any people have spent the last year and half making various updates to their homes to make them function better for the shift in our daily lives during the pandemic. You’ll find many of these projects in our annual remodeling guide, which also includes a variety of ideas for you to incorporate into your home. Football season is also here. Our team was welcomed into the Mt. Pleasant home of University of South Carolina kicker Elliott Fry. Plumbing Pros Jordan Jenkinson and Sonya Pierce of Gateway Supply Company. break down their favorite aspects of the plumbing world.
Jordan Said: I always enjoy working in children’s bathrooms. Parents typically pick fixtures that will appeal to their kids, making very distinct and exciting spaces! I prefer chrome, as it’s a classic finish that one never has to worry about going out of style. Not only is it easy to clean and durable, but it pairs well with a wide variety of accessories, hardware, and lighting.
I enjoy working in bathrooms more than kitchens. There are only so many selections for a customer to make in a kitchen whereas the possibilities in a bathroom seem endless.
Anything as simple as new paint, replacing a sink, or a new light fixture can make a space feel new and updated.
Favorite Space You’ve Worked In?
Chrome or Gold Finish?
Kitchens or Bathrooms?
How to Make an Old Space Feel New?
Sonya Said: It was a restoration of one of the historic mansions and four new construction homes built on the same property, architecturally designed to blend new with old.
Both are great choices but my new favorite finish is matte black. This finish elevates any faucet and plays well in a contemporary setting, modern farmhouse, or adds a bold element to a traditional space.
Definitely kitchens. Kitchens can serve as entertainment spaces, the hub of holiday or special occasion celebrations, and are the place where school lunches and nightly meals are prepared.
Removing dated things can freshen up a room. Paring down accessories and eliminating clutter are no-cost ways to freshen up any room.

HOMEWORK
At Home With
Bobbi Hoffmann of House of Hoffmann Interior designer Bobbi Hoffmann of House of Hoffmann Interiors has been designing colorful, vintage inspired spaces for her clients for years now. These designs she loves so much have also made their way into her own Mt. Pleasant home she shares with her husband and two young children.
1 After relocating from the Northeast,
Bobbi knew she needed to dig deep into the vintage beach vibes she’d be carrying around in her soul for years. Her home was an exciting project to tackle and she achieved her vintage beach interior with pieces that make her happy; including artwork from local artist Chambers Austelle and vintage doors from a historic Downtown home bought from Architectural Antiques and Design.
2 The home is light, vibrant, and filled
with character and heart. Finding one of a kind pieces is something Bobbi loves doing for both her own home and her client’s homes. In the sitting room, that includes a vintage Turkish rug from Zuma Imports and beautiful armchairs from the Brimfield Antique Show.
she create spaces filled with fashion and function and since the family downsized when they moved to the Lowcountry, being creative in the use of the spaces was paramount. For the entry, Bobbi styled a navy console table from Bungalow5 with beautiful vintage pieces on top, and baskets for additional storage below. CRAFTED IN CHARLESTON
Lumber Made for the Lowcountry Charleston Native Herman Albrecht Jr. founded Southern Lumber & Millwork in 1941 and decades later, the company still operates with the same values.
The Craftspeople Southern Lumber & Millwork is a family run company with three generations committed to providing the Lowcountry area with consistent, high-quality products and work. Their team is focused on creating a customer experience second to none with the hopes that their customers – custom builders, architects, homeowners, and even interior designers will continue coming back to the company for years to come as many have before. Today, Southern Lumber has expanded to selling not just lumber but Marvin and Andersen windows plus several other window lines. Twice Southern Lumber has been named Andersen’s Dealer of the Year, and sales of Marvin Windows tripled last year. But Southern’s millwork remains their specialty.
Their Process
Story by Mary Marshall • Photography by Ebony Ellis
Southern Lumber continues to operate a thriving millwork shop –well known by local architects and custom builders – fabricating mouldings, brackets and rafter tails, mantels, radius wood trim, louver shutters and even personalized wooden tables. The millwork shop is divided into two focus areas: the manufacturing of wood mouldings and the actual millwork team itself. The manufacturing team uses four machines to produce six million linear feet of wood mouldings each year. The company has the unique ability to grind their own knives so that they’re able to match any historic moulding profile one may find in any beautiful downtown home. It has supplied millwork throughout Charleston, including a walkway bridge to Magnolia Gardens and The Citadel’s Ring. (top) The millwork team at Southern Lumber. (bottom) Custom millwork project. (opposite right) Another member of the team sands the wood for a smooth finish.
70 • CH+D • Fall 2021
The millwork team has a wonderful blend of old school craftsman skills and knowledge along with new age technology. This allows them the opportunity to produce almost anything with wood.
Their Philosophy When he founded the company, Herman thought it was of utmost importance to surround himself with good people who work hard and then the results would follow. Fast forward to today and Southern Lumber still believes in taking care of people, and as a result they have numerous employees who have found a home with the company for several decades. The business also understands the historical importance behind the downtown Charleston homes, and they team up with custom builders, remodelers, and local architects who can create millwork that replicate the designs found in these homes. They’re able to build their plans to match the intricate details that were created centuries ago, preserving Charleston’s signature charm. For more information, call Southern Lumber & Millwork at (843) 744-6281 or visit solumber.com.

Steps Toward Sustainability
Story by Mollie Bowman • Photography by Ebony Ellis
There are many sustainable alternatives to practically any aspect of your home. Here are some eco-friendly options that get the job done.
Eco-Friendly Floors Eco-friendly products can be used in any area of your home. When it comes to flooring, a water-based polyurethane finish by Elegant Flooring created with acrylic resin is the way to go. Compared to an oil-based finish, this product not only benefits the environment but also offers stronger protection for your floors.
approximately 15 percent less volatile organic compounds, which means less of both harmful emissions and indoor air pollution. This finish also has a clear coat whereas oil-based finishes have an amber hue that gets more noticeable over time and alters the appearance of the hardwood.
Water-based finishes are slightly more expensive, but for good reason. They have
Water-based finishes also have a shorter dry time, meaning that the timeline
to finish floors becomes significantly shorter. Water-based polyurethanes not only provide excellent resistance to high traffic areas, but also offer homeowners an eco-friendly way to make their hardwood floors look good. Switch Out Stone for Glass Story by Mollie Bowman • Photography by Ebony Ellis
Using recycled products will ensure that you’re taking steps to have a more sustainable home. At GlassEco Surfaces, 100% recycled glass is used to create a variety of eco-friendly hard surfaces for both indoor and outdoor use. Countertops, pool surrounds, fireplace surrounds, or shower walls are just some of the surfaces you can use recycled glass in. Find your own pieces to incorporate, or rely on the pros; either way these surfaces are completely custom.
72 • CH+D • Fall 2021
These crafted surfaces resemble natural stone. Most of their glass is locally-sourced, meaning that they are using what would otherwise be sitting in landfills throughout South Carolina. GlassEco’s surfaces and manufacturing process are both eco-friendly so it’s less harmful to the environment from start to finish. Epoxy that GlassEco uses in the resinbased products are low VOC (volatile organic compounds) and doesn’t emit offgassing. They manufacture their surfaces in a day-lit facility with heavy ventilation from outside air to conserve electricity. Staying on Budget When doing renovating your home it can be challenging to stay on budget. Here are some tips from local remodeling pros on how to ensure that those costs don’t get out of hand.
1 Timing
It’s crucial to pay attention to trends during the time of year you’re renovating. Material costs tend to increase in January, so many vendors will work to order materials before the new year to avoid those increased costs. Making selections early in the process will not only reduce delays but will reduce the cost.
2 Understand your Home
During a remodel the best way to stay on budget is to fully understand the layout of your home and preferences you have. Studying architectural plans, knowing what materials you want to use, and planning for unexpected expenses will allow you to have a solid idea of your budget early on in the process.
3 Be Honest
The single largest driver of budget increases during renovation is scope
76 • CH+D • Fall 2021
creep, or the addition of more things to the list of changes. If you are honest about the scope of the project upfront, it will be easier to stay on budget.
4 Set Up Parameters
Share your budget with the people you’re working with so they know exactly what their parameters are while remodeling. Ensure that your designer and architect let you know of any changes that may pop up, whether it be an increase or decrease in price. Setting up these expectations will keep everyone on the same page.
5 Reuse
Refurbishing existing material is an easy way to stay on budget. By saving and reusing items from prior to the renovation, you are giving them a second life while also saving costs.

LEARNING THE LINGO
Story by Mollie Bowman • Photography by Patrick Brickman
A bold fireplace surround by Buckhannon Tile & Design in this home elevates the design.
A Solid Choice
Tile Companies:
Whether you’re looking for a new kitchen backsplash, bathroom flooring, or an outdoor walkway, tile is always a good choice. Here’s a breakdown of some of the most popular tiles you could use in your home.
Porcelain
Porcelain tile is very durable and can be used in almost any application, both in interiors and exteriors. Porcelain requires no maintenance such as sealing or special cleaning products.
Ceramic
This type of tile is made from natural clay, sand, and water. From customizable colors, patterns and texture, ceramic tile is the perfect product if you are interested in adding a statement piece in your home. It is recommended to steer away from outdoor 78 • CH+D • Fall 2021
applications due to its porous nature and high water absorption rate.
Vinyl
Vinyl tile is made from polyvinyl chloride and is easy to install. This is typically used in kitchens and laundry areas, though it can be used in any interior space. It will not break and is warm and soft under your feet.
Glass
Glass tile instantly adds sparkle and charm to any room. Compared to other tiles, glass has the highest
stain resistance. However, because it is easier to break, it works best on the walls as a backsplash or in the shower.
Marble
This natural stone tile has been used throughout history and creates a sense of elegance. It is very durable, comes in many unique and natural colors, and can be applied in many different areas. Because marble is a natural stone, it can have some rougher areas on the surface, which means that it should always have some sort of sealing to protect you and the stone.

Tell us about SHELTER Custom-Built Living’s process. Our process begins with assembling a team to ensure the client’s vision, budget, and experience are the focus. Our transparent process using a cloud-based management system keeps everyone involved regarding the cost of the build. With client approvals needed to make changes in advance, weekly site meetings, design team selection meetings, and weekly design-build team meetings ensure communication is key, details are captured, executed, and changes are made within a timely manner.
What were some of the must-have elements for the homeowners? The homeowners were looking for a non-traditional contemporary home. This home has been described as a “Lowcountry Coastal Vernacular executed with a modern hand.” The homeowners gained design inspiration from Turks and Caicos and St. Barts, but also fell in love with some designs in Singapore. The homeowners were looking for a modern style. There are cutting edge design details at every turn from home automation to custom-curated wall panels and a double island kitchen with jaw-dropping waterfall countertops. Contemporary exterior elements such as large windows, nontraditional roof structures, and gas lanterns were used to connect the home to the Charleston area.
As a custom builder, how do you ensure that no two projects are the same? We pride ourselves on building unique custom homes that are both stylish and livable. Our goal is to ensure each client’s home reflects their vision while our design team guides the client with creative, unique finishes.

Architects + Archetypes
ARCHITECT:
Bill Senst
VINYET ARCHITECTURE
Why did you want to become an architect? I’ve always enjoyed designing and problem solving; architecture is the perfect combination of that where the result is something truly special.
Why was it important for these homeowners to work with an architect? This building site presented its own unique challenges. With it being a corner lot and having to design to specific guidelines and standards, we had to stay within those limits while providing the aesthetics the homeowner wanted. We also wanted to be mindful of creating spaces at the front of the house to appreciate the beach views.
What unique features did you incorporate into this home? The main living space really stands out. With the kitchen being open to the living room and the living room being flanked by a walk-out balcony on one side, and a screened-in-porch on another, the space feels bright and inviting. During the day you can be on the porch overlooking the pool, and in the evening on the balcony starting to watch the sunset. It’s a very enjoyable space.
How would you describe this home’s style? This home is a blend of coastal farmhouse with transitional elements.
How do you determine the design direction for each project? My approach for clients is to first decide what type of style they want created and then focus on trends that best fit and complement that style.

Inspired Interiors
DESIGNER:
Debbie DeLong D E S I G N S BY I M AG I N E T H AT
What inspired you to become an interior designer? It all began when I was a little girl staying at my aunt’s home in Georgia. She had a lovely patio garden with colorful slate flooring and white wrought iron furniture. We would have tea parties in the garden. She’d often let me go into her sewing room and select some of the most pretty remnant fabrics she’d saved along the way. I’d set my table with her very best china, you know the kind she kept in her garage and used under her potted plants. She offered me one table centerpiece, a flower from her garden, and she allowed my imagination to dream and create.
What inspired the design for this home? With this home being on Kiawah Island, my inspiration came from the ocean blue waves, sandy beaches, and pink summer sunsets.
How did you marry your aesthetics with your client’s? That was easy. My client was in love with anything that had coastal charm, style, and the color palette was right up my alley.
What was the greatest piece of advice you received about designing? My instructor would tell me, “With all the education and knowledge one gains in the classroom of interior design, which is extremely essential, it all comes down to having an eye for it and most importantly, bringing about your client’s own personality into the design: a home that reflects who they are.”
Why was it beneficial for this client to work with you? My client wanted coastal charm. We hit it off from the start. We began with a walk-through via FaceTime and she told me what she wanted to accomplish. She had already purchased a few items and I was able to bring everything together, just as she had pictured. I selected pillows, accent pieces, lamps, some furnishings, and drapes to achieve the look she desired. STORAGE SOLUTIONS
Dream Closet Having well organized storage space is crucial in any home. For this homeowner, the solution to less-than-ideal storage space was a custom master closet that made organization easy.
The Setting:
Ample hanging space for shirts
While this homeowner loved his new home, he knew that there was room for improvement. He wanted to ensure that he had room to store all of his clothing in the closet, but realized that there just was no easy way to work with the space he had.
The Problem: Overall, this house did not have enough square footage. The homeowner wanted a place that he could be comfortable in proper storage and organization were must-haves for this new home.
This homeowner decided to take on a major remodel, adding many new rooms to his home including a master bedroom, an office, and a bathroom. One of the most crucial areas was the master closet. This closet met the aesthetic of his home and provided ample storage with shelving, hanging areas, drawers, and cabinets. It also included an area for the homeowner to showcase his collectible items from the Air Force and his collegiate ties.

Story by Mollie Bowman • Photography by Ebony Ellis
The Solution:
The Process: Building a custom closet in addition to other rooms means that the designers must know the layout. During their first meeting with the homeowner, they reviewed the overall plans and then began to design the closet. After a follow up appointment, the plans were refined and finalized. The designs were passed on to the production team who custom manufactured the parts and sent them over to the installation team who completed the build.

DO GOODERS

All About Community After challenging times hit a local family hard, the community rallied together donating time, money, and materials to build a new home where they could all enjoy time together for years to come.
The Story
The Build
It started when one of her sons suffered a brain aneurysm following a high school football game. His condition required longterm hospital care and intensive rehabilitation. As the medical bills piled up, Tianna and her family lost the home they were staying in and had to relocate to a family property in Cainhoy, South Carolina. Due to the fact that Bryant was recovering from his aneurysm, the Cainhoy home needed to be a place he could focus on his health, wellness, and recovery.
After looking at the property and the condition of the home, Ryan decided it would be too difficult to attempt to fix the existing damages to the Cainhoy home. He decided that it would be best to start from scratch and to build a new home for the family, and that SHELTER would be the right team to build the home. Recognizing the complexities of building a home no matter the size, Ryan turned to the Charleston building community where
Throughout life, it is inevitable that there will be hard times. It is these hard times that help us appreciate the things that we sometimes take for granted. Health, loved ones, and a roof over our head can often go unnoticed until we are faced with obstacles that test what we are made of. Tianna Mack, a local mother of six, is all too familiar with these hard times and the impacts they can have on a family.
92 • CH+D • Fall 2021
When community member and local philanthropist Mary Nemeth heard of this story she was eager to see how she could help the Mack family get out of this unfortunate position they found themselves in. That is when she decided to approach the owner of SHELTER Custom-Built Living, Ryan Butler, to see if he could give a builder’s point of view on the changes and adjustments needed to be made to the Cainhoy home the family was living in to make it suited for the family’s needs.
he relied on the strong relationships he’s made with trade partners over the years to help contribute to the build.
The Community
To SHELTER’s delight, the building community stepped up big time by volunteering time, resources, and labor to the project. Every call for materials was met by local businesses and individuals looking to contribute. Word spread through the community and funds were quickly raised for every cost thanks to the hard work of Mary Nemeth. With the help of volunteers and trades, the SHELTER team was able to overcome the hurdles to complete the build and to provide the Mack family with the home they needed and deserve.
A Special Project
With the family moved in, everyone involved can reflect on this project and the meaning behind it. At the end of the day, the Charleston community showed up for the members who needed a hand. This home wasn’t about luxurious designs and beautiful finishes, it was about home, family, and a true sense of community. What makes working with a local company so much more personal than working with a national brand?
“
There’s such a sense of community. We have returning customers who have done multiple projects with us throughout the years, and I feel like that’s really a testament to the rapport that the Flooring Factory establishes with the community as well as their clients. And that also speaks to the quality of work itself. Clients come back when they know they’ve received great work and when they feel like they’ve been treated like a friend.

Explain the benefits of hiring a company like Just Additions & Remodeling for a design build project.
“
One of the huge benefits in the way we operate for home owners is the fact that we’re pretty much a one-stop-shop. And what I mean by “design builds” is I do the designs myself, and I’ll meet with engineers as well on behalf of the home owners. When taking on these projects, a lot of people have to coordinate with so many others such as architects, builders, engineers. We really try to cut out all of that coordination and take it out of the hands of the homeowner. It fills in a lot of gaps and helps tremendously with staying on budget as well.

What are some tips for homeowners who are trying to illuminate their space?
“
The most important things to consider when illuminating a space are the size of the space, options for layering lighting, and the color temperature of light. You need to have enough light for the space, determined by how the space will be utilized, and how much natural light is available. There are three basic layers of light: ambient (general), task, and accent. These are often achieved by using recessed lighting, overhead lighting, wall sconces, art lights, and table lamps. By layering the lighting, you can easily adjust the amount of light based on your needs. Color temperature of light bulbs vary from nostalgic to daylight. Most clients prefer a soft to medium white, again, depending on how the space will be utilized.

The first step to bring their tech vision to life was for the homeowners to sit down with the Innovative team for what they call a discovery meeting. “We want to hear from the client, learn about how they hope to use their space, and find out what’s important to them aesthetically and practically in their space,” Ryan notes. “The design team creates low voltage drawings, lighting drawings, system designs, and a thorough proposal detailing every aspect of the technology system for client review and feedback.” Ryan notes that the Innovative team invests time and attention to detail into the engineered design for their systems to ensure everything is operating as intended during installation. “Our teams have extensive quality control measures and a testing process each system goes through,” he says. The goal for any system from Innovative is to enhance the homeowner’s lives and help make things more convenient. With these homeowners’ system, they can monitor and control every aspect of their property from anywhere. With the automation and integration of all the technology products throughout the home, everything is made easier. The benefit to a connect system is our ability to remotely monitor and service electronic components to diagnose and troubleshoot any issues that come up,” he adds. “The second is Innovative’s service plans and extended warranties that include extending equipment warranties, proactive maintenance visits, guaranteed response times, and other services to prolong the life of electronic systems.” Ryan notes that in order to overcome any obstacles that arise, Innovative relies on
their expertise, process, and team to help them adapt and overcome. “Thankfully, for a project of this size and scope, everything went according to plan,” Ryan mentions. “We attribute this not only to Innovative’s experience and process, but also to the high caliber of the builder, SHELTER Custom-Built Living, and their dedication to excellence.” ✴ For more information, call Innovative Sight & Sound at (843) 737-6145 or visit beinnovative.com/charleston.

hile working on this Isle of Palms home, the builder knew that a pool would be the perfect finishing touch for the gorgeous waterfront property. The builder was put in contact with Heritage Pools, LLC by previous customers who had nothing but high praise for the company.
The builder was looking for a lowprofile pool and spa that would integrate well with the landscape and feel like a natural addition to the property. It was also crucial that the homeowners could see the water from anywhere in the pool. It needed to be a relaxing and subtle area that would not clash with its surroundings.
From the start, this was a unique process. “We had to reform the original plans for the pool to our inhouse specifications,” notes Michael Gesmond, owner of Heritage Pools, LLC. This process began when the designers held an initial consultation to determine the needs and wants of the builder, as well as to note any property restrictions there may have been.
After coming up with, and finalizing the plans for the pool, it was time to get to work. The first step was to “paint the pool” on the property. This is where the designers outline the pool and decking area with spray paint to ensure size and placement prior to excavation. “This allows for the owner to see the shape and size of the pool before we actually start excavating the land,” says

challenges. “These parcels of land typically incur higher water tables and we have to be careful of cave-ins, as well as water mitigation during construction,” notes Michael. “Luckily, we did not run into any unforeseeable challenges on this project.” After the pool was shaped, there was a 28-day drying period to ensure that the concrete could fully cure. Once the wait was over, the team at Heritage Pools added the colored plaster to complete the pool. After a final walk-through and testing all of the equipment, the pool was turned over to the homeowner. However, the process does not stop there. In order to ensure that the homeowner knows how to live with a pool, they go through a post-construction pool school. “We teach the homeowner not only how to use the pool but also how to properly take care of it,” says Michael. It is crucial that the homeowner knows the do’s and don’ts of their pool so that it can stay in top shape. This stunning home was completed with the perfect pool. Now, the homeowner can relax and cool off, while also appreciating the home’s stunning surroundings. ✴ For more information, call Heritage Pools, LLC at (843) 762-3417 or visit swimhere.com.

Downtown Reconstruction After a fire destroyed a significant portion of his historic home, this Lowcountry architect was determined to fix it up with the help of a builder and sell to a new family.
T
his downtown homeowner got a surprise after a house fire damaged a significant amount of his historic Charleston single home. The fire ended up destroying much of the second floor and damaged the home next door, which is also undergoing a large renovation. He’d owned this home since 2010 and was ready to rebuild after the fire and transform the home into an updated modern living space. When Jeff Bolen, who happens to be an architect, began the renovation, he enlisted the help of John Goodwin and Dan Logan of Stono Construction. “The new plans called for a more practical layout within the existing footprint of the home, while not requiring a complete overhaul of the floorplan,” Dan notes. “The

most significant change was the conversion of small downstairs bedroom into a new kitchen that opens to an enlarged living area.” The guys received approval from the city’s Board of Architectural Review and the building permit in December of 2020. Like with many old homes, once demolition began, they encountered some previously undetectable challenges. They brought the engineer back in and redesigned some of the structural and framing. Despite these sorts of challenges, Stono Construction worked hard to keep the project on time. Jeff notes natural light was considered when deciding to open up the downstairs kitchen and living area. “I wanted to use as much

glass as possible in the home to allow for natural light." The ductwork used to be in the crawl space before the fire, however Jeff learned that current building codes disallowed this. So the team got to work determining how they could change that to meet code. The solution was to re-frame the structure to accommodate new ductwork, and also add a minispilt system in the front room where adding ductwork would have compromised the look and feel of the entry to the home. As with many projects completed during the pandemic, there was a challenge in getting materials for the home. John remembers that a lot of things were partially done throughout the build, which has become commonplace in this market. Windows, doors, and appliances are taking a lot longer, and labor can be a challenge to get as well. “We’ve been fortunate to have good relationships with our subcontractors so we haven’t had major delays due to labor,” John adds. John also adds that Jeff ’s flexibility and willingness to pivot when a challenge did arise helped the project continue moving along smoothly. Jeff was quick to make decisions and pick different products when original selections were significantly delayed or not available at all. “Stono was accessible and willing to work with me,” Jeff says. “The goal was to keep it historical looking but with a modern flair,” Jeff says. “Colors, lighting, doors, mirrors, and accessories give it more of a contemporary look.” ✴ For more information, call Stono Construction at (843) 805-4141 or visit stonoconstruction.com.

In the kitchen, the angled corner was eliminated to give the space a galley style layout. The range and refrigerator were moved to another spot for better flow. Modern Overhaul With hopes of a comprehensive renovation with thoughtful changes to the entire house to modernize it, this Kiawah Island resident was on the hunt for a versatile cabinet maker to overhaul their kitchen and bathrooms.
A
20-year-old beach house on Kiawah Island had good bones but was in need of a significant renovation.
The homeowner was looking to gut the kitchen and baths, select new flooring, replace exterior doors and windows, upgrade lighting, and more. He also wanted to get the interior design and furnishings completed at the same time as the renovations. “This required key decisions on coordinating construction materials and key lead-time items such as appliances and lighting fixtures,” the homeowner notes.
Jonathon Leeke of Southeast Kitchens

Southeast Kitchens was brought on to renovate the kitchen and bathrooms throughout the dwelling, and in the end, helped with much more. “Our projects are quite collaborative with the homeowner,” notes Jonathon Leeke, owner of Southeast Kitchens. “With an initial design consult, inspiration from the client, and a walk-through of the space, we will put a preliminary layout and cabinet plan together. We have the benefit of both in-house design and contracting services, which results in a cohesive building plan tailored to our client’s vision for the space.”
Dream Home Accomplished Not wanting to leave their current home, these homeowners worked with remodel pros to redesign their beloved Kiawah Island dwelling and bring new life to it.
Once Jonathon’s team has an approved scope, they begin project planning, procurement of materials, and assisting their clients, like this one, with making other design and product selections. Southeast Kitchens also worked with the homeowner to assemble a team of subcontractors to get the project done in a timely and professional manner. Wendy Mauro Design got involved to pull together the interior design plan; she also contributed to input on construction design and selection of materials. For the new wood floor, stairs, and railing, the homeowner worked with Flooring Services and Southern Staircase. Plumbing fixtures were all supplied by Moluf ’s, tile by Melcer, appliances from Plugs Appliance, countertops by Palmetto Surfacing, building supplies by Buck Lumber & Building Supply, and finally paint by Southeast Painting. Together this team brought the homeowner’s dreams to fruition, all in a 6-month time frame. Once the team was assembled, everyone got to work on their parts. The homeowner notes it was crucial to keep sequencing in-mind during the process. “Some steps are incompatible with others, so it’s important to avoid conflicting scheduling,” he advises. As Southeast Kitchen began designing and drawing the kitchen and baths, windows and doors were being selected along with integrating the new flooring with the stair replacement. Southeast Kitchens coordinated suppliers and subcontractors who worked together to pull off the stunning kitchen and bathroom renovation. In addition to the bathrooms and kitchen remodels, the living area was opened up and a vaulted ceiling was added to the master suite. The homeowner came to Southeast Kitchens with goals for what he wanted to accomplish with regards to layout and style, which Jonathon notes is always nice to have. “With good focus and direction from the homeowner on their priorities and preferences, we can get to the ideal design in fewer iterations, which results in a quicker project start and keeps the client engaged and excited about the project,” Jonathon adds. In the end, this project was a collaborative process with all parties that resulted in a home that the homeowner would continue to love for another 20 years. ✴ For more information, call Southeast Kitchens at (843) 795-8809 or visit sekitchens.com.

Often we can get confused by looking at all these manuals when trying to figure out how to work new things. Emily says that she feels properly prepared to use each of her new kitchen gadgets when the time comes. “The chef and Dan Wheeler, the showroom sales manager, both gave me their numbers and said to call them anytime,” she recalls. “I took pictures of everything they were using and notes on how to prep and take care of it.” There are also lots of YouTube videos out there to help get the hang of using these luxury appliances. Emily and her husband selected the Wolf 48 inch dual fuel range with four burners and

A Cove dishwasher, Wolf microwave, and two 30 inch wide Sub-Zero refrigerators round off the Davis’ appliance package. Turning a House into a Home With the help of talented interior designers at Aiden Fabrics, these homeowners were able to make their dream home a reality.

fter moving into their new home, Lynn and Winton Jennette were searching for designers to help with an overall design concept while also making their existing furniture and art pieces work in this new space. They eventually found their way to Aiden Fabrics and after their first consultation with the designers, they knew this was the perfect fit. The Jennettes already had a vision for their home and a clear style they wanted to achieve, making this a fun and interesting project for everyone involved. They wanted to renovate many rooms in the house, including 130 • CH+D • Fall 2021
the kitchen, bar, and butler’s pantry. “The overall look was to be a balance of contemporary looks and antiques,” says Heather Picinich of Aiden Fabrics. “We also wanted to incorporate a lot of color while still keeping the space light and airy.” The plan included high-end details and finishes for each space that created a flow of color from one area to the next, while still ensuring that each space was unique. In the dining room seen above, the Jennettes loved the idea of a mural, so the designers started there. They brought in the Serenity Green grasscloth mural wallpaper from Phillip Jefferies and

highlighted it with teal faux silk drapery and roman shades from Micheal’s Textiles. They completed the look with bluegrass tweed from Greenhouse Fabrics for the dining chair seats. “Needless to say,” comments Heather, “the mural’s Lowcountry feel and depth of color is a real showstopper and was the inspiration for the rest of the home.” Part of the renovation included opening up the wall to the music room opposite the dining room. There, they applied a teal grasscloth wallpaper from Phillip Jeffries and a stunning embroidered floral fabric in Convington’s Abelia Garden for drapery and shades. In the living room, Aiden’s designers added a pair of custom bench-seat sofas with brass nailheads from Gabby Home, as well as a pair of swivel chairs. To add a splash of color to the sofas, they added gorgeous throw pillows. “One of my favorite details in this room is the Octavian Shimmer grasscloth wallpaper from Schumacher on the back of the builtins,” says Heather. To balance out the room, the walls and window treatments were kept the pale light-blue to keep the airy feel. To continue the set color scheme, the windows in the kitchen were dressed in Schumacher Tropique Document and the chairs were recovered in Juttah Fruitcake from Magnolia Fabrics. “The idea was that chairs in the dining room and kitchen should complement each other without matching,” Heather notes. Completing this project in the middle of a global pandemic did present some challenges. Things tended to have longer lead times in addition to overall supply shortages throughout the United States. To adjust, the renovation schedule had to be altered, and wallpaper installations and furniture deliveries had to be planned accordingly.

The homeowners were living in a small apartment with their two dogs once they sold their old home, so they were eager to get into the house as quickly as possible. Wadmalaw Island is a beautiful area surrounded by nature so it was paramount that this home didn’t interrupt that. ordering cabinets by supplying plumbing and electrical plans, as well as laying everything out on the floors to ensure they could put pipes and wires in the correct location,” Thomas says. With open communication throughout the process, this ensured there weren’t any surprises and that everything was completed in a timely fashion. The fact that the homeowners were very decisive also helped speed up the timeline. Luckily for the homeowners, the products that AKD used don’t typically have lasting problems so maintenance isn’t something they’ll often have to worry about. AKD has high standards and gives their clients a blend of design skills, cabinet options, and good communication to provide the homeowners with a great experience. Successful communication and preparedness meant the Lloyds got a thoughtful design with function and style in mind in a great timeline for the scope of their project. Now they can enjoy their new home and take advantage of the great products the builder and cabinet designer used throughout. ✴ For more information, call Advanced Kitchen Designs of Charleston at (843) 225-9344 or visit akd.biz.

Sleek Storage Wanting to transform her existing kitchen into one that maximized its storage space, this homeowner turned to the pros to ensure that everything could fit right into place.
W
hile updating her kitchen with a new backsplash, painted cabinets, and fresh flooring, this homeowner realized she needed to make better use of her upgraded space. It was crucial for this kitchen to be well organized and accessible; the homeowner knew the perfect people for the job and contacted ShelfGenie. ShelfGenie designer Shoshanna Richek was assigned to work with this client. Shoshanna went to meet with her at the home and together they looked over her current kitchen storage. While observing the different ways the homeowner had items put away,

Shoshanna thought about how the storage could be improved, in terms of both location and accessibility. ShelfGenie offers clients a unique experience by having designers review the space that will be renovated. “Everything with ShelfGenie is custom,” says Shoshanna. “The designer is equipped with solutions to ensure the client will receive exactly what they need for each space and purpose.” Shoshanna and her client worked to come up with a plan that would fit her needs. “The only challenge was to come up with a plan that would create more storage with

more ease,” Shoshanna states. However, the challenge was met and they created a plan that made sense for the homeowner. Once the plan was finalized, a ShelfGenie installer approved it and took the final measurements so that renovation could begin. Changes were made all over the kitchen. A drawer that was too deep was converted into a “drawer-in-drawer” that created two levels of storage, making it more functional for the items being kept in it. To the left of the oven, ShelfGenie Glide-Outs were added to make it easier to get to the pots and pans. To the right, in addition to the Glideout for small items, a tray bin was attached to the cabinet door, allowing for the owner to simply pull the door open and have easy access to cutting boards, pans, and more. In an upper cabinet, four tall spice pullouts were added so that the homeowner could effortlessly organize and access any spices or condiments as needed. There was plenty of space under the sink for renovation. A reverse slope Glide-Out was installed higher toward the front of the space to support taller items and lower towards the back to fit under the P-trap and shut off valves. Adjustable dividers were also added from front to back in order for the owner to organize their items; it even included a designated space for the trash can. In a wide storage cabinet to the right of the sink, three Glide-Outs were installed to store mixing bowls, baking dishes, and serving dishes. “Since these items are all three to seven inches in height, we could divide the vertical space into three sections to accommodate all of the shallow items,” notes Shoshanna. All of these changes made by ShelfGenie allowed for this homeowner to create a kitchen that utilized its space to the fullest. For this homeowner, “ShelfGenie was the icing on the cake!” ✴ For more information, call ShelfGenie at (843) 8900542 or visit shelfgenie.com/charleston. CH+D • Fall 2021 • 141

(opposite left) Helen spent a lot of time focusing on the exterior of the home which was inspired by her travels. (top left) A long dining area is set up on the front porch for Helen’s team to tackle work together. (top right) Helen enjoys her well manicured yard. (below) Another sitting area is created with a cozy hanging bed; this is Helen’s favorite place to get work done or listen to her favorite podcasts.
Helen’s predecessor at the home made many of the updates you see today, bringing in modern touches while still maintaining the history of the home. “We focused more on the outside than the inside,” Helen notes. Helen’s love of travel heavily influenced the atmosphere she desired in her home. “I wanted a Costa Rica, tropical feel that made me feel like I was always on vacation.” Large palms and a lush landscape helped Helen achieve that goal. The exterior of the cottage got a pretty major facelift, Helen recalls. The porch was painted with the beautiful blue color you see. Helen saw a similar color at a hotel on Sea Island, took it to her painter, and he matched it. The fence was redone, the shed got shingles installed, a patio area was added, and the fountain was fixed. While there wasn’t a ton of work Helen needed to do on the interior, there were still some updates to make the home feel more her. “Downstairs we added a lot of lighting, painted, and installed wallpaper,” Helen notes. She has plans to get some new pieces (a new rug for her bedroom) and add more wallpaper (in the bedroom and bathroom), along with renovating the upstairs to make it more of an office area. Already drawn to more historic items, Helen was able to bring in her own touches while still honoring the history of the home. “I like anything with a meaning, CH+D • Fall 2021 • 145

was something she would move to full-time, she needed to make money. At that point, Helen was eating these smoothies everyday and noticed how much it was impacting her health. She saw her clients struggling with food; mainly sugar cravings and binge eating. “They were spending all this money and putting time into exercising, and it wasn’t necessarily working which is the worst feeling,” she says. “You can tell someone that it’s all about the food, but giving them action steps really helps.” So, she encouraged people to start with one smoothie a day; a very attainable goal for people and Blender Bombs was born. When Helen actually started the company, she recalls taking it day by day. “I was always thinking, ‘How do I not work as much?’ I was rolling up the Blender Bombs, buying the ingredients, running to Costco, packaging the ingredients, ordering the packaging, doing customer service, running Instagram; I just needed to outsource it.” The most time consuming thing for her to tackle was producing the Blender Bombs, so she found a catering company. Then she found a co-packer who handles production and fulfillment. And over the past four years, Helen has found her squad to help

her handle the things she can’t. In her first year, Helen did over one hundred thousand dollars in sales; nuts right? Helen credits a lot of that success to her openness and willingness to share on Instagram. “I did a lot of front-facing talking series; I had no fear, no shame,” she remembers. “I reposted tons of testimonials and that’s really how we grew; people saw them and wanted to hop on the bandwagon. Not only does the product work, but people also want to support small businesses which has been so helpful.” In addition to putting her face out there and talking about her product, Helen also gave out a lot of free products to family and friends so they could share about it. “My friends are so supportive of all of these local small businesses; we all support each other and boost each other’s careers.” Part of what Helen loves doing so much now that she’s (above) The infamous chandelier hangs above the dining room table. Giving Back to the Community Living in a community that has been so supportive of her over the years has inspired Helen to do the same. “Being a small business owner myself and knowing how important it is and how much it helps really pushes me to support others as well.” Helen notes that her eyes were opened to so many small businesses in Charleston that she didn’t know about during the pandemic. In July of 2020, Helen had to close the doors of her downtown Hustle location due to the pandemic. With money owed to the landlord, her Hustle community assisted in getting out of the lease and paying the landlord back. “We were so overwhelmed with the generosity of our community, we have taken the year to get back on our feet,” Helen says. Kickin’ Back with
ELLIOTT FRY
Story by Alli Steinke Photography by Patrick Brickman
226 • CH+D • Fall 2021
NFL kicker Elliott Fry made the move from his home state of Texas to the Palmetto State to attend the University of South Carolina. Now, he and his fiancé have made Charleston home.
It
wasn’t until his sophomore year in high school that Elliott Fry found his passion for football. During his childhood, he was determined to be a professional soccer player. Come high school, the football coach approached him about being the kicker and that was it. Elliott recognized if he put in the hard work he could play at a division 1 college, potentially with a scholarship. “I knew when I started that the NFL was a long shot and that the odds of making it as a kicker were nearly impossible,” Elliott says. Most teams only have one kicker, so there are only 32 kickers at a time in the NFL. “I always wanted to play in the NFL so I kept my head down and worked really hard.”
Elliott and his future wife wanted their home to feature a neutral palette and lots of natural elements.

KICKIN' BACK | ELLIOT FRY
When it came time to choose a college, much of Elliott’s decision was based on which universities were looking for a kicker in his class. When he visited the University of South Carolina, he fell in love. “I always wanted to play at the highest level and be on the biggest stage possible, which I felt was the SEC,” he notes. Since graduating, Elliott’s pro career has taken him on an interesting journey. Playing for five NFL teams in two seasons wasn’t necessarily what he pictured, but he’s learned a lot
228 • CH+D • Fall 2021
from each team. He’s played for the Chicago Bears, Baltimore Ravens, Carolina Panthers, Tampa Bay Buccaneers, and most recently the Atlanta Falcons. Elliott is looking forward to continuing his journey. “I’m hoping to make a long career out of it,” he says. Elliott and his fiancé Bailey moved to Charleston almost two years ago for her job, selling patient monitoring systems. Her territory is South Carolina so they had a choice on where they wanted to settle down. They both loved Charleston so they couldn’t
pass up the opportunity. The couple was looking at homes in Mt. Pleasant and Daniel Island. The housing market was so hot at the time, they needed to pull the trigger on a home quickly. Their realtor Gunnar Heidt helped them find their place in Mt. Pleasant. “We love Mt. Pleasant,” Elliott mentions. “We’re close to the beach, downtown Charleston, and have more space.” In Bailey’s words, the couple’s home is a mix between classic contemporary and farmhouse. A clean, neutral palette was a must for the house so lots of white and wood elements were included in the design. Bailey and Elliott sourced pieces locally; most of their items come from Celadon, Steven Shell Living, and GDC Home. With football season in full swing, Elliott is ready to get back on the field. In the meantime, he’ll enjoy relaxing in his new home with his future wife, continuing to make Charleston home.

The Monroe on Spring Downtown Charleston 5 bedroom, 5 bath
Written by Alli Steinke • Photography by Margaret Wright
An 1885 property was renovated into a warm, welcoming space for guests. The Monroe on Spring is part of YourPad Charleston who owns and/or operates over 50 properties downtown. The team saw this home and knew they needed to be a part of it’s stunning transformation. The original home was built with natural gas lighting, coal burning fireplaces, and no indoor plumbing. It was also originally part of a larger parcel of building used as a blacksmith business with stables.
The YourPad team got Alyssa Demilio of Demilio Design involved to transform the home. The goal was to maintain the historic charm visitors to Charleston are looking for, but they wanted to go above and beyond. Alyssa added whimsical finishes, fun wallpaper, and playful details to the luxurious, high-end spaces. The space can be rented as an entire home or in three separate units so it’s accessible to everyone. For booking inquiries, reach out on Instagram @themonroeonspring or visit themonroeonspring.com.

Boho Rosa
Photography by Callie Cranford
Downtown Charleston 5 bedroom, 4 bath
Across the street from The Monroe on Spring, you’ll find another historic renovation, The Boho Rosa. Local architect Stephen Ramos and his business partners had been looking for a fixer upper that could be transformed into a high-end vacation rental and this 1910 charmer fit the bill. In 2019 when they purchased the home, they began an extensive renovation which included restoring the 2-story front porch, adding two new bathrooms, and transforming the existing kitchen and two existing bathrooms. With the help
232 • CH+D • Fall 2021
of interior designer Jen Anderson of Jenny Keenan Design, and general contractor Flyway Construction, the Boho Rosa was transformed into the stunning home you see today. During the renovation, the team found a hidden brick fireplace in one of the upstairs bedrooms, a hidden chimney flue in the kitchen, original beadboard wainscoting, and the original second floor porch ceiling. These hidden discoveries added to the charm of the historic property and the team was thrilled
to be able to highlight these special features. The vision was to make a unique and memorable environment where guests could relax and enjoy themselves. Jen got to work using a variety of textures and patterns to make the home feel fun and fresh. She’s drawn to boho design so it translated well into this home’s décor. The bea's nest Isle of Palms 6 bedroom, 4 bath After traveling back and forth from New England to Charleston for years, MaryJo Anderson and her husband Bryce were ready to make their dream of owning rental properties a reality. They had the opportunity to purchase The Bea’s Nest five years ago and it has since become much more than just a rental property for the couple. It became a segue into their next venture, a rental property in Nantucket, Massachusetts named Meant to Bea. The Bea’s Nest is the second oldest home on Isle of Palms and already had its name when the Andersons purchased it. MaryJo nicknamed her husband “B” and sometimes refers to him as “bumblebee” so the name fits perfectly as well. Before the Andersons bought The Bea’s Nest, it had already undergone a full renovation thanks to Pat Kelly with Kelly Builders Carolina. In order to create their New England coastal inspired home with a southern Charleston flare, MaryJo and Bryce enlisted the help of Katie Goodrich from Ivory & Bone Interiors. The Bea’s Nest was inspired by the Anderson’s Boston roots and the Charleston glow; they wanted to create an atmosphere where New England charm met southern charm in a modern way. For booking inquiries, follow @port2palm on Instagram or visit beasnest.com.

Southern Shangri-la Downtown Charleston 4 separate units; each 2 bedroom, 1 bath
Photography by Ebony Ellis
Sydney Howe, owner of the four adorable apartments that make up the Southern Shangri-La, found this concrete block building on Coming Street and had a vision. After renting a space in her own home, she wanted a low-maintenance, blank slate to try her hand at the Airbnb business. When she found this home it was a far cry from the adorable aqua blue color you see today; it featured a dark brown exterior with lime green trim. With a new paint job, which included a beautiful mural on the back of the

house, and custom outdoor planters by Pine and Palm Woodworking the exterior was totally revamped. Inspired by her love of travel, Sydney got to work picking pieces that would furnish each apartment. “So much of the vibe of each apartment started with little items I had picked up while traveling,” Sydney notes. “A pillow from India, a rug from Morocco, a wall hanging from Bali, and on and on. It turns out all my hoarding over the years really paid off!” And while
you’re in the heart of downtown Charleston, when you’re standing in the backyard surrounded by bamboo and banana trees or sipping coffee in the sunny plant filled living room, you feel like you could be anywhere in the world; the exact feeling Sydney wanted to create with the property.
