Touring a historic downtown home and meeting two of Spoleto Festival USA’s passionate leaders was truly a special treat for the team at CH+D. While we often have the opportunity to view impressive new construction and high-end remodels, we rarely have the chance to explore any of the downtown homes (and photograph any of the architecture) for which Charleston is known. And to boot, the homeowners, Carlos, Lisa, Joel, and Kit, could not have been more welcoming. Their depth of knowledge about the history of the home, the reclaimed décor, and Spoleto made for a lively and captivating interview.

ot after graduation, or marriage, or even purchasing my first home did I feel like a fullfledged adult—someone who had experienced a notable weight upon her shoulders. The transformation, as I see it, came amidst the dust of my remodel (and there was a lot of dust).

Like all remodels, the project required commitment, vision, and a budget, and it offered conflicting feelings of pride and doubt. The undertaking was a true rite of passage that I recommend to everyone interested in expressing their creativity through their home’s appearance while increasing the value of their real estate. While I am glad the process is complete, I did enjoy experiencing the evolution first-hand. he minute my husband, Mike, and I ďŹ rst approached the driveway of this James Island Cape Cod-style home (during what was, in retrospect, the trough of the market), we knew we had found our starter home and our future dream home. A year later, after working as Editor for Charleston Home + Design and seeing some of the most extravagant homes in the Lowcountry, we embarked on a ďŹ rst-oor renovation, including a comprehensive kitchen remodel. Hunting for the perfect granite, watching cabinetry develop in CAD, and working with some of the best local home professionals was just plain fun. And the ďŹ nal result is something we will look upon with pride for years to come. Have a peek at our take on a dream home. We hope it inspires you to create your own.

I've had the opportunity to paint all over the world and throughout the United States, but the South has always been a favorite location of mine. We chose to stick with the original character of the home by using hues indicative of the era (but we still mixed in modern colors in other areas). f you have a traditional water heater, chances are that it’s soaking up quite a bit of your energy (and a whole heap of cash). Luckily, there’s an alternative option that will not only ease your impact on Mother Earth, but also save you some dough.

fireplace. Natural gas is cleaner than other fuels. With some natural gas appliances, you can take hot showers, make hot meals, and wear clean clothes even during a power outage.

Natural gas tankless water heaters heat water on demand rather than keeping hot water in reserve. Because they don’t have to constantly maintain a volume of hot water, the systems require less electricity than tank heaters and generate lower utility costs. Many times, tankless water heater units are more expensive upfront than traditional heaters, but the long-run savings offset the startup expenses.

Understanding the best way to save energy at home can be daunting for some. For this purpose, you can always call your utility provider (like SCE&G). SCE&G offers Free Home Energy Checkups, during which a representative from the company will walk through your home with you, analyzing your insulation, appliances, water heaters, HVAC system, and more to assess just how much energy you’re using and how to curb that usage to decrease your bills.

“Efficiency is big, and it’s becoming more widespread now. There are a lot of advancements in glass coatings. My biggest recommendation, though, is to talk to an expert about your windows so they can educate you on where to spend money and where not to. You don’t have to necessarily go for the Cadillac everywhere. For example, you might have a western facing side of the building that is blasted with afternoon sun, so it might make sense to upgrade to a low emissivity window on that side but not necessarily on the other faces of the building. You’d be wasting money in that case.”

“With remodeling, obviously you run into different challenges than you do with new construction. We have a lot of different ways of mounting shutters on windows, and that’s really what success with renovations boils down to. A lot of times, in older homes there is a challenge with the depth of the window. If it’s very narrow, sometimes we have to mount the treatment on the outside, on the casing. The window width and height are usually not a challenge. The problems always have to do with the depth. We have plenty of methods to combat those issues, though.”

“You always have to be defending your house. When you rip out the parts of the home that you’re getting ready to remodel, call a pest control company immediately. If you do this, you can avoid bugs coming in during the remodeling process. As you renovate, you’re opening up your home to everything, and that would be the prime time for a pest control company to get into hard-to-reach places and spray chemicals to prevent infestations. Putting the insecticides on the house adds a protective barrier while the remodel is in progress. And, of course, the insecticides we use not harmful to you or your pets.”

“First thing, make sure you’re dealing with a reputable contractor. There’s been a lot of things that have happened in the area due to the economy. Special Additions doesn’t take any deposits, and we don’t recommend that you put any money down upfront. In today’s society, you want to make sure that you are protected. I have a lot of pride working for this company. I never have to look over my shoulder at the grocery store, worrying that a guy will hit me over the head with a can of soup because we didn’t finish his project properly. We always do it right.”

~ ~ Stone Casting's David Jackson At Home with

Custom cast-stone work is the art, specialty, and passion of London-native David Jackson. He’s brought his expertise into his casual, Mediterranean-style Johns Island home by crafting intricately detailed pieces for every room in his house. Each stone structure is not only elegant, but sturdy (many are composed of modified glass-fiber-reinforced concrete). In

In the wintertime, this fireplace is one of David and wife Alena’s favorite spots in their home. David notes, “It’s very cozy. We have our friends come ’round, and we put on our favorite music and spend time here.” To punctuate the warm ambiance, he hand crafted the frieze and castings with a threedimensional floral design.

One of the most relaxing spaces in the home, this den is adorned with a custom stone entryway featuring several detailed panels that flank the ornate metal gate.

Most of the Jacksons’ spring and summer days are spent in the garden, which boasts a very unique mosquitotrapping system—Gambusia fish. Nicknamed the Mosquito Fish, David keeps several of them in his stone-cast urns. The Lowcountry pests are drawn to these pots, and the fish eat the mosquitos, saving the Jacksons from pesky bug bites. In addition, the garden features columns, benches, and planters all cast by David.

Risky Business

Brad Hilfrink of Creature Catchers

The homeowner woke to find a bat in her house, so she called Creature Catchers to remove the potentially dangerous guest.

6:35am

Brad and I met at the residence. Upon entry, Brad spied the creature in the rafters of the living room. He prepared by gathering his gear for the removal. It seemed as if the distressed client had overnighted with a bat. Whenever that occurs, the Department of Health requires that the bat be submitted for inspection. Unfortunately, without showing any symptoms, bats can carry rabies, a potentially fatal viral infection. According to the Center for Disease Control, six percent of bats have rabies.

A few hours after the first call, Brad arrived at the CH+D office to head to lunch with the crew. After talking about the morning’s

Far earlier than I normally start my day, Brad Hilfrink of Creature Catchers called me at home, excited to have me shadow him for the day and experience a common occurrence in his line of work: bat removal. Days like these make me happy to know someone who is willing to educate the public about safe critter interaction and wrangle wild animals, from quasi-cuddly opossums and raccoons to vicious snakes and alligators. Read along to see how our Pro on the Go’s day played out.

excitement, Brad offhandedly mentioned that he saw a family of black widows nesting just outside the front door.

With a stick in hand, Brad poked the group of spiky white sacs, home to hundreds of widow babies. Then, he skillfully removed the large, angry matriarch (who is never more than 18 inches from her nest) so that we could see the famed hourglass marking. Being a self-proclaimed arachnophobe but not believing in chemicals, Brad carefully sprayed the mother and sacs with eugenol oils made from plants. This natural treatment breaks down the spider’s exoskeleton, quickly saving the CH+D staff members from a future interaction.

2:10 pm

After lunch, we responded to homeowners who found a baby raccoon in their garage. With no evidence of a

mom, this malnourished creature was in need of some human intervention. Brad collected the cub and called Janet Kinser of Keeper of the Wild. Having worked closely with Janet for years on such relocations, he knew she would care for the ’coon from a distance with the intention of returning her charge to the appropriate habitat in the wild without domesticating it.

3:50 pm

Brad got a call from a man who suspectsed a rat infestation in his vacation home. It seems a creature catcher’s job is never done. At his suggestion, we parted ways—he to the rats and me to a long, hot shower.

The Craft:

Mike has an eye for finding beauty in the unexpected, like an old door with chipping paint or a rickety drawer from an antiquated desk. He transforms these pieces of (what seems like) junk into rustic-chic mirrors, artsy shelving, and refined headboards.

The Backstory:

The Process:

Mike’s work begins with locating the doors. To do this, he collaborates with local construction companies that are completing renovations on historic properties on the peninsula. Every door that Mike encounters is unique, and because he has a desire for lasting quality, only about one in fifty doors is sturdy enough to repurpose. Once he has located a door, he cuts it to the size he desires and removes the interior panels. Then, there is a long process of fine-tuning, sanding, and sealing to create and perfect the frame. After the wooden frame is finished, Mike adds a glass piece, securing it in place with a special tool known as a glazer. To embellish the mirror, he installs antique Charlestonian hardware. Finally, he takes his piece to Hoardin’ Helen’s—a boutique specializing in all-locally-made items—hoping that a shopper will fall in love with his creation.

Three years ago, Mike began crafting custom home accessories, seeking to create a unique Christmas present for a close family friend. The result of his labor was a jewelry box made from a desk drawer (complete with wires and mesh to hold necklaces and earrings). When preparing to move, do you think plastic or cardboard boxes are more efficient?

He Said: Cardboard is easy to label, stack, and seal with packing tape. It also comes in many sizes. Using cardboard boxes will make the transition into a new home much cheaper too because plastic boxes are more expensive than cardboard.

She Said: A plastic tote is most efficient when packing those "first need" or essential items. Important documents, toilet paper, hand soap, paper towels, coffee, and items of the like are easily accessible in a plastic tote during the transition.

What is the best way to prepare for moving day?

He Said: Sort, purge, organize, and pack prior to moving day. Label each box with a description of its contents and room in which it belongs. And finally, have a plan of where furniture will go in your new home. By accomplishing each of these steps, the transition will be much less stressful.

She Said: I think it’s most important to schedule your move as far in advance as you can. Communication is key during this process. The more we know about the specific items you need to move, the more we can prepare to efficiently transport your belongings.

How do you suggest homeowners should pack large, awkward, or breakable items?

He Said: Items like lampshades, for example, should be separated from the lamp and packed in boxes with packing paper. Breakables, such as pictures and artwork, should be packed in cardboard and bubble wrap or professionally packed in a custom crate.

She Said: Items that are "attached" to the home, such as electronics, washers, dryers, and fixtures, should be disconnected prior to moving day. It is a good idea to pack the coordinating cables, cords, or wires with each electronic so that it will be easy to put everything back together at the new home.

Upon graduating from Clemson University, John “Hank” Hofford began his own construction company, Bennett Hofford Construction, in 1979. Under Hank’s strong leadership, the business has transformed into a legendary construction and development force in the Lowcountry, expanding to Kiawah Island and the Caribbean.

When renovating a historic property, what do you consider to be a priority?

How do you manage a homeowner's expectations of what they want versus what it costs?

We always try to understand the history of the property and the transitions of use over time so we can work with the structure for an adaptive re-use. We prefer to identify and incorporate the original materials and design in the renovation as much as possible.

The most important thing is to be very honest and forthright from the start of the process. We never want to mislead or under deliver. Our goal is to set realistic expectations and then try to exceed them.

First of all, we have a tremendous group of experienced people who love what they do. Everyone does his or her part to support the successful planning, permitting, and execution of each project. Secondly, the members of my team have all been working together for a long time, some close to 25 years or more. And finally, we truly can deliver on time and on budget. Some homeowners don’t realize when they start just how important that is to the success of and their happiness with the construction of their home.

How do you foresee Bennett Hofford expanding in the future? We have been focusing on our core talents, which include coordinating projects from concept and budgets to final plans, permits, and ultimately construction. We are currently lined up to work on three exciting ventures: a 47-home neighborhood on Kiawah Island, a 21-lot townhome development in downtown Charleston, and an international project on St. Kitts in the Caribbean.

ARCHITECTS + ARCHETYPES Establishing his firm, Cobb Architects, at the turn of the century, Darryl Cobb is at that stage in his career where he is seasoned enough to provide quality designs yet young enough to bring innovation and energy to his projects. A graduate of the University of North Carolina at Charlotte, he has grown to become a member of the American Institute of Architects, the National Council of Architectural Registration Board, and Charleston’s Custom Residential Architects Network.

To me, architecture is art; it is a sculpture that you occupy. I never considered doing anything else, and I feel very lucky to design custom buildings for a living. This profession amazes me. People bring me ideas, photos, magazine clippings, and websites that they have carefully selected, and we get to design buildings that are meaningful to them based on their research and vision.

What sets Cobb Architecture apart from other local firms? I was an artist long before I was an architect. I still design everything by hand, but my firm produces CAD drawings of everything before it goes out for construction. Also, I have surrounded myself with exceptional talent. The people that work with me are as passionate about architecture as I am. We have had many repeat clients, and I think that says something about me and my firm.

Do you have a project that you’re particularly excited about? We are lucky that the economy has picked up, and we have several projects that I am exceptionally excited about. In the wake of the 2008 recession, I started another company, HighTideDesignGroup.com, that sells house plans online. It is a way to get good architecture to people who aren’t in the market for full design services or don’t have the time to go through the design

DESIGN DILEMMA With over thirty years of experience in residential design and construction, Sherri Nester of Vintage Design brings her expertise to a Lowcountry remodel project to transform the passé waterfront ranch into a stunning cottage.

The Dilemma:

The homeowners of this vintage ranch saw several problems with their abode, all of which are commonly uttered by inhabitants of decades-old houses. There was not enough storage space, and the interior was dated. In addition to these qualms, the home lacked a master suite.

The Solution:

The owners loved their property, and the idea of parting with the familiar environment was disheartening. So, they decided to undertake a remodeling project. After voicing their ideas to Sherri, the team came up with a plan and began construction. They kept the original shell of the house but expanded the footprint, adding more closets and living space. They transformed one bedroom into a dining room and built a new master-suite wing, nearly doubling the square footage of the original structure. The finished home is stunning; it features an open floor plan and dramatically enhanced views of the surrounding water.

collaboration for perfection With the help of nearly twenty local home professionals, builder Bob Lee of Robert Morgan Fine Homes transformed this Tuscan-style Daniel Island mansion into a traditional, Southern abode.

riginally purchased by SanFranciscan news anchor Lora McLaughlin Peterson and her husband, Scott, the 376 Ralston Creek Street home exuded a Tuscan elegance that simply was not the couple’s style. So, they reached out to Bob and Catherine Lee, the husband-and-wife co-owners of Robert Morgan Fine Homes, to give her house a heavy dose of Southern charm. For a home such as this one, it takes an entire team to complete a remodeling project. The hands that worked on the overhaul of this house were specifically chosen by Bob, who has been in the home-building industry for 38 years and knows exactly how to choose reliable subcontractors. He notes, “Every builder has to go through a certain number of subcontractors before he gets the right

group, and we can confidently say that we have that group now. It’s very important for a builder to have good subcontractors because they’re his backbone. If he doesn't, then the project won’t turn out like it was envisioned by the homeowners.” With his group ready to go, Bob and the team set out to make drastic updates to the structure. For the home’s vast technology, Chuck Mitchell of Connect-Tec used his expertise to install wiring for the latest and greatest systems. He explains, “There’s a lightingcontrol system that is very comprehensive. Basically, every switch in the house is controlled by touch panels, which can also be operated remotely via a smart phone. Then, I synced all the different systems— music, television, movies, security—together to make the technology run cohesively.” Upgrades like these make high-end, advanced equipment simple to use.

The plumbing fixtures were also a huge aspect of the Ralston Creek home’s renovation. Of the new interior look, Jessica Markley of Moluf ’s describes, “There’s a lot of polished nickel and bronze in the house, and as far as brands go, most plumbing fixtures are Kohler, Toto, or Rohl. In the master bathroom, we took all of the tile, fixtures, and everything out of the room and went down to the studs to start over.” Of all the items they removed from the master bathroom, the most notable was a 17,000-dollar free-standing hand-carved stone tub. It had a very Tuscan feel to it, so Lora decided to donate the old tub and replace it with a traditional, free-standing white tub—the centerpiece that punctuates the rounded bathroom. The bathroom and most other rooms of the home feature immaculate mahogany

can lights, under-cabinet lighting, LED bulbs in the bathrooms over the showers and tubs, and entry lanterns. The interior was not the only area of the Ralston Creek home that received a new look; Aqua Blue Pools installed an elevated backyard pool to give the homeowners a great place to relax. The pool features a block-wall foundation, a spa with hydrotherapy jets, and a travertine deck.

interior transformations, Bob called on the help of Circa Lighting and Rick’s Lighting. Circa Lighting provided the numerous sconces around the home as well as a delicate chandelier that illuminates the sink area in the kitchen. For the less ornate lighting, Rick’s Lighting took charge, installing

Halfway through the project, Lora and Scott decided to keep their family in San Francisco and forgo their move to Charleston. However, Lora couldn’t bear to see the renovation abandoned. For the remainder of the project, she relied on Catherine to make final selections and keep the process moving. The finished house, full of quality work by the team of home professionals tasked with the remodel, stands as a testament of both beauty and refinement. v

coastal fusion Hailing from Southern California, homeowner Meredith Lardie saw a unique opportunity to incorporate her sleek style into her 217-year-old downtown Victorian cottage.

W

ith a keen eye for contemporary design, Meredith Lardie wanted to build the interior of her new Rutledge Avenue home around the color red. (She chose red dining room chairs and a red kitchen countertop to name a few examples.) This pop of color was her bold selection, so all the other pieces were chosen for their ability to support the central hue or, at least, not detract from it. Keeping the design in mind, Meredith approached Nancy McCrae of

Advanced Window Fashions for the window dressing portion of her to-berenovated home. Meredith describes, “When Nancy toured the home, out of our 35 windows, there were literally no window coverings. The panes were in varying conditions. Luckily, one-hundred percent of them worked, so all of the windows are original to the house. Nancy brought all of the samples. We went through every room asking, ‘What do we want the sunlight to be?’ and ‘What do we want the feel of this room to be?’”

What they decided was to keep each shade discreet. Choosing neutral tones and simple patterns, the two outfitted the entire residence with just three styles: Hunter Douglas Duette Architella Honeycomb Shades, Silhouette Window Shadings, and Vignette Modern Roman Shades. “We wanted the home to be light, bright, and calm,” explains Meredith. “And if we infused too many styles and materials, we would have lost the elegance that we were looking for. me, should be rich and luxe but understated. The energy should be directed toward the artwork, a piece of furniture, or a color.” The shades were not just chosen for their subtle aesthetics, however. They are practical as well. In downtown Charleston, with so many passersby, homeowners need to be wary of privacy. The shades that Nancy recommended and that Meredith ultimately chose fulfilled this requirement with their ability to open and let light in just at the top of the window versus the bottom. “The majority of the home has Silhouettes,” says Nancy, “which give elegance but also light control and privacy.” Even with such a distinct vision, Nancy was able to easily meet and exceed Meredith’s expectations. “She takes extensive pride in what she does,” states Meredith. transitional-style tile For his company’s very first project, builder Jeff Pritchard of Trellis Residential merged contemporary tile from Melcer Tile with traditional design to create a transitional-style Mt. Pleasant home.

A

fter collaborating with Darryl Cobb of Cobb Architects to create a detailed design, Jeff Pritchard of Trellis Residential began work on his company’s inaugural project. The homeowners desired a blend of traditional style and contemporary flair. Jeff explains, “We wanted the house to be more transitional and bridge the gap between modern Charleston and old-school Charleston. So we added coastal shiplap, white floors, simple trims, and mahogany doors.” Many of the modern aspects of the home, however, can be found in the tile selections (which were purchased at Melcer Tile). Quartzite, an up-and-coming natural-stone alternative to marble and granite, was the choice for several of the home’s bathrooms.

The material is a very hard, metamorphic rock that is first mined as sandstone. Then, it is heated and pressurized to create quartzite. This process causes the stone to be extremely durable. It’s available in all tile cuts and sizes, making it ideal for bathroom applications—from floors to shower walls and tub surrounds. A perfect combination of contemporary and traditional can be found in the master bathroom, which boasts a relaxing spa-like atmosphere. The ledger-stone wall behind the modern free-standing tub offers a natural feel with neutral hues. The flooring provides a subtle nod to mod through its tile size—twelve inches by twenty-four inches. The large pieces require less grout, making the surface seem sleek and more cohesive.

In addition to the master bathroom, Jeff called on Melcer Tile to outfit three other bathrooms, one half bathroom, and the laundry room. In the downstairs bathroom, contemporary masculinity was the goal. Jeff explains, “We actually chose the cabinetry first. We wanted a really dark, espresso finish to offset the white floors in the home, so Jill [Mahoney of Melcer Tile] came up with a really great rectangular tile to use on the wall that’s very chocolaty. It has some texture to it, making it almost look like wood. It really goes well with the espresso cabinets, and it helped us achieve the look we were going for.” The other bathrooms of the house feature tiles in glass, porcelain, and marble, all of which were chosen and installed to reflect the home’s mix of modern and contemporary. home for the holidays After deciding that they wanted to transform their screened-in porch into a sitting room and redesign their kitchen, two James Island homeowners had just one request­—to be done with their remodel by Christmastime.

ate last fall, homeowners Tara and Matthew Beldner looked at their traditional screened-in porch that jutted out of their circa1990, marsh-front home and determined to make some adjustments to bring the area up to speed with their lifestyle and modern taste. The couple wanted more room for their three growing boys to play and an updated kitchen, but they didn’t want to compromise their stunning vistas. Most importantly, they had a deadline: Christmas.

After scouring the pages of shelter publications, doing internet research, and placing some phone calls, the Beldners developed a vision of the finished project and found Priester’s Custom Contracting, run by Lowcountry local Tommy Priester. Tara explains, “You have to do research. I think if you have more information upfront, you will have a better picture of the decisions you have to make throughout the process. Most of all, we had to follow our gut. When

we met Tommy, we knew he would be the right guy for us.” While Tommy was indeed the right man for the job, he was keenly aware of the homeowners’ Yuletide deadline and had to be upfront and honest with Tara and Matthew about his reservations. “Tara’s initial request was to be in before Christmas,” Tommy recalls. “I told her I didn’t think that was going to happen. There are so many things that occur during the building process that when you come into a project, and you haven’t opened up the walls, and you don’t know what has to be moved and what has to be altered, you don’t know exactly how long it will take. I don’t want to make a deadline that I can’t keep with a hundred-percent surety.” For Tommy, it is important to always slightly overestimate the time a project will take and to be honest about what goals are within his power to accomplish. In his experience (which exceeds 20 years), this sort of planning avoids the disappointment associated with empty promises on the jobsite. Despite his concerns, Tommy was aptly able to fulfill the Beldners’ requests, completing the project by early December. Tommy says with a slight smile, “We waited until the last minute before I told Tara, ‘You know what? bove everything else, homeowners fear mold. It devalues a home, destroys the integrity of a structure, and is a stain on the history of a property. Unfortunately, on our humid coast, the presence of mold is more common than one might think. Luckily, Charleston residents who are building new homes are not doomed to battle the spores like those who live in preexisting homes. rothers in banking, Joel Smith and Carlos Evans grew up together occupationally in a tumultuous time, through countless bank mergers and, most recently, the Subprime Mortgage Crisis. Bonded by their love of family and philanthropy, they (and their families) maintain a

friendship that is considered a rare commodity by today’s standards. As a way of remaining close and giving back to the state that has nurtured their successes, they serve on the board of Spoleto Festival USA, each having—at different, challenging times—assumed the role of Chairman of the Board. Joel blazed the trail when Spoleto was on the edge of extinction. Carlos is currently handling the delicate balance between financial stability and creative unconventionality. And when one is at the helm, the other is a steadfast proponent. This, among other reasons, is why the two families purchased a circa-1839 pieds-à-terre just a block from the Spoleto headquarters. In this downtown home, during the height of Spoleto season, I sat down with the two to discuss everything from co-homeownership to the cultural rebirth of the Lowcountry.

When you first met, did you know that it would be the beginning of a long family friendship? Carlos: It is as clear as yesterday. I first met Joel Smith when he interviewed me for a job I was trying to get after college. I was fortunate enough to be hired by Bankers Trust of South Carolina, which was the bank that Joel worked for at the time. That was the summer of 1973. Subsequently, I worked for Joel for many, many years. I’m proud to say that he was my mentor, and he has taught me many things about banking, life, and leadership. Joel: While he did work for me a long time, I feel like we were almost a team because we went from one set of circumstances to another, which is another way of saying that as the banking industry consolidated, somehow we held it together. Along the way, we did become very good friends and did see each other a lot outside of the bank.

So, you’ve known one another for 40 years. What was the impetus to purchase a property together now in Charleston, a city in which neither of you live full-time? Joel: In 1995, I got involved in Spoleto. I was recruited when the festival was having problems, in large part because I was a banker and was not in Charleston. We needed to raise a lot of money. One thing led to another, and I got on the board. At some point, as we were trying to expand the board and get more geographic and professional diversity, I asked Carlos to come on. That was a lot of fun because we got to see each other more. It was then that Carlos started bugging me, saying, “Joel, we’ve got to get something down here.” He was really the originator of buying a permanent place here. Carlos: I may have originated the idea, but it was a joint-couple venture. Kit, Joel, Lisa, and I actually made the

decision when we were all on vacation together at The Santa Fe Opera. We had the brochure on the property. We started drinking and talking a lot and just sort of fed on each other’s enthusiasm. We talked ourselves into it. This property is quite unique in that the house has two apartments that are clearly divided. Was that setup what you both were originally looking for? Joel: We looked at houses where we would have been co-occupants. We looked at houses with mother-in-law suites. We looked at a couple of things where you’d have to go through one [house] to get to the other. While they were well-located and well-appointed, there was nothing that met what I think we both wanted. Kit: I thought it was getting to be a hobby, looking for houses. They looked for two years, and I thought, it’s never going to happen.

Joel: Then, when it did, I think she couldn’t speak. What about this house in particular stood out to you? Carlos: It’s two houses. Joel and Kit have their own entrance; we have ours. When we saw it, we knew that both couples should buy both houses and submit mutually exclusive contracts. Joel: We have separate deeded interests in our own units but a common interest in the garden and the parking [area]. The arrangement makes the use of the home even greater than it would be. We like to say that we have a two-bedroom condominium that sleeps eight. Carlos: Since we’re such good friends, the wonderful thing about it is that if

Joel and Kit are having four or five couples over, then they can use our part of the house. But the main thing that fired us up about buying the house was that it would cause us to see Kit and Joel more. Lisa: It’s fun to have friends as neighbors. I sleep well knowing they're close by. Also, you need to know who’s in here with you because you share the garden. Speaking of entertaining, do you often host parties or family here in your home? Carlos: We just had a big party for Spoleto and opened both houses. We had 140 people spread over the two houses and the garden. I think it worked really well. Kit: The day Joel and Carlos bought it

in November [2006], they started making plans to be in by Thanksgiving and have the whole family here. Joel: We have three married children and six grandchildren. At one time we had a very small place out on Kiawah, and we just never went there. The children got older, went away to school, and rarely vacationed there. We thought we were getting Charleston in the deal, but you find out it takes a little bit more effort to get downtown and back from Kiawah. In this home, we’re only 15 minutes from Sullivan’s Island, so they get the beach and Charleston. I mean, by scale, Charleston has got be one of the greatest cities in the world—the museums, the battery, the restaurants, the arts. Everything is so accessible. There’s always something going on, so you can come down here and just get absorbed in it.

You both obviously have a love of Charleston and the arts. Did this passion contribute to your collaboration with the Spoleto organization? Joel: I think the process of selecting who needed to come lead Spoleto was less about the arts and more about how to survive. I will freely admit that I wasn’t a full art appreciator, particularly of the performing arts. Though, I’ve always loved the visual arts. I just felt that if Spoleto failed, it would not be a good thing for the state. That was the motivation for me. But, once you get involved in Spoleto, it’s like an addiction. Carlos: I probably know less about the arts than Joel, to be honest. But, one of the things that Joel taught me very early on was the importance of community involvement. As I began to approach the latter stages of my career, I decided to focus philanthropically on South Caro-

lina. It was about that same time that Joel came to me and asked me if I’d be willing to consider getting involved with Spoleto. I said yes largely because of the knowledge that Spoleto is important to South Carolina. It’s not just a Charleston thing. I’m a South Carolinian. My wife, Lisa, is a South Carolinian. I live in Charlotte, but make no mistake about it, South Carolina is home to me.

things that are worth putting time and money into to preserve and grow. Charleston and, consequently, South Carolina have grown on a parallel track with Spoleto. I’m not saying that Spoleto is the reason, but it sure has had a lot to do with it. Kit: It’s a symbiotic relationship.

Why do you believe that Spoleto is so important to the state of South Carolina?

So, Joel, you led the board during a time when Spoleto was truly suffering financially. Carlos, what have been your challenges since becoming Chairman of the Board?

Joel: South Carolina is a small state. We’ve got some good things going for us and some not-so-good things going for us. It would be irresponsible to let go of the things that not only put us in a positive light, but also lift up the spirits of the people that live here. Those are the

Carlos: My challenge is to try to take the festival to another level. While in the black, Spoleto struggles to balance the budget every year. I’d like to put the festival on an even stronger financial footing so that the staff can have flexibility to be creative and experiment

more [with programming]. I would like to increase our endowment and our financial underpinning, and part of that is raising money, which we’re doing. But the other part is increasing revenue through ticket sales. Would you say that the closing of the Gaillard has hurt Spoleto in any way? Carlos: There was an incredible amount of uncertainty associated with losing the Gaillard. It’s the facility where we can sell the most number of tickets. It’s the facility that most people are familiar with. It’s where the box office was located. We did a three-year forecast going into the closing of the Gaillard. I am pleased to report that it has not been as bad as we thought it would be. We feel really good about how we’ve navigated that challenge, and we have big plans for the first year that it comes back.

Joel: We don’t want to let the cat out of the bag. You could say that once Gaillard is completed in the worldclass form it will take, the performing arts part of the festival is going to be like nothing anyone around here has ever seen. It will probably be as good as any other theater in the United States. For a city the size of Charleston, there is no other place in the world that has the diversity of venues that we will have when Gaillard is back, so we’ll be able to do pretty much what we want to do.

people were familiar with. Then, we could accurately gauge how many tickets we were going to sell each year. But, part of the vision for the festival dicates that Spoleto be cutting edge, bringing in unknown artists. When showing things that have never been shown before is part of the mission, there is an element of risk.

It seems like Spoleto’s end goal is to produce a higher-quality festival, which can only be attained through increased revenue. As leaders, how do you navigate those somewhat conflicting ideologies?

Joel: One of the risks that we take is new productions. There are two different types: performances that premiere here or performances that are familiar in name, history, and literature but have a new spin. A Midsummer Night’s Dream was in that category this year; I haven’t talked to anyone who’s been to it that has said, “That’s my daddy’s Midsummer Night’s Dream.” That is what makes us different.

Carlos: If all we were trying to do was sell tickets, we’d bring in proven acts, proven performances, and things that

Joel: When you’re managing in a crisis, in many ways it is easier because you don’t have any choices. You’ve got to do one thing or the other, or you’re out of business. When you’re managing as Carlos is now doing, with a successful operation, and you want to make it better, there’s a whole lot more risk that comes with that. Carlos: Joel is being modest. He was part of the group that really saved Spoleto, that worked through a very difficult period of time. It was infinitely more difficult than the task that I had been handed. In the beginning of this interview, Carlos, you referred to Joel as being your mentor, though you treat each other as

equals, friends, and partners in business, philanthropy, and homeownership. What’s the secret to maintaining that kind of mutual respect? Carlos: Make no mistake about it. Joel is the mentor, and I am the mentee. When I was a baby banker in Columbia, Joel and Kit were a few years older, already married, already starting a family. For people who were starting out, like Lisa and I were, having people like Joel and Kit as role models was a wonderfully positive thing. Joel: Carlos is a very special person, and I tell people this all the time. He has

one of the quickest minds of anyone I’ve ever been around. One of things that I was thankful for later in my career was that I was ahead of him, because if I had to compete with him, I’m not sure where I’d be. [laughs] Kit: I think the real secret, the thing that you both share the most, is that neither one of you wants to be the first to leave a party. And both of you compete to see who’s going to be the last. And no matter how late it is, neither of you will turn down a nightcap in the garden. Joel: It’s true. he minute my husband, Mike, and I first approached the driveway of this James Island Cape Cod-style home (during what was, in retrospect, the trough of the market), we knew we had found our starter home and our future dream home. A year later, after working as Editor for Charleston Home + Design and seeing some of the most extravagant homes in the Lowcountry, we embarked on a first-floor renovation, including a comprehensive kitchen remodel. Hunting for the perfect granite, watching cabinetry develop in CAD, and working with some of the best local home professionals was just plain fun. And the final result is something we will look upon with pride for years to come. Have a peek at our take on a dream home. We hope it inspires you to create your own.

This 30-year-old home needed, above all else, more overhead lighting窶馬ot exciting, but necessary.

Traditional cabinetry combined with contemporary tile allowed the bold granite to take center stage without overpowering the space. 154

We had our oak hardwood floors refinished with a water-based lacquer to combat future ambering.

By replacing the carpet on the stairs, we were able to highlight the bottom three treads with rich hardwood.

In order to inset the refrigerator and cabinetry in the kitchen, we shrunk the powder room, giving us the opportunity to add a discrete cat outhouse.

Years of neglect left this home with rotten sills and cracked paint; we chose a ceramic coating instead of paint so we would not have to refinish the exterior for as long as we owned the home.

he O'Reillys love the country, so when they had the opportunity to move to Awendaw, the decision didn’t take long to make. They quickly sold their 4,500-square-foot home in the city and traded it for something a bit smaller—750 square feet of family bliss. With the ultimate goal to build a forever home on their property, Paula and Phil O'Reilly decided that they would construct a smaller house to live in for

a few months while their main home was being built. However, a few months turned into nearly two years, and the lessons that the O’Reillys have learned from downsizing have significantly altered not only their mindset, but also their plans for future living.

the space as best as we could. We tried to maximize the storage in the two closets that we have and the bathroom that the four of us share.” To do this, they installed simple closet-organizing systems and pocket doors that don’t monopolize an area the way hinged doors do.

When planning their tiny home, Paula and Phil took specific steps to make sure they would be comfortable. Paula describes, “Originally, we were aware that we needed to design the space and use

guests to feel like they were in a nice place, and we wanted to live in a place that’s durable and functional. We still do the same amount of activities and produce the same amount of wear and tear as we would in a large home, but

everything is concentrated here. So the durability of the products we chose was just as important as sticking to our budget.” The windows were both a practical and budget-friendly purchase. The O'Reillys (with the help of Buck Lumber and Building Supply) picked windows that allow sunlight in while blocking UV Rays (and, thus, the heat) from entering the house. This keeps the small structure from quickly becoming a microwave oven. These upgrades significantly increased not just the value of the home, but also the comfort and convenience enjoyed while living there. Although one day soon this family’s tiny abode will become Phil’s office, the couple is incredibly grateful for the experience. After living in the home a few months, they realized that they wanted to com-

pletely rethink the design of their larger home. Paula explains, “We started having serious conversations about our needs. We would ask, ‘What do we need to be happy? What do we need to be comfortable in our space?’” After answering these questions, considering their day-to-day lifestyle, and thinking about how many bathrooms they really want to clean on a regular basis, the couple decided to drastically downsize their original plan for the larger house. Of their whole experience living in a tiny home, Phil reflects, “Adjusting to the downsize was actually easier than we imagined. And although I’m eager to move into our main home, the one where we will hopefully spend the rest of our lives, I have no complaints at all about this little house or our experience here.”

The Holy City, distinguished by its historic homes, towering church steeples, and antebellum charm, has long been associated with genteel Southern living. But there’s more to Charleston than meets the eye; haunting ghosts and spirits linger as testaments of Charleston’s storied past.

the Sword Gates House Roams the Spirit of Madame Talvande

everal blocks from the commercial section of Charleston’s historic district is the famous Sword Gates House located at 32 Legare Street, where it has widely been reported that the late headmistress Madame Talvande still roams the halls. In 1819, French colonial refugees, Andrew and Ann Talvande, purchased the property. Ann Talvande opened Madame Talvande’s French School for Young Ladies. Affluent families sent their daughters to Madame Talvande’s exclusive academy for a proper education in intellect and decorum. Madame Talvande kept a close eye on all of her girls, oftentimes hosting social gatherings in the grand ballroom with only the most appropriate suitors in attendance.

It wasn’t until Maria Whaley, the daughter of a wealthy plantation owner, became a student of Madame Talvande that the headmistress’ reputation was questioned. Maria scaled the

high walls surrounding the school and ran a few blocks to St. Michael’s Church where she wed her childhood sweetheart, George Morris. Maria returned to the school, and the next morning, George arrived and announced to Madame Talvande that he was there to pick up Mrs. Morris. The bewildered headmistress lined the girls up and asked, “Is there a Mrs. Morris present among us?” Maria stepped forward and said, “Yes. I am.” Quickly, the public began to question her ability to keep the girls in line. Believing her reputation to be tarnished forever, Madame Talvande closed the school in 1849. Since Ann’s passing, legend states that Madame Talvande still roams the halls of 32 Legare. Her spirit has been seen creeping throughout the home, peering into bedrooms and keeping a watchful eye on the property.

The structure at 32 Legare Street is a U-shaped, private residence built in multiple stages in the early 19th century. The famous gates of the house are made of wrought iron, which is a rare find in Charleston since most of the pre-Civil War iron was melted for artillery. CH+D • Fall 2013

Charleston Hosts the Ghost of the First Female Serial Killer

y all accounts, Lavinia Fisher was a beautiful, charming young woman who, in the early 1800s, operated a boarding house called the Six Mile Wayfarer House with her husband. For more than two years, Lavinia would invite guests at the inn to join her for tea and social conversation. It was there that the true Lavinia would reveal herself by sedating her unsuspecting guests with a potent tea that would make the drinkers pass out for up to four hours—enough time to achieve her planned murder. To carry out her act, she would simply wait until the unconscious victims fell out of bed and through a trap door, making them land some 30 feet below. The fall would kill the guests instantly. From there, Lavinia and her husband John would bury the dead men in the basement.

Once the police learned of their scam, the Fishers were tried, convicted, and sentenced to death for their heinous robberies and murders. On the morning of February 18, 1820, John and Lavinia were taken from their Magazine Street jail cells to be hanged. John went quietly, praying with the minister, claiming his innocence, and begging for mercy. Lavinia, on the other hand, did not go as quietly. Instead, she asked if she could wear her wedding dress so that her beauty could save her. Right before the noose was tightened she yelled to the crowd, “If you have a message you want to send to hell, give it to me; I’ll carry it.” Before the hangman could pull the lever to release the trap door, Lavinia jumped off the scaffold herself. On more than one occasion, people visiting the old jail downtown claim to have seen the ghost of a beautiful woman with an evil stare wearing a bright white wedding dress stained with blood. And even more people swear they have seen her walking the streets outside and near the Unitarian Cemetery on Archdale Street where Lavinia was buried in an unmarked grave.

National container retrofitter SG Blocks, in partnership locally with Palmetto Craftsmen, creates container buildings for everyone from Starbucks to Lacoste. The Pit Kit’s a Hit Wanting to incorporate her West Coast camping roots into her Lowcountry lifestyle, Editor Christy Conway decided to replace an odd, circular flower bed in her backyard with a new, welcoming fire pit. With the help of her father, Rick, and her husband, Mike, the trio easily updated the neglected space. Check out the simple steps the family took to see if you’d like your yard to undergo a similar transformation— just in time for s’mores-building temperatures.

Step 1: Mark the Ground Lay down the kit-provided paper template. Using marking paint, spray along the edges of the template. The outline will reveal the area that needs to be excavated. Step 2: Dig and Level the Base Using a shovel, dig out the grass or dirt two inches down in the area between the two painted lines. Use one of the pavers to compact and level the base. Step 3: Install the First Course Place the pavers in the excavated area. Be sure that each paver’s inside corners touch evenly and create a nice circle. Now, use a level to check your work. If it’s not level, removed the pavers, smooth the ground again, and reinstall the first course. Step 4: Apply the Caulk After brushing the excess dirt off the top side of each laid paver, squeeze two lines of adhesive on each stone no more than a half inch in from the edge. Try not to let the adhesive sit too long before placing the next row of pavers. Step 5: Finish the Courses and Add Cap Pavers Brush and glue the next layer of pavers, repeating the process for every subsequent layer. Be sure to shift each of the following courses so that each paver sits in the middle of the two pavers underneath. Finally, apply the cap pavers, which are designed to give the fire pit a complete and finished look. Unlike the previous courses, the cap pavers should be flush with one another.
