New: Young Professionals Group O

ne of our new initiatives this year is the formation of a Young Professionals / Under 40 group. Our goal is to provide opportunities for young professionals within our industry to increase their business contacts, building a stronger network of colleagues and peers. Plans are to have a variety of events including networking/After Hours gatherings; educational programs; as well as family outings.

We are in the process of building a database of young professionals within the Greensboro Builders Association. If you and/or any of your employees would like to get involved, email contact information to Cheryl Collins at ccollins@greensborobuilders.org along with any ideas you may have for the group. 2014 Annual Awards Members of the Greensboro Builders Association were recognized for their contributions to the Association, building industry and community at our Annual Awards presentation on Thursday, February 5, 2015. Join us in congratulating the following members.

Eugene Gulledge Award The Eugene Gulledge Award for Distinguished Service is the highest honor given by the Builders Association. It is named in honor of Eugene Gulledge who founded the Greensboro Builders Association fifty-seven years ago. This award recognizes continuous, outstanding contributions to the Builders Association and the community at large over a long period of time. Ed Butler, Brickwood Builders was awarded the 2014 Gulledge Award. Ed holds the Certified Graduate Remodeler (CGR) national designation, maintaining a continual focus on professional development and continuing education. He has served on the GBA Board of Directors, chaired the Remodelers Council, Tour of Remodeled Homes and numerous community service project initiatives, including the initial ReBuilding Hope partnership with Community Housing Solutions. Ed strives and encourages his peers to promote the highest level of professionalism within the remodeling and building industry.

Kavanagh Cup Since 1995, GBA has presented the Kavanagh Cup award recognizing individuals and/or organizations for their efforts in strengthening affordable housing in Guilford County. The 2014 Kavanagh Cup was presented to Francis Disney, Disney Construction Company for his years of community service, helping others in need, especially in areas he can apply his building experience and skills. He has been an active, annual participant both in our Raising Roofs…Builders for Habitat and ReBuilding Hope community service projects.

NAHB Senior Life Director Gary Hill was recognized for achieving NAHB Senior Life Director status - serving as a National Director representing GBA for 20 consecutive years; as well as completing his second term as NCHBA President. As a token of appreciation, a $2500 contribution was presented to “Caleb’s Endowment” - a scholarship fund established in honor of Hill’s grandson within the NC Home Builders Educational and Charitable Foundation.

Builder Member of the Year Mark Disney, Disney Construction Company was awarded the 2014 Builder Member of the Year Award. Mark has served on the GBA Board of Directors the past three years as a Builder Director, served on the Executive Committee, and is serving as a State Director this year. He is currently helping spearhead the development of a Young Professionals / Under 40 group to focus on identifying and engaging the next generation of industry members. Mark has been actively involved in annual community service projects since joining the Association including Raising Roofs…Builders for Habitat, ReBuilding Hope and Peacehaven Community Farm.

Associate Member of the Year William Hemphill, Pegram-West was awarded the 2014 Associate Member of the Year Award. William has been active in the building industry and Builders Association for the past 35 years. He currently serves on the GTCC – GHG Construction Board representing the building industry. He has previously served on the GBA Board of Directors and as a NCHBA State Director. He continuously strives to form sustaining partnerships with area builders and remodelers, helping mentor them in all phases of their business.

Lewis Award Rich and Kathy Dumas, R & K Custom Homes were presented the Lewis Award for utilizing the most Association members in the construction of their homes in the 2014 Parade of Homes. This is their fourth consecutive year to receive this honor.

Membership Recruiter Leticia Nieto, Ilan, Inc. was presented the 2014 Membership Recruiter of the Year award for recruiting the most new members this past year.

Life SPIKES

NAHB provides sponsor credits know as SPIKES for each new member recruited and retained. Life SPIKES are awarded for members who achieve 25 credits. Receiving LIFE SPIKE status were John Hodgin, John Hodgin Construction Company and Peter Lane, Ivey Lane.

2014 Year-In-Review We continued to see positive signs of improvement within our industry and Association this past year. Below are just a few highlights from 2014 as we reflect on accomplishments and new initiatives. Membership We welcomed 97 new members, and remain the 4th largest HBA in NC behind Raleigh, Charlotte & Wilmington. Networking & Marketing Membership meetings; spring and fall Skeet and Golf tournaments; Associates EXPO; along with council and committee meetings provided networking and marketing opportunities for members to connect with other members. In addition, the GBA website and event publications provide additional marketing opportunities targeted to both members and consumers. Consumer Home Tours With our Parade of Homes ( Spring and Fall ) and Tour of Remodeled Homes, along with the Southern Ideal Home Show we provided consumers quarterly opportunities to meet industry members; showcasing the latest in new construction, professional remodeling and industry products and services. Education GBA Remodelers, Builders and Triad Green Building Councils provided a variety of educational programs for all GBA members including NAHB designation classes. We offered the Certified Agingin-Place Specialist (CAPS) courses quarterly…with plans to do so again in 2015 due to growing interest. This also allows GBA members to take national courses locally, avoiding travel expenses. Triad Sales & Marketing Council Affiliated with the NAHB Sales & Marketing Council, we re-launched the Triad SMC with great success. We grew from 8 members to 42 members within six months…offering quarterly educational programs featuring national speakers. Aging-in-Place Task Force With the growing demand and interest in aging-in-place renovations and new construction, we have formed a task force to evaluate the development of a pilot program to bring industry members together with health care professionals, forming a consortium for education, information sharing and networking. ReBuilding Hope Working with Community Housing Solutions, members of the Builders Association completed a major rehab / renovation on a 1920’s home in the historic Glenwood neighborhood. Through the generosity of our members, more than $50,000 in labor and materials was donated.

NAHB Spring Housing Forecast Wednesday, April 22

The Market Is Growing—How, Why, and Will It Continue? A strengthening labor market, low interest rates, improving mortgage availability and growing pent-up demand are predicted to significantly boost single-family housing production in 2015. Learn more in the NAHB Spring Construction Forecast webinar on Wednesday, April 22 from 1- 3 pm. Cost is $29.95 for NAHB members; or you can join the Builders Council at the GBA office to watch.

Lead Safety for Renovation, Repair & Painting We are looking to offer both the 8 hour initial training course and the 4 hour refresher training course this spring at the GBA office. Each class is limited to 10 participants. In order to renew your NC renovator certification, you must attend the refresher course prior to your certification expiration. Otherwise you will be required to take the full day initial Leader Renovator training course.

Remodelers Council We’re going offsite for Product Showcases this year for many of our meetings. Upcoming meeting dates and locations include March 26 at Southern Ideal Home Show - Houzz presentation; April 23 at Marshall Stone; May 28 at New Home Building Supply; and June 25 at Best Tile. Reservations are required in advance on the GBA website as lunch will be provided.

Earn the Certified Aging-in-Place Specialist (CAPS) designation locally as we are hosting courses each quarter. There are two specific CAPS courses – Marketing & Communications Strategies for Aging and Accessibility and Design/Build Solutions - along with the Business Management course required to achieve this national designation. Council membership is open to anyone interested in marketing and home sales…both new construction and general brokerage. Several people expressed interested in the council providing the NAHB Certified New Home Sales Professional (CSP) designation courses locally….which we have scheduled for March 30, 31 and April 1 at the GBA office. Below is an overview of the three courses required to obtain this national designation.

Certified New Home Sales Professional (CSP) Master the craft of successful selling. This professional-level course is designed for specialists in new home sales. You will gain a broad understanding of the home building business, discuss consumer psychology and learn the advanced techniques used by real estate veterans for greeting, closing and overcoming objections.

CSP I: The Art and Science of Selling

Monday, March 30 Tap in to the psychology of the customer, learning their decisionmaking processes, personality types and communication styles. You will gain a comprehensive understanding of the skill sets a new-home sales professional must possess, including time management, knowing the differences between selling new and resale homes and ways to tailor sales presentations for an increased closing ratio. This module also covers the “Critical Path to Successful Selling.”

CSP II: Understanding New Home Construction

Tuesday, March 31 Gain a comprehensive understanding of new home construction and learn how to use this knowledge as a sales tool. This module covers basic construction terms, construction features that benefit the home buyer, steps of the builder’s decision making and development process and how to effectively communicate these concepts to buyers. You’ll also learn to identify financing options for new home buyers.

CSP III: Selling Skills for New Home Sales Professionals Wednesday, April 1

Learn the advanced techniques used by real estate veterans for greeting, closing and overcoming objections. This module covers the phases of the sales process, ways to successfully demonstrate features and how to use the home’s area and community as a selling point. You will explore ways to earn trust, identify needs and “service the sale.” You’ll also learn to use follow-up systems to increase sales along with final walk-through and call-back procedures. You must take all three courses and successfully complete a final examination to obtain your certification. Registration forms can be found on the GBA website at www.GreensboroBuilders.org.
