we continue to change our world to create a better environment for future generations. Autumn is not only a transformative time in our reflections of the past year, but it is also a time that people often consider changing the spaces around them to start of a new year on a new note. Whether that be adding wallpaper to the dining room, painting the exterior, or a full house transformation, there are a plethora of ways to implement a home redo in this issue. Our remodeling guide showcases a variety spaces that execute such changes. In addition to the remodeling guide, we’ve put together a comprehensive ideas guide to inspire you to try something different in the finishes of your home. Finally, this section also includes a product guide full of must-have items to finish off your remodeled project. Designing a home can sometimes be a daunting task. Selecting not only the right finishes and surfaces but also selecting furniture and paint colors, and the final décor pieces is a lot for anyone to handle. Small spaces can be even more challenging. We’ve talked to local home professionals about how to design a functional and stylish laundry room so get ready to take notes and start planning.
F
all in the Lowcountry is a welcome escape from the humidity and scorching sun in the summer. Personally, I am taken back to my childhood and reminded of pumpkin patches, hay rides, drinking cider, and watching the leaves change color (I grew up in the North so I did see seasons change). I was always in awe of the way the world changed around me. Fall has continued to be my favorite season throughout my life, in part because of the way the landscape changes, and also because the world seems to slow down a bit during this time as we enjoy the last few months of the year and reflect on the year we’ve had. This year in particular has opened the doors for deeper and more meaningful conversations with our friends, family, colleagues, etc. as we continue evolving and reflecting on how we, as human beings, can change and make a difference. As I look forward to the years ahead, I am eager to see how

What made you say to yourself, “I’m going to start my own construction business?”
What is the most important thing homeowners should consider when choosing a builder?
Our team consists of my wife who is part of the design team and financials, my brother who is our project site manager, and myself. My dad was a builder and master craftsman, so my brother and I have been doing this our whole life. I started a construction company while I was in engineering school. Once I graduated, I worked in the engineering field for a year and returned to my construction company. Being an entrepreneur in the construction field is all I have ever really loved to do.
New clients want to be able to trust who they hire. We try to excel above all industry standards with ethics and integrity. I believe I give clients that piece of mind after working with them through the initial bidding process.
How have you grown your business over the years? What plans do you have to continue evolving in the future? Over the last five years I have been perfecting my scheduling skills and working with our team to produce a high quality product. In doing so, we’ve been able to hit target completion dates with a quality product. Our team is committed to growing and learning. We love to be challenged with design builds that are not industry standard. It brings out our creativity where we believe we excel. Through this process we earn the trust of our clients to where 90 percent of our work comes from referrals. 62 • CH+D • Fall 2020

Katie Said: Definitely a product that allows me to have privacy and still see out - Top Down Bottom Up Cellular shades are perfect for that. They allow me to position my shade wherever I would like and still get the natural light that is needed while getting ready for the day.
I like a modern minimalistic design so roller shades are my pick for that reason. Roller shades disappear when raised and they offer a rechargeable motor that will leave you with no cords or wires anywhere in sight.
Decorative panels are like that favorite piece of black clothing that we all have as a go to when we need a great outfit. There’s still something so sharp and timeless about a tuxedo and it’s no different with decorative panels when the fit is just perfect.
Cindy Said: Bathroom Window Treatments?
Here in Charleston adding a beautiful white composite shutter to a bathroom window gives a nice crisp look. You are able to tilt shut the bottom half of the louvers for privacy but leave the top half open for light. The shutters are also easy to clean and go with a variety of décor.
Woven or Roller Shades?
I’m going to go with woven shades. I love the textures/prints that you can choose from whether you use fabric or natural wovens in the bamboo/reed/grasses. Wovens also give the option of adding a Top Down Bottom Up feature that provides privacy and light control.
Favorite Fabric Treatment?
My all time fabric treatment would have to be decorative panels on each side of the window with another window treatment in the window for privacy. The layered look gives interest and depth into the room.

Thomas Lauderdale of Advanced Kitchen Designs Thomas Lauderdale has spent years designing cohesive cabinet designs for his customers. Now he invites Charleston Home + Design readers into his own home where he showcases his passion in cabinet design with modern, sleek finishes.
1 The Lauderdale’s kitchen is a
modern mecca with matte finishes, push touch cabinets, and Thermador columns. The cracked oak seen in the cabinets has a vertical grain, creating more interest, as does the steamed walnut island. An extended breakfast nook area at the end of the island also features a waterfall edge, and offers a welcoming space for the family to enjoy meals together or entertain friends.

CRAFTED IN CHARLESTON
Family Values Kenneth Sullivan took over the reigns of his father Nathan’s business Sullivan Custom Cabinets, after working with him for years. Since taking over daily operations in 2018 Kenneth and his wife Tracy continue to uphold the quality work and business practices his father instilled in him.
The Craftsman:
Nathan got to know the construction business very well before he started Sullivan Custom Cabinets in 1972. He worked with a construction company that specialized in smaller homes and became very adept with working with cabinetry.
His Process:
Kenneth takes a careful yet simple approach when it comes to a new project to ensure that clients are happy with the finished product, and that his team works as efficiently as possible—something he learned from his father. The site is measured and a detailed plan is drawn up so that the clients can see their vision become a reality on paper. After final adjustments to the plans are made and details are finalized, the team gets to work designing the perfect cabinetry.

Mosquitoes are drawn to water which is why they love Charleston so much. They can carry diseases such as Malaria, Zika Virus, and West Nile Virus. One way to prevent mosquitoes is by clearing your property of standing water and limiting the shady areas they can hide in.
Eastern Subterranean termites and Formosan termites are the two most common types found in South Carolina, the latter being most destructive. They can eat 24 hours a day, typically wood, books, boxes, or furniture. Early detection is the most effective way to prevent the spread of termite damage.

RODENTS
Rats and mice are big fans of crumbs, leftovers, carbs, and fruit. Often hiding in walls and attics, these rodents can be hard to detect unless you see signs of droppings, holes, or nesting materials. The best way to prevent an infestation is to close any holes, seal food, and set traps.

Lighting Enlightenment From different ways of measuring light to various styles of lighting these terms will help you understand the lighting world so you can make well-informed decisions when selecting the best options for your home.
Color Temperature:
This describes whether the light appears warm (reddish) or cool (bluish). The temperature relates to the light emitted from a metal object heated to the point of incandescence.
Lumens:
A lumen is used to measure the amount of light a lamp produces. The more lumens in a lamp, the brighter the light.
Ambient Light:
The surrounding light exclusive of that being directed on a specific subject, usually nondirectional, is known as ambient light.
Pendant:
Smaller fixtures like pendants are intended to be used as part of a group or in a smaller space. They are most commonly used over kitchen islands and are a great source of task lighting as their light source is within the body of the fixture. This creates a downlight or accent effect.

Kelvin is a unit of measurement that determines the color of light. A higher Kelvin produces a cooler light.
Chandelier:
These fixtures are decorative and are intended to be the primary light source in the room. A chandelier will typically have the light sources around the outside of the fixture body, with ornamentation and several sockets to provide sufficient illumination and style to your space.
UL Certification:
The Underwriters Laboratory studies product safety to help develop material standards. With electrical devices these concerns include preventing fires, burn, and electric shock injury.
Sconce:
Typically this fixture is installed in pairs to provide balance to a space. They are often seen framing doorways or bathroom mirrors or lining hallways.

Christy’s interest in design sparked at a young age. In high school she worked for a local residential designer to gain some experience in the industry. She went on to receive a Masters in Architecture from the Savannah College of Art & Design and then worked in residential design in Washington D.C. and Hawaii. In 2016, she came home to Charleston and joined the Classic Remodeling & Construction team.
What is your favorite aspect of the project? There are a lot of unique touches to this project, but one of my favorites is the redesign of the staircase in the transitional room. The second floor appeared to have been added by previous owners. To provide access, they converted a downstairs bedroom into a room with a staircase. We relocated the staircase to the opposite wall, which made the first floor room more functional and also provided a better entry point for the second floor. The stairs were finished with cable rail, decorative wall sconces, and a blue accent wall that draws the eye up.
How did you work with these clients to make sure to meet their expectations? The homeowners lived out of state during the renovation, so we made sure to send them weekly photos and progress updates. They appreciated this as it allowed them to follow along with the whole renovation process. Constant communication is key throughout a renovation as it helps ensure they have a great experience and are happy with the final product.
What advice do you have for homeowners? Never be shy about expressing your wants and needs in a project. Part of the design process is having fun and exploring different ideas while forming a positive relationship between the homeowner/ designer/builder. Steve’s passion to create homes that belonged began at a young age. After sailing around the world, he became interested in the evolution of architecture throughout history and how modern innovations have been incorporated. Steve has used this idea as a guiding principle in his design for the past three decades.
What were must-have elements in this home? Our clients admired Caribbean architecture but wanted something that felt appropriate for a coastal home. Their home reflects their love of the beach. It was intentional to have the indoor entertaining areas connect seamlessly to the view by an uninterrupted wall of glass doors, giving an uninhibited sense of place.
How did you come up with this design? This house showcases a strong sense of order and symmetry blended with the more organic and relaxed feel of traditional local materials available on the islands. Caribbean style is a very unique combination of design elements that nod to traditional deep roots, while also focusing on the environment and materials. Natural light and views of the Atlantic dictated the spatial planning of this home.
What were some of the challenges you had to overcome during this project? It is important that we not simply “mimic” design elements, but rather update them for the modern world and ensure that each element provides a purpose. The overhangs on the roof protect the porches, while the Bahama shutters help to deflect direct sunlight from strong afternoon sun. The need to elevate homes in the Lowcountry helps protect the home from flooding, but we have to consider how this impacts the entire mass of the house and be sure to carefully balance the FEMA and structural requirements while maintaining a pleasing design. Even at a young age, New York native Karen Germond was fascinated by the use of textures, patterns, and colors. Her career took off after earning her degree in Labor Relations at Penn State University, a bachelors degree in Human Resource Management from the University of Connecticut, and an Interior Design degree at Marymount University. As the creator of KMD Interiors, she goes above and beyond to bring clients’ visions to life in Charleston, the city that captured her heart.
What did this project entail? This Kiawah beauty was an empty, new construction, model home by Knight Residential Group that needed to be furnished. With the understanding that the furnishings needed to speak to many different styles, we were able to design a getaway for everyone. We began with a blank slate, handpicking its features and crafting the space from top to bottom.
Where did the design inspiration come from? The design inspiration came from color palettes, finishes, and fabrics. It was all about finding the perfect medium of a relaxing coastal home with neutral accents without making it feel too contemporary. The blue lamp was my jumping-off point as it reminded me of the sky when a storm is approaching. And yet, at the same time, it made me think of how the ocean moves on a calm day.
What technology did you use to bring your vision to life? It may be an “old school” approach, but I like to take my actual pictures of products and pin them together like a vision board. This way, I can play with the photos and move them around until the space is satisfactory.
What is your favorite aspect of the design process? Taking measurements of the project and creating a plan allows me to maximize a room visually. When moving into a new home, it’s important to consider the functionality of each space and how the furniture and accents will play into that. Investing in pieces that can grow with your family and remain timeless, will pay off in the long run.
Timeless Decorating Rule When you begin decorating a space, consider neutral colors for your larger spaces and add accents that will help your color scheme come together.
Elements of the Rule Area rugs, sofas, and chairs are the pieces that can be neutral. Typically, these neutral colors are white, ivory, beige, grey, taupe, and khaki. With these pieces in place, you can start adding color. The secondary color helps make the room pop. You can add in a secondary color in elements such as an accent chair, an accent wall, painted furniture, and draperies. Finally, other layers are added in with an accent color- throw pillows, art work, plants, and decorative accessories. In a living room, other accents could be lamps, vases, or a stack of books. The

accent color can be pulled from fabric on the pillows and in the drapery patterns.
The Rule in Practice In this space, designed by Jennifer Elkins of Bliss Designs and furnished by Steven Shell Living, a cream sofa and armchairs, rug, and the wood coffee table are the first layer of neutrals. Navy is the secondary color seen in pillows, an accent wall, drapes, an accent chair, and an ottoman. Pink is the accent color seen in a few of the pillows. A Day in the Life of Spa Experts

Sean Burger, of Carolina Spa Company gave us an inside look on his daily routine as he serves the homeowners of Charleston.
7:30am Sean arrives bright and early at the office to set up the showroom and prepare for the day. After the morning preparations are complete, Sean jumps in the showroom’s 14ft swim spa and gets in his morning exercise. “It’s a great way to stay fit,” Sean says, “and wet testing is obviously very important.”
10:00am The store opens for the day. Regular daily tasks range from helping customers pick out their dream spa to assisting previous customers troubleshoot spa problems. Because Carolina Spa Company is a onestop-shop for spas and spa accessories, Sean gets to see a variety of customers from first time buyers to previous spa owners needing cleaning equipment or chemicals.

Sean schedules all the spa deliveries and site visits as they are very common in his line of work. During a site visit, Sean’s team will determine where the spa is going to go at the home and what kind of equipment will be needed to move it. They will also assess whether a new deck or patio will be needed for the spa and ensure electricity is installed and ready for the new spa.
When not helping a customer in the showroom or out on a site delivery, Sean is in the office answering phone calls, running the office, and scheduling the technician for service calls. He also ensures that the cleaning technician is sent out on the appropriate house calls as well. This technician completes either weekly or bi-weekly cleanings, or a deep clean depending on the needs and wants of the customer.

When the site visit is complete and everything is in order, Sean accompanies the team to install it. “Deliveries are great as they get me out of the office and into the field. Delivering the spa takes precise planning and some good old fashioned man power,” Sean explains. Once the spa is settled into its base and all final adjustments have been made, the tub is filled and treated while it’s connected to the electricity. Sean then runs through all spa operations, cleaning, and maintenance with the new owners so that when he and his team leave, the customer feels confident they know how to take care of their spa and they can get the most enjoyment out of it.
The showroom is stocked as needed and maintained so that clients can continue to enjoy a clean and wellsupplied showroom while they shop. Offering Support and Encouragement Camp Happy Days’ mission is to offer support and encouragement to children diagnosed with cancer and their families by providing cost-free year-round programs, special events and access to crisis resources. For 38 years, their programs have included financial assistance, hospital visits, family weekends, week-long camps and much more. Their largest fundraiser of the year is the benefit gala which is presented by APECS Aerospace Corporation in association with Heritage Pools, LLC. Next year they are celebrating on Friday, February 19, 2021 at the Charleston Visitors Center and Bus Shed. John Goodwin, co-owner of Stono Construction, began work with Habitat for Humanity in 1999. He was drawn in to give back to his community and has been involved in supporting Habitat one way or another ever since. “Giving back to the community is important,” he mentions. “For some, a home and the safety and security it entails, can feel like an unattainable dream. yan Butler’s passion for building began during his childhood. As a second generation home builder, Ryan spent most of his teen years working on his father’s job sites. Starting his own construction company like his father was Ryan’s dream and he achieved that with SHELTER Custom-Built Living. Ryan and his team pride themselves in building unique, custom homes that are both stylish and livable. “Our goal is to ensure each client’s home reflects their vision while our design team guides the client with creative, unique finishes, addressing special concerns such as environmentallyconscious materials,” explains Jenny Butler, Director of Marketing and Design. “The space is utilized 106 • CH+D • Fall 2020
to its fullest without being overly crowded and is designed while considering how people live everyday.” For this particular home a clean lined, open concept, modern space with an abundance of natural light was envisioned. The Butlers wanted the space to concentrate on form, function, and simplicity. In order for them to execute a high level design, close collaboration between the design and construction teams is crucial. Attention to detail and communication are non-negotiable when working to build a custom home. Because the inspiration for the look and feel of the home was set early in the process the execution was fairly simple. The element that required the most

attention during planning and execution was the vast number of windows throughout the home. There is an extensive use of glass in the design so it needed to be carefully thought out as early as possible. Large panes of glass required structural components that are introduced to the framing in order to provide the proper amount of strength needed for the home, built in the Ralston Grove neighborhood of Daniel Island. Because of the vast amount of windows, the heating and cooling system needed to be properly designed and sized to help with temperature control. Large automated roll down shades provide privacy and are easily controlled by keypads throughout the home. SHELTER stays consistent with all of the homes they design as far as eco-friendly and energy efficient products. LED can lights, tankless water heaters with hot water recirculating systems, spray foam insulation, and high efficiency HVAC heat pumps are used. This home also includes synthetic grass and recycled decking. By building with energy efficient

and eco-friendly materials, the home’s use of water and energy is improved and the materials reduce negative impacts on human health and the overall environment.
This home is decked out in high-end finishes in addition to the large windows and eco-friendly products. Sierra Pacific Windows embrace the natural light and help bring the outdoors in for a welcoming, relaxing feel throughout the home. A minimalist chef ’s kitchen features paneled appliances and ample space for additional storage in the scullery. The ceiling height ranges from 12 feet to 20 feet offering a very open concept floor plan. The SHELTER team also incorporated unique architectural details from sloped ceiling to hidden doors and custom white oaks paneled wall with a steel inlay. When Modern Meets Timeless

When granted the near mission-impossible task of completing this dream home’s intricate countertops amidst the start of a global pandemic, Greg Hoffman of Universal Marble & Granite knew it would not be easy, but got to 110 • CH+D • Fall 2020
work. Throughout the project’s duration, the homeowners were juggling the difficulty of moving from place to place, instead of utilizing short-term rental properties, while waiting for their home to be finished due to CDC guidelines. Covid-19 forced the family to move into the house before it was finished. Between the builders at Harbor Contracting and Tightline Construction (Steve & Andrew Baldrick), the maker behind this home’s custom cabinets (Bob Smith at Artistic Cabinetry), and Greg and his team, lots of local faces made sure the house was perfected in record time. What could have been a drawn-out process became relatively fast, with Universal’s commitment to work with local vendors to give the homeowners the finishes they wanted. The homeowners wanted to create a light ambiance throughout the home

that offered a breath of fresh air as visitors walked in. According to the homeowner, high ceilings show off the quality and craftsmanship of the work. Everything in the house was designed with modern touches in mind. Two of the most critical design features for this Mt. Pleasant family were a large waterfall island in the kitchen and marble throughout the master bathroom. Borghini Gold quartz was handpicked and made the large kitchen island a show stopper, as it is an elegant stone that can be both beautiful and subtle. The powder room showcases Shadow Storm marble but in a honed finish, giving it a raw stone look. Universal also worked on the children’s bathrooms, laundry room, porch, and pantry, installing different yet equally stunning surfaces. Both girl’s bathrooms were made possible with a unique Doha white stone, a mostly white stone with

grey and blue accents throughout. A few inspiration photos, help from Sullivan James Interiors, and trips to the showroom to look over different materials ensured a smooth process. With the addition of statement prints, plants, and other small décor items, the home was fashioned just to the homeowners’ liking. The house isn’t just beautiful to look at, it’s incredibly durable too. Universal Marble & Granite is one of two local companies certified to put Stone-Tech commercial sealers on natural products. Greg described the top-rated sealant on the market by saying, “It’ll get you 90 percent of the way there. Perfect Solutions Working with a professional cabinet designer allowed these homeowners to create optimal storage and function throughout their home.
A
fter an introduction through their builder, Heyward Builders, these homeowners knew that Niki Komorek of Charleston Cabinets was the right person for their job. Niki received a plan to bid for the job and came up with a proposal based on the designs she was given. “What we initially came up with and what we finished with were two entirely different beasts,” Niki expresses. Their plans changed through the continuous meetings and discussions they had about what was most important. “I didn’t want the clutter of laundry baskets and Niki helped me determine what the solution to that was,” adds the homeowner. 114 • CH+D • Fall 2020
Niki helped the homeowners design their kitchen, laundry room, and bathrooms for both style and function. The kitchen cabinets run up to the ceiling, the cabinets in the wet bar have glass doors, and their laundry room is decked out with cabinets and drawers. These elements help make day to day use of the spaces easier and more enjoyable. The ceiling height cabinets offer more storage for everyday items, the textured glass doors make it easy to see what’s in the cabinets, and the pull-outs in the laundry room hide the clutter the homeowner didn’t want seen. The cabinets are all Kraftmaid Vantage and Waypoint. In addition to the basic design of the

cabinets and storage options, Niki also helped the homeowners come up with unique touches. “We installed cabinetry on the backside of the island as well for additional storage and the cooktop has a downdraft insert which doesn’t work for a standard countertop so we added length to that as well,” she mentions. The island is the statement piece in the kitchen with the countertops from GlassEco Surfaces and the ample storage Niki designed. The backsplash, provided by Melcer Tile, also adds dimension and helps tie in the whole design. The creativity was flowing between Niki and the homeowners as they worked together to determine the best design for them. This included finding the right color for the vanity in the powder bath after the color the homeowner initially wanted was discontinued. “We were able to color match as closely as possible and it turned out beautifully,” says the homeowner. They tracked down a Sherwin-Williams color ‘Really Teal’ that was the perfect custom touch. They also ended up switching the cabinet doors to standard overlay door style so they could fit everything they wanted into the laundry room. Niki stresses the key to a successful project is asking the right questions and getting to know the homeowners. Finding out how the homeowners plan to use the space is so important when designing their cabinetry. A Decade of Dependability A 15-year working relationship led to a successful collaboration between a custom home builder and building material supply company.

uilders FirstSource and Artisan Custom Homes have been working together for more than a decade. Over the years, the two companies have earned each other’s trust and know the other is reliable. When it came time for their next collaboration, the Kiawah River development was the best fit. “We were drawn to this community because of the vision, the land plan, and the thoughtfulness that was put into it,” explains Vice President of Marketing at Artisan Custom Homes, William Luce. “We quickly saw how great a community this was going to be and we wanted to be a part of it, so we got engaged early.” Mike Garrett, General Manager of the Johns Island location of Builders FirstSource adds, “We can’t do what we do without builders like Artisan. Functional for the Family When Allison and Jonathan Flanary of Aiden Fabrics began working on their own home, they knew creating a practical space for their children and pets was a must.

fter purchasing the Fabric Emporium and rebranding to Aiden Fabrics in 2014, the Flanarys were determined to create a welcoming and high-end space for home décor and design needs, in addition to fabric and custom fabrication. “We expanded the number of bolts on the floor, brought in several fabric galleries and new lines, as well as expanded into custom window hardware and shades, custom furniture, lighting, rugs, and home décor,” explains Allison Flanary. She and Jonathan’s goal is to be a one-stop-shop for homeowners. Their designers can help with projects of any size. Their own home ended up being an upholstery overhaul. With two kids, a dog, and cats Jonathan and Allison’s top priority in their 122 • CH+D • Fall 2020
home was a functional and practical space. Everything needed to be able to withstand the daily wear and tear of their busy family. Allison wanted an elegant, warm, and inviting space where people felt comfortable and were also surrounded by beauty. The duo also needed to marry their styles —Allison’s modern, elegant, style with a love of pattern and texture, and Jonathan’s more traditional, French country and shabby chic style, inspired by his mother who was a designer. Opting for performance fabrics, or a Fiber Seal, for their furniture helped the Flanarys achieve the durability and cleanability aspects they needed. Another easy to clean texture Allison used was a fauxgrasscloth wallpaper in vinyl for their bar room. This material just needs to be wiped off with a washcloth to clean.

She also says that setting parameters in the space was helpful. “How would the room function? Did I have existing furniture I needed to incorporate?” were two common questions Allison would ask herself. Now, Allison is happy to come home everyday. “I am really happy with how our home ended up,” she adds. “But I also know a home is never really finished. It has to evolve with your life, your style, and in some ways, trends.”
The Flanarys had a variety of pieces from their old home that were brought to this home as well; some of which they simply reupholstered for a new feel. A Thibaut fabric became the basis for the whole living room, showcased on the chairs and a coordinating fabric on the sofa. A repurposed crushed velvet chair and ottoman in the master is Jonathan’s lounge spot while Allison gets ready for date nights. Leather was another great fabric option for the Flanarys as it hides scuffs and marks from the kids and the pets. The couple was able to get most of their pieces, whether reupholstered or new, in about four to six weeks.

ince its inception in 1964, Gateway Supply has been a family-owned and operated company, now spanning three generations. Aimee Williams, granddaughter of Gateway’s founder, has worked with the company for many years, currently working as the director of showrooms and marketing for all locations throughout the state. “We are thrilled to be expanding our Charleston presence with a new bath and kitchen showroom, warehouse, and plumbing counter,” Aimee mentions. Much of Aimee’s role is learning how the company can best meet the needs of their clients and part of that is done by offering clients various locations across the state. “We

helped Aimee gather the necessary information to make selections. “Once I knew what direction we were going in, I was able to provide her with options to fit the overall design vision as well as her budget,” Aimee says. “Given my personal love for gold and hammered brass fixtures, I had so much fun working with their aesthetic.” Gateway encourages their customers to consider how the room will be used, as well as how they picture the finished project. Family Business The family-owned and operated business model was the reason these homeowners chose this landscape company for their Summerville remodel.
C
hristian Teague’s passion for landscaping began at an early age. His father was a mason and farmer and various other family members had a love for flowers and gardening. These experiences he had as a child led him to starting his own agricultural business, creating landscape design and offering full masonry services.

After speaking with Christian’s children at a home show, these homeowners were ready to take the plunge and begin the renovation of their entire landscape. “They appreciated that we were a family business,” Christian states. “We began planning with them for their irrigation, landscape, and hardscape.” The home-
owners worked with HLG and completed an onsite consultation to get a better idea of the scope of the project and what needed to be done. After 30 years of living at the home, tree roots had undermined, lifted, and compromised the patios, sidewalks, and driveways. Christian found that erosion and poor soil quality had allowed most of the existing yard and overgrown bed spaces to underperform. Once he finished his evaluation, Christian came up with a plan for the homeowners. “We proposed a complete renovation from the ground up which included removing the existing landscape, sod, and all existing driveways, sidewalks, and hardscapes,” he explains. The HLG team provided the homeowners with
brochures and inspiration images, and brought the homeowners to a nursery to help with the selection process. In order to offer valuable suggestions, Christian also studied the drainage and water flow from storms, conducted soil samples, and evaluated the light requirements for various shade and sun plants. Once all of the research was complete, plans were made, and the homeowners were happy with suggestions, the install process began. “We installed a complete drainage system, irrigation system, created custom stacked rock terrace walls, new paver patios, a pergola, planter beds, installed new sod, created a new driveway, and added hundreds of perennials throughout the space.” The plants used in the design were selected based on soil quality needs, sunlight, drainage, and air flow. Some of these plants include Viburnum, Ruby and Purple Diamond Loropetalum, Confederate Jasmine, Regina Iris, and Crepe Myrtle. In order for these homeowners to maintain their new yard, it is recommended they use pre-emergents to keep weeds from growing, and using a 3-4 month time release fertilizer throughout the summer to give the plants macro and micronutrients.

An irrigation system, and watering perennials every two weeks for six weeks, create an optimal environment for the plants. Other features that Christian suggests installing would be rock, water, and fire features as well as pavers and masonry hardscapes, fencing, pergolas, and uplighting. Home Show Happiness After connecting with the N-Hance of Charleston team at a Charleston Home + Design Show, this homeowner determined they were the best fit to give her kitchen the proper facelift.
W
ith N-Hance’s 19-year history in refinishing cabinetry and wood surfaces, Tim and Marsha Judy were interested in learning more about the company. Their innovative way of refinishing these surfaces led the couple to start franchising. This finish is faster, durable, and stain-resistant so it is a safe option for families like this client who was looking to maximize efficiency and functionality, as well as the overall style of her space. “We worked with this client to design her cabinet interior spacing and drawers specific to her needs,” adds Tim. They came up with a solution that provided optimal function—drawers instead of doors. With drawers throughout the lower space, the homeowner has storage to fit her larger kitchen pieces such as pots and pans. Because the cabinets were not properly refinished when they were previously painted, the N-Hance team had a little extra work to reverse the job so their client would get the finish she wanted that provided a guard against everyday wear and tear. Whole Home Automation These homeowners needed help automating their entire house to ensure function and safety.
W
orking with Novella Homes, the NextGen Automated team was brought in on this project to provide whole home automation and security. The homeowner opted to include automated shades in their system, allowing them to control their shades even when they are away. Silhouette shades were used throughout the home. The master bedroom features the duolite system which is a room darkening technology. Behind the actual shade there is roll down that provides an extra barrier to the light making the room even darker. This system is also often used in a theater room. With Silhouette shades, even when the veins are open the fabric is still

taking the glare out of the windows and protecting furniture and flooring from UV Rays. The veins can be adjusted to be partially opened, completely opened or closed depending on the homeowners needs specific to the time of day. Due to the automation control choices are unlimited. They can be programmed based on time of day, user preference, and levels of security by making the home look occupied even when away. The programming of these features can also be used to create different scenes, “When watching TV the shades will automatically adjust to eliminate the outside glare,” explains Michael McIntosh, more often known as Mack, owner of NextGen Automated. Lowcountry Organization Guru This newly engaged couple was looking to enhance the organization and ambiance in their new home.

owntown Chicago native Tiffany Miller’s passion and love for design began around age four, and ever since, she has hit the ground running. After moving to Charleston, her drive for crafting spaces led her to create her own company, Home Etiquette. Her services help people organize, declutter, unpack, move-in, stage, and create an ambiance for your home events with her tablescaping and décor. Tiffany prides herself in going above and beyond to ensure her clients have a place for everything while making their spaces both practical and beautiful. Her recent project is no different, as she went the extra mile to ensure these homeowners were left with space flawlessly crafted to check off all of their boxes and more. Recently engaged, these homeowners decided to settle down and buy their first home together in Mt. Pleasant. This project granted them a stress-free move, giving them the tools to organize their lives in the best way. With attention to every last detail, even the closets were carefully arranged, with this particular one being separated by “day to night” clothes. She also made sure to add all of their favorite things and showcase them, making sure to add their flair. By working with Home Etiquette, these homeowners were left in awe and felt their new home was phenomenal. “It feels like we are home and settled, all in three days.” As for any project, behind-the-scenes, there are challenges. For Tiffany, the biggest challenge is the time stamp you put on things. On her blog, Megan discusses family, fashion, home décor, and everything in between. Megan invited the Charleston Home + Design team into her quintessentially Lowcountry home to chat about the house, her career, her family, and her future goals. Yes, A Lowcountry Childhood
With her dad in the golf business, Megan spent her childhood by the water. She was born in Myrtle Beach and grew up in the Beaufort/Hilton Head area. Growing up on the coast provided Megan and her older brother with incredible memories. “Learning to fish with my dad, spending long days at the beach, and finding shells and shark teeth at the hidden banks and sandbars are some of the sweetest memories I have,” Megan says. “I remember riding to school every morning in Beaufort, which is essentially a smaller, more untouched Charleston. We would go over two bridges on the way to school so we would try to spot a dolphin fin each time and when I did, I would say it was my lucky day.” Megan didn’t realize it then, but she is so appreciative of the opportunity to explore such beautiful sights and of the experiences she had throughout her childhood. 144 • CH+D • Fall 2020
Patricia Watson and Rosemary “Rosie” Stoffel were Megan’s grandmothers, and they are two of the people who influenced Megan the most. Grandma Pat was a woman of conviction. “In addition to her tenacity, she was also the most gentle and kind spirit of anyone I’ve ever known.” Though Megan never met Grandma Rosie, she felt like she knew her through the stories she heard. “She was a religious woman and created a very strong foundation for my family,” Megan adds. Both of her grandmothers struggled with health issues but that never got either of them down. Their grace and love for their family taught Megan to do the same. Megan would later name her children after her grandmothers.

At 12 years old, Megan met her now husband Brandon. Cue the tears; ac-

cording to Megan she always knew he would be the man she would marry. “We grew up together and I know it sounds corny, but I just knew he would be my husband one day.” The duo dated throughout high school but gave themselves separate experiences throughout college. Brandon attended Clemson University, Megan the College of Charleston. A few years older than Megan, Brandon graduated before her and Megan laughs that she lured him to Charleston. Brandon popped the question the fall after Megan graduated and they were married a year and a half later. A few years into their marriage, the couple welcomed their now 4-year-old son Watson, and two years later Rosie joined the crew. “Sometimes I look at them and think it’s so wild that two little lovebirds who met in a small town school created these two children!” Megan exclaims. How sweet is that? Two very different experiences occurred during Megan’s pregnancies. “With our first, we naively decided to renovate our kitchen when I was 38 weeks pregnant.” Their kitchen was still down to the studs when Watson was born and they didn’t have a sink until he was eight weeks old. “Learning to be a mom with the company of 2-6 subcontractors all day long in our small home was a little rough,” Megan says. With Rosie, the moment they knew they were going to have two under two, Megan and Brandon listed their house and moved into a newly constructed home so they didn’t have any major renovations to do. Come Sail Away Raising the Stokes
When it comes to their favorite activity, the Stokes pack up whatever they need and head to the boat. “We are big boaters,” Megan says. “Our ideal day is taking a cruise out to Sandy Point and letting the kids get out to play in the sand and jump in the water.” This family would rather be on the water any day of the week than hauling it out to the beach, but, they sure do love heading out to Sullivan’s in the evening to run around and watch the sunset. With two young children, there are certainly limitations on the range of activities the family can partake in, but one of Megan’s favorite things is seeing her son and daughter take an interest in new things. “They love to spot dolphins, chase fiddler crabs, and jump over waves before breaking for a snack—which I’d imagine is what they would say their favorite activity is,” Megan laughs. Brandon is a civil engineer, and owns design and build firm, Stokes Hardscapes, and Megan runs her blog full-time, so their schedules are pretty packed. In recent years, Megan has realized she was spreading herself too thin. “I felt like I wasn’t succeeding at anything—being a parent or a good business person,” she explains. “I sought help; someone who could help me care for my children for part of the
day, as well as someone to help me with the loose ends of my business and to keep things running in a steady flow.” Asking for help made a world of difference and Megan can now focus on being all in with whatever she does. “When I’m with my children, I’m truly with them, and with a much happier heart and lighter presence.”
Cultivating Creativity
As a student at the College of Charleston, Megan studied communications and health promotion. During her senior year, Megan started her blog. “I was inundated with books and studies so I needed some sort of creative outlet.” She always loved anything in the creative space from journaling and scrapbooking to knitting and sketching. Megan had come across some blogs online and was intrigued about how people were blending journaling and scrapbooking on a digital outlet. On a whim, she launched her page using blogger. com. She would share daily adventures, new products she loved, pop culture topics, chronicles of her travels, and anything else that popped into her brain. According to Megan, it was very ‘off the cuff’. Megan landed her first job a few weeks after she graduated—a position in development for the MUSC Children’s Hospital Fund. In

2014, a year into their marriage, Brandon got a job back in Beaufort so they left Charleston. Megan had started her blog in college so when she moved to Beaufort and didn’t have a job yet, she was able to move it from an intermittent passion project into something that looked more professional and was updated more consistently. Seven months into their time back in Beaufort, Megan was begging Brandon to move back to Charleston. “I missed it dearly!” she proclaims. Brandon
went back to the company he left and everyone was happy. Over the years in the blogging world, Megan noticed that people were turning their blogs into businesses by doing advertising and earning affiliate commission income from the products they were talking about on their site. “It took many years for me to really dive into that realm of blogging, but I did it slowly and organically.” Megan still talks about similar topics
on her blog than when she just started, but it has evolved as she has entered new seasons of life. “I’ve matured from the 21-year-old girl I was 10 years ago,” she says. “My readers, by way of my site, have seen me graduate from college, get engaged and then married, buy and sell our first home, buy our second home and begin tons of DIY renovations, have a baby, sell that home and start to decorate another, have another baby, and the list goes on and on.” Megan’s blog chronicles every phase of life.

Because of Instagram, engaging with followers is easier than ever. Instagram allows Megan, and other influencers, to see what content gets the most engagement which helps her to determine what content people want to see. “My readers and I have truly grown up together so the topics I share have transitioned as well,” Megan notes. “I still share my favorite blouses under $50 and things like that, but I’m also sharing nicer furnishings and more investment-style pieces that I keep in my wardrobe.” As life changes, so does her blog, and through years of time, patience, consistency, and engaging with other influencers and readers, Megan has gained faithful followers who enjoy the content she shares every week. For those of you who don’t know, Megan shares some of her Amazon fashion favorites each month. Last December, she had the opportunity to travel to New York City to host a live video segment with Amazon. “It was tons of fun for me and was certainly a highlight of my career so far.”

In hopes that this story will set the scene for what drew them to this home, Megan shares the following anecdote. “Our home before this one was built in the 1940s. renovation would surely agree. The three evenings before our son Watson’s first birthday party, which was taking place in our home, my husband and I were on our hands and knees whitewashing our new hardwood floors. He would paint the brushstroke and I would wipe it off—over and over. We finished at 3am the morning of the party, then had movers arrive at 8am to move all of the furniture back in. (You’re typically supposed to wait quite a while before setting furniture down, but remember, we are a little crazy!) I then had about two hours to decorate for the party, prepare food, and get myself ready. I’m pretty sure I had wet hair at Watson’s birthday celebration, but at that point, I didn’t care. It wasn’t long after this whirlwind of a week that we found out we were expect150 • CH+D • Fall 2020
ing baby number two. I remember the exact moment I was changing our newly one-year-old’s diaper when I looked at my husband and said ‘We’ve got to get out of this house before the new baby comes.’ It was such a lovely, sweet home and we had a lot of pride in it, but our list of remaining projects was too long to accomplish alongside adding another baby to the mix. I felt a very strong urge to buy something fresh and new. A couple of months later, we found this home we are in now. It was nearing completion of construction, so we were able to close pretty quickly. Our builder, Stanley Martin, does semi-custom homes, but from what I understand, this was a new floor plan they had never done before, so they built it as a spec to try it out. Good thing it worked out because we absolute-

ly fell in love with the floor plan. It’s open but still has plenty of division of space. We knew it would be perfect for our family.” With their must-have elements ready to go (i.e. a kitchen with an oversized island, tall ceilings, lots of windows and natural light, a garage, and plenty of closet space) Megan began designing their home. “It’s important to me for an interior space to feel like it has a soul. Our last home was very old, so I was able to incorporate a few more contemporary touches in our furnishings because the details of the house had such character on their own,” she adds. “However, with this home being so new it felt like it was lacking a little depth. So we added grasscloth wallpaper in the dining room and powder bath to warm up those spaces and add texture.” She also wallpapered Watson’s room and the foyer with a fun print. Creating a balance by bring-
ing in antiques and older furniture paired with the new feel of the house helped Megan accomplish a timeless, island-inspired, comfortable, traditional home for her family. Over the past three years in this home, Megan has swapped out a majority of the pieces she brought with her from their old house. “I think my style has matured as my age has,” she says. “I enjoy the design process greatly. My ideal Saturday night is spent rearranging furniture alongside my husband with a glass of wine and an old favorite movie playing in the background.” Now, with two young children, pieces that can feel like they can be lived in are of top priority. Many pieces that Megan has found were picked up at local spots. Megan sourced from GDC, Celadon, Antiques of South Windermere, Jeffrey Bannon LTD, and more. Most of the rugs seen

in the house are found from Megan’s “secret” source as she calls it. Timeless Vintage is in Yemassee and they carry a variety of antiques and vintage rugs. One Kings Lane, Amanda Lindroth, Annie Selke, and Serena & Lily are some of Megan’s other favorite resources. Artwork also makes up a big part of Megan’s design. “We are so lucky in Charleston to have such a huge art community,” she says. “Way Way Allen, Rebecca Hoyle, Haley Matthewes, and Jordan Connelly are among some of my favorites that you might spot throughout our home.” Performance fabrics can be seen throughout the space. There is a lot of white in the house which many people think is less than ideal with small kids, but Megan has tackled that head-on by using fabrics that can be easily cleaned. Their living room sofa, by Cisco Brothers, has a removable slipcover that is also machine washable. Their dining chairs are Louis XVI chairs from Ballard Designs but are customized with Sunbrella fabric which can be cleaned with 152 • CH+D • Fall 2020
just a wet rag. These choices have been a game changer for Megan and her family. Along with the performance fabrics, baskets for toys and a durable reclaimed wood coffee table were added to make the home more family-friendly. “I want nothing more than my children to be comfortable in this home,” adds Megan. The family often pulls the pillows off the couch to make forts and builds giant Lego buildings on the dining room table, but Megan has one important lesson that she wants to teach her children. “I want them to understand that a clean space is important and we should take care of our belongings,” she explains. “I believe that if they see it’s important to me, it will set an example for them.” A favorite piece in the house is the master bed. “Brandon and I bought it from Southeastern Galleries in 2013 using money we kindly received as wedding gifts,” Megan mentions. “We were so poor and lived in a tiny condo, but boy if we didn’t have a nice king bed! I think I
love it so much because it was our first joint furniture purchase—something we fell in love with together.” Another recent purchase that Megan has fallen in love with is an antique English bowfront chest found at Ellie Proctor’s booth in Antiques of South Windermere. It’s paired with a funky wallpaper in their foyer, providing a nice contrast. Though the home was brand new, Megan and Brandon had a few other updates to make so the space would function best for them. The countertops were upgraded to Cambria Quartz, new cabinetry was made so they ran up to the ceiling, a custom pantry was built, carpet upstairs was replaced, and Megan’s favorite change, remodeling their master closets. Now the space is fully functional, and stylish, for the family of four.
Looking Ahead
Looking forward to what’s next, there are a lot of unknowns. “I wish I could say I knew!” expresses Megan, but one thing she knows for sure—“I would love to develop a product line of some sort.” ✦
