Story of a Successful Project by The Audio Warehouse

Lighting control was paramount for the same reason. There was little wall space available and no one wanted to see 4 to 6 gang switch plates. Lutron allowed us to scale these locations to a single gang switch. Controlling natural light with floor to ceiling glass was critical for privacy and glare in certain locations. Savant controlling shades blended in with the modern window designs and we were able to combine control into the lighting keypads for convenience. The security system monitors for water leaks, unsafe CO2 levels, intrusions and we can send alerts for doors left open. Cameras provide view of all entry points along with stored video footage.
The media room design was intended to offer a high-performance home theater experience from an unsuspecting dĂŠcor. B&W bookshelf speakers and subwoofer were hidden in a custom wall cabinet with acoustically transparent panels. Electronics were remotely located out of sight and the system can be controlled via a local handheld remote or mobile app. Smart homes today require a robust WiFi network covering uses ranging from email and web surfing to streaming 4K video and local devices talking to each other. To get proper coverage and a strong signal throughout the home, wireless access points had to be planned out in advance. A well-designed smart home should have a single control system that ties all lighting, shades, cameras, music and TV controls into one simple easy to use interface. In this case, we used Savant which provides an easy to use interface consistent in look and operation across all remotes, mobile phone apps and touch pads.

or any project, structured wiring is the foundation for technology in a home. This project was particularly challenging because of the exposed steel and concrete surfaces. We had to get creative to hide fiber, data and A/V wiring to all desired locations.

Throughout the pages of this feature, you’ll find local contractors who will help make your dream bathroom a reality. Mark Regalbuto, co-owner of Renew Urban, has taken on a historic renovation in the Old Village of Mt. Pleasant. His expertise on restoring these old homes earned him a spot on This Old House when it was filmed in Charleston in 2017. Now, he is remodeling a home for his family. The 1860 dwelling will be given new life while also showcasing original features. Mark has welcomed us along for the journey. ‘His Old House’ is just the beginning. As spring is often a season of change, our cover Paula Rallis has recently entered a new stage in her life—motherhood. As a home expert (she flips houses with her husband and owns a décor retail store) Paula has spent the last several years mastering her style, which she describes as Parisian Surfer. When she and her husband bought their Mt. Pleasant ranch, she was thrilled to create a space where she would bring her daughter home from the hospital. Paula sat down with the CH + D team to chat about everyday ‘balance’, entering a new phase of life, design, her store, and what’s next.

pring time is always a refreshing period. Flowers are blooming, the weather is warming up, and people just seem happier. When it comes to the home, spring is often a good time to do work around the house —paint the exterior, get new furniture, remodel the bathroom. We spend so much time in our homes, we want them to be reflective of our style, and the functionality that we require in our daily lives. Bathrooms are one of the most popular places to remodel, whether that be with a fresh coat of paint or a full overhaul.
Another piece in this edition includes the homes you can visit at the 2020 Daniel Island Luxury Home Tour. These homes, built by custom builders throughout the Lowcountry, are open to the public to walk through and speak with the contractors about the project. the state of home water systems and what’s in store for the future.
How did Southlantic get started? How many employees do you currently have serving the Charleston area? Southlantic Water Systems has been serving the water treatment needs of the Carolinas since 1978. We came into business when our founders saw a growing concern with the water quality in the Carolinas. As an Ecowater dealer, we provide sales, rentals, and service for residential, commercial, industrial, and medical water purification, and air purification systems. Our products and services include water softeners, drinking water systems, filters, service, and water testing. We currently have three to five employees in the Charleston area with plans to open up a second location in the coming year.
What is the benefit most customers are surprised about when it comes to a whole house water filtration system? They are most surprised at the difference that a whole house system makes. The most common thing we hear is, “I didn’t know my water was that bad” or, “I didn’t know my water could be this good.”

Has smart phone technology met home water systems? How? Yes, it has. Our water treatment now has Wi-Fi technology, which allows you to see your water usage anywhere in the world. It will send you real time alerts of continuous or excessive water usage.
What do you anticipate as the next advancement in residential water purification? Ecowater has some exciting new features that will be coming this year. They are designing leak detection systems that you can place anywhere in your home. For example, you can place them by your water heater, dishwasher, washing machine, kitchen sink, and if it detects any moisture, it will send an alert to your smart device. He Said: Michael Said: My favorite place to relax is in the pool. The pool at our home is long enough and allows for me to swim, plus utilize the entire area. Our customized tanning ledge is shallow enough for our young son, Lincoln, to sit and play on.
Michael Said: I like freeform, unique, and fun shaped pools. Those types of pools are my favorite to design because we can really bring out a family’s personality with the shape of a pool. As far as the design, it also depends on how you are planning to use your pool. Michael Said: I always hope to get some exercise when I am using our pool! Our two golden retrievers, Sully and Maui, enjoy the pool as much as we do. We spend many hours during swim season in our backyard enjoying the water and grilling out with family and friends.
She Said: Spa or Pool?

Jessie Said: My favorite place to relax would be in a spa. The peaceful sounds of the water create a tranquil effect as the massage jets work away stress and aches. We did not build a spa with our pool, but I believe we should add one this summer.
Jessie Said: I lean more towards the classy, chic, and elegant rectangle pool with marble or travertine decking. We have built many beautiful pools and backyard oasis’. When we build new pools, I envision the area becoming a part of everyday life. Jessie Said: My main goal when utilizing our pool is to work on my tan, rest, and relax. I believe anytime you are near water, whether it’s a swimming pool or the ocean, the sound and sight of water calm you. Lincoln loves the water too, so I guess I’m getting exercise as well.

At Home With
Emily Stallings of Stallings Studio Considering every element in relation to one another is something that Emily Stallings of Stallings Studio focuses on when designing her client’s spaces. She’s now done that in her own home while re-imagining spaces to transform into something new and different.
1 The outdoor lounge area is a gathering
spot meant to enjoy the marsh views. A large sofa and swinging egg chair provide enough seating for the family of four and their adorable pup. Emily selected each component simultaneously to ensure that it was a well-designed space.
2 The dining room also offers uninterrupted
sitelines of the marsh beyond. The blue color palette seen in the outdoor area is carried into the dining room with subtle shade differences to create a cohesive aesthetic. While most family meals are enjoyed alfresco style, the indoor dining room provides a large space for more formal gatherings.
3 A large sink in the kitchen was a must-
have for optimal functionality. Emily’s husband Blake loves to cook, so having a lot of space to prepare meals was nonnegotiable. The oversized sink also serves as a place to clean and cut fresh flowers that are always a staple in the Stallings household.

mixed a variety of materials with different textures for a dynamic, layered look. Continuing with hues of blue, Emily designed an area that was casual and bright to invite guests into the home. The right color palette and Emily’s understanding of the room’s layout allowed her to properly cultivate the right entryway for her modern, coastal home. CRAFTED IN CHARLESTON
Fulfilling a Father’s Lesson Kevin Kalman learned the home building trade from his father on the island of Nantucket. In 1988, Kevin formed Kalman Construction with his wife, Betsy. Together, they began building custom homes for summer residents and restoring old whaling captains' homes. In 1996, the Kalman’s moved the company to Charleston.
The Craftsman:
Dick Kalman used to tell his sons, “Showing up is 90 percent of a job.” His advice to Kevin has held firm as Kalman Construction has successfully adjusted to changing markets.
His Process:
Kevin’s approach has remained consistent throughout his career. “To produce a desired result on time and budget, there still is a process to follow no mater if you’re in Nantucket or Charleston,” he says. “I do think our experience of working on homes in adverse weather conditions has helped. We get calls every week to solve someone’s water intrusion problem, and most of the time it’s a solution I learned in Nantucket.”

Woodworkers are often at a crossroads when it comes to staying green. With the rise of demand for their products, they are seeking ways to fill orders, while reducing their carbon footprint and limiting the amount of trees they are cutting down. Isaac Moyer of Moyer Woodworking is taking steps to becoming more environmentally conscious. He reduces the amount of energy he uses by working in a shop that is not temperature controlled. Four large skylights allow for tons of natural light to work in. “If it’s sunny out, I don’t need to turn lights on at all,” Isaac says. Another way
he stays green is by only using materials he sources himself. By using wood that has fallen on its own—rather than cutting healthy live trees down—he is leaving very little impact on the environment. He also does a lot of reclaiming, ensuring nothing goes to waste and everything is used. Even sawdust and scraps don’t get thrown out, but turned into compost. View Point Whether you’re building a new home or replacing a few windows, it’s important to know the basics about this foundational aspect of your residence. Here’s a look at descriptions of some of today’s most common options from the American Architectural Manufacturers Association.
Double-Hung
windows feature sashes that move up and down vertically to allow for ventilation. The top sash can be lowered to let heat out or fresh air in. In a single-hung window, the top sash is permanently fixed in place, and the bottom sash opens and closes vertically to allow for fresh airflow.
Hopper
windows tilt in, like the type of windows sometimes used in basement applications, or in window groupings.
Casement Windows
Casement windows are attached to the side of the window frame with hinges. They typically have a crank or handle to open outward or inward. Casement windows are popular in Europe and in many high-end homes here in the U.S.

windows may open to let in fresh air or be permanently fixed in place. They are typically installed above other windows or doors, to give the illusion of larger windows, or to create the look of a window wall. Transom windows are sometimes installed over doors, often in older homes with taller ceiling heights to allow for air flow from room to room.
Bow / Bay
windows extend at angles outside of a home’s walls to add architectural interest. The difference between a bay and a bow window is the degree of angles. Bay windows often include greater angles and typically range from two to three or four windows. Bow windows curve more gracefully at smaller degree angles and feature more windows. Bay or bow windows may also include a window seat or display space.

When planning this home, what were some of the most important features that it needed to include? Our clients wanted the addition of their new structure connected to their home, via a covered walkway. They requested the new structure to meld well with the original house, so our build-design team took the current home’s exterior and interior details and developed an updated vision using the existing design details. They also wanted a lot of bathroom storage and a custom spiral staircase.
What technology did you use to keep the homeowners up to date on plans? We currently use BuilderTrend, QuickBooks, CAD, Sketch Up, and Photoshop. We are getting ready to roll out CoConstruct as well.
What tips do you give potential clients looking to embark on a custom home building journey? Research your potential builder (licensed and insured, check guild quality rating, ask for referrals, check with your local homeowner’s association to ensure they are in good standing), know what is and is not specified in your build contract, and most importantly, select a builder you trust. J.R. Kramer grew up in rural northeast Ohio where he was surrounded by rolling meadows and woods, cultivated fields, and industrialized urban areas that influenced his understanding and appreciation of natural environments. While stationed in Charleston during his time in the Air Force, J.R. fell in love with the gardens of the Lowcountry. He earned his Bachelor of Landscape Architecture at the University of Georgia and has been working on beautifying area landscapes ever since.
What were the homeowner’s initial goals when you started this project? The goals were to create a unique design that merged with the natural environment and modern architecture. The goals never changed, but the design evolved and the final design brought the architecture into the landscape with the use of the corten steel walls.
How did you use your skills as a landscape architect to ensure that this project was completed the way the homeowners expected? As with every project, there was an in-depth study of the existing conditions which included the hydrology of the site, the ecosystems, and micro-climates to ensure the proposed drainage and planting would perform as designed. There was considerable thought concerning the hardscape design and how it reflected and complemented the architecture of the home and would provide a functional and aesthetically pleasing design.
What are some of the challenges that homeowners face with landscaping in the Lowcountry? Some of the biggest challenges are dealing with stormwater and more frequent flooding. Depending on where you are located, this may also mean salt water intrusion in the soils. With salt intrusion, the proper plant selection is critical to ensure a successful planting design. Bobbi Jo Engelby holds a BFA in Interior Design from Ray College of Design in Chicago, Illinois. In 2004, the Chicago Daily Herald voted her the “Next Martha Stewart.” Originally from Illinois, Bobbi Jo and her family moved to Charleston in 2011. After struggling to find modern furniture for her own home and clients, Engelby opened Domain Interiors in 2013.
What were some of the homeowner’s design goals? Easy livability! This couple wanted to update their master bedroom and bathroom. They were aiming to add pattern and texture to create a clean, modern, coastal look. A family with young children, they also needed something that was unfussy and durable. They choose an overall look that was neutral: blues, grays, and browns—with little pops of color.
How do you bring something special to a neutral palette? You can be neutral, but that doesn’t mean flat paint. This couple continued the same colors in the bedroom and bathroom. They selected grasscloth wallpaper in the bedroom and a snakeskin pattern vinyl product in the bathroom. I always suggest vinyl wallpaper in bathrooms, as it’s not affected by water and steam. Plus, today’s products are beautiful—and have advanced far beyond earlier decades.
What advice do you give clients looking to update their homes? In shared spaces, always look for common ground. Texture is a great place to add interest to a room, and is a treatment that doesn’t read too feminine or masculine. Textured wallpapers, grasscloth, hammered metal, and panel wall murals are all great ways to add interest and personality. When building a forever home, residents should think about how they can get the most out of their dwellings over the years. It is also energy efficient and operates in a smooth and quiet manner. Pneumatic vacuum elevators are good options as they require less space. They also offer an architectural and modern look with a fully panoramic view without cables or pistons that block sitelines. Hydraulic elevators use a hydraulic piston to move the elevator cab. They do require a separate machine room for the tank and controller. The final type of elevator offered at Port City Elevator is a winding drum. Winding drums lift the elevator cab by winding a cable around a drum. The drum can be mounted in a machine room or in the shaft, so depending on space, there are a couple of options. Battery Powered Homes With intelligent energy storage, customers can take their smart homes to the next level.

omeowners can store power using intelligent batteries—enabling them to reduce their utility rates and depend less on traditional energy sources, and obtain peace of mind with energy independence. This was the topic of a recent Charleston Home + Design Show Architect’s Symposium. The Audio Warehouse’s Russ Pritchard presented at the event. He is a founding member of the Consumer Electronics Design and Installation Association (CEDIA) and an authority on the latest home technology solutions. The Audio Warehouse began partnering with sonnen in March 2019 to address some of the common issues property owners face living on the coast. “While we see our clients interest grow in smart power management, the majority of our clients are impacted daily by brief power outages, sags, and swells in the quality of power delivered to their homes,” Russ explains. “We’ve been using smart UPS battery backups to isolate sensitive gear like networks, for example, to make 96 • CH+D • Spring 2020
Internet and the local networks more reliable. With sonnen intelligent energy storage, we can provide this feature to a much wider range of systems.” At the event, Pritchard explained that the sonnen battery can work with new or existing solar systems and is warrantied to last 15 years, or through 15,000 cycles. The battery can also maintain its charge via generator or from the grid. And when it is replacement time, the company utilizes a certified R2 recycler and recommends customers do the same. “The most impressive feature of the system design we recommend comes
from the use of a feature called Dynamic Load Management,” describes Russ. “This allows the user to select which loads they want to power at that moment, eliminating the need to preselect only the loads that the backup system can power due to wattage limitations.” More and more homeowners are using smart technology to monitor and run their homes—from thermostats to powered window treatments, lighting to security systems. Perhaps the most comprehensive tool comes from smart energy management. While still in the early stages in the United States, a growing number of residents are moving to solar and battery power to reduce their utility rates, rely less on traditional energy sources, and limit outages. Check with a tax professional about tax credits available to help pay for battery installation— there are eligibility requirements.

Building a Community After getting involved with East Cooper Habitat for Humanity through the Charleston Home Builders Association, Steven Kendrick of Structures Building Company was hooked. Over the years, Steven and his team have completed three Builder Blitz homes, which means they build the entire house as a company along with loyal trade and supply partners. A
fallen oak tree marks the entrance to Doug and Kristine Robinson’s home on Spring Island in Beaufort County. Smaller trees sprout from its roots and a water feature flows around its mighty trunk. The result is a feeling of Zen that leads you into their newly built home. Liz Baker, founder of Translations Design Studio, is the couple’s architect. “A well designed custom home is a storybook of the people who live there,” Liz says. “The Robinson’s home illustrates a traditional vernacular with a nautical influence and blend of the outdoors in organic harmony.” “In their home, you sense the cohesiveness of Doug and Kristine’s relationship, punctuated with their individual uniqueness,” describes Liz. “Her green thumb, talent for cooking, and love for animals—especially dogs,

combined with his eye for detail, craftsman skills, and intellectual order flow and function beautifully on a daily basis for the two of them. Yet it can seamlessly transform to accommodate family and friends as well.” Kristine discovered Liz on Houzz. She was drawn to her Lowcountry style, and her substance over flash, she jokes. Together Liz, Kristine, and Doug talked through what they envisioned for their one-level home, with an adjoining garage and guest cottage. For Doug, he knew Liz was the right architect when he saw how she incorporated the guest room in their main home. “It’s in its own wing of the house; her design provided a great way to offer privacy for friends and family,” he explains. “Liz is a good translator and mediator,” adds Doug. Within three weeks, their discussions led to plans that

Kristine is quick to say were “shockingly close” to the final blueprints. Doug has a lifetime of building industry experience and the couple had built a custom home in Charlotte about four years ago. They knew what they wanted (and didn’t) and what was possible. So much so that Doug set up an on-site workshop to add some of the finishing touches. The wood beams in the cupola and reclaimed wood bathroom countertops show his craftsmanship.

Kristine is all about the kitchen and the functionality of a home. She says she’s not organized by nature, so she looks for design that helps her keep things in place. Case in point: the pet area. A wall of cabinets hides food, treats, bathing supplies, and even a children’s size commode, because as Kristine jokes, “dogs love to drink out of the toilet.” The kitchen was designed for two sinks and two islands, one of which is crowned with a huge butcher block. Doug’s favorite spaces are the massive porch with a
full outdoor kitchen and his wine room. “For me, it’s the tyranny of choice—when you start with a blank canvas there are so many choices,” Doug says. “It’s good to have someone guide you through it, synthesize it, and make sure you’ve covered all the bases. Perfect Partnership How choosing plumbing fixtures can be fun and why forging trusted relationships with your builder and suppliers is paramount.
A
Mt. Pleasant couple chose Coleman Builders to construct their family’s home in the charming, tree-filled Hibben neighborhood. This custom builder prides itself on a personal touch. Co-owner and in-house design coordinator, April Coleman guides customers through the design and selection process. Her go to partner for all plumbing fixtures? “We’ve always worked with Moluf’s.” In business since 1941, Moluf’s is a three-generation family business that offers sinks, faucets, tubs, vanities, and accessories. Moluf’s Jessica Markley describes the process of working with builders and homeowners. “Initially, we will set up an appointment with the builder and their clients. Then the group gets together and we walk everyone through the showroom and explain the

brands, styles, and finishes and answer any questions the clients might have.” What’s first in a new home? “We usually like to start with kitchen selections to get the ball rolling and then work our way to the bathrooms,” says Jessica. “Our sales staff makes a list of each room that needs plumbing fixtures. Throughout the meeting with the client we make sure each area is accounted for; next we prepare the quote and specification book. The client is then able to review everything with their builder and make any necessary changes or keep the initial selections.” In terms of partnerships, Jessica notes that working with Coleman Builders is a pleasure, in part because they are fully staffed, prepared, and knowledgeable. “From Allen and Chris in the field, to April helping with

coordination and design, Coleman Builders makes what can be an overwhelming process for clients building their dream home a fun and pleasurable experience.” For Jessica, this Mt. Pleasant project was exciting to work on because the homeowner wanted to use her choice finish: polished chrome. For the most part, she used polished chrome throughout her project and then popped in some brass accents. “This is my favorite finish because it is the most durable, easiest to accent with, and is timeless. The homeowner even brought in a special light she was working with so we could match up a brass faucet for her scullery. It turned out amazing!” Overall, Jessica advises new homeowners: “Do not let the process be overwhelming. Visit a professional for each area of your home to make selections. We have all been trained in our specific field and have answers and advice specific to your needs.” When visiting the showroom, Jessica asks her clients a lot of questions. “This helps me gauge their style preferences and their budget. From there I am able to pull products to show them and make the process a little less stressful. Minimal Maintenance With a desire to elongate the life of their home’s exterior, these Lowcountry homeowners worked with professionals to determine the best coating for their dwelling.

eneral wear and tear of the exterior of your home is inevitable. With the ever-changing elements of the Lowcountry climate, it’s important to maintain the exterior so that your property will stand strong for years to come. Modern Technology Meets Classic Kitchens Jay Valk of Classic Kitchens of Charleston uses 3D rendering to take the hassle out of cabinetry and help clients create the project of their dreams.

abinetry is an element that has a huge impact. The design of your cabinets will not only affect the look of your kitchen, but will also dictate the functionality. Jay Valk, owner of Classic Kitchens of Charleston, knows the value of working with his clients to find a balance between the purpose and beauty of a space. In his most recent project, Jay built cabinets for not only the kitchen, but the bathroom, laundry room, and wet bar as well.
The Classic Kitchens showroom displays a variety of cabinetry styles. According to Jay, full European122 • CH+D • Spring 2020
style overlay and inset are the trending styles that his clients are requesting. Inset cabinetry was selected for his latest project. Jay’s planning process with clients enables them to get a feel for what their vision will look like thanks to the use of 3D rendering. Clients get an accurate depiction of what the finished product will be and can make tweaks before the project has even begun. This technology was incredibly useful for his latest project. Jay was brought on by Max Crosby Construction while the homeowners were in Utah. By utilizing the

3D rendering technology and working closely with the designer, he was able to design the owners’ cabinetry and show them online, even though they weren’t in town. Simple corrections to the owner’s desired blueprints such as cabinet height around the rangehood and color selection were done remotely and with ease. In terms of the most popular features Jay is seeing, pullout spice racks, pop-up mixers, hidden outlets, and under the island storage being requested more and more. “The new thing now is people want to pull a door out that’s cylindrical or linear and have their silverware in a cup, pointing straight up, eliminating the silverware drawer.” Whether you’re in the beginning stages of a cabinet project or reviewing 3D renderings for your future dream kitchen, one piece of advice Jay offers to homeowners is to listen to what your builder says. “Typically, a homeowner is going to do two kitchens in a lifetime. magine traveling the world to find the perfect selection of items for homeowners to incorporate into their interiors. That’s exactly what Steven Shell of Steven Shell Living has been doing for years. A London-born antique dealer, Steven opened his retail location in Mt. Pleasant in 2013. While working on the furniture proposal, the house sold which may have been a challenge since the furniture was already coming in. However, the new homeowners loved the pieces so much that they purchased everything Steven Shell had proposed, sight unseen. The design team was so excited. It worked out in their favor to plan for furnishings that were functional and stylish, while also showcasing the gorgeous bones of this home. Trusted and True When it came to window treatments, knowledge and experience made the difference for these new Mt. Pleasant residents.
B
uilding and decorating a 5,000-square-foot house from the ground up is an effort in itself. Add in homeowners who live more than 500 miles away, and coordination becomes key. But more importantly, according to one of the owners, it takes trust. A Washington, DC-based couple their daughter and her husband, purchased a home site in Mt. Pleasant last year and quickly began searching for local contractors to build their home. Their goal was to have the home completed and furnished by move in. A crucial component of any home’s overall look and feel are

After an online search and a few interviews, the homeowners chose Advanced Window Fashions, working most closely with co-owner Nancy McCrae. “I interviewed two other companies, but I didn’t feel confident with their level of experience,” says the homeowner. “Nancy’s knowledge was clear. email while at the new home—even sending pictures of other work while she was there. Working together, the homeowner was impressed with Nancy’s knowledge of all available products. “She educated me about remote options and about room darkening for privacy.” What’s more, Nancy was able to offer solutions that fit the homeowners budget—sharing suggestions for when remotes were necessary, such as behind the tub, and when they might be a nice to have versus a have to have—like in the guest room. The homeowner also appreciated Nancy’s patience as color preferences changed midway through the job. Originally choosing different colors throughout the home, the homeowner and her daughter had second thoughts and decided on white window coverings throughout. “Nancy had paint swatches in her gallery, making it easy to compare ideas. Modern History Cedar shakes often call to mind days gone by. Today, this look continues to deliver classic appeal and now stands the test of time with new technology and treatments.

hen Charleston architect Bill Huey was designing this Seabrook Island home, he had a lot of decisions to make. He was also the go-to
advisor for the homeowners who trusted him to build their dream home. This included a recommendation for the exterior.

An integral part of this specific home’s design is its cedar shake exterior. This is a very special aesthetic, with a historical, rustic look. Bill suggested the homeowners talk with Rick Jackson, owner of Carolina Machine Finishing (CMF).
“All of our products are coated on all six sides to prevent moisture infiltration, which then prevents cracking, peeling, and blistering,” says Rick. “This particular coating will weather nicely and increase the quality of the look over time, due to the faux finish.”
CMF was able to provide the cedar shake look with a product that outlasts traditional wood materials. “We provided some pre-primed materials for the interior and exterior,” explains Rick. “The exterior fiber cement shake siding was our primary contribution to this home. Masterful Remodel In order to achieve a masculine vibe throughout, this Kiawah Island homeowner collaborated with an interior designer and builder to help remodel his Lowcountry dwelling.
A
fter working on highend custom construction projects throughout Kiawah and Seabrook Islands, Chris Harper has built a name for himself. In building his company, Chris also forged connections with other industry professionals such as Shannon Bogan of S. Bogan Designs, and Jay Valk with Classic Kitchens of Charleston. “Shannon brought us in on this project,” Chris mentions. “The homeowner is a father and has sons, so the goal was to achieve a manly vibe throughout the house, with the color palette and the structural elements.” The kitchen is one of the stand-out

spots in this home with a double island, wet-bar area, oversized pendant lights, and green cabinets. “We worked with Jay on these cabinets and they turned out really great,” Chris explains. “The colors were custom picked with the intention of reflecting the beautiful marsh view here, so it all blends together.” In addition to the colors in the décor, Chris also used a wood-like tile on the floor throughout the main areas of the home. It also blends with the marsh scenery and the expansive deck seen through the vast windows on the back of the home. These floors are easy to maintain, so it was a no

The bones of the dwelling were already there so there were minimal changes to the original footprint. “I sat down with the client and we went over some ideas,” Chris adds. “He was very easy to work with and took our advice on a lot of the direction we suggested.” That made this process fun and stress-free for both Chris and the homeowner. Unlike Anything Else A desire for custom countertops and excellent service led these Charleston homeowners to enlist the help of surface professionals.
A
fter years of experience in the construction industry, Claudio and Roni opened the doors to South Star Granite in Myrtle Beach. Seeing the success they were having there, led the pair to expand their market and bring South Star Granite to Charleston. Over the years South Star Granite has become known for their custom service, reliability, and efficiency, according to Herlane Araujo of South Star Granite. For this particular project, the homeowner was searching for oneof-a-kind stone for the kitchen and bathroom. That’s where Herlane came in. “This was a large scale project with a unique request,” Herlane 138 • CH+D • Spring 2020
says. “I took the reins and offered my expertise.” The bathroom features Quartzite Platinus and the kitchen features Quartzite Matarazzo. Both materials were imported specifically for this project from Brazil. Herlane says that the installation process is the most exciting part. “At this point the slabs are cut and customized based on measurements and framing the natural patterns and veins that the homeowners want to highlight,” Herlane explains. “Once those selections are made and the countertops are actually installed, the only thing left to do is appreciate the beauty and hardwork that went into the project.”

Imported Surfaces The homeowners wanted something they couldn’t find anywhere else. This Quartzite was specially imported for their kitchen, a piece they hand selected to meet their design needs.

During this installation, the South Star Granite team did run into a bit of a challenge. The countertops were oversized and with an elevated home, the team worked to determine the best way to get the surfaces into the house unscathed. “We did a quick analysis which resulted in us deciding that the only way to safely maneuver the pieces into the house was by coordinating crane services,” notes Herlane. In order to ensure that their clients, such as this one, are getting the surfaces that they desire, the folks at South Star Granite ask plenty of questions to hone in on the customer’s style. “The information that we get from them helps us direct them to the color combinations and pattern designs that they prefer,” adds Herlane. “We also have cabinetry samples

in our showroom so that they can better visualize how the cabinets and countertops would match.” Complimentary Countertops Coordinating the colors in the countertops with the backsplash helped the homeowners determine what patterns they selected so that the design didn’t clash.

Sweet Symmetry With an eye for balance, these Mt. Pleasant residents envisioned and designed an outdoor escape.
I
n the Park West neighborhood of Mt. Pleasant, one couple recently built a custom oasis for two. Cabanas, water features, fire bowls, and Adirondack chairs—all in doubles—adorn their backyard. Jeff Little, designer for Blue Haven Pools, worked with this couple to realize their unique vision. The design process is a conversation, says Jeff. For example, while the couple originally talked about a concrete deck, Jeff was able to call on his 20 years of pool design experience to offer travertine as option that would better fit the overall design. This knowledge is at the core of Blue Haven’s project

management philosophy. Each customer works with a team encompassing a designer, project manager, and an operating manager. “These homeowners had a very specific image in mind: symmetry.” With this style direction, Jeff and his clients dove into the creative process of designing something that’s one of a kind. Jeff guided them on the best placement for the pool and spa—one that would present a main focal point from the house. He also helped them choose the most cohesive materials: from the water line tile to the pebble interior color and finish, the raised wall materials to the color and style of the fire bowls.

The spot truly is a destination, with multiple outdoor conversation areas around the expansive deck. The couple’s smart pool automation system allows them to control their pool and spa’s water features, lighting, heat, and cooling, all from their phone or tablet. With their ultimate vision in hand, these homeowner’s heeded Jeff ’s advice and made sure they allotted time and resources for the landscaping that completed their symmetrical look. Jeff offered these homeowners, and all of his clients, this well-earned scheduling advice. “Give yourself up to two months

When France Met California Paula Rallis, content creator and owner of Paula Rallis Home, welcomed the Charleston Home + Design team into her Mt. Pleasant abode to chat about family, travel, career, and how she manages the organized chaos of it all.

ithin 30 minutes of my first meeting with Paula Rallis, at her favorite local coffee spot Vintage Cafe, I was certain of one thing: she is a force of nature. Paula hit the ground running at an early age, determined to live
her life to the fullest. That might seem ambitious for a young child but if you know Paula, you know that that’s just who she is at her core—a strong-willed, outgoing woman who sets no limits for herself. She thrives on being busy; packing her schedule with travel, writing, school, etc. Upon our second meeting at her Lowcountry home, I was transported into another world. The space was filled with artwork, trinkets, and furniture from all over the world illustrating a European feel with a mid-century flare, and even a hint of surfer dude chic. It was clear that Paula and her husband spent hours upon hours sourcing the perfect collection of items to top off the design of their unique dwelling.

Growing Up: Paula Lipsey Born in Albany, Georgia, to a French family, Paula was heavily influenced by her European heritage. Moving around between Georgia, Florida, and South Carolina, Paula was constantly decorating and rearranging no matter the city. She is particularly proud of the room she was allowed to style at eight years old, down to the color of the walls. It was at this young age that her passion for design began. “My grandmother would teach me about paint colors and fabric swatches as well as what flowed well, what didn’t, how to structure a room, etc,” Paula mentions. Madame Duterne also taught her granddaughter how to tell whether a piece of furniture was real or a recreation. These lessons often occurred during their countless hours spent scouring 148 • CH+D • Spring 2020
booths for the perfect treasure at antique shops and flea markets.

Much of Paula’s childhood was filled with these antiquing experiences with her mother and grandmother, regardless of where they were in the world. “The first thing we would think about is what stores we could make it to before dinner,” Paula adds. She found comfort in these special moments shared across three generations, as she does now each time she’s at her grandmother’s home.
When Paula Met “The Ron” Lovingly referred to as “The Ron” on Instagram, Paula and her husband’s love story is quite unforgettable. A California native, Ron moved to Charleston a decade ago. One night, he and Paula ended up at the same restaurant—super early, Paula notes—eating dinner with their friends. She noticed he kept looking at her so on her way out, she told him ‘I’m going next door to sing karaoke.’ So, karaoke she did. Ron walked next door with Paula and she sang Nelly, and as they say, the rest is history. They were married six months later in Greece.
“I have to walk around her home six times to make sure that I don’t miss anything,” Paula says. Her grandmother’s house is filled to the brim with special items that she’s collected over the years—each with a unique story behind it. One particularly special piece shown in Paula’s grandmother’s collection is a desk with ties to

When France Met California Paula knew that she wanted a unique name for their daughter, never being a fan of her own. “I’ve always felt like my name was rather basic, so when we knew we were having a girl, I wanted something different. When I first said her name, Ron looked at me and said he felt like that should have been my name.” And we were set on Sterling Winthrop.
Around the World in 1,825 Days In the course of their five years together, Paula and Ron have traveled more than a lot of people do in their lifetime. A shared passion for exploring the world was one of the things that the couple connected on. From New York to Laguna Beach, France to Greece, and many places in between, the Rallis’ have experienced hundreds of different cultures.
I think that is part of the reason why my home is aesthetically unique, because I am pulling from so many different cultures and styles.” In the future, the couple has the Netherlands and Africa on their bucket list.
Design Dream Team Ron started flipping houses when he
just one reason the couple continues to travel. Over the years, Ron and Paula have perfected their work strategy. Ron is tasked with finding the deals. His joy comes in getting creative with real estate and finding deals that nobody else can find. “He doesn’t look at real estate like an agent or an investor,” Paula expounds. “He’s always looking at the deal, putting things together, and seeing things for what they can be.” After Ron gets the house, Paula comes in and works her magic—color, windows, doors, tile, appliances, tile, light fixtures. Now, like me, you might be wondering how Paula is able to come up with such unique designs for the 100 plus houses she and her husband have flipped together. The answer is her limitless amount of creativity and new ideas constantly flowing through her head; and her subcontractors of course. “I like to make each house its own; I’ve done a pink bathroom, a black kitchen, concrete countertops,” Paula illustrates. “I’m able to try things out and express myself through design.”
One such location that has a particularly special place in their hearts is Costa Rica. “When Ron was in college, he ran off for a semester,” Paula explains. “He escaped to Costa Rica and it has been an exceptional place for him ever since.” The two traveled there together not long after they met and like Ron, Paula too fell in love. They befriended another couple who own a hotel. We had an offer within six hours,” said Paula. During the design process Paula shares the progress on her Instagram stories to engage her followers and let them know what’s going on. On occasion, she’ll even allow them to choose which finishes will go in a house. “I document the entire project from start to finish,” Paula explains. “For one particular home, I gave them two options to select from for certain spaces and they designed the whole house.” With a unique style, Paula knows that each house is not going to be for everyone. For her, it’s all about finding a homeowner who will appreciate the custom details in each space. Paula could just design and design the same house until it’s completely finished in her style, but that’s why she and Ron work so well together; he reels her back in to remind her that each house isn’t hers. “I could feel like a space is never complete, so I keep working on the finishes and each little
detail,” Paula expounds. “But our goal is to complete the home to the point where it is ready to be put on the market.”
The Journey to a Store Front An empty commercial building and a passion for home design led Paula to embark on a new journey—a store font. She’s always been inspired by the world around her and the pieces she was finding during her travels, so when the opportunity presented itself, Paula took a leap and opened the doors to Paula Rallis Home. She found pieces that she loved so much, she had to bring them back and create a collection that was filled with items that spoke to her. Paula travels to France for the majority of her buying trips, winding through Paris and the South of France, visiting flea markets and vendors. She also journeys to High Point, Brimfield, and a few others to fill up the store, resulting in inventory from all over the world— France, Morocco, Sweden, Mexico, Bel-
gium, Spain, and Italy. Paula’s goal is to represent the best of the best whether that be from a small surf town in France, or a bustling city in Italy. The Paula Rallis Home team is also in the store to tell the story behind each piece, especially those coming from Paula’s grandmother’s private collection. “I want our customers to appreciate where the items they are purchasing came from and to be able to keep the story going,” says Paula. The first line that is exclusively Paula Rallis Home is Paula’s linen line that will launch in April of 2020. “The first thing that actually has my name on it is this line,” Paula notes. “It’s going to be sold in the store and I’m so proud that this line is from my vision.” The line is a combination of Paula and Ron’s styles—the perfect mix of surf culture and French chic, with custom artwork by Paula’s brother-in-law, Frank Bullington. While Paula Rallis Home is located in Greenville, Paula hopes to do some pop-up events in the future. “We have a lot of clients in the Charleston area, so we are constantly doing home deliveries. Our in-house designer, Kelly Ford, also has done a handful of projects and we love seeing our products and finds in the finished home photos,” says Paula. Paula Rallis Home linens will also be making an appearance in the Charleston area as well as select stores across the country.
La Casa Rallis Costa Rica After falling in love with Costa Rica just as Ron did, Paula was drawn to create a home there. She felt connected to the people, in addition to the location. Returning, time and time again, to the hotel Costa Chameleon, Paula and Ron were always welcomed back by the staff who became their family. During their countless trips, Paula and Ron learned the lay of the land. They surfed with the staff in the morning and stayed up late at night after they got off work. They learned from the locals and eventually found a property up on a hill where they

broke ground on their second home. “The history, landscape, and people drew me in,” says Paula. “They have a different mindset and everything is just about loving one another.” “It’s just become such a home for us,” Paula adds. “Every time I land I cry because I’m so excited to be there.” Their friends at the hotel pick them up at the airport and they embrace each other. Paula constantly gets messages from the staff with her followers who go to the hotel. “It’s so great that my followers go too and promote this beautiful place.” The Rallis’ are eager to get back to the place they love with their new baby in tow to meet her extended Costa Rican family.
Charming in Charleston When you spend as long as Paula and Ron have flipping houses, it can be a challenge to find one that feels like home. They weren’t 100 percent sure where they wanted to settle yet, so the pair did what they do best, next to flipping houses, and spent some time traveling throughout the United States.

Originally, they were thinking of setting up as full-time residents in Greenville, but they weren’t happy with the thought of being completely landlocked. “We were in Laguna, near where my husband is from,” Paula explains. “We were surfing everyday and having so much fun.” According to Paula, Ron is a different person in the water. He’s incredibly calm and he’s not thinking about anything other than relaxing and enjoying himself. So, the discussion about buying near the water began. The couple thought they had determined Laguna was the best spot for them, but Paula had second thoughts. “We made an offer on a home in Laguna, and then once we got on the plane I had a panic attack. It was just too far away from the store and work, and as much as we loved it, I didn’t think it would work. So we landed on Charleston—back to my alma mater.” 154 • CH+D • Spring 2020
Paula then moved to Charleston for one month, living with her best friend’s mom, to get a feel for the area and explore different neighborhoods in the city. She thought they’d end up on Sullivan’s Island, but prices weren’t what she was hoping. Frustration arose and Paula was trying not to compromise on things that were must-haves in their new home. Then Ron found this house. “We looked at this house together and met the older couple who owned it,” Paula discusses. “We walked to the backyard and the trees just couldn’t compare to anything we’d ever seen.” They were sold. The property is on deep water, so boat days are a common tradition for the family. They also have paddle boards to ride through Shem Creek, and often take their surfboards up to Isle of Palms to catch some waves.
Walking through the home, Paula knew she wanted an open floor plan. The renovation of their 1960’s house wasn’t going to be easy—there wasn’t even a true master—but it was going to make the house a home for the family. “We painted everything white, including the beams, to make the space feel as open as possible and to elongate the rooms,” illustrates Paula. “The original roof was low and dark, so we also lifted it up and created a new roof to allow for more light to come in.” One of Paula’s favorite things about the house is the abundance of space she has to host her friends and family. “I had four girlfriends come into town a few months ago,” expresses Paula. “I was so excited to be able to host them from all over the country, and it felt so good to be able to say ‘yes’ and still have space.” One goal during the renovation was to create a gathering place for people and they did just that. Another must-have element for Paula and Ron was indoor-outdoor living. An
expansive screened in porch with comfy lounge seating, and a continuation of the black and white color palette seen in the kitchen, provides plenty of entertainment space. With large doors leading to the patio, Paula achieved her goal of bringing the outdoors in. The white cabinets in the kitchen started feeling a little too traditional for Paula, so she threw in an extra wow factor with the marble countertops and wet bar backsplash. “I needed to go really funky with it,” she says. So in addition to the fun marble, she also added leather pulls to all of the cabinets and a black tile backsplash, creating more depth to the overall design. Throughout the home, there are a variety of items that Paula has been collecting for years—vintage Hermes scarves, a Veuve Clicquot skateboard, and a Hermes firewood bag are just some examples. “I knew I had these random things that were going to tie together, but I never expected so much
orange,” Paula says with a smile. “Suddenly, I’m very much an orange person.” Perhaps Paula’s favorite items in the house are her great-grandfather’s copper pots that hang in her kitchen. “He was a French chef,” she mentions. “When he moved to the states he opened a restaurant in New York. The picture across from the pots is him in his restaurant and below it are two of his menus that he hand wrote.” But that’s not even the coolest part of the story—these pots have an amazing history. Paula’s great-grandfather had to hide these pots from the Nazis so that they wouldn’t make them into bullets. Once he knew it was safe, he dug up the pots. His daughter (Paula’s grandmother) then brought them to the United States. Paula’s collection is filled with other items from her ancestors as well, including shells from Thailand and various locations across the globe. “These objects are very special to me and are an ode to my family; they all tell a story and I love shar-

When France Met California to the table. I also took Ron’s California surf culture and blended them into one.” In bringing her white and neutrals in with Ron’s pops of color, Paula has made a home that is uniquely them.
What Would Paula Do? Malcolm Gladwell says that it takes 10,000 hours to become a true expert at something. I’d say after five years flipping homes, designing her own home, and assisting friends with various projects, Paula is a design expert, and with that expertise comes advice. Paula’s advice is two-fold, both centering around fear of design. Make sure your home tells your family’s story. Don’t be afraid to display something personal or something that is really important to you. As a caveat to that, also don’t be afraid to change the look of something to make it more your story. “I feel like sometimes people are terrified to paint something, but that doesn’t change the meaning of the piece—the memories are still there,” she explains. “You have to make things work for your home, so update the piece for its new life in your house.” And, don’t be afraid to play with texture. You have to mix not only colors, but also texture to create interest in your design, according to Paula. By doing this, it adds dimension that wasn’t there before.

Next Up on the Rallis Life Train If we’ve learned anything, it’s that slowing down isn’t necessarily the life plan of the Rallis family. After launching the linen line, Paula is set to graduate from Harvard with her masters in journalism, and then it’s off to finish her book that she’s been writing for the past year. A commercial pilot’s license is also coming within the next month for a quicker flight to the Costa Rica house. Ron is more than happy to take an early retirement and let his wife take it from here. “I’ll be in the back of the plane watching Netflix,” says Ron. ✜

Remodeling contractor Mark Regalbuto loves renovating old houses. So much so that he was chosen to be part of the long-running PBS show This Old House when they came to Charleston in 2018. Now he’s tackling a very special project for his own family. For the next few issues, Mark and his wife Mariana are welcoming us into their home, and sharing their renovation story and advice. ✔ Don’t compromise on what’s behind the walls. Renovating a historic home is expensive. A big mistake people make is compromising on structural, insulation, and waterproofing issues. There is a tendency to focus on the “pretty” and hesitate when faced with costly repairs that you will never see (until somethings goes wrong). Conversely, “plum, straight, and level” are not necessarily the goals when renovating. As a matter of fact, attempting to achieve those lofty goals is often unattainable and can destroy the charm of an old house. However, you can’t ignore what the house might be telling you. “Tread softly,” Mark advises. Lastly, invest in quality materials to include pre-primed siding and reclaimed materials when possible.

✔ Choose the best, most efficient HVAC system possible. Heating and cooling is critical in older homes. Most historic homes are not energy efficient, so you need to focus on how to best control your interior climate. Step one is getting a blower test to identify air and moisture intrusion into the home. After addressing it through insulation and other means, you will be able to accurately calculate your HVAC needs by commissioning a Manual J load calculation which factors in the different characteristics of your home such as square footage, wall position, and building materials and will inform your HVAC contractor on the size of the system you will need. “When possible, choose a variable speed system and pair it with a whole home dehumidification system,” Mark adds. “Select a high SEER (seasonal energy efficiency ratio) rated system. The higher the SEER rating, the more efficient the system.”

Setting the Stage
L
ate last year, Coralberry Cottage provided staging for a project that was featured on Today’s Builder, a television show that spotlights custom/semi-custom homebuilders and developers in the construction industry. Specifically, Coralberry and the future residents, Valerie and Ron Hall, outfitted the home, as the homeowners’ furniture wasn’t quite ready, but the TV crew was.
