Our cover story focuses on the life, career, and home of developer extraordinaire, John Dewberry, and how a fresh start for a building already in existence can be a beautiful thing. He graciously took several CH+D team members on a tour of his Meeting Street home as well as on walkthrough of his new downtown hotel, The Dewberry. all for me has always been a fresh start. A new school year, usually a new softball team, and now, as an adult, it often means a new city. Being a military family, my husband and I have moved quite a bit and each place has impacted who we are as people. This fall, while we are (thankfully) staying put and I have taken this position here at Charleston Home + Design magazine, which has given me the “fresh start” feel of Fall that I’ve grown used to over the years.

Progressive Furniture Anne Jensen is one of the many people who have been working to bring Maxtrix, a line of modular children’s furniture, to Mt. Pleasant. Anne shared with CH+D what makes this furniture line and company unique to the Charleston area.
What experience can people expect when they come to your showroom?
What challenges have families brought to Maxtrix that you’ve helped to solve?
Maxtrix Kids Rooms is a store dedicated to kids and youth furniture, where customers can browse in a kid-friendly environment. Our Lowcountry customers will be able to see and touch the quality of the furniture in our store, and will also be able to receive advice and assistance in designing their room. We have many people come to us for solutions to space constraints in vacation homes, kids rooms, and guest rooms. Maxtrix also works with designers, builders, and other professionals.
People come in with a lot of challenges. We often help families who want to sleep two or more kids per room. We’ve done bunk beds, triple bunks, or even quadruple bunks just to help people find more usable space in small areas and along angled roof lines. Beyond solving sleeping space problems, we also resolve a lot of storage troubles.
What are some key features of the product line? Maxtrix is the world’s largest kids furniture system. It’s a little bit like using building blocks; you create a setup that’s perfect for your child’s age and needs today, and then you can change and add to the design of that setup as your child grows. For example, if your heart is set on a cute loft with tents and a slide today, the exact same bed can turn into a high loft with a desk underneath it when actually using a desk is more of a priority than a slide. Also, all of our products are made from solid hardwood like birch, aspen, and maple for durability.

What are some of the different products Maxtrix offers? Maxtrix is a full-room solution for youth bedrooms, as well as guest rooms. We offer the core furniture pieces like beds, bunks, lofts, and storage options such as under bed drawers, dressers, bookshelves, toy storage, and more. Jessica Said: She Said: I love brass and it’s back in a huge way! Brass that is not lacquered creates an aged, antique look for any room in your house (it’s not just for the bathroom sink anymore). Install a brass faucet on a navy cabinet and you had me at “hello!”
Sarah Said: Favorite Finish?
She Said: I would say freestanding tubs because they have so much character and charm, plus it’s so easy to personalize the style to fit your décor and personality. They come in so many shapes, sizes, and colors, that it’s impossible not to find one you love.
Free Standing Tub or Spacious Shower?
She Said: Under-mount, stainless steel, single-bowl sinks are my favorite. Accompany it with accessories like a stylish colander and cutting boards to create the ultimate workstation. The sink is the kitchen’s workhorse, and the stainless steel will help it stay super functional and low maintenance.
Farm Sink or Stainless Steel?
She Said: Polished nickel is my obsession because it looks like jewelry for your bathroom. It sparkles and has a warmer, deeper hue than regular polished chrome. However, some polished nickel finishes need a little more care and maintenance. Whenever you’re looking to buy, that’s important to remember.
She Said: Large, walk-in showers with multiple showerheads are so versatile. Installing a rain head from the ceiling for when you feel like being pampered, and having a fixed shower head on the wall for everyday use is the way to go.
She Said: I love the look of a farm sink. They can be designed to appear more traditional or modern, depending on the cabinet design. Pair it with the polished nickel I mentioned earlier and now you have jewelry in your kitchen too!

Cy Goforth of Lowcountry Premier Custom Homes When Cy and Farrah Goforth chose to build their dream home, Daniel Island was the obvious choice. As a custom builder on the island, the amenities and conveniences made the Goforth family feel right at home. Their peninsulashaped lot presented a wealth of design and building challenges and restrictions. But for all the difficulties, the final

The beauty of the chandelier has some competition for attention, though, with the extravagant vaulted ceilings covered in millwork and trim.

Cy and Farrah wanted the study to be bright and fresh, yet still contain the beauty of hardwood paneling. To achieve the look, they chose to use distressed white oak on the walls and ceilings yet chose to keep its natural, unstained color. The flooring is also distressed, wide plank, white oak, with a contrasting dark stain.
Cy calls the styling of his home “coastal cottage chic”, which takes a coastal casual feel and blends it with luxurious flare. Over 90 windows were used in the home to ensure every room had spectacular views of Beresford Creek on one side of the house or the golf course on the other.

CRAFTED IN CHARLESTON The Craftsman: Adam Fetsch
The Craft:
Rewined Candles, founded by Adam Fetsch, is a local company that specializes in pouring aromatic candles into recycled glass wine bottles provided by Fisher Recycling. Today, everyone in the warehouse is working on creating more of Charleston’s popular candle brand.
The Backstory:
Adam and his wife moved to Charleston in 2008, to get away from his stressful job in Chicago. It didn’t take long for Adam’s creativity to combine his passion for crafting with his love for pairing wine and food. Within a few days of his epiphany, he poured the first candles into some wine bottles that were collecting dust on the back porch (much to his wife’s chagrin). Adam became a regular vendor at local farmer’s markets to get the word out about Rewined Candles. Now, the brand is carried in 45 different countries around the world, including the first Candlefish store (another of Adam’s companies), which is located downtown, on Wentworth Street.
The Process:
Recycled bottles are sent to the warehouse to be cleaned and cut with a powerful wet saw that creates smooth, safe edges. Once the jars are dry, the wicks (made out of all natural cotton) are hand-glued in place. From there, the jars travel over to the melting station, where large vats of soy wax chips are melted and Rewind’s master mixologist keeps the temperatures in each vat constant. Once the scent oils and melted wax have been combined, the wax is poured into the jars and then the jars are allowed to cure. The labels on an eleven-ounce candle are then applied by hand, signed, and stamped with a seal and the vintage date. Each scent, aptly named for the type of wine it represents (including the new line of blanc fragrances), can be found at Candlefish.

A couple of important things to look for as you’re out walking around your outdoor space is an excessive amount of dead wood coming from your trees. If there are branches falling to the ground about an inch and a half in diameter or larger, there’s a problem. You should also keep an eye out for fungi. The presence of shelf-like growths on the trunk, or clusters of mushrooms around the base of the tree can cause structural issues. Large cavities in the trunk, especially ones that continue to grow, are another vital reason to call an arborist.
There are different products and different options. For one, the stair lifts can be very attractive; they come in different colors and styles from different manufacturers. We can even custom make them so they wrap around and park somewhere discretely where you wouldn’t be able to see them. Another example would be the porch lifts; we tend to put them a lot in garages so they are hidden and nobody knows it's there. Instead of having a big ramp out of the front of your house, you can have a lift inside of your garage to help you age in place or just carry groceries.

Company: SHELTER Custom-Built Living Credentials: Adam has been working in the industry for over 12 years, beginning his career with John Wieland Homes and helping to start the Custom Division of John Wieland on Daniel Island, where he has been building custom homes since 2010. In 2015, Adam teamed back up with Ryan Butler, owner of SHELTER, after working with Ryan for 7 years at John Wieland.
What were the homeowners’ requests for this project? How did you fulfill those requests? The owners’ style is “modern farmhouse.” Their requests included a mix of new and old textures, unique features in each room, and to finish all of the usable space entirely. Many of the unique features were designed collaboratively with the homeowners and the SHELTER team. We were fully engaged with the homeowners throughout the process to build their dream home. We sourced new products and worked with our vendors to give them a vintage finish—from a custom painted hood in the kitchen, painted floors and bathtubs, and hand-painted tile flooring. Some unique features added were a play loft in their daughter’s bedroom, custom storage in the mudroom and second floor hallways, and a three-story library complete with a hidden door to the owner’s office.
What were some of the challenges you faced when building this home? Each room in this home has its own design. We meticulously developed the designs, gathered the materials, and executed the homeowners’ vision. We used some trial and error in some areas and iterated until we reached the picture-perfect product.
What was your favorite element of this particular home? My favorite elements were the use of reclaimed barn wood for the exposed beams and accent walls, the old Carolina brick used on the fireplaces, the European oil rubbed oak flooring, and—most of all—the hidden door in the library to the office. Credentials: Since high school, Michael has been enthralled by architecture, which drew him to Clemson University, where he earned his degree in architectural design. After a year-long internship, Michael returned to Clemson to earn his Masters degree in Architecture with an additional minor in City Planning. He has been practicing locally for over thirty years.
What challenges did you face during the design and construction of this home? The most challenging aspect was that the client had a desire for a very large home on a very tight site. The homeowners also preferred an outdoor living space with plenty of privacy, so we oriented the home to offer screening from the neighboring lots.
Why was it important for the owner to consult an architect for this project? The client was a developer and had a desire to produce a unique home with a focus on integrating the interior with the outdoor living space. The home’s L-shaped design, from a planning perspective, offered a visual link from the interior to the elevated pool deck, fire pit, and outdoor cooking cabana.
What are the most unique features of this home? I would choose the relationship of the living areas of the home, including the study and elliptical staircase, which all enjoy a view and connection with the outdoor living area. It is truly a design that integrates indoor and outdoor living, while offering a visual connection that reinforces that relationship. Company: Regina Garcia Design Credentials: Regina earned her degree in Interior Design from the Art Institute of Colorado. Her passion for historic architecture lead her to the Lowcountry, where she began her own design firm in 2002. Since then, Regina’s work has been featured in over 34 national and local publications.
What was the goal for the design of this carriage house? This project was an historic preservation renovation with the goal to save the structure’s bones, yet transform it into the perfect pied-à-terre getaway from a busy professional life in Washington, D.C. With a plan in mind, we stripped the interior back to its original shell and I set out to uncover all of its original exposed beams, mule boards, and historic brick. The real challenge for me began when we wove the historical and new details back together.
What is your favorite feature of this home? The level of detail, sophistication, and attention to design style. The added bonus was the discovery of many original pieces of millwork in the attic. Reclaimed doors, newel posts, Victorian tiles, and the addition of two fireplaces using repurposed mantels were also incorporated with the attic finds. I love that all the details came together with a neutral base, which allowed me to introduce their personality through color, furniture, and art.
Why was it important to hire an interior designer for a project? As a professional, I work very hard to help my clients express their design style. Interior design is all encompassing, so it’s vital to have a liaison providing detailed drawings, presentation of design boards, budgets and planning, all while keeping a trained eye on the end goal. imple, beautiful, efficient—that’s the vision of Diana Baima’s home and décor palette. But the interior isn’t the only part of the house that sparks the imagination when eyes are looking its way. Diana’s home is just beyond the entrance to a new community currently under construction in Mt. Pleasant, called Fulton Neighborhood. This up-and-coming area is one of the first custom-built neighborhoods of its kind, and is creating a new way of looking at housing as a cohesive unit, both inside and out. As well as being a homeowner in Fulton Neighborhood, Diana also works for Alka Construction, the company that is developing this acreage near Boone Hall, off of Highway 17. “Working with Lana Damajanovic, the owner

of Alka Construction, gives me special insight into how much she cares about the people who will spend their lives here,” says Diana. She and her family have lived in their domicile just under a year and adore it beyond words. “It’s gorgeous and energy efficient because Lana builds with quality materials to produce a fantastic product. It’s also stunning because she listens to what clients want in the house and in the neighborhood they will live in.” The idea behind the development is to create a community that has great architecture, a convenient location, and a place where people can find connectivity with their neighbors, but also have access to plenty of privacy, and benefit from a pragmatic design, all at the same time. Much like build-
ing a completely custom house, homeowners have a large role to play in designing each aspect of their abode in Fulton Neighborhood, as well. “Each homeowner can completely customize everything from their floor plan to the finishes,” Diana explains. Uniquely, seven different professionals, including an urban planner, an architect, and an in-house interior designer, design each aspect in the development. Once they have all pooled their considerable resources, construction begins on a new addition to Fulton Neighborhood. The look starts with fiber cement siding and a metal roof to paint a beautiful exterior picture. Inside, the floor plans are open, with ten-foot ceilings on the first floor to produce a connected living space. Not to mention the low-en-

just love the stone walkways and plants. It’s such a soothing little oasis.” Even during the height of summer, she often escapes there to curl up with a book or a cool glass of sweet tea. Flawless Floors Daniel Island homeowners, Andrea and Jonathan Dussault, called on Carolina Flooring Specialists to lay the foundation of their dream garage.
H
omeowners often focus so much on the interior of their homes without realizing that they also need to budget for another extremely important room—the garage. Not only does the garage store the family car, it protects all of those essential holiday décor pieces, keeps the kids’ bikes and Dad’s tools dry, and can even provide extra reinforcement for the home during scary storms. These are only a fraction of the reasons why the Dussaults called on Tim Worley of Carolina Flooring Specialists

to help them create the perfect garage for their family’s needs. “My son and I do a lot of woodworking together,” says Jonathan, “We’re going to use it primarily as a workshop to do all those projects that Andrea throws our way.” Daniel and Manuel Parham (the brothers who own Carolina Flooring Specialists) and Tim’s combined years of experience shone through the methodical process of installing their showroom-level, industrial-grade garage floors. “Our first step,” Tim explains, “was to meet with Jonathan
and Andrea to provide a free estimate. From there, the prep work starts. We make sure every crack, cranny, and bump is leveled out or filled to create an ideal surface for the new flooring.” Whether a garage floor is brand new or original to an older home, Carolina Flooring Specialists’ team prepares the floor by smoothing it with a thorough diamond-grinding process. Once the epoxy mixture was applied on the Dussault’s cement floor, the decorative flakes are added. The new epoxy floor needs to set overnight. On the second day,

the team returns to sand the floor (by hand) and apply the protective seal. After the seal dries for another night, the floor is ready for the car to be parked in the garage. Not only is the Dussault’s new garage floor resilient and stainfree, it’s also exceptionally low-maintenance. “We wanted to do this to our old garage in Connecticut for years,”
Andrea states. An excited Jonathan adds, “It just makes the garage sparkle and I can’t wait to start a new woodworking project in it with our son.”v

Through the Tempest When a tornado destroyed part of their home in 2015, Chelsea and Ryan Meadows turned a tragedy into the perfect opportunity to redesign their Johns Island home.
I
magine you are awoken at midnight to hear a storm raging around your home. Now picture yourself racing into your one-yearold daughter’s room in order to pull her into your arms before rushing to find shelter. That is exactly what happened to Ryan Meadows when

a tornado left a scar of destruction across Johns Island in September of 2015. “It was terrifying,” Ryan recounts. “My wife Chelsea was traveling for business, so I was on baby duty.” As Ryan was running down the back stairs, his daughter in his arms, almost the entire back side of the
house was being wrenched away by the storm. He and his daughter, Madison, barely made it into the closet under the stairs before the sofa flew by, taking the bathroom door with it. Fortunately, they stayed safe and Charleston County building de-

partment was especially eager to make the process of rebuilding as quick and painless as possible for those affected by the tornado. Even more fortunately, the Meadows are good friends with several building professionals, including Travis Arnett of Arnett Construction as well as Chris Mevers of Mevers Kitchen and Bath. Once Ryan and Chelsea approached Travis about how to get started on the
road to home recovery, he pointed them toward Jodi Crosby of Crosby Creations Home Designs to help draw the house plans to rebuild. Jodi walked through what was left of their home, and discussed with the Meadows the aspects of the home that they wanted to keep. “We loved our home before the tornado, but Jodi did a fantastic job of asking us the right questions and visualizing everything we talked about,” says Chelsea.
Jodi worked tirelessly for four weeks (instead of the normal eight to 12 average) to redesign the missing parts of the house in order to integrate the panoramic marsh views for the new master suite upstairs and the living and dining rooms downstairs. “We did a little flip-flopping with the design,” adds Jodi. “The kitchen moved to the front of the home, we opened the floor plan, and incorporated larger CH+D • Fall 2016

windows.” From there, Travis took over the construction. He helped Chelsea and Ryan choose many of the finishes throughout. The floors in Travis’s own home turned out to be Chelsea’s inspiration for the rustic feel of the décor, and Ryan’s desire for an exposed brick fireplace played right into the charisma of the living room. “Once we were settled on a rustic theme, the Meadows and I had fun creating a space that they’ll love for years to come,” states Travis, who procured a lot of the reclaimed

items in the living room, including the mantel over the fireplace. When it came time to design the kitchen, Chelsea and Ryan sought out another long-time friend, Chris Mevers. “They kept a lot of similar features from their old kitchen, with the spice racks and accessories on either side of the stove, but it’s the brick backsplash that ties the traditional cabinetry and the rustic feel of the living room together for a seamless look,” Chris mentions. Ryan adds, “I asked if the brick

would even make a good backsplash and as soon as I brought it up, Chris said it would be perfect.” To pull Ryan’s traditional tastes and Chelsea’s rustic ideas together, Travis suggested barn doors here and there on the first floor, as well as marine rail fittings for the back porch so that the marsh view isn’t obstructed. Now, Chelsea and Ryan enjoy their lovely home and backyard scenery not only due to its beauty, but because it also reminds

Blending Contemporary with Traditional When Laura Schonholz began designing her home with her daughter Johanna, they both wanted to find a way to use products and design elements that would blend in their aesthetics with the traditions of Charleston.

ringing in the “new” can be tricky—especially when the “old” is as cherished as it is in a place like Charleston. Architect and homeowner Laura Schonholz, with the help of her daughter Johanna Sztokman and companies like Nichiha, brought in new looks to a stunning Lowcountry setting in a way that still honors and highlights the style traditions of this area. “We fell in love with Charleston as soon as we saw it,” gushes Laura as she explains how her husband’s position at MUSC brought her family to the Lowcountry from Argentina 12 years ago. “When settling in here, we wanted to have a contemporary house that took advantage of our location and maximized our view of downtown Charleston.” Laura set
out to design a home that met all of the Charleston Board of Architectural Review guidelines and still stayed true to her personal design style that she describes as a mixture of contemporary, minimalistic, and eclectic. To achieve this aesthetic, she worked diligently with her daughter to find all of the right contractors, vendors, and materials. Nichiha fiber cement paneling was one such product that worked well for Laura and Johanna’s design style, both inside and outside of the home. Buck Lumber supplied Nichiha’s Empire Block product on the exterior of the house as well as on the floor-to-ceiling custom fireplace. “We make both residential and commercial products,” explains Brandon Tart, Territory Manager of Nichiha.
“You can choose one of our products to have the look of lap siding or board and batten, or you can select our commercial panels that also can be used in modern single-family homes or commercial buildings.” “I was trying to think of a non-conventional material, and after investigating Nichiha, I thought it was perfect,” Laura adds. “Also, we really wanted to interconnect the exterior and interior of the home and the look of this gray material was ideal.” “Nichiha’s product was a way of incorporating the modern material into a more traditional form. It’s a very modern product, so we tried to create a house shape that would resemble a Charleston single,” Johanna includes.

Laura used hardwood flooring, but instead of ending the flooring at the baseboard, she continued the flooring all the way up the wall in some of the rooms of the home. Seamlessly Expanded Palmetto Outdoor Kitchens helped Larry and Kathryn Dismukes add several functional spaces to their backyard for eating, entertaining, and enjoying all of their marsh views.

ining al fresco nearly year round is a Lowcountry lifestyle luxury. Being able to eat outside on your own patio while overlooking the marsh after cooking in your own outdoor kitchen takes that level of luxury up a few notches. This featured Charleston home boasts several areas to relax in while enjoying the gorgeous weather and views as well as a modern outdoor kitchen with several unique features. This shaded portion of the house covers the space from the sun and the elements, but the use of columns beneath the house allows for a breeze to flow through the location perfectly. “We challenged Ken and his team to create a unique design that blended with the original look and feel of the home,” adds Larry. “Palmetto Outdoor Kitchens exceeded our expectations and worked with us to create exactly what we wanted.”

The Dismukes wanted several high-end touches to be added to their outdoor kitchen. A Fire Magic “Echelon Diamond” grill, pizza oven, and warming drawers only begin the list of what was installed. Other fun features include a built-in cutting board with a trash chute and wine chilling station. Belgard pavers compose the walkways that lead around the property. One path extends from the kitchen and dining areas toward the dock, and the other leads away from home toward the fire pit area. The custom fire pit was situated to maximize marsh views. “We were able to take a space that had beautiful views, but was not functional, and transform it into a wonderful entertainment area,” exclaims Kathryn. “My favorite feature would be how they’ve created three outdoor spaces that all work so well together,” adds Ken. Traditionally Charming One South Battery Street homeowner called upon Bennett Hofford Construction to breathe life back into her historic home.
C
lassic Charleston brick with white pillars lined by a graceful iron fence set the perfect scene for a quiet, sunny afternoon stroll along South Battery Street. But behind the brick is a beautiful home, filled with French-inspired antique furniture, equestrian artwork, and a soft white and

floral palette, all masterfully blended with a modern kitchen. And that’s just the first floor. “Elizabeth called us after she purchased the house,” says Jessica Hofford, of Bennett Hofford Construction. “It hadn’t been updated in a while and the color scheme was kind
of dark.” Elizabeth, the homeowner, is an attorney and a full-time mom, so she wanted a cheerful home to return to after long hours in the office. Unfortunately, before the renovations took place, there was only a formal dining room and formal living room to offer space for family time. At Elizabeth’s request, the team

at Bennett Hofford began plans for an addition to accompany the renovation. It was important to Elizabeth that there be a less formal place for unwinding with family and friends. And because the house faces South, it was vital that large windows be added to the family room to maximize the natural light flowing through the space. She chose to have custom built-in shelves and storage added in order to assist the
family in running a smooth, organized household. The brass horse statues, family photos, trophies, and stacks of academic books comingling among the shelves complement the traditional décor. The newly refurbished staircase, with original wood steps and wrought iron spindles, leads to the second floor, where the master suite and guest rooms are located. “Much like the first
floor, we renovated all of the rooms on the second story and restored all of the moulding, which is original to the house,” Jessica points out. The only exceptions are the two spectacular bathrooms. Each lavatory was entirely gutted to the studs, which allowed for the plumbing to be thoroughly updated. The guest bathroom features dark stained cabinetry with a white marble countertop contrast. white marble countertops that complement the original wood flooring. A stand-alone soaking tub creates a spalike atmosphere. Up on the third floor is where Elizabeth’s daughter’s room, a third bathroom, and a den are found. The den, which was formerly attic space, is enveloped with floor-to-ceiling original wood paneling. It has been stained to a rich, mahogany color to lighten and warm the room, due to its singular small, round window.

Mixing Styles to Perfection When these Mt. Pleasant homeowners wanted to create a unique and functional backyard space, Blue Haven Pools and Spas stepped up to help make their unconventional ideas come to life.
W
hen you know what you want, all you have to do is make it happen. It was as simple, and as complicated, as that for these Mt. Pleasant homeowners who set out to create their dream backyard. It didn’t take the homeowners long to know they needed something more out of their typical, pretty suburban yard. They knew that they desired to create a beautiful and functional outdoor living space for their family. Being able to enjoy Charleston’s weather year round in a place that not only looked great, but also used space efficiently with little upkeep was their goal. To help see that

their “rustic modern” and space efficient goals were met, they enlisted the help of Blue Haven Pools and Spas. Jeff Little and Brian Peppin of Blue Haven Pools and Spas helped them to make this backyard dream a reality. “The biggest thing that they really wanted to achieve was a complete overhaul of the entire yard,” states Brian. “We didn’t want to just install a pool and then just have a bunch of grass.” A lot of creative thinking and attention to detail went into designing this backyard. Many materials and styles were meticulously sorted through with
the homeowners and Jeff. “What I love about this pool is that it’s unique. I don’t see too many pools that are even similar,” adds Jeff, who designed this space. Beyond just looking stylish with select finishes, the homeowners needed a backyard that required little work for maintenance. Blue Haven Pools and Spas installed a couple of features to achieve that. First, a top-of-the-line automatic cleaner was installed into this saltwater pool. Second, the increasingly popular pebble interior was added to help reduce upkeep as well."

Jeff also offered many options to help maximize space usage in the yard and to reduce upkeep. “In order to achieve some of this for them, we installed the geometric shaped pool, which takes up a good amount of the yard,” explains Brian. “Then we added the French patterned travertine deck that goes all the way around three sides of the pool and underneath the outdoor entertainment area that Express Sunrooms built.” Instead of planting grass throughout the remaining green spaces in the
yard, Jeff suggested going with another option that never needed to be mowed and just need to be hosed off once and a while—artificial turf. With help from Blue Haven Pools and Spas, this “rustic modern” and low maintenance yard came out just as the homeowners had always hoped it would. v

Former Georgia Tech quarterback and developer of Charleston’s only midcentury modern hotel, John Dewberry, reminisces about the early days of Dewberry Capital, the life lessons he learned from football, and renovating his historic downtown home. As a graduate of the College of Charleston, I spent my formative years walking and biking every inch of downtown Charleston, from Battery Park to the streets around Wagener Terrace. In all that time, I rarely gave much thought to the old building that seemed to loom over my favorite warm-weather study spot in Marion Square. But John Dewberry’s creative mind and tenacious spirit had an entirely different view of the L. Mendel Rivers Federal Building, when, in 2008, he bought it from the federal government. He didn’t care that its sixties-era walls were filled with asbestos, or that people in the community claimed he paid too much for an ugly, dilapidated structure. Nor did he listen when they encouraged him to tear down the eyesore. To hear him tell the story as he relaxes in the Music Room of his home on Meeting Street, a cigar in his hand and his dog, Georgia, snoozing away on the antique Knoll sofa, it’s hard to see the business mogul. But his confidence and competitive nature are clear in the results of his business practices. “I’ll be the first to tell you what’s what,” he says with a sly smile. “It’s the quarterback in me. But it’s not about your ego or mine, it’s about what’s best for the project, playing your best, and being who you are.” That phrase, “Be who you are,” is one of John’s main mantras in life. And for a good reason. It was the solid advice his father gave him as an athletic leader and it has translated into success as he morphed into a leader in development and real estate across the southeast.

You began working in the financial industry, so to speak, at Marine Midland Bank after college. What made you decide to change lanes from banking to real estate and development? I always intended to make the move. Before I was working at Marine Midland Bank, I met with a lot of Atlanta’s real estate leaders and asked each of them what was the most important thing to understand about their industry. Many said if you understand the finance, if you understand the numbers, then everything else falls into place. So I sought a banking job, landed at Marine Midland Bank (which is now Hong Kong

Shanghai Bank), and learned everything I could about lending and borrowing money. About 36 months later, the recession of 1990 hit the market. For the real estate industry, it was a very similar recession to the one in 2008. Basically, I experienced a ten-year economic cycle in about three years. This has proved to be a very valuable learning experience. When did you decide to break out on your own to start Dewberry Capital? Just before the recession of 1990, in March of 1989, I realized that I could do on my own what I was doing for the developers who came into the

bank. So I started Dewberry Capital and started arranging financing for guys who were in dire financial straits. For leaving a safe haven at the bank, people looked at me like I was nuts. But I had learned how to both borrow and lend money, which is more difficult, but brings more benefits in the end. Clearly that set a great foundation for all that you’ve accomplished up to the present day. What did you study at Georgia Tech that led you into the real estate and development industry to begin? Georgia Tech is a nerd school, through and through, and I am proud of that. Back then they called my degree Industrial Management, and the curriculum is still very similar now to what it was then. But a Georgia Tech business
degree is more quantitative than most schools. I took a lot of calculus, physics, and economic classes for the major. Unfortunately, when I transferred from University of Georgia after my freshman year, the two calculus classes I had already taken didn’t count, so I’m probably the only guy around who had five calculus courses to his name and still can’t tell you much about calculus [laughs]. What Georgia Tech really taught me though, was how to compete. Academics don’t get to take all the credit for that, but I had to study twice, maybe three times, as hard as I was accustomed to make the same level of grades. I woke up at five in the morning to practice throwing footballs, before going to class. But If I didn’t succeed, I was going home. College and football both taught me how to compete to be successful,
and my dad taught me how to be just the right balance of confident and humble. Every time I would be too demanding as a leader, Dad would say, ‘Son, you gotta be who you are, but show ‘em your heart and they will follow.’ Dad was right. While you were the starting quarterback for Georgia Tech, you led the Yellow Jackets to more victories than in the past decade, helped turn around the program, and paved the way for Georgia Tech to move beyond it’s spot among the ten worst football teams rankings. Did you ever think you might play professional football? At one point, yes. It sounds crazy, but I was probably a better baseball player than I was football player. But I quit baseball when I was fifteen to follow

football. When I was younger, I often thought I’d get married and have a family as a pro quarterback. As a baseball player, it's a lot harder to play 160 games a year, be successful, and have a family. I remember thinking that was two different lifestyles. I just didn’t like the outlook of 160 pro baseball games a year. Plus I loved the position of quarterback. The elements of using the brain, the problem solving, the leadership, all coupled with the athleticism involved in the role of a quarterback were right up my alley. Baseball couldn't really offer me an equivalent position. When I got to Georgia Tech, though, it was one of those ‘what

have I done’ moments because Georgia Tech was ranked as one of the top ten worst college football teams and I had just left UGA, which recently claimed a national championship. Plus the classwork was much more demanding. So through hard work, perseverance, and leadership, we turned things around; it was probably the first major example in my life of taking a risk, but I knew it was worth it. After college, I was drafted by Calgary in the Canadian Football League. Quickly, I knew pro football wasn’t going to take me where I wanted to go. My dad knew it too, because he told me I probably wasn’t good enough to play in the NFL. And that sounds
harsh to people who didn’t know him, or how he drove me when I wanted to be driven. He also said, ‘John, you’re going to be better at business than you ever dreamed of being at football.’ He and I both knew that he was right. You started Dewberry Capital with your own capital, which sounds like a big risk. How did you know that was the career path for you? The best way to put it is that I don’t know any other way. That’s who I am. As I mentioned earlier, it was my father who pushed me early on to use my brain, all of which eventually led me to take that jump. I’d done something similar before, by transferring from a school with a great football program to a school that could hardly win a game. But I knew it would pay off because I would make it so. Every time I think, ‘What have I gotten myself into,’ my next immediate thought is, ‘We’re going to turn this around.’
I evaluate risk differently than the majority of people, which is what it really boils down to. Combine that with having the confidence in my ability to overcome obstacles. It takes a unique skill set to have both vision and an eye for detail, herd all of the cats, keep a project (at least somewhat) on time, and somewhat on budget. I would say my training as a quarterback helped me be able to communicate my goals and problem solve in a way that has aided many other experiences in my life. Keeping the linemen and the running backs from each other’s throats, while calling and executing plays against 11 defenders bent on our destruction, is a lot like leading the architects, engineers, interior designers, and construction crews while trying to make sure the hotel moves toward completion. Five-star hotel development is more complicated than football, though, and I love most every second of it. [laughs]
Today Dewberry Capital spans from Virginia to Florida. When you first began the company, did you imagine it would be this widespread? We could have grown a lot quicker, and be a lot more widespread than we are right now. But I’ve told other people who asked me that question, we’re developing quality not quantity. I’ve always been more interested in the beauty of a development than chasing money. As a result I’ve been very blessed in my financial endeavors, so that helps, too, but at the heart of the matter, we focus on giving back to the communities where we invest. It was something my father impressed on me from day one, and it’s something that I strive for every day. Plus it would be nearly impossible to focus on giving back when you've got developments in every state or multiple countries around the world. And I think that’s kind of what God cares about—

Mendel Rivers building wasn't exactly pristine, so why did you decide to buy that building in that year? It all goes back to who I am. I am a risk taker. I have a game plan and it involves taking chances. But the risks I take aren’t as crazy as they may seem to a lot of people. They make sense to me because I evaluate risk with a different skill set than most. If I can renovate a building, if I can save a landmark, then I would rather do that and turn it into a new landmark, so that's what I’m going to do. I bought the empty federal building at a steep discount to replacement costs, because I knew I could to
turn it into a five-star hotel. And the whole time my dad’s words, ‘You gotta be who you are,’ were in my head. So I went for it. And we've been supremely blessed in the process. It’s also the reason I named the hotel after my dad. I wouldn’t be where I am today without his love and advice. What initially drew you to the L. Mendel Rivers building? For one, I didn’t want to build from the ground up. It would have been too expensive. Some may say that I’m not about doing things the easy way, but the easy way isn’t always the best way. But think about it, what other building in Charleston has almost 200 windows just on the front of the building? It certainly makes for great natural light in the guest rooms.
Secondly, no matter which city Dewberry Capital invests in, it’s vital for us to have the best real estate, and that’s what the federal building is. That’s my business model, so that’s what we do. We always end up being on a corner and we’re usually next to a church, too [laughs], but my dad was a preacher so that’s what I am used to. Thirdly, I wanted to preserve the midcentury modern building. The L. Mendel Rivers Federal Building is one of the best examples from that time period. And lastly, we’re right in the middle of the development craze that’s moving north from Calhoun Street, and situated on Charleston’s main event venue, Marion Square. Did you have the same vision for The Dewberry as it has turned out, and if not what was that vision?

There were things that I changed or that were suggested to me, but primarily I envisioned a place where folks can come enjoy supper, have a cocktail, celebrate their anniversary, or stay for the weekend. It’s true that my ideas morphed a little over time, but I am very hands-on with our projects. I know what I want and work with my team to turn it into a reality. The Dewberry needed to be a meeting place, a relaxing place, and a tribute to all of the things that make midcentury modern great with a few modern amenities in the mix to bring people back. And I certainly hope that’s what we’ve accomplished.
Charlestowne. What was your goal for your home?
You certainly have. And you’ve done the same with your personal home on Meeting Street, which was built in 1770 and was around to witness the British capture
We raised the second story and then had to raise the windows to match, and we rebuilt every fireplace. It was a true labor of love (most of the time). [laughs]
Aesthetically, it needed a serious facelift and at times it’s hard to tell where the old ends and the new begins, which I love. But the most important thing to me was to feel comfortable and to make everyone else comfortable too. The other goal I had was to take the house back to 1770. We pulled up and restored the floors, renewed the structure, refurbished the cypress paneling in my office (which had been painted before I bought the house), and preserved as much of the original Charleston brick as we could.
Once the floors had been lifted and the structural aspects restored, what was the next step in the renovation process? The kitchen was the most complex part of the whole renovation. It used to be the stables next to the house. A really cool part of the room is some of the tabby on the walls and the brick behind it is 250 years old and some is just thirteen years old. It’s impossible to tell the difference. I love to ask expert renovation guests if they can tell which part is original and which isn’t. You’ve filled your home with historic art as well. Which pieces are your favorites and why? I have contemporary pieces like Douglass Balantine’s in the Music Room and the master bathroom, but I

think the original Huttys and French artist, Alex Amyé are my favorites. They are so evocative of life and travel and adventure. Plus Alfred Hutty used to live right up Tradd Street. We have two Ridleys as well, which are hunting scenes, and I’m not huge into hunting art, but these paintings are special. The old colonial flag over the fireplace is perfect for the Cypress Room, too, because it harkens back to the time period when the house was new and its first inhabitants were living in pre-Revolutionary (and therefore) dangerous times. That kind of history fascinates me—it’s so remarkable to discover who the people were and how they lived in this very place where we’re sitting.

Clearly you’ve put a great deal of effort and care into this house, but you have one or two in other spectacular places, like Ireland, for instance. So would you say this is your primary home, or just your home away from home? It’s my home-home, for sure. My dad, before he passed, could see that I was different when we would come stay here together. He said that I felt more at home here, and he was right. I love every inch of this house, the history, the city, the community, all of it. Jaimie agrees with my dad, too. Whenever we come here she always tells me how great it is to see me relax. Charleston is obviously more than just a wonderful place to retreat
for you two, but it sounds like you’re not finished developing new properties into fabulous hotels. What’s on the horizon for you and Dewberry Capital? We’re traveling a bit between Charleston and Charlottesville right now (John is originally from this area of Virginia), working on the finishing touches to The Dewberry Charleston and starting design work on our second hotel in Charlottesville, which has a similar background to The Dewberry. It’s been an abandoned building for a while, and like the federal building was, it is a bit of an eyesore. Construction hasn’t quite started yet, so it’s still a bit of an eyesore [laughs], but things are moving forward and it’s all very encouraging. ✴

In the picturesque setting of The Battery Carriage House Inn, even the rumored ghosts boast quality reputations he gentle lapping of the the nearby rivers, the gorgeous live oaks of Battery Park, and the picturesque main house of 20 South Battery all set the stage perfectly for a lovely stay in Charleston at The Battery Carriage House Inn. This tranquil and unassuming area full of historical homes and hotels, as well as an abundance of natural beauty, doesn’t quite fit the setting for a typical ghost story. Then again, the ghosts rumored to haunt this bed and breakfast aren’t known for being typical either. One of the alleged poltergeists in particular gives off more of a “Ghost of Rhett Butler” presence rather than a Nightmare on Elm Street vibe. This specific haunt

received the name “The Gentleman Ghost of Room 10” because only female guests report having experienced his visits and all descriptions of him are quite positive. Several accounts of his appearance all claim him to be a wispy, slender figure that smells fresh. This affectionate apparition has been known to join a lady or two in the gorgeous four-poster bed that comfortably fills this historic room. His presence, while startling, has yet to be anything more than a friendly ghost who pays visits to female visitors and drifts in and out of the room through the entertainment closet. the location of his alleged suicide. Legend has it that he cannot find peace since his self-inflicted demise, which he was driven to after coming home from college to find the love of his life had a new beau. This heartbreaking theory does fall in line with his tendencies to seek female companionship. On a darker (yet still harmless) note, the Headless Torso of Room 8 leaves guests with a different feeling than the previously mentioned spirit did. The ghost of Room 8, according to several accounts, gives off a much darker presence and has a more threatening demeanor. His gruff moaning and headless body, which is covered with a coarse, thick, and stained fabric, leaves those who
have experienced him more frightened than his ghostly neighbor does. Other ethereal figures are said to have been seen or felt in different parts of the hotel, but not with the same consistency as the two more famous “residents.� While the owners and staff are skeptical of the stories, guests flock to The Battery Carriage House Inn to see for themselves and share their experiences. ShopTalk The Gibbes Museum of Art Reopens

n 2011, the board of directors at the Gibbes Museum of Art decided to launch a 13.5-million-dollar restoration campaign. What followed for the oldest museum building in the country, was a two-year and 15,000 square foot restoration. The process was painstaking, as attention to every detail was paramount in order to preserve as many of the original features as possible. Fred Stone and his team at Elegant Hardwood Floors took on the task of installing an expansive amount of lovely American White Oak flooring throughout several levels that house displays, as well as other high-trafficked areas like the café and the gift shop. The subtle color of the wood creates the perfect neutral backdrop for the museum’s eclectic art collections and exhibits. “We needed to use something durable, but at the same time offer a feel of what had been in its place,” explains Angela Mack, Executive Director & Chief Curator at the Gibbes. Talk about durable—this American White Oak stands up to hundreds of pairs of feet a day on top of heavy exhibit walls and platforms moving here and there when the displays change. new event was added to Charleston Home + Design’s semi-annual Architect Symposium this year—Shark Tank: Architect Edition. During this event, the participating architects heard short pitches from 20 vendors about a product or service that their company features that would specifically appeal to an architect. Architects were given event “spec sheets” so they could take notes about the products, and chose products and companies that they would possibly use in the future. Vendors and architects were able to spend time discussing products relevant to Lowcountry building in a relaxed fashion. Participating architects were included in a drawing where prizes donated by vendors were awarded to winners.

Jennings Smith, an 8th generation Summerville resident and 15-year custom home builder with Reality Construction, has partnered with Canadian building firm Alair Homes to open the first South Carolina franchise of the company. Alair Homes implements a unique approach to homebuilding through their trademarked Client Control system. This method allows clients to be aware of every step of the building process and plan each detail of the project before construction begins. Jennings was immediately attracted to such a “revolutionary” business model. The franchise, established in May of 2016, is already busy building custom homes and conducting renovations throughout the greater Charleston area.
