Americans spent $116 billion on improvements to owner-occupied units in 2013, down from a peak of $146 billion in 2006. The National Association of Home Builders (NAHB) remodeling forecast expects these expenditures to increase gradually as the broader housing market recovers. How to Hire a Professional Remodeler Below are a few steps to consider when hiring a professional remodeler: 1. Collect names of remodeling companies. Start by searching the Greensboro Builders Association website at www.GreensboroBuilders.org for licensed contractor remodelers; as well as utilize the annual Tour of Remodeled Homes to talk with active remodelers. Asking friends and neighbors for names of qualified remodelers will also help you find a match for your project. 2.

f you have collected photos of your dream kitchen, drafted a general budget, and talked with friends about how you wish your home was more comfortable or modern, you may be ready to hire a professional remodeler to get the job done right. Below are some helpful tips to guide you in finding the best remodeler for your project.
Discuss your project with a couple remodelers. Call a few remodelers from your list to discuss your project. Describe what you envision for the home remodel, styles you like, your estimated budget, and other ideas for the remodeling work. Ask the remodeler if they can provide background information on their expertise. They may have a website or brochure they can share that describes their experience and accomplishments. 3.
“Do your homework when hiring a professional remodeler,” recommends Jamie Bowlin, JLB Remodeling and chairman of the GBA Remodelers Council. “A professional remodeler has training, experience, and references from satisfied clients to demonstrate their remodeling knowledge and expertise.” When you hire a remodeler, you are buying a service rather than a product. The quality of the service the remodeler provides will determine the quality of the finished product and your satisfaction.

Ask if the remodeler has general liability insurance. Be sure to ask some important questions about the remodeler’s business that will help ensure you hire the best professional. Does the remodeler have an active NC General Contractor’s license? Do they have general liability insurance in case of an accident on the job? Do they guarantee their work? How do they handle any problems that may arise on the project? Having these answers in advance will prevent future problems and nail down the best professional remodeler for the job.

4. Check the references and background of the remodeler. After you start speaking with remodelers and find one or two who match your project’s needs, be sure to conduct some background research by checking with the Better Business Bureau, talking to their references, and asking if they are a member of their local trade association such as the Greensboro Builders Association and NAHB Remodelers Council. Remodelers with these qualities tend to be more reliable, better educated, and more likely to stay on top of construction and design trends. 5. Don’t fall for the lowest bidder. Many people may be lured by the lowest price to their remodeling project, thinking that they have found a great deal. But beware of these alluring low prices. These bids may be more costly in the end if the contractor is cutting corners, not taking into account certain costs, or is inexperienced. Professional remodelers have stories about coming into homes to fix remodels from unscrupulous contractors who did shoddy work or failed to complete the job. Often times, the lowest price may not ultimately provide the best value for your home remodel. Homes constructed prior to 1978. 6. Verify that your contractor is an NC Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than 6 square feet of painted surfaces inside the home or 20 square feet on the exterior of the home. The decision to hire a remodeler can be intimidating. Your home is your largest investment and the best way to protect it is to hire an ethical, professional remodeler. They’ll help you solve remodeling challenges, stay on budget, and provide a higher-quality service. Utilize the Greensboro Builders Association website for a listing of licensed contractors, design professionals, suppliers and trade contractors as a starting point. Big Design Ideas for Smaller Homes
Improved energy efficiency of windows and doors means homes now feature more indoor-outdoor connectivity. Moveable walls and outdoor spaces tucked within the home’s floor plan provide for better flexible use of the space, as well as improved privacy in densely populated areas. The often-unused space under a stairwell can be engineered to accommodate filing cabinets or drawers, or even to create a sanctuary for the family pet complete with a bed and gates to close it off. Drawers built into stair risers are a great place to store small items such as gloves and hats or art supplies.

here are any number of reasons families might want to make better use of the space they have in their current or new home. As a family grows, their lifestyle changes, and space for storing toys or doing homework is at a premium. Multigenerational living, where elderly parents, grown children or other relatives all live under the same roof has become more common. Or it may just be cosmetic, and the best way to keep clutter at a minimum. Home builders and remodelers are responding to the demand by maximizing the utility of living spaces without sacrificing visual appeal. With creative storage and built-in features, dining rooms can become a home office or game room in minutes, living rooms can be used for family meals, and foyers can store much more than coats and umbrellas.
The trend extends to home furnishings as well. Murphy beds, where a piece of furniture conceals a bed that can be set up for sleeping in a few minutes, have been around for many years. Modern murphy beds are hidden not only in armoires or bookcases, but new designs feature beds that lower from the ceiling electronically at the touch of a button, or fold out from inside a desk or counter. Other creative, multi-purpose furniture designs include dining tables that convert to a billiard table, bookcases that contain fold-down chairs for when you’re entertaining more than the usual number of friends and family, and cocktail tables with trays that pull out for eating in front of the television. In new home construction, smaller-scale, walkable communities have become popular. To accommodate the size constraints of a skinny lot, homes are being designed with features like stacked garages where two cars can be housed trunk-to-hood instead of side by side. Using flexible walls, attractive flooring material, and a roofless interior garage space, the area can easily be converted to a patio for entertaining. 8

amilies remodel their homes for many different reasons. It may be to save money on utility bills, to redesign the space to better suit the family’s current lifestyle, or to be better stewards of our natural resources. Whether we call it energy efficient or green, remodeling that includes sustainable features is growing in popularity like never before. Home owners are finding more options when they search for a professional remodeler with experience in green remodeling. Over the next five years the percentage of remodelers who expect to be doing more than 60% of their projects green will double. “Many remodelers are seeing increased interest in sustainable home features from home owners,” advises Jamie Bowlin, chairman of the GBA Remodelers Council. “Remodeling your home can not only fulfill your family’s dream of a more comfortable and stylish home, but depending on the upgrades you choose, you can realize savings on utility costs, improve air quality for better health, and strengthen the long-term value of your home.” Green remodeling incorporates sustainable, durable, and healthier design into the renovation of existing homes. The increased interest in sustainable remodeling is due largely to the availability of more affordable products of higher quality as well as the integration of green features into standard construction practice. Some of the top upgrades that can make a home more energy efficient include putting in high-efficiency windows and low-flow water fixtures, replacing appliances and water heaters with ENERGY STAR®-rated models, increasing or upgrading the quality of insulation, and installing a high-efficiency HVAC system that is appropriately sized for the area that is to be heated or cooled. As you evaluate options for your next renovation, discuss with your general contractor and suppliers ways to incorporate greater sustainability and green features into your home. A
ging-in-Place means living in one’s home independently regardless of age or ability. Millions of Americans are living longer and more active lives. And with their changing lifestyles, maturing Americans are also looking to revitalize their home environments. Kitchen and Bath Countertops • Showers • Bathtubs
Many local remodelers have achieved the Certified Aging-in-Place Specialist (CAPS) designation, which is a national educational program and certification developed by the National Association of Home Builders, in partnership with AARP and the NAHB Research Center, designed to teach professionals how to modify homes for aging in place. Since 2002, more than 3,500 have completed CAPS, making it one of the fastest growing education programs at NAHB. reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work, and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association and our Remodelers Council. We have worked with various organizations including Habitat for Humanity of Greater Greensboro and Community Housing Solutions in recent years to assist with new construction and renovations to existing homes.
ReBuilding Hope Community In 2011, GBA Remodelers Council Housing members formed a partnership with Solutions Housing Greensboro, today known as Community Housing Solutions, to conduct home repairs and renovations in an initiative called ReBuilding Hope. More than 10 homes have been renovated to date to ensure homes are warmer, safer, and drier for those in need in our community.
In November 2013, members of the GBA Remodelers Council coordinated the construction of one of the 7 Habitat homes built in one week. Special thanks to our team leaders: Jamie Bowlin, JLB Remodeling; Ed Butler, Brickwood Builders; Ford Matthews, FM Contracting; and David Millsaps, DLM Builders.
Raising Roofs…Builders for Habitat
This fall we will be embarking on another ReBuilding Hope with a complete home renovation located in the Glenwood neighborhood. Members of the GBA Remodelers Council along with new home builders, suppliers and trade contractors will come together during a six week period to transform this home. Watch for details and updates on the Greensboro Builders Association website and Facebook page.
I n 2 0 0 3 , t h e G r eensboro Builders Association entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of industry members.
To date, through this every-other-year build, GBA members have constructed 50 NEW Habitat homes in Stonegate Crossing and The Village at Northside neighborhoods…along with three additional home renovations. Planning is already underway for our 2015 build.
Located in the Glenwood neighborhood, this home will be completely gutted and restored this fall to provide an energy efficient renovated home by members of the Remodelers Council and Greensboro Builders Association.

PROJECT DESCRIPTION This whole-house remodel BEFORE features a two-story addition that expanded the kitchen, master bedroom and bath, a second story addition which reconfigured closets and added a Jack and Jill bath, and enclosure of the back porch to create a modern laundry space on the main level. Originally built in 1917, this once-neglected diamond in the rough has been lovingly transformed into the neighborhood gem boasting historically accurate interior and exterior colors, trim, fixtures, hardware and other details. Project Description Tanner Built Homes was BEFORE tasked with a goal to provide the homeowners with a stylish and elegant home infused with maximum functionality. Project Description From outdated to BEFORE sophisticated! Our team of skilled carpenters, faux finishers, project managers, and trade specific professionals took this custom-built 1990’s style kitchen and transformed it into a 20th century classic masterpiece. Our team applied custom rendered multi-layer cherry cider faux finish with hand washed glaze to the existing oak perimeter cabinets, as well as off-white hand washed glaze finish to the custom built center island. Solid wood, dovetailed, full extension, soft close drawers and recessed soft close door hinges were also installed. Stainless steel appliances, granite countertops, LED lighting, and a custom pantry storage system were also added. We custom built matching decorative cabinet end panels, installed a white ceramic subway tile backsplash, and widened the existing cased opening in order to exceed the owner’s expectations.

Project Description A m a z i n g ! 1 9 5 8 BEFORE complete kitchen renovation transformed for 2013. Must see to believe! Our team of industry professionals, carpenters and management demolished the existing kitchen, which uncovered a load bearing roof beam that had to be removed, and engineered lumber installed to support the existing structure to allow for the new cabinetry. We installed Merillat Avenue maple natural cabinetry with java accent glaze, custom slide out pantry, and bench seating. We installed Giallo Napolean granite counter tops, natural stone tile backsplash, custom stained hardwood flooring, and oil rubbed bronze hardware. Installation of new stainless steel appliances and custom faux finished tile backsplash electrical plates put the final touch on the project that allowed us to exceed our customers’ expectations.

Project Description The old kitchen was dark and cut off from the living room by a pantry and staircase. The owners wanted to add space off the kitchen where they could live. The concept of adding onto the house at an angle resolved the major dilemma of the load bearing point. The addition looks proportionate to the scale of the house and achieved the primary goal of the clients beautifully. Special features include custom pantry cabinetry, Calcutta gold and walnut counters, triple French doors to patio, and wood ceiling in new family room.
