EDITOR’S NOTE
E nchanting Quarters
chock full of wonderful ideas for a boho, coastal, or modern kitchen, just to name a few. No matter what stage of kitchen design you’re in, there is something for everyone. For those of you looking for inspiration for specific elements to include, take a look at our kitchen product guide which features a collection of local countertops, cabinetry, flooring, décor, and more. Speaking of places that create wonderful memories our winter cover stars Tori and Seth Bolt have brought their dream to fruition by building luxury treehouses meant to rejuvenate, relax, and reconnect their guests. With a successful music career in the worldrenowned band NEEDTOBREATHE, Seth grew up loving nature and knew he needed a place to come home to relax in peace and quiet after loud tours in big cities. He found his match in Tori, who was just as thrilled to begin their life together and embark on the journey of designing and curating the four treehouses that make up Bolt Farm Treehouse in Charleston. They chat with the CH + D team about balance, intentionality, creativity, and what’s next in their journey.

t the end of each year, my mom prepares the kitchen to bake thousands (yes thousands) of cookies to send to our loved ones. This past holiday season was no different. For the better part of every December, for as long as I can remember, my parent’s house smells like a variety of cookies from chocolate chip to ginger bread. The full month of baked goodness is pure magic—especially when I get to be her taste tester. All of this delightfulness happens in one of the most used rooms in a home; the kitchen.
Another helpful article included in this edition is our annual pool feature. This segment highlights some of the Lowcountry’s most stunning pools, all designed by local pool builders. If you’re thinking about installing a pool, now is the time to reach out to these companies so that you’re ready for the hot months ahead. Throughout this issue I hope you are inspired, not only by the pictures you see, but also by the stories you hear of the human experience. Happy searching!
While on the subject of kitchens, this year’s kitchen feature, Captivating Cookeries, showcases a variety of kitchens completed by local aficionados. The kitchen guide is

From Service to Success Hill Shaw and Erik Loesch, Agency Owners of Atlantic Shield Insurance, share how active listening creates trust, builds relationships, and allows their team to provide the best service for homeowners’ specific needs.
How long has the Atlantic Shield Insurance Group been serving the Charleston area?
Is there an area that regularly surprises customers when it comes to residential insurance?
Atlantic Shield was founded in Mt. Pleasant, in 2004. We’re proud to be a locally owned and operated business in our community for the past 15 years! We’re also excited to partner with area carriers such as PURE Insurance.
Customers are surprised that there are superior solutions and services available to them, without spending more money to obtain them. In our business simplicity, better coverage, and better service creates customers for life.
Navigating insurance can be tricky, especially in the Lowcountry. How do you help customers determine wants & needs when it comes to policies? Navigating the insurance marketplace starts with an agency identifying what their ideal client looks like, then building an entire business model that is laser focused on exceeding their expectations. Our ideal client has achieved success, both professionally and personally, and they are seeking a partner that not only provides them insuring solutions, but also helps them create more time in their lives to pursue their passions. We achieve this through best-in-class carrier representation, competitive pricing, and servicing standards that are proactively focused versus reactive.

What changes in your industry do you anticipate in the next five years? How will they affect residential customers? Flood is a hot topic in our industry. With the National Flood Insurance Program reporting $20.5 billion in debt to the U.S. Treasury in 2019, there is a strong desire to privatize the program at the federal level. In our professional opinions, we will continue to see the private market become increasingly compelling through innovation and pricing. For more information, call Atlantic Shield Insurance at (843) 856-2909 or visit atlanticshield.com.

Removing Critters From Your Home Mr. Critter’s wildlife relocation specialists Brad Hilfrink and Chandler Ingle swap stories about some exhilarating wild animal adventures.
She Said: Chandler Said: It’s always fun to capture a momma raccoon and her babies in a home and then be able to bring the babies to a rehabilitator. Helping ensure babies are released when they’re old enough is what makes our job rewarding.
Chandler Said: Grabbing chimney swifts out of a flue and reaching around to get a hold of them and their nest was really cool. It was also interesting to see how they cement their nests to the chimney wall using their own saliva.
Chandler Said: We had a job where we pulled 15 raccoons out of one house. Along with the mother and father raccoons, there were eight babies in different locations we had to cut out of the walls. I’ve never seen so many raccoons in one attic before.
He Said: Favorite Critter to Catch?
Most Unusual Catch?
Most Challenging Catch?
Brad Said: Alligators are my favorite. They are exciting and I love dealing with dangerous animals. My deadliest catch is a cottonmouth. It not only has very toxic venom, but it is also the most venomous snake out there.
Brad Said: A wild llama–they’re very destructive and powerful. We actually caught one South American Camelid (the llama’s true family name) by using mistletoe as bait.
Brad Said: My most challenging effort was an alligator that was not causing a problem, but the HOA wanted him removed. After months of pursuit, I finally snuck up on him and hooked him in the tail with a fishing pole. I was able to reel him in, tie him up, and move him to a safe location.

homeowners, the Allens overhaul Lowcountry closets, pantries, garages, and laundry rooms—including their own.
1 Their garage is an air conditioned
space that serves as a storage hub. In addition to the built-in cabinets, the Allens also have a slat wall. The wall is compiled of slats so they can add hooks and move them as they see fit. Incorporating shelving on the perimeters of the garage nearly doubled their storage, and pairs with the additional cabinetry.
2 The butlers pantry was a space
that Mary wanted to use to store additional items for entertaining, so ample cabinetry was a must. When they bought the house, the kitchen didn’t offer a lot of cabinet space and the butler pantry adds that. It also features a wine cooler to provide extra space for wine and beer to be stored outside of their everyday refrigerator.
3 With parents and children living in the house, a utilitarian laundry room was a must. That meant pull down bars to create hanging space, lots of cabinetry, space for sorting lights and darks, and extra shelving for other laundry necessities. Because of a highly functional laundry room, the Allens now have a hassle free environment to wash their clothes.

CRAFTED IN CHARLESTON
The Answer is Yes If you add up the numbers and the time, it’s easy to conclude that Carolina Machine Finishing (CMF) has helped build more than 12,000 homes. CMF’s work of pre-priming, staining, and finishing materials gives builders and homeowners a product that often outlives most warranties.
The Craftsman:
CMF President Rick Jackson has a background that spans the globe, including some bilingual time in the Air Force. He left that world to focus more on family and community. After owning a paint and interior design shop in Hendersonville, NC, the family moved to Charleston in 1998. Rick and his brother Tom opened CMF in the same North Charleston location they work from today. They are the oldest continuously operated machine applicator in South Carolina, as well as coastal North Carolina and Georgia.
His Process:
Story by Susan Fitzgerald Burridge • Photography by Callie Cranford
Their process ensures a longer lasting paint or stain job than traditional “on-site” applications. “We coat all six sides of a board and achieve proper spread rates for maximum coverage and protection,” explains Rick. CMF can coat the materials for an entire house in about two hours. Pre-priming reduces weather delays and other problems such as color variation and over-spray or splatter that occur during a typical exterior paint process. The process provides a low maintenance alternative to other sidings and increases the material’s longevity.
His Philosophy:
The company’s mantra of “The answer to any customer question is ‘yes,’” has solidified their place in a competitive industry. What’s more, with 11 children and 14 grandchildren, Rick’s commitment to family translates to his business as well. For more information, call Carolina Machine Finishing at (843) 760-0029 or visit cmfprefinish.com.

GREENHOUSE
Reclaim Your Style From farm to oyster tables, wine cabinets to media consoles, Tailgate Specialties founder and owner Chris Cox can make just about any piece of furniture a homeowner can dream of. “Oyster tables are the most popular items we produce, all by hand and one at a time,” he says. Some of those are built using salvaged wood. Chris’ experience with reclaimed wood includes everything from heart pine to lumber
from a 100-year-old Cypress. One of his most recent projects is a dining table built from heart pine wood. He and his aunt and uncle reclaimed the wood from the Indian Field Swamp campgrounds in St. George, SC. The wood was more than 100 years old; Chris jokes he wore his snake boots to remove it from its storage barn. For this project, like many of his relcaimed pieces, he used a light hand
when cleaning and finishing the piece. “A lot of people want to keep the aged look— telltale marks of old saw mills and nail holes of the original piece. By using minimal or no stain, and simply clear coat, the saw marks really pop,” Chris explains. For more information, call Tailgate Specialties at (843) 532-3641 or visit tailgatespecialties. wixsite.com/tailgate.

Curb Pests Naturally
80 • CH+D • Winter 2020
Less is more when it comes to insects. It’s also a frequent request when it comes to insecticides. Customers are increasingly focused on minimizing chemicals in and around their homes. Enter Palmetto Exterminators. The company offers two options for green pest control. Endorsed by the Natural Resources Defense Council, their GreenPro Service features natural, organic, and biodegradable products for inside and outside treatments. Customers who choose this service will need to be more tolerant of in-
sects as the green insecticides do not last as long and typically more insects are seen in between services. The Green Hybrid program provides green insecticides inside, but uses a more traditional insecticide on the exterior for longer results. “More customers opt for this option here in Charleston as we have such a heavy insect population,” explains Charleston Branch Manager Nick Cummings. Protecting Docks & Decks
This John’s Island dock is painted with a polymer coating to make it last longer.
Top Notch Windows Sealing air in and keeping wind out are two important factors to consider when selecting windows for your home. Lowcountry homes are susceptible to winds up to 156 miles per hour during hurricane season (early June to late November). Because of the high winds often prevalent during these times, installing energyefficient, hurricane grade windows is something many Lowcountry homeowners are doing for their homes. Thermally optimized narrow-line frame and sash windows with dual-pane insulated glass are specially designed to meet ENERGY STAR requirements. These windows offer technological reinforcements that minimize energy transfer. Not only do these windows withstand wind, they also help prevent water from getting into the home. The Lowcountry climate can be temperamental, ranging from extreme heat and sun to torrential downpours within minutes. Because of this ever-changing climate, it’s important for homeowners to use products strong enough to withstand weather conditions. That’s where a polymer coating comes in. Polymer coatings are used to extend the life of docks and decks. Made with special resins, the polymer coating fills cracks that might have popped up over the years. This seals the surface, protecting it from water and other things that could seep in, damaging the boards. Not only is the polymer durable, it’s also non-toxic. When the pros come out for an initial consultation, they take moisture readings, inspect the substrate, and monitor weather conditions to ensure that the coating is the best option for their customers. Once the coating is painted on, the surface is UV, water, and slip resistant. The coating also stops the aging of the surface, allowing homeowners to restore, rather than replace, their docks and decks.

LEARNING THE LINGO
Right Down to the Pipes Whether you’re working on a small update or a complete renovation, it’s important to be familiar with a few industry terms. Here’s a quick primer on what you need to know when it comes to plumbing fixtures.
Rough-In:
Rough-in plumbing refers to all valves and plumbing installed behind the wall. Valves are specific to each manufacturer and different valves are required for different functions from sinks to showers, toilets to tubs.
Finish:
Finish describes the color of your selection. The names vary by manufacturer and material. A few common examples are white in ceramic pieces such as sinks and toilets, and polished chrome or nickel and brushed nickel in decorative trim.
Pressure Balance Valve:
This option features one handle controlling both volume and temperature. Pressure balance shower valves manage the ratio of hot to cold water. For example, they maintain a relatively constant water temperature and pressure in your shower.
GPM:
An abbreviation for gallons per minute, GPM refers to how many gallons of water a fixture uses to operate.
Thermostatic Valve:
Thermostatic valves feature two handles (sometimes separate), one controlling the volume and one the water temperature. With this valve, you can change the flow of water without affecting the temperature. It also handles more than three times the water volume of a pressure balance valve.
Energy Guide Label:
Required by the Federal Trade Commission (FTC) on water heaters, this label shows an estimated annual cost of operation and how that unit’s efficiency compares to all other similar models.

Building Blocks
BUILDER:
Nathan Delpino COMPANY:
Delpino Custom Homes CREDENTIALS:
Upon graduation from the College of Charleston, Nathan began working on homes in the Lowcountry. Throughout that early experience, and hands-on work with his father-in law (an artisan builder in Cape May, New Jersey), Nathan started his foundation for the building process that he applies to his custom homes today.
What were some of the questions you asked these homeowners during the initial consultation? Our first questions are always based around how our customer wants to live in and experience the house. These homeowners weren’t going to be living here full time so it was important to understand how they wanted to use the space as their home-away-from-home. They wanted the dwelling to emphasize the Lowcountry’s landscape.
What were some of the custom features that were must-haves for the homeowners? These homeowners put an emphasis on outdoor spaces coupled with indoor entertainment spaces. In fact, they overemphasized the entertainment areas with a third-floor wet bar which complemented the rooftop deck that overlooks the marsh. One of the other custom features becoming more common in elevated home plans are elevators. This feature not only helps with the daily trips up and down the stairs, but it also functions to help moving the weekend luggage and groceries into the house.
How did you collaborate with the homeowners and other contractors to bring this home to life? We always start our design process, between clients and our in-house design manager, with discussions that are focused around our clients’ general style and the design aesthetic that appeals to them. This initial meeting is paramount to understanding the direction of the home. From there, we begin to collaborate with our clients by providing them interactive design boards that help bring their visions into reality. For more information, call Delpino Custom Homes at (843) 818-4866 or visit delpinocustomhomes.com.

DESIGNER:
Trudie Cooper Krawcheck COMPANY:
Southeastern Galleries CREDENTIALS:
Trudie Cooper Krawcheck learned to value great design early on. That appreciation strengthened as she graduated from the College of Charleston with a fine arts degree and then joined the family business. Now, 35 years later, her clients say she is meticulous— drawing architectural plans and doing background research before embarking on an actual home design.
What were some of the homeowner’s design goals? This couple was seeking a worry free, inviting home for their children and grandchildren. In particular, they wanted coming in from the pool and ocean to feel simple and easy.
While working on this project, what challenges did you face and how did you provide solutions? I worked hard to seamlessly meld this home’s fabulous outdoor area with the indoor space. That’s why it’s so important to consider the complete space when approaching design. Together with the homeowners, we paid the same attention to detail as we chose the outdoor pieces as we did in selecting items inside the home. Nothing was an afterthought—we considered every aspect of the interior and exterior as we determined the overall function and flow.
From your perspective, what should homeowners ask when interviewing designers? It’s so important that homeowners have a good relationship with their interior designer. It truly is a partnership that requires trust. With trust, comes a comfort level of sharing needs and wants, and also being able to express when something isn’t quite right in terms of those requirements. I would discuss specifics about how the designer will help make their home reflect their lifestyle and be personal to them. For example, in my own home, I include family heirlooms with more contemporary upholstery. I love pairing the old with the new, so my home is livable and comfortable and makes you feel welcomed. YOUR MONEY’S WORTH
Taking a Look at the Cost of
Long-Lasting Garage Flooring With heavy foot and vehicle traffic in the garage, it will pay off to invest in durable floors for a clean look that will withstand daily wear and tear.
Indestructible Floors
When considering what improvements to make on a home, think about the garage floors. The garage is one of the main entrance points of a house so it should be made of products that will not only look fresh and clean, but also with products that will be longlasting. A commercial-grade showroom floor is one such product.
Slip Resistant
Having a surface that is slip resistant is crucial in the garage. With people walking and driving in from the rain and other inclement weather, you want to ensure that the floor is safe to walk on with no fear of falling or sliding. Carolina Flooring Specialists (CFS) offers their customers slip resistant flooring that provides peace of mind for the safety of homeowners and guests alike. Customers know that no matter the weather outside, they can enter the home safely.
Stain Free and Easy to Clean
Sometimes cars leak, it’s inevitable. However, with a 92 • CH+D • Winter 2020
commercial-grade showroom floor, the leaks won’t stain. Stain resistant floors also alleviate any concern about showing dirt and other residue. All that is needed to clean up any of the automotive fluids that do end up leaking are some paper towels. It can be swept or blown out as needed, and the professionals at Carolina Flooring Specialists recommend damp mopping every three to four months with water and Simple Green.
Variety of Colors
As each interior and exterior of a home are different, so are the garage floors and Carolina Flooring Specialists understands that. Because of varying design aesthetics, the CFS team offers multiple color selections to appeal to homeowners across the Lowcountry. The flooring that they install comes in varying shades of brown and gray. Each has a granite look with different hues depending on the color. For more information, call Carolina Flooring Specialists at (843) 725-8502 or visit carolinaflooringspecialists.com.

STORAGE SOLUTIONS
Storage Tips from
Closets by Design
Vertical Value
A quick escape into Pinterest and you’ll quickly realize that laundry rooms have risen from simply function and form to thoughtful design that integrates the overall look of our homes. Folding stations, pet washing areas, and custom cabinets are just a few ways we’re moving laundry rooms into the limelight.
The Process:
Many times, renovation means give and take. For this client, a new kitchen borrowed square footage from an adjacent laundry room to create a larger breakfast area. That’s when the client came to Closets by Design to rework her reconfigured space, requesting the storage pros build and install simple shelves and cabinets in her now smaller laundry room.
The Problem:
The client needed this room to serve multiple functions: a washer and dryer area, a place to hang clothes, and a cat zone. Plus, she requested white cabinets that would work behind a pocket door and harmonize with her kitchen palette.
The Solution:

Clean Lines with Covered Storage Story by Susan Fitzgerald Burridge • Photography by Callie Cranford
The team achieved a more operational space by installing shelves that reach the ceiling and stacking the washer and dryer. They incorporated a few sliding shelves to make it easier to see and access supplies. Importantly, they brought the shelves high enough so they were able to attach the entire unit to a secure area in the wall above the pocket door. This makes for a solid structure. For her feline friends, they designed an area for a litter box, a space to prepare kitty meals, and shelves for food and supplies.

7:00am Dean’s schedule today includes a small repair in Summerville, a large custom house in Kiawah, then a historic project downtown. Most of his days echo this pattern—balancing time between his office and job sites supporting customers and field supervisors. He starts the day at his office where the team holds meetings, training events, and handles all construction administrative responsibilities including permits, estimating, material allocation, and invoicing. His office’s field supervisors also

“We can do is to exceed the expectations of our customers and drive our reputation in the community.” — Dean Holtby
10:00am Dean left the office and drove to eight sites, checking on current projects, and prospecting future ones. He shared progress with his customers
and offered support to field supervisors to ensure everything was running safely, cleanly, and per plan. Today’s visits included a new construction roof and siding installation; a small roof, siding, and window repair; and checking in at some commercial building and complex projects. He met with homeowners, builders and general contractors, real estate investors, and property management groups.
3:00pm Dean made a special stop. He dropped into the Habitat for Humanity ReStore in Charleston. Alpha Omega has a long-term relationship with Habitat for Humanity and is repairing their downtown Charleston store roof. Notably, the team regularly helps with residential builds for the non-profit organization. They also work on Habitat for Humanity home builds, and on smaller repair projects for veterans in need of assistance.

requesting more high-tech window treatments? We’re getting more and more questions about that option. I compare it to how we’ve gone from telephones on the wall to cell phones. Within 10 years, I see motorization being mainstream and not just on one window. Right now, motorized treatments work with the click of a button
on a remote or with a smart home hub that allows you to raise and lower your shades with a voice command or smart phone. Many builders are incorporating these options into the construction phase. In existing homes, you can achieve a similar function using battery packs.

Historic replication is a big deal for us—we actually cut our own moulding knives (tools used to shape wood) on-site. Customers can bring us a sample from anywhere and our guys take that provided moulding and match it up with one of our existing knives, or create a new knife. We
then put it through our machines and cut it. We do this all in house, which is a really big advantage to making sure it gets matched up. Details are big on historic jobs and we work hard to make sure our product is as close to the original item as possible.

Indeed something magical transpired in this marsh-front home that feels special from the moment you enter on a porch decked with encaustic tiles. More often than not, Steve says that clients come to him with a bucket full of ideas on what they want their homes to look like. With Instagram and Pinterest offering inspiration galore, homeowners can find ideas at the click of a button. “Like with these homeowners, we take a look at what they’ve come up with and do our best to include those ideas into the overall

vision,” mentions Steve. “We specialize in fine tuning these must-have details and we make them work for each customer.” In addition to their attention to detail from a client’s idea, the Novella team places heavy emphasis on connecting with their clients and understanding what they want in not only land, but the home itself. It is crucial to determine early on what their client’s need for a functional and unique home for their families. It’s in these first meetings, where Steve learns his homeowner’s style, square footage, views, and must-have features. This particular couple was determined to build a home on a lot surrounded by nature. “Their top priority was finding a home on a property that was full of trees and stunning views,” notes Steve.

Substantial Storage With a double vanity and copious cabinets, this master bathroom allows the homeowners to store all of their most used bathroom items including toiletries, linens, and more.
Their desire for a tree-filled property was in part so that they could bring the outdoors in. To accomplish that goal, Steve worked with the homeowners to incorporate large windows and doors, disappearing mechanical screens, oyster shells, and reclaimed oak flooring. An open floor plan was also a must have for the couple as they love entertaining. “Damien Busillo was the architect we worked with on this project and he did a fantastic job utilizing this space and capturing views from every angle,” adds Steve. A staple piece in this home, other than the amazing views, is the nine foot tall steel pivot door. It beckons guests inside during family gatherings. The couple also made sure to include a hidden scullery in the design to have a space for their coffee maker, mixer, and other kitchen items they didn’t want seen on a daily basis. For Steve and his team, challenges are seen as opportunities and chances to excel. They are passionate about completing projects, like this, that may be more difficult to put together, but are completely worth it in the end because of the impact it has on the homeowner.” ✴ For more information, call Novella Homes at (843) 709-2505 or visit novellahomes.com.

and ability to make quick decisions made the job a joy to complete,” adds Justin. During the planning process, Sunray uses a combination of sources to ensure that they are creating the perfect design for their customers. “In a new build we aim to utilize the homeowner’s advice, architect’s plans, and our own expertise,” recounts Justin. “We use the Measure Square System which is a computer generated measuring system that calculates tile or wood quantities.” With this system, the homeowners were able to see a visual representation of what the completed project would look like. The system also helps the installers get a visual of how the install will look in a room. A cozy, warm ambiance was cultivated with hardwood floors in reddish hues and warm tones. In addition to the hardwoods, various tile was also installed—sourced from local company Melcer Tile. “We really enjoy utilizing our local resources for our builds,” voices Justin. Maintaining the cleanliness of the tile and hardwood is fairly easy. “We recommend routinely wiping down the tile and for hardwoods, using a PH neutral cleaner,” suggests Justin. Teamwork truly made the dreamwork for this home. The collaboration between the contractors and the homeowners made this project fun to complete for everyone. “Having professionals in all areas, along with the homeowner’s input, provides the right expertise to make a dream home come to life,” mentions Linda. “It was a job well done by everyone involved,” continues Justin. ✴ For more information, call Sunray Flooring at (843) 606-5456 or visit sunrayflooring.com.

Combine that feeling with the modern conveniences of state-of-the-art appliances and stylish en suite luxuries. This vision is reality in two Broad Street homes. A Hilton Head couple purchased this historic property over three years ago. Since then, they’ve conscientiously worked with their general contractor, Renew Urban Charleston, and designer to restore these homes to their original elegance. space that boasts current comforts while maintaining historical context. For HWC, the project comprised two kitchens, a butlers pantry, and a wine and coffee bar. Throughout both homes they designed cabinets with decorative on lays and wire grill inserts that pay subtle homage to Charleston’s French Quarter past. “It’s very difficult to name only one favorite feature, but I would have to say it’s the green paint finish on the kitchen cabinets in the upper unit,” says HWC’s Brenda Romito. The homeowners and their designer, Paula Adams, offered the color direction for the custom glaze on cherry wood finish. “We started out a bit brighter and worked to get to the final hue the customer loved,” explains Brenda.

The Perfect Shade The homeowners worked with HWC Custom Cabinetry to arrive at a gracious green for their kitchen. The color naturally plays off the space’s wood elements and zinc-topped island.
Historic renovations pose unique challenges, Brenda notes. She describes that walls and floors are rarely straight or plumb. That’s why this situation truly calls for experts when placing or hanging cabinetry. HWC installed these Broad Street cabinets, trimming them on-site to fit the 18th century brick walls. Experience also came into play as the homeowners requested cabinets in the kitchen to work around unique—and unchangeable—space situations. Solutions included open cabinets around the refrigerator in one unit, and varying base cabinet heights on the other. HWC also designed cabinets of different depths to work with areas that wouldn’t allow for standard sizes. A real standout piece is the upper unit’s zinc-topped kitchen island. The homeowners repurposed this material from a previous home and it flawlessly complements the green cabinets in an unexpected way. Tailored Tops To best fit unique angles and maximize counter and storage space, HWC worked closely with the homeowners to design cabinetry at different heights and depths.

The Best of Both Worlds Maintaining the historic character of their 18th century home while meeting today’s building standards was fundamental for this Hobcaw couple.
I
t all started with the view. These new homeowners had one of the best vistas in Charleston and were eager to move into their Hobcaw home as soon as possible. They also recognized that renovations were necessary. That’s when they called Alair Homes. “The clients recently purchased this historic home and were going to live in it full-time,” explains Michael Coutu, partner at Alair Homes Charleston. “They loved the property’s history and wanted to keep some of its original aspects—from the heart pine floors to a few old rough sawn beams. At the same time, they wanted to bring it up to today’s codes with updated siding, roofing, windows, doors; and a modernized kitchen and closets.” 126 • CH+D • Winter 2020
To ensure the homeowners attained their “musts,” Alair began with pre-construction planning. “We started with the highest priority items and scaled from there. Proper communication from the client and builder is huge here,” emphasizes Michael. “The client has to lay out their true priorities, and the builder has to properly lead them into a viable project.” The Hobcaw project forged a new professional partnership as well. Alair joined forces with local architect Kenny Craft of Craft Design Studio and project engineer Brian R. Wells. Michael credits Kenny and Brian with helping the renovation stay true to the time period. “It was so crucial to have them involved. Homes were simply built differently 100 years ago.”

Advantage: Change Combining more modern, open concept living with historical details gives these homeowners the best of old and new.
Michael explains, “You have previous workmanship to deal with, outdated materials, surprises behind walls—not to mention, nothing is straight.” He adds that with historic restorations, you have existing materials you need to save, or features the clients love, but are no longer available, so the builder has to have them made. “Historic renovations are special, they require a craftsman.” They also often command a distinct time frame as well. “A lot of the materials you need are special order or need to be made per order because you are matching something that could be decades or even a century old,” Michael notes. “That said, once clients understand their home is special and you can’t buy it off a shelf, they understand that things take longer.” For Michael, this was a dream project. “There are so many amazing facets to this home.” His favorite features tend to be the little things like the concealed door the client requested for ‘secret’ storage. “Those unique types of things we don’t get to do every day are exciting for us.” ✴ For more information, call Alair Homes Charleston at (843) 296-8510 or visit alairhomes.com.

Sustainable Landscape Design These homeowners desired an ecological landscape featuring native plants so they enlisted the expertise of a landscape architect.

hen this James Island couple bought their property, they knew that they wanted to design a yard that was sustainable and wildlife friendly. They heard of J.R. Kramer and his team at REMARK Landscape Architecture and were interested in learning more about how they could make their yard dreams come true. “We initially met with the couple and got to know them,” adds J.R.

Part of getting to know the couple was asking questions so that J.R. and his team could ensure they were including everything the homeowner requested. What is the feeling you want to have when you arrive home or go outside? What goals and objectives would you like to achieve with the design of your out-
door environment? Think of your dream ultimate outdoor environment. What does it include? And, of course, what is your budget? “We understood their goals and objectives of the project so we sent a fee proposal and they agreed.” In addition to the sustainable and wildlife friendly aspect the homeowners knew they wanted, they also requested native plantings of ornamental grasses and perennials, a gardening area, and a free play area for their son. “The design was based on the micro-climate which include sunny meadow grass and a woodland garden with native ferns.” When designing in a micro-climate, J.R. suggests sweetgrass for full sun and fall color, dwarf palmetto for a pop of texture, and fringe trees for spring color.
For this project, incorporating all native plants and no lawn was an exciting challenge for the REMARK team. Going against the ‘typical’ landscape in a suburban setting needs to be approved by the Homeowner’s Association. “We prepared a very detailed plan that met the client’s expectations and were approved on the first try by the board,” exclaims J.R. The role landscape architecture played in the design of this home, and in other projects, is what brings joy to J.R. “Regardless of what space we are designing, we think about how people, nature, and the built environment merge to create dynamic spaces for people to enjoy.” With this idea in mind, REMARK is always eager to come up with new ideas for their clients. Once a project is complete, J.R.’s clients are given a de-
tailed landscape management plan tailored to their specific project. He also walks through the property to explain to the homeowners, like this couple, the proper management of the plantings and how the overall design will evolve over time. “I love when we are kept in the loop and the design evolves and when we are able to provide professional consulting with the client for years to come,” mentions J.R. By working with a landscape architect on their sustainable design, this Lowcountry couple gained a unique perspective into understanding how the outdoors and indoors flow together and provide a stunning and functional design. ✴

Daring to Dream
At
its core, the word inspiration is one that elicits feelings, memories, and calls to action. We spend most of our lives seeking new inspiration, whether we are creatively-minded, entrepreneurial, or analytically-inclined. In this constant search for inspiration (or as some might prefer to say, impatiently waiting for it to find us) it often feels as rare as a rainbow. Or, at least, that’s what we’d like to believe. Creativity lives in all of us and is something we have to actively reach for. Sometimes we have to reach into the deepest parts of ourselves to find it. Other times it’s on the tips of our tongues, or brushes, or already waiting on the strings of our instruments. When we met with Seth Bolt, NEEDTOBREATHE’s bassist, it was clear that he is well-versed in this relationship with creativity, as well as each person’s appreciation for the universal language that is music. His wife Tori is a composer of words so she shares that same relationship

“The Honeymoon” Treehouse with creativity. But wherever the creative inspiration comes from, and whatever the medium, we all understand and embrace the human experience that is the underlying theme of our connections. All we can do is tell those stories as honestly and with as much passion as they were lived. First, tell us about your backgrounds. Where did you grow up, what did you study in college? What plans did you have that may have turned out differently from there? Seth: I was born and raised in Walhalla, South Carolina, so this is my home state. Growing up on my family’s farm taught me the value of hard work. When I was 12 years old, my parents bought a piece of raw land that was covered in kudzu and needed a lot of TLC so I spent basically every Saturday and every day after school helping out. Building a house DIY style, planting and tending a garden, cutting grass—there was always something to do and we had little
money and no help so we just rolled up our sleeves and did it all ourselves. Honestly, I wasn’t fond of all the work, but I now realize how much it shaped my work ethic and built my character and confidence. Helping my parents build their dream home, doing all the work ourselves, and literally making something out of nothing on the back of sheer determination was as inspiring as it was challenging. Now that I hear myself retelling it, it sounds very similar to what my wife and I just went through to build four treehouse-style cottages on raw land here on Wadmalaw Island. I had a vivid dream when I was around 12 years old. In that dream, I was tending a large garden with my friends (and now bandmates) Bear and Bo. We were on this elevated platform overlooking a field with rows and rows of crops. Then, the platform turned into a stage and the rows turned into people. Though I didn’t understand the dream, I felt the significance of it. The dream was so moving to me that I woke up,

Daring to Dream drew a picture of what I saw in the dream, wrote down what happened, and told my mom about it. I had never done anything like that before and I haven’t since. In reality, at that time, we were just kids growing up in a small, rural town at the foothills of the Blue Ridge Mountains. I had no idea what it all meant until later, but I feel very lucky to have had such a strong direction for my life at an early age. I started a recording studio when I was 16 years old and I knew I wanted to have a career in music. I joined NEEDTOBREATHE when I was 18 during my last weeks of high school. I went to a trade school for recording engineering and that helped me to be a valuable asset to the band by being able to record and mix our songs. I got my associate’s degree in a year, so at age 19, I hit the road with the band and never looked back. Tori: I grew up in a small town in Southern California. I have two younger sisters and the most amazing, selfless parents in the world. My dad is a firefighter and my mom teaches students with special needs. who encouraged me to pursue my dreams. I studied broadcast journalism at San Diego State University and at the time, thought that I wanted to be the next Nancy O’Dell or Giuliana Rancic (from Entertainment Tonight and E! News). Over time, I’ve learned that your goals and dreams change with your own personal growth and life experiences. My dreams have certainly evolved and changed a lot over time. I’m thankful for my journalistic experience and time in the industry, how it brought me to Seth, and how it prepared me for entrepreneurialism. Perhaps most importantly, how did the two of you meet? Seth: The crazy thing is, we should have never crossed paths, but we did. We grew up on opposite sides of America (California and Carolina). And by virtue of circumstance we met in Texas. It was meant to be. Tori: I have a background in journalism, which unbeknownst to us at the time, put us in each other’s paths. We were both working when we met. I interviewed the
band before one of their shows. It was a great interview, to say the least. [laughs] Seth: As soon as she walked into the room, I could see her joy, and the way that it radiated from her was something really special. That was definitely my first impression of Tori. Tori: Our paths just crossed then and we didn’t start dating right away, but I guess there was that spark. Then, several months later, NEEDTOBREATHE had another show in Houston so we connected again, and at that point, after that second encounter, we were both thinking, ‘Okay, let’s explore this.’ We started dating pretty soon after that. I still remember, because I was living in Houston at the time working the graveyard shift at the news station. We had been talking every day, and the band’s schedule was super busy. One day Seth called me, and said, ‘Hey, this is kind of crazy, but I have a few days off and I’m at home–’ Seth: –in Charleston.

Tori: Yes, so he’s in Charleston and says, ‘I have some friends from Australia visiting.’ Then he adds, ‘I’m third-wheeling, and just talking about you nonstop, wishing that you were here, so if you can find a way to get off work for two days, I’ll fly you out here.’ I knew I had to go and see if this was something special. With that first visit I can definitely say I fell in love with Charleston. Then I fell in love with Seth about the second or third visit. [laughs] Seth: That was my plan all along, anyway. [laughs] I knew I had 48 hours to make her fall in love with Charleston, because I was already thinking down the line. I needed her to get a true sense of my home, so I was like, ‘Step number one: make sure she falls in love with Charleston.’
Seth, you’re in a band that is internationally renowned. How did you get started with music? Did you always know you wanted to be a professional musician? Seth: I met the other guys in the band when I was seven years old, so we grew up together. But even before meeting and growing up with Bear [Rineheart], Bo [Rineheart], and Josh [Lovelace], I loved music. My uncle gave me a homemade Christmas gift when I was about four years old. It was a metal popcorn tin, like the giant ones you only see around Christmas time and he filled it with little wooden blocks that he had painted, sort of like a homemade jumbo Lego set. I liked the sound of the tin can and there were two dowel rods inside so I dumped all the blocks out and I turned the popcorn tin into a drum. “The Charleston” Treehouse the time of my life making music with it. Drums later became my first instrument. The guys and I used to sing together in church a lot. Bear and Bo were a few years older than me and I really looked up to them. Their dad was the pastor of the church so we spent a lot of time there playing music, messing with the sound equipment, and experimenting with the lights. We drove everyone crazy because nothing would be in its right place come Sunday morning, but it was the perfect playground and nursery for our musical curiosities. We didn’t like a lot of the music they played on Christian radio in the 90’s, but it was all we were allowed to listen to. On more than one occasion we told our parents we hated listening to it. They said, “Well, I guess you’re gonna have to make your own music because you’re not listening to anything else.” So we did. Fast forward, NEEDTOBREATHE got its official start in the year 1999. “Y2K” didn’t 150 • CH+D • Winter 2020
end the world, so we pressed on. [laughs] We experimented with recording and producing our own music for years in my dad’s garage. We didn’t know what we were doing, but we just went for it. We had no idea where it would take us but we knew we believed in one another. We all feel incredibly lucky to still be making music all these years later. From your perspective, what was it like starting out and how did NEEDTOBREATHE go from playing at coffee houses in Seneca and around Furman University to touring the world? Seth: We were just small-town kids with big dreams trying to figure out how we could make it in the music business you know. We felt music was the thing we were meant to do with our lives so we never gave up. We worked hard and recorded our music every day; it felt like every waking moment was all about music. We lived and breathed it. Our passion for it was such an undeniable driving force, and Bear deserves a lot of credit
for making us work with the great discipline that he developed from being a college athlete at Furman University. Our overnight success took about 15 years of hard work. [laughs] I think it ultimately came to us by genuinely connecting with people by opening up and writing honest lyrics about difficult situations we’ve encountered. Music can be very healing, both for the writer and also for the listeners who identifies with a lyric that helps them to better express how they feel as they are trying to process life’s challenges. It’s hard to imagine how exhausting it is to be on tour and traveling as often as you do. How do you deal with it on a personal level and how do you and Tori balance touring and traveling with your marriage on top of managing Bolt Farm Treehouse? Seth: That’s actually a big part of why we built the treehouses. We needed a quiet

Daring to Dream place to get away from the craziness and the demands of life on the road. The band works primarily in cities, either for a show, or for recording, so having our home be an environment where Tori and I can spend time together with minimal distractions is really important for us. Tori: Seth’s travel schedule with the band can be such a whirlwind, and out here on Wadmalaw Island is the polar opposite of that. It’s slow, quiet, and peaceful. Going out with Seth on the road is a really unique dynamic—it’s fun and unconventional. It’s been our norm since we’ve been together, so we know we really have to be intentional with setting aside quality time because we don’t always have the quantity of time together we desire. We feel lucky that our home here on Wadmalaw is a perfect place for quality time and connection. Seth: My spirit’s longing to live out in the country was something that took me a while to reconcile. I spent a lot of time in cities during my twenties, but I would experience

a lift in my spirit anytime I got to be out in nature. I think that’s why the rural setting on Wadmalaw feels like home. It’s just slower, quieter, no noise, beautiful sunrises and sunsets. The first time I spent a few days on Wadmalaw, I vividly remember hearing the sound of birds flying—I could hear the sound of their wings flapping and I realized that I had never been anywhere this quiet! I’ll never forget it. We were staying at an Airbnb that belongs to Louise Maybank’s son, Johnny. It was during that weekend that we felt drawn to live on Wadmalaw. What dreams did you both have about life in general and how have they changed and morphed over time? Tori: I got into journalism because I have a huge heart for people and I love hearing and telling their stories. I value the opportunity to give people a microphone who wouldn’t ordinarily have one. And personally, I’m big on spreading positivity and focusing on the good news that is often buried by the bad. While I may not be at a news station any-
more, I’m getting to exercise my journalistic passion by hearing and sharing our guests’ stories and testimonies on social media [@boltfarmtreehouse on Instagram]. Before everything with Bolt Farm Treehouse came about, I honestly never imagined I would be partnering with my husband to design, build, and host people from all over the world in luxury treehouses! But now that we’re here and we’ve experienced the good, the bad, and the sweat-inducing hard work, I couldn’t imagine doing anything else. Seth: I never imagined getting myself back into a situation where I would be repeating the manual labor of my childhood, but that’s exactly what we had to do to build these treehouses. We built four treehouse-style cottages in our second year of marriage and we were on the job site every day. We lived in a camper for nearly a year. It was a priceless time of working and living together in a humble space, and it proved to us that we

have everything we need in each other and our faith. You’re both very open about faith and creativity and how the two are connected and the roles they play in your lives. Can you explain a bit more about that? Tori: For us, the two are very much connected. God is the ultimate creator and the one who gave me my creativity and talent. I think it’s a beautiful thing when we can invite God into our creativity and let him guide us. In pursuing our dreams, we have faced some of the most difficult challenges either of us have faced, and if it wasn’t for our faith, we would have called it quits a long time ago. Yet because of our faith, we can still choose joy and find things to be grateful for in the midst of the struggle. For us, the silver lining of any challenging situation is the growth that comes from it which in turn, boosts both our faith and our creativity.
What would you say has been the most rewarding aspect of your experiences, both with Bolt Farm Treehouse and with NEEDTOBREATHE? Seth: There are so many specific things to say about how amazing and rewarding everything with the band and the treehouses has been—it’s been a wild ride. Traveling with the band has allowed me to see the world, meet interesting people, gain perspective, and somewhere along the way, I learned not to be so shy. My ultimate goal has always been to create music and experiences that inspire and impact people on a spiritual level, so anytime I get to listen to people talk about how a song or a few nights in a treehouse has lifted their spirit, that lifts me. Our treehouses have become a place where people celebrate milestones life events, from honeymoons to 25th wedding anniversaries. Getting to host people at our nature retreat and hearing that it
was the highlight of their year is rewarding and motivating. Another extremely rewarding aspect has been locking arms with like-minded people and fearlessly chasing our dreams together against all odds. I got to do that with my childhood friends in music, and I’m getting to do that with Tori for our treehouses. In both scenarios, people who don’t understand the vision or the potential spiritual benefits have tried to burst my bubble or recommend that I do something that is far more safe, but I’m more comfortable out on a limb because I feel most satisfied when I’m growing, learning, and creating. With music and treehouses, both are outside of the box, which requires a lot of faith and a high tolerance for pain, but growing up on a farm prepared me for that. The two of you have talked a lot about intentionality, not only in the CH+D • Winter 2020 • 153

“The Wildflower” Treehouse treehouses, but also in life. Why is that so important to you and how do you carry that throughout your life and work? Tori: Life is so busy, and it seems that time is flying faster with each day that passes. If we’re not intentional about our lives, our days, they will quickly pass us by. Intentionality is the heartbeat behind Bolt Farm Treehouse and we encourage our visitors to be intentional with their time here by turning off their cell phones, losing track of time with simple pleasures, and enjoying the art of slow living. Being intentional in our daily lives and work is not easy, but it’s a discipline we’re developing. Seth and I have strict “no phone zone” times and enjoy one full day of rest once a week to fully reset. Tell us the story of how you were inspired to build these luxury treehouses and how you came upon this gorgeous piece of land on Wadmalaw Island. Seth: I always wanted a treehouse. It 154 • CH+D • Winter 2020
wasn’t in the cards for me as a kid, but I’ve always been enamored by the idea of having a special place that feels separated and elevated from the problems and stresses of life. Being in a treehouse makes you feel on top of the world regardless of your age. I decided to build a luxury treehouse for my honeymoon and to have a special place where Tori and I could ‘live like kings and play like kids,’ as we say around here. Adulting can be so intense! We don’t even have kids yet, but there is so much unnecessary friction and stress in the world that we all have to deal with. It can wear you down. We needed a place that would lift our spirits, and boy did it. Tori: The first treehouse, [The Majestic Treehouse in Walhalla, SC] is shabby-chic, with French Country and Victorian design elements. It’s absolutely magical. The story of getting this piece of property on Wadmalaw is incredible. It was a miracle. We were looking for land in Charles-
ton County for what felt like an eternity. We had a very clear vision of what we were looking for—something private, rural, peaceful, with lots of beautiful mossy oak trees, and a view of the water. Seth: Tori found this place while I was on tour and then we walked the property together as soon as I got home. Tori: This property is 30 acres and it was way out of our budget. So we were pretty bummed because we came out and saw the property and we had that feeling of peace and of knowing we had found our place, but it didn’t make sense on paper. So we started circling it in prayer. First, we tried to buy just a portion of it to stay within our budget. Other people were bidding on smaller pieces of the property as well and a bidding war started brewing. Then the seller decided to sell all 30 acres as one piece, which made us feel like that was a closed door because we couldn’t afford it, but all that changed in a

weekend. Through a random series of events, we reconnected with a couple who we had previously met only once in passing. We showed them the property and told them what we imagined building.
can tell that you two are going to build a place where people can experience true soul rest. We believe the world needs that more than ever so we want to help make this dream come to life.”
We walked them through the property and described our vision for every treehouse in detail. We already knew where the houses would be positioned because we had spent plenty of time walking around in the woods dreaming and imagining how it would all look and feel.
Amazing–it was clearly meant for you guys to build the treehouses here. You both had very clear ideas about the inspiration for the houses and the themes for each one, too, right?
We finished walking the property and the couple said, ‘We’re definitely interested in helping.’ And we were like, ‘um, great!’ and figured we would all sleep on it and call the real estate agent on Monday (it was Sunday). Then, the real estate agent dropped by and we let him know that we were potentially interested in buying all 30 acres. He said, ‘Okay,’ walked to his car and then put the contract down for us to sign on the spot. Seth: Not only was I not ready to sign the contract, I was worried that this high-pressure situation, which none of us were anticipating, would feel like a setup and scare off these people who we just met! But then, an answer to a very specific prayer happened. Three weeks earlier, Tori and I were riding around looking at different properties and feeling intimidated by how much land costs in Charleston. I prayed, ‘God, if building these treehouses in Charleston is what you want us to do, please send us a sign when we’re where we’re supposed to be.’ Then jokingly I prayed, ‘If the sign could be an eagle, that would be awesome.’ In the exact moment the real estate contract was placed in front of us to sign, a Bald Eagle spread its wings and landed on an oak tree less than 50 feet away. I turned to the other couple and told them I had to sign the papers whether they did or not because of how directly God answered my specific prayer. Tori: It was breathtaking! The couple said, “We feel like you’re supposed to have this property as well, and we want to be part of this dream. We want to give you the money you need to buy the property. Consider it a gift. We don’t want anything in return.’ The eagle remained perched there the whole time we signed the papers. Seth: I’ll never forget that moment. Half of my heart was ready to do backflips and the other half was like “wait, what’s the catch?”— because nothing is free. But in this case, it truly was. They said, “We
Tori: Right. As soon as we purchased the property, we were already dreaming about the themes and the designs. We immediately cleared out our garage and got four racks of shelves so we could start collecting and assembling the antiques that would furnish each treehouse. We already had figured out the names and themes of each so we labeled the shelves The Wildflower Treehouse, The Living Room Treehouse, The Honeymoon Treehouse, and The Charleston Treehouse and got to work. We started our antiquing collection process. We put our findings on the shelves to see the treehouse personalities take shape and come to life. There were some pieces that were so unique and filled with character, we just had to add them to our collection and then figure out where they fit. We enjoy antiquing so it was a fun process. Antiques tell us the story of where we came from; slower times when people sat and listened to the radio as a family, furnishings that were built by hand with love, old board games and pastimes that people didn’t feel guilty about enjoying. All of these things remind us of how rich life can be when you slow down and lose track of time with the people you love, which is why we like filling our treehouses with local antiques. Seth: We wanted The Wildflower Treehouse to be edgy and dripping with vibe. [laughs] Tori makes fun of me for saying that phrase, but I’ve yet to find a better phrase that describes this treehouse. We chose bold colors and stimulating textures. For the interior, we pulled inspiration from Urban Cowboy in Nashville, TN, and Azulik in Tulum, Mexico. Our first treehouse with a custom round boho canopy bed and a custom wooden wildflower window shade by 1767 Designs. Everything is hand-painted and every arrow on the wall is a singular piece of hand-stamped wallpaper by Printsburg. We cut no corners when it came to the artistry of design. We even painted the bathroom vent cover black and speckled it with antique brass spray paint because the aesthetic bar had been raised so high that anything off the shelf looked out of place. We took the long road at every turn, but it paid off.

“The Living Room” Treehouse Tori: For The Living Room Treehouse, we imagined a really comfortable, bright, easy living space. So we brought in a lot of plant décor. Transom windows provide a 360-degree view of the woods and a private, vibey outdoor shower for two filled with plants and nestled under tree branches with string lights overhead complete the ambiance. This was the first treehouse we decorated by crowdsourcing ideas from our Instagram followers (@boltfarmtreehouse) and we were flooded with great ideas! Pod chairs, a screened-in porch, a plant wall, conversation starters, and one of our followers connected us with local legend, Rob Bertschy, the inventor of the Swurfer. Rob is a brilliant creator. He built a custom kitchenette with antique windows for doors, a solid black cherry slab floor table and he hung several of his Swurfer and swing creations from the mossy oaks by the waterfront.
about The Majestic Treehouse, which is the treehouse in Walhalla I built for our honeymoon, and then we added to it everything we could think of that would make us want to live there year-round. So we added a dreamy closet with giant, wooden antique columns, love-letter wallpaper, a huge copper bathtub, fireplace, kitchenette, front porch, archtop French doors circa 1905, a hot tub on the deck, a screened-in outdoor movie theatre, and a fancy spiral staircase. It had to be very Victorian, romantic, elegant, and feel like our own little world that we never want to leave, and it does. What we created is the ultimate place to spend quality time with the person you love, whether you’re starting life together for your honeymoon or celebrating 20 years together and taking some much needed time for yourselves away from the kids.

trees. Historic, charming, classy, and colorful. This was probably the easiest treehouse to design because Charleston is so full of striking architectural statements. We used historic colors like Charleston Green, State Street Pink, Piazza Blue, and there is a beautiful mural of Rainbow Row painted on the bottom of the treehouse so when you’re lounging in the king-sized hanging bed under the treehouse, you’re looking up at a vivid scene from historic downtown Charleston. We also incorporated lots of gas lamps and flower boxes, both signature Charleston staples. This is our first treehouse with a Juliet balcony, a clawfoot tub, a loft, a library, and two handcarved marble soaking tubs. Seth: All of the treehouses have pizza ovens, BBQ grills, stovetops, and everything you need to cook, so we encourage all of our guests to bring food and enjoy slow meals together. Daring to Dream dimmable lighting throughout, fireplaces, two-person outdoor showers, private fire pits, tiki torches, waterfront views, two-story antique window walls, skylights, twinkle lights, hardwood flooring, plush robes, vinyl record players, classic board games, a mini-fridge, stemware, antique china, tin roofs, and of course all of the essentials like AC/heat, indoor plumbing, insulation. All are built to residential code. You both did a lot of work on the land and then on building the treehouses yourselves, as well, correct? Tori: Yes! We were both out there day in and day out. We lived in a camper on the property so every day we woke up early and got to work. During the heat of summer, 2017, I had a weed-whacker, and Seth had a chainsaw, and we cleared the sites by hand with the direction of local ecologist, Karl Ohlandt. Rather than bringing in large machinery and making a big mess, we took the long road of clearing the sites by hand so we could preserve the natural beauty of

the property. We wanted to make a minimal footprint and use a light touch. It was hard work clearing by hand, but it was absolutely worth it. Seth: We let the trees and the views tell us where to put the structures because we wanted the treehouses to resonate with their surroundings and be surrounded by the raw natural beauty that already existed on the property. Often times houses get built on paper and then they just get dropped on a clearcut lot and then maybe in 25 years the trees grow back. That hurts my heart. We think Wadmalaw is paradise and we don’t want to disturb or change that, we want to share it with others because this place is something that everyone should experience. Some people discover paradise and then do everything they can to block other people from enjoying it so they can keep it all for themselves. Instead of tying up 30 acres of livable space in Charleston for just my wife and I, we’ve created a na-
ture retreat where our family and friends can all enjoy this space, as well as other people from across town or around the world who might not ever have an opportunity to live on a beautiful island like Wadmalaw. We’ve created a life-giving community for our family, friends, and guests. Based on your desire to create a minimal footprint when you were clearing the sites for each house, it seems that the idea of green building was really important to you. Can you speak more on that and what other ways you were green-conscious throughout the building process? Seth: Preserving the natural environment as much as possible and building in a respectable way that coexists with nature was one of our highest priorities with this project. We cleared the sites by hand because we didn’t want to bring on dozers that would scar up or change the character of the land. We used unique building materials like Diamond Piers, which are small

concrete heads with its own root system that mimics a tree’s roots. It dodges the root system of the tree so you can avoid the common practice of “root pruning,” which is a polite way of saying “cutting the tree’s roots.” We also used recycled, refurbished materials in the design whenever possible, like our antique doors, windows, and (some) light fixtures. Well, it is apparent, both in the designs of the treehouses and the feedback from the people who stay here, all speak for themselves. What are your plans for the future? Do you think you’ll build more treehouses, considering the huge success they’ve become? Tori: I don’t see us building more treehouses on this property. We want to preserve the natural beauty and privacy that these acres afford our retreat.
Seth: The feedback from our guests has been overwhelmingly positive. Everyone is ready to come back and stay for a month. Right now our plan for the future is simply to enjoy what we’ve built in the company of our friends, family, and guests. Tori: We feel grateful to have hosted folks from across the country, including some we greatly admire and friends from the music industry including our friends Abner & Amanda Ramirez of Johnnyswim, Kelsea Ballerini, and Brian “BK” & Brittney Kelley of Florida Georgia Line—who were actually staying here while the Charleston Home + Design team was here for this interview! We know we want more people to experience what we’ve created. We are open and excited about the opportunities that lie ahead. Our dream Charleston guest is Bill Murray, so Bill, if you’re reading this, we’ve got a treehouse with your name on it! CH+D • Winter 2020 • 161

Expanded Showroom for Local Tile Company to visit with a vast number of options. With the new addition, the Johns Island location of Palmetto Tile Distributors has tripled in size. In addition to a larger showroom, there is also a Palmetto Tile Distributors Johns Island warehouse location where setting and construction materials are stored for contractors to pick up.
Story by Alli Steinke• Photography by Ebony Ellis
Recently, the experts at Palmetto Tile Distributors broadened their Johns Island showroom to maximize their ability to reach customers throughout the Charleston area. Countertop Fabricators Update Showroom
Story by Alli Steinke • Photography by Callie Cranford
After purchasing an old office building, Jaime Justo, owner of Granite by Design, knew that in order to grow his business he would need to have a state-of-the-art showroom. He began the renovation process by installing new floors, wood cabinets, natural and manmade stone, new signs, and new office furniture. By making these updates, Jaime completely transformed the space. Elements such
as the waterfall island and countertops of different stones and finishing edges aid in achieving his goal to showcase his knowledge of fabrication. An updated showroom means the team is seeing more foot traffic from homeowners, builders, and designers. Charleston Home + Design Team Building
Story by Alli Steinke • Photography by Patrick Brickman
As the cooler temperatures rolled into Charleston, the CH+D team took some time to enjoy the outdoors and became ones with nature. After lunch on Shem Creek, we piled into our cars and drove to Awendaw where Charleston Ziplining Adventures is tucked away in the trees. While some of us felt fear, the overall feeling was excitement as we got suited up to jump from the tree to tree. Over the next two hours, we zipped from platform to platform, each one a bit faster and longer than the last. Upon completion of the course, the team de-suited and re-hydrated at the picnic benches with our Tervis cups. Special thanks to Tervis for providing the cups and to Charleston Ziplining Adventures for an unforgettable experience! For more information about Ziplining, call Charleston Zipline Adventures at (843)928-3947 or visit charlestonziplineadventures.com. For more information about Tervis, call (843) 724-6707 or visit tervis.com.
