Analysis by NAHB, using data from the Census Bureau’s 2011 American Housing Survey, shows that maintenance costs and operating costs are lower for newer homes.

Today’s new homes are built with environmentallyfriendly features such as energy-efficient tankless water heaters, Energy Star appliances, HVAC systems, insulation and windows and doors that make the home more comfortable and can save the home owners money over the long term.

Even though new homes tend to be larger, energy costs are about 10 percent lower in new homes compared to existing homes.

Maintenance costs on average were 56 percent lower in new homes; $547 a year for all single family homes versus $241 for homes built after 2008.

New homes are safer, with electrical wiring systems that can accommodate modern appliances and components such as high-definition televisions, security systems, fire alarms and complex lighting and audio setups.

New homes not only benefit the home owner, they benefit the community.

aby boomers — people born in the post-World War II years between 1946 and 1964 — are entering or nearing retirement age. Many are facing decisions regarding remodeling their current home to provide greater accessibility or building / buying a new home that will allow them to age-in-place. Aging-in-place is generally defined as living in one’s home safely, comfortably and independently, regardless of age, income or level of mobility. More and more residential builders are incorporating universal design features into new homes that allow the home to accommodate any and all needs. These are not limited to but may include some or all of the following features: • A master bedroom and bath on the first floor • An open floor plan, especially in the kitchen and dining area • Wider doorways and hallways to allow accessibility • Higher toilets • Curbless showers • Bright lighting in all areas, especially places like stairways

Lever-style door handles Handrails at all steps A low or no-threshold entrance to the home with an overhang Non-slip flooring at the main entryway Whole house floor covering that is friendly to the demands of aging-in-place No change in levels on the main floor Contrasting colors with welldesigned borders A low-maintenance exterior

By adapting a home’s design with aging-in-place features, homes provide greater flexibility for its new and future owners, while adding unexpected value. New home communities, especially those designed for active-adults often offer maintenance-free living. It can be an agonizing decision to have to choose whether to move or stay put. Many home owners have a strong preference to remain in their current residence for as long as possible as they grow older, knowing they may need to remodel or adapt their homes to meet their changing abilities and circumstances. Research from the National Association of Home Builders (NAHB) found that more than 50 percent of those ages 55 or older have lived in their homes longer than 10 years. Staying close to friends and family, along with valuing the community that they have been a part of for many years are the primary reasons home owners prefer to stay in their existing home. Also, some may have to stay where they presently live because of financial concerns and limitations imposed by living on fixed incomes.

Very simply, “getting around” is the key to making a house compatible to the needs of the aging-in-place occupant. Experienced remodelers can help achieve this goal, using many of the same features noted above for existing homes. Home builders using the same guidelines are building new homes with the needs of the aging-in-place client in mind. To address the unique demands of the growing aging-inplace market, NAHB Remodelers, in collaboration with the NAHB Research Center, the NAHB Seniors Housing Council and AARP, developed the Certified Aging-in-Place Specialists (CAPS) program. This designation program equips participants – builders, remodelers and service providers - with the marketing, technical and customer service skills required to help home owners, regardless of age, maintain their independence and increase security in their present or new homes. Certified Aging-in-Place Specialists have been trained in the unique needs of the senior adult population, providing aging-in-place design and home modifications, along with common remodeling expenditures and projects. They have been taught the strategies and techniques for designing and building aesthetically enriching, barrier-free living environments, and given the resources needed to provide comprehensive and practical aging-in-place solutions. Several Triad area builders and remodelers hold the CAPS designation, along with interior designers, suppliers, trade contractors, as well as physical and occupational therapists. All of these professionals work as a team in providing a home that will meet the needs and expectations of this vital and vibrant new market. Top 5 Reasons Why Millennials Should Enter the Housing Market Now But it’s important to keep in mind that interest rates are sensitive to market forces and can change quickly. There’s no indication that rates will suddenly surge upward, but even a slight rate increase can push monthly payments to the point that a buyer might miss out on their first choice for a new home. 2) Huge down payments are not necessary While lenders are looking more closely at borrowers today than in recent years, there are options for purchasing your first home without a 20% down payment. For example, Homesnap allows you to snap a picture of any home and get relevant property details, including any interior photos for homes on the market. If you’re just beginning your search, Realtor.com is a popular app because it generally contains the most accurate information gathered from more than 800 local MLS (multiple listing service) entries. If you’re checking out homes in an unfamiliar area, AroundMe helps you get a quick sense of the neighborhood by telling you the location of local restaurants, supermarkets, other businesses and attractions. There also are several free mortgage apps to help you determine how much you can afford and to compare real-time rates from multiple lenders. Popular mortgage calculator apps include Zillow and Trulia. As these are all great starting points for general information, it is highly recommended to work with an area REALTOR who can help navigate the various choices and opportunities available in specific price point and geographic preferences, as well as the lending and closing process.

ReBuilding Hope

reensboro Builders Association members – builders, remodelers, suppliers and trade contractors - are partnering with Community Housing Solutions to renovate a home this fall in the historic Glenwood neighborhood.

The project c a l l e d ReBuilding Hope is one way the Builders Association gives back to the Greensboro community by donating their skilled services to build stronger neighborhoods to help preserve affordable home ownership. This year’s renovation project is a home that was built in 1920 and was previously owned by an elderly couple. Construction began in July with a complete demolition addressing lead paint and asbestos abatement. The home is receiving a complete make-over and will be in like-new condition along with being certified by Advanced Energy as a Home Performance with Energy Star home before being sold to a qualified new homeowner. To date the Greensboro Builders Association has completed more than 10 home renovations through our Rebuilding Hope partnership with Community Housing Solutions. Community Housing Solutions was started in 2004 as a local non-profit dedicated to providing decent, safe and affordable housing to low-income families. The work of Community Housing Solutions has resulted in more than $3.7 million invested in preserving affordable housing for more than 375 low-income families.
