes, and roaches; or what the locals call ‘palmetto bugs.’ However, Liz explains, “Being a port town causes us to experience a lot of new invasive species like the Subterranean Termites, which are not native to South Carolina but have become a really big problem.” Termite control usually begins during new construction when a Palmetto Exterminator technician applies a termiticide treatment into the soil. For existing builds, termiticide is sprayed directly on the foundation and on
nearby ground. “The majority of the termites we have in the Lowcountry are subterranean, meaning they need a moisture source to survive and often that comes from underground,” she explains thoroughly.
The pest control program offers quarterly inspections which includes removing any spiders or wasp nests and applying commercial-grade granular or liquid insecticides around the exterior perimeter of the home. Due to the different variations of insects and pests continuously making their way to Charleston, these professionals are bound by research to quickly identify unfamiliar species. “If we find an insect that we cannot immediately identify, we will bring it back to the office and begin our research. We want to know everything about the species and its lifecycle. This will help us create a custom treatment method to use,” says Nick.
Focused on being as eco-friendly as possible, Palmetto Exterminators uses EPA-registered mosquito control, as well as organic products including cedar oil, which is safe for beneficial insects like bees and other pollinators. “Charleston as a whole has a huge problem with mosquitoes; however, marsh surrounding areas like Daniel Island and Isle of Palms tend to get hit harder because of the salt marsh mosquitoes. They are strong fliers and can travel further than other species,” says Derek McLaughlin, who has been with Palmetto Exterminators for twenty years.
Offering two mosquito treatment programs for Lowcountry homeowners, their most popular and effective program is the misting system. This automated system includes installing a series of nozzles throughout the landscape that are programmed to mist two to three
times per day for around 40 seconds. Eco-friendly cedar is a common selection by Palmetto customers. According to Derek, the mosquito misting system offers the best, most consistent control of any program out there. The other option is their monthly barrier program, where a specialist comes to the property and treats the yard monthly.
Recently named Best of Charleston 2023 Winner in their category, Palmetto Exterminators has a passion to continue their work with heart and dedication to Lowcountry homes and businesses as they have for over sixty years. ✴

The owners of an empty lot on Johns Island enlisted help from a local builder known for his scale and siting of a custom home on the water.
Homeowners retiring from Cincinnati honeymooned in the Lowcountry over twenty years ago and found themselves hungry for life on the coast ever since. Now that their children have grown and flown the nest in Ohio, they decided to replant their roots creekside on Johns Island. They purchased the empty lot prior to the start of other developments so they could get a clear idea on who it was they wanted to work with. As good neighbors in the south do, the couple found themselves discussing builders with the owners of an adjacent lot who recommended they
reach out with their house plans to trusted local builder, Tommy Priester of Priester’s Custom Contracting.
The brief: Accomplish the vision of design-savvy homeowners in a way which features direct water access and panoramic views of its landscape and marshside. Tommy Priester and the architects of MW Design cleverly incorporated the homeowner’s visual desires into the very structure of the home with expansive windows unadorned with treatments. “There are stunning views to take in from any space in the house, particularly inside the main gathering space and from

Creek await through window walls in this airy floor plan designed around its coastal surroundings.
the private covered porch deck in the primary bedroom,” Tommy explains.
Because of the home’s proximity to water, impact-rated storm windows and doors were essential to the safety of the interior and durability of the exterior. Priester’s team of vetted contractors and suppliers operate with sensibility for life in the Lowcountry, which results in fortified coastal homes marked by spatial seamlessness.
While Tommy is the go-to for building materials and construction, he connected these homeowners with Marie Lindenmeyer of By Design Consulting, LLC to coordinate and finalize their aesthetic selections, finishes, and combinations. As a selections coordinator and design consultant, Marie is able to translate
the homeowner’s desires to Tommy and the construction team with clear direction for a cohesive design throughout the home.
Marie emphasizes how material harmony is especially important in an open-concept and how the flooring is a powerful place to start. A combination of engineered hardwoods and natural white oak trace the main living area up the staircase with industrial cable rod railing for necessary tension.
In the kitchen area, a natural cherry island grounds the expansive concept with additional seating and a striking focal point as it sits in front of its coordinated cherrywood floating shelves which also display art and trinkets in the living room in perfect symmetry.
The couple’s primary suite includes a vaulted ceiling in the bedroom with natural finished wood beams, private porch access with sliding glass doors which offer panoramic water views, and an accent wall which houses an incognito pet house beyond its panels. Their bathroom features a luxurious and spacious frameless glass shower, a free-standing soaking tub with fixtures by Design on Tap, and mirrored floating vanities with quartz countertops sourced and fabricated by Palmetto Surfacing.
Looking back on the project, Marie emphasizes, “[Throughout the home] a cohesive balance of natural colors and textures play a supporting role to the main event, which is the view!” Since retiring to Rantowles Creek, the homeowners find themselves asking each other, “When is the week up?” as their new custom-build feels like a permanent vacation. ✴

An outdated West Ashley bungalow received an interior and exterior remodel with coastal-grade building materials from a trusted local building material supplier.
A1960s ranch-style home in the Avondale neighborhood of Charleston’s West Ashley was in need of a serious renovation for these young homeowners. The final result? Light-filled rooms with views of lush greenery which grows against a combination of matte black Hardie plank and existing exposed brick.
This contrast makes for a vibrant and welcoming entrance into this newly renovated abode. The original floor plan was reimagined by the architects at Clarke Design Group and includes two additions and a sunroom. Southern Lumber & Millwork Corp. provided the builders at Salt Marsh Contracting
with all materials needed to transform this outdated home with a coastalgrade window and door package as well as wood plank siding, cypress beams, custom casings, and trim.
The renovation team renovated this space inside and out using quality building materials for new exterior siding, decking, impact-rated windows, doors, and fresh cypress hardwood flooring all sourced from Southern Lumber & Millwork Corp. It grounds the bright and open-concept floor plan amplified by Marvin Coastal Windows and Doors which offer superior protection from the Lowcountry’s vast weather conditions.
All of Southern Lumber’s coastal products are Impact Zone Certified, meaning the openings of the home are protected from up to 150MPH of windborne debris and the UV resistant window panels come complete with durable hardware upon installation for improved energy efficiency and a cooler house in the summer.
On either side of the house, two newly constructed wings were built on raised slabs with wood framing and James Hardie plank siding which doubled the home’s living space. “We took this traditional 1960s ranch that was 1,500 square feet (sq. ft.) and turned it into a 3,200 sq.ft. contemporary rambling ranch, with another 500 sq.ft. of covered porch living and blended the exterior siding types to keep the overall aesthetic somewhat moody,” a Salt Marsh Contractor says.
A twelve-foot wide Marvin Ultimate Series French bi-parting door without a center vertical post offers unobstructed landscape views when opened from its center panels that flood the main living space with natural light. Prefinished black interior window casings give a fresh, contemporary edge to the home with clean lines and folding handles to easily swing open and outward for smooth, controlled ventilation.
Spaces styled by Anna Stein Design embrace the variety of materials for a warm and eclectic interior. The original brick elements from the home were preserved, saving this woodburning fireplace and interior brick wall. New custom casing and trim details marry the mix of old and new materials for a well-balanced design.
Custom built-ins with base cabinetry serve as a functional display space with hidden storage in the sitting room. The original brick wall was preserved for character and the vaulted ceilings wrapped in v-groove cypress adds warmth in volume to the open-concept living area. The textural elements are emphasized by recessed canned lighting and a natural woven chandelier overhead. ✴

Locally sourced goods from a coastal home furnishing shop in Mount Pleasant helped this family feel right at home in Historic Downtown.
Homeowners new to Charleston sought a casual yet coastal influence for the design scheme of their historic home. Having traveled all around the world, they wanted their latest homestead to feel liveable, approachable, and transitional in style with Lowcountry motifs. This couple realized quickly, styling a historic space is a challenge of its own, especially without relevant context for their goals.
To bridge the gap between vision and reality, the homeowners found themselves safe in the design realm with Coralberry Cottage’s manager and design liaison, Rutledge Carter. After a thorough design consultation at the
showroom in Mount Pleasant, they decided on a few key pieces to furnish their new living and dining areas. The handcrafted dining table, in particular, was custom-made and sealed with a natural lotion finish.
As the store manager and a Lowcountry native, Rutledge curates this one-stop coastal shop with an eye for styling distinctive objects together in simple harmony. Each piece captures the charm of Charleston’s coast with a unique array of home furnishings and locally sourced goods from artisans and craftsmen that add a certain familiarity to interiors. She embraces all things coastal and locally sourced with an enthusiasm for furniture and vignette styling.
Rutledge prides herself on her patience as a selection consultant and decorative stylist once those pieces make it home from the shop. Her style is marked by a love of color and deep understanding of material variety. Her styling services even extend beyond the storefront where she is often asked to stop by a customer’s home to see their progress and offer that design eye she is known for.
In this case, the couple formed a close relationship with her and would invite her over often, offering up boxes of meaningful items as they unpacked to let Rutledge style away. The built-in bookshelves are a universal favorite, where vintage glass medicine bottles, uncovered by the previous homeowner sit on display among artwork and other artifacts.
Bearing in mind this space would set the tone for homeowners new to the Lowcountry, Rutledge leaned into a relaxed color palette of oceanic hues accented by pops of coral, natural textures, and coastal motifs. “I tried to inject coastal but not beachy. It’s important to keep in mind that this is the historic district, not Kiawah Island,” she says.
Regional relevance and textural contrast are a must for a coastal scheme in a historic home. Think of sharp contrast and mixing hard and soft elements which draw from saltwater washing up to shore. It’s English Countryside meets Coastal Plain in every sense.
In terms of shelf styling, “I like to mix heights, patterns, and texture. I always try to keep elements together that
contrast like glass and metal paired with natural woven accessories,” Rutledge shares. The aged aqua glass echoes the home’s coastal setting with historical site relevance to reflect on.
Together, the homeowners and Rutledge were able to design a space that didn’t feel like it was straight out of a magazine (irony), reason being, the homeowners didn’t want anyone to be afraid to have fun. The collaboration with Rutledge and pieces sourced from Coralberry Cottage created a relaxed yet magazine-worthy interior with coastal influence and historic charm. ✴

Homeowners who envisioned a classy yet modern addition to their blissful backyard turned to a local Master Pools Guild company for its high-end pool designs and builds.
Tucked away in the Old Village of Mount Pleasant sits a coastal cottage where privacy is a luxury. Billowing trees mask the front of the home, while a retention pond running behind the length of the property creates a semisecluded Carolina oasis filled with potential. Desiring to make this dwelling the ultimate stay-cation destination, the homeowners focused their imaginations on their backyard with the design experts of Aqua Blue Pools.
“They wanted a pool that embraced family time and entertainment; something simple and modern with a few bells and whistles,” explains Britt McKenzie, Aqua Blue pool designer.
Britt made an on-site visit to the property and laid out her design of the pool in their backyard with proper measurements. “The homeowners and I made adjustments to the pool size and its distance from the home. We also discussed other important design aspects like the depths, a sun ledge, steps, benches, and a spa,” she shares.
Britt’s design went beyond just the pool, as her considerations include the entire space. “I always ask my client, ‘When you look into your backyard, where do you want things to be? Do you want a symmetrical yard, or do you want several different outdoor living spaces?’ It allows me to help create a backyard that will be enjoyed for years to come,”
she tells us. The owners saw for themselves a poolside seating area, a firepit, and an open space in the yard so their kids can play or enjoy a movie night under the stars with a large projector screen.
Officially breaking ground in January 2023, project manager Kevin Jones worked efficiently to bring the homeowner’s pool to life by mid-March. A rectangular pool was built to the right of the backyard and includes a sun ledge with surrounding pool length benches and a bubbling jacuzzi spa. The tan and white striped tiles, found by the homeowner, complement the home's exterior, poolside furniture, and umbrellas adding a touch of sophistication to this already coastal chic space. Starting at three feet and extending to five feet, Britt states these are the most common pool depths she designs, “Deep end pools are rarely created nowadays as most homeowners want a pool to soak in, cool off, and relax.”
The spa was purposefully placed directly in front of the primary bedroom’s private access, ideal for when mom and dad want to enjoy a relaxing night with a glass of wine after the kids are asleep, even in the winter. “The spa temperature and bubbles can be controlled using a dedicated wireless remote or on the homeowner's
(above) A strategically placed jacuzzi spa heats and bubbles with the tap of a finger using remote access.mobile device with an app. Other pool automation features include colorful light variations and chemical level analysis,” Kevin explains.
Another important feature of this pool design is the automatic pool cover installed by Pool Cover Solutions of the Southeast. Required by the State of South Carolina’s building safety codes, homes with pools must have a surrounding fence that adheres to pool building code requirements. In some instances, depending on the municipality, a pool cover can be installed and used in lieu of fencing. For these homeowners of young children, this was a nobrainer, for safety.
With twinkle lights floating above the backyard and the luscious landscape framing the space, it’s safe to say these homeowners accomplished their goal of having their very own backyard paradise. ✴

A speculative home in a Johns Island cul-de-sac highlights the skillset and creative mind behind this Lowcountry construction firm.
In an up-and-coming neighborhood overlooking Rantowles Creek, a brand-new, three-story singlefamily home built by Lowcountry builder, Ryan Mitchell of Foster Calvin Development sits graciously. Its exterior offers a classic coastal aesthetic with elements like white board and batten siding blended with traditional lap siding and an array of stained wood features.
Through the front door presents a long hallway of shiplap walls and dark wood floors blanketed by a vintage Turkish runner, which adds a welcoming touch to this home designed for entertainment. The hallway leads to the main living area that includes an exquisite marble fireplace, exposed ceiling beams, and plenty of windows
to let in the natural light. An openconcept floor plan connects the living room and kitchen together providing a cohesive flow throughout these hightraffic areas.
In the kitchen, the single-panel cabinetry and island are painted in pastel green with brass hardware, creating a calming and sophisticated feel. The transition from an all-white interior to the soft green is a treat for the eyes; one of many surprises this new build offers.
Just off the cooking area, framed by an archway, a back hallway leads to a full butler’s pantry painted in blue with harlequin tiles. Suddenly, this home’s interiors blend coastal farmhouse with French style design, a true testament
Taking full advantage of the Lowcountry views, accordion glass doors were installed between the dining room and the screened patio for an indooroutdoor experience. Similarly, the primary bedroom’s French double doors lead to the outside deck for even more space to take in the view.
Inside the room, decorative wall moldings add character allowing the home furnishings and décor to shine. The primary bathroom has a luxurious aesthetic with marble-veined tiles, a free-standing tub, walk-in shower, and an intricately crafted vanity to add texture.
(above) Shiplap walls frame the entrance hallway. (top right) Exposed beams are used to separate the living room, kitchen, and dining area. (bottom right) French double doors and wall moldings bring character to the primary bedroom. to interior designer, Annie Gallagher of Annie Gallagher Interiors. On the third level, Ryan built three more bedrooms, two bathrooms, a secondary living room, and a home office. Each room has its own personality with different color palettes and décor. The large-scale windows installed throughout the home allows for the natural beauty of the Lowcountry’s marsh lands to be enjoyed no matter what room you are in.
The home’s minimalist design allows the details of the build and the interiors to really shine through. It’s a home meant to calm and bring peace and serenity to the homeowners. It’s easy to see how potential homeowners will fall in love with the attention to detail and craftsmanship of Foster Calvin Development. ✴

The benefit of professional design served these Charleston homeowners well when their home’s resale value increased after an interior redesign set the scene for future buyers with universal appeal. This reinvented interior maintains a fresh scheme of natural materials and bold fixtures. Natural materials marry each other with familiarity in a wellbalanced design scheme curated by Amelia Kearney of Amelia Interiors.
With a budget in place, Amelia assessed their home’s current layout and began drawing up a digital design plan for the homeowners. Digital design plans simplify the decision making process to visualize how,
in this case, the oversized lighting would fit in the space. “Everything was purchased with a future [market listing] mindset,” she adds.
The final selections command attention with subtle texture but their grand size would have been hard to visualize without digital design models.“We were working with existing lighting placement but wanted to really elevate the design with new fixtures,” she says. Above the breakfast bar, oversized brass pendant lights reflect the glow of the layered shell chandelier in the entryway and the abstract rattan fixture above the refined dining space. Two large white upholstered bar stools wrapped in durable performance fabric sit in
contrast to the round dining table and custom chairs outfitted in a warm and textured cream linen performance fabric.
The existing white oak hardwood flooring served as solid ground for curating a design with universal appeal. Amelia opted for a gentle scheme of white, cream, and organic wood to embrace natural light and leave space for future buyers to imagine themselves in. This gentle interior reflects spaces everyone can feel at home in, no matter their taste.
A restrained color palette allows the individual pieces to make their own statement in harmony among white wide plank walls. Amelia styled a central vignette with a sideboard for hidden
storage punctuated with symmetrical table lamps married by the large sunburst mirror above.
In the formal living room, new wall mounted sconces free up floor space for the illusion of a larger floor plan. Amelia amplified the sense of welcome through an uplifting arrangement of custom pillows playfully styled on custom Kravet sofas and armchairs with performance fabric. These pieces kept the space light and bright but also allowed for improved durability.
A mix of metallic and natural wood are juxtaposed by woven jute and vintage Turkish rugs which liven up the otherwise subdued color palette. Her
design team’s ability to mix the old and new was a practical way to stay on budget and a sure way to increase this home’s market value after installation with high-impact lighting and a blend of soft neutrals.
The result of an interior curated by Amelia Interiors is a home where the senses indulge in delight among the visual feast. This Charleston home truly appealed to the masses when it hit the market as a home that was at once something to covet and not over-the-top. ✴

The past five years have been a whirlwind ride for Christian musician and Seacoast worship leader, Brandon Lake; from having several number one hits on the radio, playing a sold out show at the legendary Ryman Theatre in Nashville, TN, and more recently becoming a GRAMMY Award-winning songwriter. As the son of a pastor, Brandon grew up in a church plant just outside of Myrtle Beach, SC, where his vocal confidence began to prosper. His talent for crafting songs that touch on real-life struggles such as mental health issues with hopeful and unifying lyrics earned him a spot with the award-winning collective, Maverick City Music. As Brandon prepares to hit the road in August for his upcoming national tour, he’s made it a priority to slow down, reflect, and spend quality time with his family in their Awendaw abode.
Down a winding road, in a small and secluded neighborhood is a country cottage nestled under two large oak trees and overlooking a serene pond. Its apparent from the songs of the earth that Mother Nature is the heart of this place where birds chirp, the wind rustles the leaves, and fireflies flicker like stars at night. For Christian singer/ songwriter Brandon Lake, this place is a reminder of his childhood in Conway, SC. “I grew up in a neighborhood surrounded by woods. I played outside all the time, building tree houses with my friends, spending time on the river, and fishing with my grandpa. I wanted
my kids to have a similar place to grow up,” he says. Dubbed “Country Psalm,” this sanctuary on the marsh has become a beacon of hope, peace, and love. “When I began touring, I wasn’t prepared for how intense my mental exhaustion would become and it really started to affect me. I needed a peaceful place that was good for my mental health,” Brandon shares, “Now, when I come home from touring, I spend twenty-four hours here and I detox just like that. All it takes is a day.”
This custom home, built by M.R. Jackson Construction in 2020, was
originally intended for interior designer Corin Havens and her husband as their forever home, however, they decided to put their little slice of heaven on the market just two years later. “We felt called to sell it for some reason,” she says. Only three couples looked at the Awendaw property and Brandon and Brittany were one of them. “I felt drawn to the Lakes almost immediately. I feel like this was the plan all along,” Corin tells us.
The exterior of the home has a classic Charleston flair with all-white traditional lap siding, a metal roof, and
" Don't lose your hope. Don't lose your faith. That's where your fight is."

a wood-stained porch deck with a haint blue ceiling to match. A brick hardscape leads to the side of the house where a variety of outdoor living spaces were designed, including a quaint seating area, a firepit, a hammock under the trees, and a furnished dock on the pond.
In terms of interior design, a rustic modern approach was implemented. “They purchased the home semi-furnished and brought in some leather pieces and Western-themed art, which was fun to design around,” says Corin, who became the Lake’s interior designer. The open floor plan in the main living area provided an opportunity to style smaller spaces with big impact, like the exposed beam of reclaimed wood separating the kitchen and dining nook. For a true
Western feel in the dining area, a custom table made of reclaimed Kentucky barnwood from Salt Wood Co. complements the banquette and the custom painting of cowboys on horseback by artist Brandon Owen.
Large windows and sliding patio doors from Southern Lumber & Millwork Corp. create the illusion of more space in the kitchen and living room. The white shaker-style cabinetry from HWC Custom Cabinetry and the shiplap walls of the home’s interior also enhance the appearance of more space. “I love sitting on the couch and looking through our back windows. The view of the pond and the farm across the way just brings me so much peace,” says Brandon. Although the living room has a minimal design, it is jam-packed with texture from the leather sofa and large area rug
from GDC Home to the brick fireplace, natural wood mantel, and handwoven décor from Celadon Home.
In the primary bedroom, soft neutral tones pulled from the bedding and white drapes bring a peaceful vibe while texture from natural furnishings adds dimension. One of Brittany’s favorite spaces in the house is the glass enclosed sunroom in the primary bedroom. Originally intended to be a screened porch, the previous owners decided last minute to make it part of the primary bedroom’s design. The sunroom overlooks the length of the
pond and is styled with two comfy oversized chairs and a custom ottoman made from cowhide.
Brandon’s music room and office is an important and visually impressive room in the house. The design team accomplished this with custom window treatments from Rebecca Atwood and a Turkish rug from Celadon Home. Brandon’s guitars and accolades act as wall décor, including plaques which commemorate and recognize his chart-topping singles “Graves into Gardens” and “Gratitude.” Atop his desk is a Billboard Music award for Top
Christian Song and a 2023 GRAMMY award for Best Contemporary Christian Music Album by Maverick City Music.
Blaise (7) and Beau (5) share a room that encourages play and imagination; a space simple in design but filled with character. The soft textures of the room like the green curtains, area rug, and vintage chest of drawers pair well with the dark wood-stained bunk beds and antler chandelier. A special feature of the upstairs guest room is the secret playroom designed for the boys, especially baby Banner (1) to have a fun space of their own.
“While this is very much my dream home in every way, what this home has done for Brandon is nothing short of a blessing. I just know this place was always meant for him,” Brittany tells us.
Brandon grew up in Conway, SC, a small town just outside of Myrtle Beach. His father was a pastor at the church plant he and his wife [Brandon’s mother] created. “I remember watching my parents raise money and build that church from the ground up. It was inspiring to see the community come together in their faith and knowing my parents had a hand in that,” he says. As a young boy, Brandon dreamed of playing professional basketball in the NBA. “I was solely focused on sports until age eleven when I saw this kid playing the guitar on stage at church. I thought he was so cool,” he remembers.
A gift from his father, Brandon received his first guitar and taught himself how to play. Eventually, he joined the worship team at church but then he was asked to sing. “I was terrified. It’s one of the most vulnerable things you can do, and I hated every second of it, so I quit,” he admits. Encouraged by his
peers to try again, Brandon gave singing another chance but this time he had a different experience. “Once I witnessed how worshiping through song helped people, I felt the call of God on my life. This is what I was meant to do,” he says. Soon enough, he began leading worship for the youth group and forged a path towards his future.
Brandon’s family moved to Charleston when he was thirteen years old and he was quickly plugged into the worship team at Seacoast Church, where his father was the new pastor. During this time, he began crafting his love of songwriting.
It’s a tale as old as time; a girl walks into a room, boy sees girl, girl sees boy - the rest is history. It sounds cliché, but for Brandon and Brittany, this is exactly how their story began. “I was eighteen, leading worship at a College of Charleston student ministry when she walked in,” he adds, “I will never forget what she was wearing: blue jeans and an oversized Hanes V-neck tee shirt. She had the cutest wavy hair.” After that night, Brandon tried his best to get her to notice him having no clue she already had. From Brittany’s perspective, she describes the night they

locked eyes as something “divine.” “I have never experienced such an intense feeling of certainty like I did when I saw him for the first time. It was like a light was shining down on him and everything else faded away,” she tells us.
Brandon popped the question after eight months of dating and they were married just six months later. Having recently celebrated their twelve-year anniversary with their three sons in tow, Brittany and Brandon are still blissfully in love and recognize how blessed they are to have found each other so early on in their lives. “We grew up together, and we’ve only grown closer as we’ve gotten older,” she states. For their ten-year anniversary, Brandon surprised Brittany with a full-length album called “Almond Eyes,” dedicated to her.
Music has the power to move mountains, and for Brandon, he strives to connect his lyrics to as many people as possible. “I try to pull from different genres with my music because I feel like everyone will find something they enjoy,” he tells us. Throughout Brandon’s records, diverse sounds fill each track from dance music to folk and country hymns, even R&B and rap. “I don’t want to keep myself in a box,” he says.
Brandon’s style of songwriting stems from a place of personal experience and is inspired by the testimonies of those around him. His song “Graves into Gardens” was written before the pandemic, not knowing where the world was headed, and it debuted at number one on the Billboard Top Christian Album
chart. More recently, after the most exhilarating years of his life, Brandon experienced his first real bout with mental health struggles. “When your dreams start to come true that quickly, back-to-back, it can produce a state of depression, or extreme exhaustion and I wasn’t prepared for that. I started having panic attacks regularly,” he admits. His most recent album “Help!” released in 2022, is an expression of understanding and support to those struggling with their mental health.
While Brandon produces his own music, he is also a member of the Atlanta-based group, Maverick City Music. “A few years ago, I was invited to attend this workshop with other diverse songwriters. We would have these real-life discussions about
race and unity within the church and then write songs together,” he says. Intended to remain a resource for impactful songwriting, the group decided to record a few songs and put them on YouTube. “During the pandemic lockdown, people started finding these music videos and they just blew up. I think people were stuck at home and were looking for something to give them a sense of hope,” he explains. Soon after, the Maverick City Music collective was born.
The GRAMMY Award-winning group, Maverick City Music added four more awards to their collection at the most recent 2023 ceremony, making five total. They took home Contemporary Christian Album of the Year, Gospel Album of the Year, Gospel Song of the Year, and Contemporary Christian Song of the Year – “Fear is Not My Future”, a song Brandon sang and co-wrote. “Only my friends and I know how hard we have worked, how many records we have put out and how many nights we were away from home. My wife has supported me every step of the way,” he states.
Brandon is preparing to hit the road with one of his mentors, Phil Wickham for their “Summer Worship Nights” tour in August. When he returns, Brittany and Brandon will begin the building process for a guest house near their country cottage. The Lakes began a ministry called “House of Miracles” shortly after Brandon’s mental health crisis. This ministry offers a relaxing retreat at their Daniel Island residence, free of charge, to couples or single mothers who are dealing with the same thing. “After gaining new tools to combat my anxiety in a healthy, productive way, we wanted to help others pursue health in all areas,” Brandon shares. Their new Awendaw property is an expansion of that initial dream.
