irst, I want you to know what an honor it is to serve my peers as your 2014 President. I have known some of you in this great business since the mid 80’s and met many new faces in the past few years. Needless to say, a lot has changed in the last thirty years within our industry.
When I first entered into the business as a lumber salesman, I thought if I had a better plywood price then the other guy, that the sales would just follow me. I was wrong. I quickly learned that yes, pricing was important, but that relationships with clients was more important. My employer encouraged us to attend GBA meetings and to meet builders. Builders appreciated the fact that we were involved within the Association, but more importantly, I got the chance to get to know them. We would talk about their families, hunting trips or any other things that might be happening in their lives. Most of them would became much more than customers…they became friends. In addition, I greatly benefited from my involvement working side by side with other Associate members, gaining industry knowledge and business contacts…as well as friends.
When I branched out to the other side of this business and became a builder in 1996, I quickly learned again the value of membership in the Greensboro Builders Association. I already knew a core group of suppliers and subcontractors that I could trust and do business with. These were the Associate members that I had worked with on committees or met at membership meetings and events. As for the builders, I could go to them, as they could come to me for advice. Even though we may have competed throughout the year for contracts to build homes, friendships were made through our participation and involvement within the Builders Association.
When I reflect on the value of Association membership and the trust that is gained among Builder and Associate members, it doesn’t come overnight…it comes from participation and involvement. That doesn’t mean you have to serve on committees, but it does mean attending membership meetings and events, whether it be our golf and skeet tournaments or helping with a community service project. I would like to personally encourage each of you to find ways to increase your participation and involvement this year…even if that means committing to attend at least one event per quarter. Utilize our website and Member News emails to stay abreast of upcoming activities.
Our next membership meeting will be on Thursday, March 27 at the Preview Night of the Southern Ideal Home Show. This is a great opportunity to see the latest in industry products and services before the show opens to the public, as well as network with other GBA members. There is no charge to attend. This is also a great event to invite prospective members to come with you. Builders…plan to attend our Building Code Update on February 27 as Robert Privott, NCHBA Director of Codes and Construction will provide updates and address questions you may be experiencing in the field. Whether you are looking to market your business; increase your business contacts; gain industry knowledge; or simply meet other industry members, there is a place for each of you to get involved within the Greensboro Builders Association. 2013 Annual Awards Members of the Greensboro Builders Association were recognized for their contributions to the Association, industry and community at our Annual Awards presentation on Thursday, January 23, 2014. Join us in congratulating the following members.
Eugene Gulledge Award
The Eugene Gulledge Award for Distinguished Service is the highest honor given by the Builders Association. It is named in honor of GBA’s founder Eugene Gulledge. This award recognizes continuous, outstanding contributions to the industry, Association and the community over a long period of time.
Jerry Cowan, Builders Mutual Insurance Company received the 2013 Gulledge Award. Throughout his career, he has been a very engaged and active member on the local, state and national levels. Jerry is a true advocate and champion for Association membership. He currently serves as a State Director on the GBA and NCHBA Board of Directors; as well as the NAHB Membership Committee. Jerry holds the highest honor of membership recruitment within our Association exceeding more than 1600 NAHB Spike Credits.
Builder Member of the Year John Hodgin, John Hodgin Construction Company received the 2013 Builder Member of the Year Award. John has been a member for more than 25 years. He has served on the GBA Board of Directors for the past six years, serving as GBA President in 2012. John has also served as chair of our Raising Roofs…Builders for Habitat community service project the past three builds and participated in all six builds since inception in 2003. To date, GBA members have constructed 50 homes in 10 years. John’s leadership has been an integral part of the success and growth of this partnership.
Associate Member of the Year Steve Schadt, Marsh Kitchens of Greensboro received the 2013 Associate Member of the Year Award. Steve has been active in the building industry for the past 30 years. He was elected as an Associate Director in 2013. Steve currently serves as a member of the Sponsor Club and Associates Council, and is actively involved with the Southern Ideal Home Show, Associates EXPO and GBA golf tournaments.

Kavanagh Cup Since 1995, GBA has presented the Kavanagh Cup recognizing individuals and organizations for their efforts in strengthening affordable housing in Guilford County. The 2013 Kavanagh Cup was presented to David Levy, Affordable Housing Management, Inc. for his commitment to provide affordable housing in our community. Under his leadership as Executive Director of Affordable Housing Management, Inc., development of Village Crossing has been completed which is a permanent supportive housing development targeting formerly homeless and/or disabled persons.
Lewis Award
Rich and Kathy Dumas, R & K Custom Homes received the Lewis Award for utilizing the most Association members in the construction of their homes in the 2013 Parade of Homes. This is their third consecutive year to receive this honor.

Don Hill, Diversified Energy was presented the 2013 President’s Award for his spirit of volunteerism and service within the Association. Don has been a consistent “go to” guy when something needs to get done.

NAHB Associate Member of the Year
2013 was the beginning of small but positive signs that we are finally moving out of the worst recession our industry has experienced. The same held true for your professional industry association. We have seen positive gains in membership and special events throughout the past year. Below are just a few highlights as we reflect back on 2013. •

Membership Growth Our goal was to reach 600 members by the end of 2013…and we did it! Over the past year, we experienced 7% growth, with a net gain of 40 members, along with an 82% retention rate.
Networking & Marketing Membership meetings; spring and fall Skeet and Golf tournaments; Associates EXPO; along with council and committee meetings provided networking and marketing opportunities for members to connect with other members. Consumer Home Tours With our Parade of Homes and Tour of Remodeled Homes, along with the Southern Ideal Home Show we provided consumers quarterly opportunities to meet industry members; showcasing the latest in new construction, professional remodeling and industry products and services. NEW Website With growing consumer use of our GBA website, we launched a new site in April that was designed to enhance member profiles providing increased marketing value. We were honored to be recognized as the best HBA website in the state at the NCHBA STARS Awards in September.
Education GBA Remodelers, Builders and Triad Green Building Councils provided a variety of educational programs for all GBA members including NAHB designation classes. We offered the Certified Aging-in-Place Specialist (CAPS) courses quarterly… with plans to do so again this year due to growing interest. This allows our members to take national courses locally, avoiding travel expenses.
Raising Roofs…Builders for Habitat Celebrated our 10th Anniversary…GBA members built 7 homes in one week…involving 20 builders and hundreds of suppliers & trade contractors. This brought the total number of homes constructed to 50 in our 10 year partnership with Habitat.
NEW Event - $10,000 Reverse Raffle In April we held a Reverse Raffle that was a huge success. Three hundred tickets were sold…with the winner receiving $10,000…and our Association providing a $10,000 contribution to Habitat Greensboro to support our Raising Roofs build. Advocacy Through our local and state government affairs partners – TREBIC & NCHBA – we experienced a significant win on the Jordan Lake Rules without harming water quality; as well as other ordinance revisions and changes that have an impact on the building and real estate industry.
North Carolina had 2 nominees for the 2013 NAHB Associate Member of the Year…Jerry Cowan and Steve Monroe…both GBA Members! Congratulations to Jerry Cowan, Builders Mutual Insurance Company for being recognized as the 2013 NAHB Associate Member of the Year!

Admission is FREE…just bring your business cards. Preview Night is a great way to visit with show exhibitors before the show opens to the public for the weekend. It’s also a great networking event to “mix and mingle” with other GBA members.

Coming This Spring.. Whether you prefer hitting a golf ball or sporting clay…or both…plan to join us this spring for two fun-filled membership outings. Both are afternoon events. Membership events like these are great ways to network and build new business contacts within the Builders Association. Where else can you spend 2-4 hours quality time with your builder, supplier or trade contractor?
Skeet Tournament - April 3 Shane’s Sporting Clays Expert marksmanship is not a requirement to attend - beginners and pros alike will be participating. Guns may be rented. Registration includes 50 rounds of ammunition and dinner following the tournament. Prospective members and guests are invited to attend with GBA members.
Sponsorships ranging from $100 - $500 are available for members to utilize this sporting venue to promote products and services, as well as gain some one-on-one time with other builder and associate members.
GBA Invitational – May 15 Bryan Park Golf Course Put a team together or sign up as an individual player for our spring golf tournament. Player registration includes 18 holes of golf, cart, practice range balls, and lunch. Mulligan packages are also available for those that want to increase their bragging rights on the course! Prizes will be awarded for best gross and net scores.
Sponsorships on the course are a great way to market and promote your company. Majority of sponsorships provide an opportunity to have face-to-face time with players. Registrations are available on a first come, first serve basis.

Builder News Spring Parade of Homes
NC Building Code Update
Join us as we kick off the spring housing market with the annual Parade of Homes. The Parade is a win-win for everyone involved…builders, associates and consumers. Builder participation helps not only promote your company, getting in front of prospective buyers...it also helps your suppliers and trade contractors gain name recognition as a valued and trusted industry resource. The greater the participation of our members…the stronger message to consumers we send that NOW is the best time to consider buying and/or building a new home.
As a follow up from our Builder Roundtable in December, the Builders & Remodelers Councils are sponsoring a NC Building Code Update on Thursday, February 27 from 3-5 pm at the Guilford County Auditorium - 201 South Greene Street.

Information on each Parade home remains on the GBA website and Parade of Homes mobile app for six months, providing continued exposure and marketing benefits for your company. It serves as an added resource for consumers looking to find a builder and/or remodeler. Existing homes, newly constructed homes and homes that are near completion and safe for the consumer to walk through can be entered in the Spring Parade of Homes. Unfinished homes must adhere to the established guidelines with emphasis on the homes being safe for the general public to enter. For homes currently under construction, builders need to submit a color rendering if exterior of home will not be ready for photography the first week in March. Last chance to enter the Spring Parade of Homes is February 28.
If you don’t have a home under construction to enter for the Spring Parade…consider exploring other ways to promote your company in the Parade of Homes magazine. With 10,000 copies printed and distributed, this is a great way to promote your business to area consumers. Advertising deadline is March 7.

Housing Market Update Thursday, March 27
Dale Akins with The Market Edge will join us on Thursday, March 27 from 4-5 pm at the Greensboro Coliseum Special Events Center for a Housing Market update “Looking Back and Looking Up”. This presentation will be held immediately prior to Preview Night for the Southern Ideal Home Show. Dale will provide an overview of building permit and employment trends; builder and subdivision ranking reports; plus facts, figures and a forecast for the year ahead for Guilford County and the Triad housing market.
Following Dale’s presentation, plan to visit with GBA member exhibitors from 5-7 pm for the Southern Ideal Home Show Preview Night. Both events are FREE…members, employees and guests are invited to attend.
Certified Aging-in-Place The Certified Aging-in-Place Specialist (CAPS) designation courses focus on the technical, business management and customer service skills essential to competing in the fastest growing segment of the residential remodeling industry - home modifications for the aging-in-place.
There are two specific CAPS courses – Marketing & Communications Strategies for Aging and Accessibility and Design/Build Solutions along with the Business Management course required to achieve this national designation. If you already hold another NAHB designation, you do not need to take the Business Management course. The Remodelers Council will again be offering these courses quarterly in 2014 on the following dates: February 19-21; May 7-9; August 20-22; and November 5-7.
