Home Design Trends for 2015 and Beyond Double-Island Kitchens: Back-to-back and side-by-side islands are showing up in all styles of homes. Often one island is used for cooking and preparing food and the other for serving food and dining. The second island may also take the place of a more formal dining room table. Centered Bathtubs: As part of the continuing “bathroom as spa” trend, large, well-designed tubs are becoming the center of attention: pulled away from the wall and treated like sculptures.

Recently, the National Association of Home Builders (NAHB) announced the winners of the Best in American Living Awards – a prestigious award program that spotlights design excellence for the entire residential building industry. Award recipients are lauded as the most creative and inventive builders, remodelers, architects, developers, land planners and interior designers in the nation. Take a look at the newest trends in design that home buyers will see over the next several years based on submissions from this year’s winners. Then get inspired to incorporate your favorite trend in your own home. White-on-White Kitchens: This continuing trend can be seen in both traditional and modern-style homes. Think white cabinets topped with white countertops and finished off with white back splashes and white trim.

Natural Elements Mixed with Contemporary Materials: A softer side of modern design is evolving. Wood, steel and glass are a popular combination, allowing the best from both worlds. Homeownership & the American Dream In fact, 90% of the survey respondents said that being able to pass their home on to their children is one of the top three benefits of homeownership. Although property values have declined in many markets, Americans have more than $10.8 trillion of equity in their homes, and for most families, home equity represents the largest share of net worth.

here’s been a lot of talk in the news lately about Millennials delaying marriage, kids and homeownership. So it would be easy to think that perhaps the traditional American dream of owning home is slowly dying. In fact, the opposite is true: Research shows that homeownership remains a goal for the vast majority of American renters. A recent survey by Freddie Mac revealed that 91% of renters believe homeownership is something of which to be proud. And, younger renters are making plans to buy homes in the near future. In fact, nearly half of renters in the 25 to 34 age bracket – and nearly 60% of renters ages 35 to 44 – indicate that they plan to buy a home in the next three years. Benefits of Homeownership These would-be buyers recognize the many benefits to homeownership, including the fact that homeownership is a primary source of net worth for many Americans, and is an important step in accumulating personal financial assets over the long term.

Overcoming Obstacles to Homeownership Qualifying for a mortgage and saving up for a downpayment remain primary obstacles to homeownership. To help address these concerns, Fannie Mae and Freddie Mac – through the Federal Housing Administration (FHA) – recently announced new lowdownpayment mortgage programs geared primarily toward the first-time home buyer market. These lenders will now offer mortgages with 3% downpayments, allowing more creditworthy borrowers who lack the funds for a large downpayment to obtain a home mortgage. To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives.

Recent analysis by the National Association of Home Builders (NAHB) reveals that financial concerns remain front of mind for many first-time home buyers. In fact, Millennial home buyers – those in the 18 to 33 age bracket – are more likely to let financial reasons inﬂuence their house choice, while older generations consider the right size most often. And the homes Millennials buy are smaller, older and less expensive than homes bought by older generations.

So, while Millennials may be taking a little longer than previous generations to reach some of these traditional milestones, their goal of building their own American Dream remains strong. Light Up Your Home As you begin to establish pleasing, functional layers of lighting, you can infuse them with your own unique style. Ambient Lighting For an inconspicuous, minimalist approach to ambient light, consider recessed ceiling lights or track lighting. The number of lights, their direction and a dimmer switch make it easy to customize the amount and intensity of light.

One of the hottest lighting trends uses long-lasting, energyefficient LED light strips to softly illuminate rooms from hidden sources. By placing an LED light strip under each overhead cabinet in your kitchen, you can brighten up the countertops where you chop vegetables or make a sandwich.

Accent Lighting Use accent lighting to draw focus to details in a room. Try placing simple, uncomplicated wall sconces around your favorite piece of wall art and watch as it suddenly becomes a brilliant focal point. To highlight wall textures or architectural details you love, consider more atypical sconces in interesting shapes that can both show off the elements of your home and stand alone as eye-catching pieces. Wet Rooms Are Today’s Choice for Beautiful, Usable Bathrooms

Here are a few things to consider when designing your wet room: Express Yourself The open spaces and abundance of tile that define a wet room invite you to splash on your own creative look. Whether you choose soothing earth tones and textures, cool minimalist grays, whites and blacks, or whimsical colors and patterns, the wet room creates an eye-catching display. Curbless Shower Because the entire room is waterproof, your curbless shower also can be completely open to the room, with no enclosure at all. Just be sure there’s enough space to place the toilet and sink where they won’t get splashed by spray from the shower. Glass enclosures with seamless glass doors are another popular option. They’ll contain water on all sides without impeding the view.

Wet rooms — essentially open-concept or barrier-free bathrooms — are tiled continuously from floor to ceiling and across the floor surface, giving a sleek, unified appearance. The shower is open to the room or enclosed in clear glass, and has no raised threshold to step over. Sinks, countertops and vanities mounted to the walls hover above the unbroken plane of the floor. The wet room’s uninterrupted sight lines give a feeling of space to even a relatively small room. The continuous floor surface makes for easy cleanup and allows people in wheelchairs or with restricted mobility to move freely.

Or sometimes simply a slab partition between the shower and the toilet will do the trick, leaving the front of the shower open to the rest of the room. The slab may be a foot or two short of the ceiling and face the doorway to minimize its effect on the visual flow. Threshold drains—or grates that are flush with the tile floor—may define the edge of the shower area without interrupting the floor’s flow. Some drains even glow from within, using interior colored or white LED lighting for an extra flair and to help orient a person under the shower’s spray. Another popular option is adding a place to sit in the shower. A built-in slate ledge, matching or contrasting with the wall tile, a wall-mounted drop-down bench in bamboo or a free-standing teak stool is a handy feature for anyone and contributes to the overall design.

In addition to their sleek look, these features also provide sink access for anyone in a wheel chair. Drawers or shelves attached underneath or on each side of the sink provide storage. Professional Installation To be sure your wet room keeps the water where it’s supposed to be, it’s important that everything be installed just right, and that requires a professional. Floor grading is key—constructed to slope gently and almost imperceptibly, but effectively, toward drains. Tile must be properly installed and sealed to prevent leaks.

Making the Most of New Energy-Efficient Homes Understanding Your Home’s Electricity Usage To make smart choices about your home’s electricity usage, it’s important to understand how homes typically use energy. The amount of energy used to heat and cool a home is known as heating, ventilation and air conditioning – or HVAC. Builders generally have a greater influence on the efficiency of a home’s HVAC system as a home is designed and built. In fact, more efficient HVAC equipment installed by builders – and better insulation and sealing – is a key reason for the greater efficiency of new homes.

ne of the many benefits of buying a new home is its increased energy efficiency. Builders are using the latest technologies to reduce household energy consumption, from improved insulation to energyefficient appliances. Recent analysis by the National Association of Home Builders (NAHB) shows that, on a per square-foot basis, the newer a single-family home is, the less energy it uses. And, even though newer homes are larger, their increased efficiency means that homes built since 1999 tend to use the same or slightly less energy than homes built before 1950. Yet, the energy-efficiency story doesn’t end with the builder – it simply starts there. To realize the greatest efficiency savings, homeowners also must do their part to use energy wisely. In fact, even though new homes are built to be more efficient, true energy savings will depend on household behavior. That’s because the size of your household and the number of energy-guzzling appliances and electronic gadgets that you use actually have the greatest impact on your electric bill.

However, non-HVAC electricity – energy used for things like watching television, charging electronic devices and using a computer – accounts for more than 70% of a home’s total energy use. That means that most of the energy that a home uses will be based upon the behavior of the household and not the design or construction of the home. NAHB also analyzed the impact of products usually purchased by a household on overall energy consumption, including an extra freezer, a third television, a home theater connected to a TV and a dehumidifier. The electricity needed to power these products accounted for about twice the amount of electricity required by items usually installed by a builder (e.g., ceiling fans, refrigerator and water heater). Making Wise Energy Choices The choices you make everyday about your electricity usage have the most significant impact on your new home’s overall energy consumption. And whether you live in a new or previously-owned home, you have the power to make it even more energy efficient.

Here are a few simple no or low-cost tips to improve your home’s efficiency: Lighting: One of the easiest ways to save electricity is to install compact fluorescent or LED light bulbs both inside and outside your house. This is especially important if you have an outdoor light that remains on overnight. And, start turning off lights in rooms that you are not using. Electronic Products: With homes using an ever-increasing number of electronic products, it’s important to turn them off when they’re not in use. This includes TVs and computers. To help save the standby power often wasted with these devices, use a power strip to turn off equipment not being used. And don’t forget to unplug small appliances and chargers when they’re not in use or if the electronic device is fully charged. These unused appliances and chargers remain in standby mode and use electricity. Appliances: Use your dishwasher and washing machine only with full loads. And, use large appliances in the early morning and late evening, when demand for energy is not as high. Programmable Thermostat: Consider installing a programmable thermostat, which can automatically adjust the temperature of your home when you’re away at work or asleep at night. Even small temperature adjustments can add up to big energy savings. In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 50 Habitat homes and we’re building more in 2015! We will be conducting a one-week build in early November with the goal of constructing 5 homes in one week. Watch for details on our website regarding ways you can support this initiative. ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. Over the past 55+ years, our builder and associate members have continued to annually provide a great opportunity for consumers to see the latest in new home design and amenities. Whether you are in the market for a new home, thinking about remodeling or just looking for decorating ideas, the Parade of Homes has something for everyone… from first time buyers...to move-up buyers…to empty nesters. In 1998, members of the GBA Remodelers Council decided to offer a similar home tour, however its focus was showcasing professionally remodeled homes. This August we will be presenting our 18th annual Tour of Remodeled Homes. During one weekend, you have the opportunity to see the quality craftsmanship and creativity that can be accomplished in a home renovation.
