Tips For A Successful Home Remodel
The annual Tour of Remodeled Homes is a great way for you to meet area remodelers, suppliers and trade contractors to discuss your vision and dreams for your next remodeling project. “A professional remodeler knows how to translate a homeowner’s dreams and budget into a beautiful reality,” said Ed Butler, Brickwood Builders, GBA Remodelers Council chair. “They have the expertise and skills to satisfy a customer while keeping the budget in check.”
After you start speaking with remodelers and find one or two who match your project’s needs, you may also want to conduct some background research by checking with the Better Business Bureau, talking to their references, and confirming they are licensed general contractors in NC, as well as active members of the GBA Remodelers Council.
The Greensboro Builders Association’s Remodelers Council has been in existence for more than twenty years. Industry professionals in all aspects of remodeling participate in ongoing educational and networking programs that prepare them to help homeowners meet their remodeling challenges and needs.
If you have a house that was built prior to 1978, you will also want to make sure you contract with a NC Certified Lead Professional that will have the training requirements and certifications needed to address EPA guidelines for lead-based paint hazards within your home.

Experience has proven that contractors who are engaged in their local trade associations tend to be more reliable, better educated, and more likely to stay on top of construction and design trends. A gr ee on a c on tr act Talk over the details of the home remodeling project and begin reviewing the contract. You’ll want to confirm the remodelers’ insurance coverage, ask about any warranties on their work, know who is responsible for obtaining any building permits, and understand the process for making any change orders after the contract is signed. Make sure that you and your remodeler see eye to eye before you sign on the dotted line.
T a k e a d va n t a g e o f t h e e n e r g y e f f i c i e n c y t a x c r e d i t s If your remodel includes replacing windows or doors, adding insulation, installing new roofing, upgrading heating or air-conditioning units, updating the water heater, or installing energy generating products (such as solar panels, heat pumps, or wind turbines) then you can take advantage of federal energy efficiency tax credits that will help defray costs and maximize your remodeling budget while reducing home energy bills. Learn more at www.nahb.org/efficiencytaxcredit. For more tips on planning a home remodel or hiring a professional remodeler, we encourage you to take advantage of the annual Tour of Remodeled Homes. NEW Lead-Based Paint Regulations A r e Y o u i n C o m pl i a n c e ? • Approximately 250,000 children in the United States have potentially harmful levels of lead in their bloodstream. Children are exposed to lead primarily through lead-based paint in poor condition and lead-contaminated dust and soil found in facilities and homes built prior to 1978.
Why not make your next new home one you’re already in love with?
• Common renovation activities that disturb lead-based paint and coatings may create lead dust and paint chips which can be harmful to children and adults. • To protect against this risk, the United States Environmental Protection Agency (EPA) issued the Lead; Renovation, Repair and Painting Program (RRP) Rule. • The State of North Carolina gained authorization to administer the Renovation, Repair and Painting (RRP) Program in North Carolina in lieu of EPA effective January 2010. • The rules require the use of lead-safe work practices and other actions aimed at preventing lead poisoning when disturbing lead-based paint during renovation and remodeling work. • The North Carolina Lead-Based Paint Hazard Management Program-RRP Rules affects renovators who receive compensation for work performed in single and multi-family housing and in child-occupied facilities built prior to 1978. • The North Carolina LHMP-RRP program mandates that firms performing renovation, repair, or painting become certified. Individuals such as renovators, contractors, property managers, and others performing renovations in homes and facilities built before 1978, must also be certified, use trained workers, and use lead-safe work practices. • T o v e r i f y t h a t a r e n o va t i o n f i r m a n d t h e a s s i g n e d r en ovat or ar e pr oper l y cer t ified by t h e s t at e of Nor th C a r o l i n a , a s k t o s e e t h e r e n o va t i o n f i r m c e r t i f i c a t i o n a n d cer tifi ed r enovator d oc umen ts is s u ed by th e NC DHH S, Divis i on of Pu bl i c H eal th , Heal th Hazar d s Con tr ol Un it ( HH CU) befor e begin ni ng th e pr oj ect. BEFORE PROJECT DESCRIPTION: COMPLETE RENOVATION Our overall objective with this project was providing the clients with a modern inspired home melded with an early 1920’s era farmhouse. Facing the challenges of age and condition of the existing structure combined with the narrowness of the lot meant having to think carefully about the design and construction of this project. No modern HVAC, electrical wiring or plumbing meant putting all those systems into place in this slab-on-grade home. The original home dates back to the original estate from which the Lake Daniel area was carved and the house stands at the highest point within what was then Greensboro’s city limits. Newly added features in the additions to the home include polished concrete flooring with hydronic heating elements throughout as well as an exposed framing loft constructed from hickory timbers felled and sawn on site. During the construction process, reusing available resources and materials helped to minimize our ecological impact

Nestled on a cul-de-sac it provides great views of the Greensboro Country Club Golf Course. This huge second story addition includes a new master suite with a marble bath, a new guest suite, a dramatic stairway, and a spacious library with a walk-out terrace overlooking the golf course. The clients were able to remain in the home during the entire construction process and great care was taken to minimize the impact to their lives. Temporary stairs were added in the front and back to allow access into the home during the remodel without entering the main level. Originally scheduled for the 2011 Tour of Remodeled Homes, detailed planning and swift execution allowed this remodel to be completed in only three months – just in time for the 2010 Tour of Remodeled Homes!

The second objective was to give the homeowner a large Family Room, as well as a new Covered Porch and a Patio/Pool renovation. Acorn Construction, Inc. Mark Bolens 336.215.7871 mbolens@triad.rr.com www.acornconstructioninc.com PROJECT DESCRIPTION: SIDE ENTRANCE AND NEW BATHROOMS The goal for this project was to create a new side entry for the family and guests. Having a front entry located some distance away from the circle drive was not convenient for every day traffic. The only existing side entrance was through the garage which required the overhead door to be open. The task for Acorn Construction and our team of subcontractors was to take an existing bedroom and bath to create a new entrance, smaller bedroom with adjoining full bath and new powder room. On the exterior, we removed a window and replaced it with a new custom door, added new brick steps with covered porch (featuring a copper roof). The new entrance hall includes beaded wainscot and built in cabinets which were designed for coats, storage and include bench seating areas. The new powder room has the look and feel of an old style bath, featuring a pedestal sink, built-in wooden medicine cabinet and beaded wainscot throughout. With the help of our great subcontractors, designers and homeowners, Acorn Construction finished another beautiful and functional project.

PROJECT DESCRIPTION: LAUNDRY/ATTIC GAME ROOM/BATHROOMS This project became a joint venture between the Homeowners and the Contractor, with the homeowners providing sweat equity on the built-ins in the game room along with wallpaper removal and painting of the upstairs bathroom. The attic area over the garage was finished and turned into a game room for fun and relaxation. During the project we updated two baths – an existing upstairs guest bath as well as moving an existing laundry from the kitchen into a newly renovated hall bath.

We installed James Hardie siding products; replaced all of the single pane windows on the house with double pane, insulated, low-E units; and added a large screened-in porch on the back of the house. For them it means more months of the year connected to the outdoors and more space for the extended family. The porch opens off the den/family room, providing new outdoor living area and more space for the grandchildren in less than perfect weather. Built of renewable materials, the interior features a vaulted wood v-groove ceiling. Ceiling fans insure air movement even on the warmest days while a new side deck provides an elevated grilling area. And it’s the perfect spot from which to enjoy the beautiful garden!

Several updates were also made throughout the home including the kitchen and an upstairs guest bath.

BEFORE PROJECT DESCRIPTION: KITCHEN Our goal was to reduce the unnecessary visual clutter and floor robbing angles in the original space. A simple rearranging of appliances proved invaluable in creating better traffic flow and much better counter space. This kitchen is centrally located in the home and has multiple doorways that create lots of cross traffic. The original kitchen had unnecessary angles adding to the confusion. The old thermofoil cabinets were showing signs of wear and just didn’t relate to the rest of the well appointed home, so they were replaced with soft, off-white cabinets washed with a subtle brush stroke glaze for a look of timeless beauty, and topped with a stunning granite counter.
