Housing Trends for Baby Boomers New Features Keep Pace with this Active Generation Some features that home builders and remodelers are seeing as they begin to cater to the boomers include: First-Floor Bedrooms and Bathrooms: More than 40% of new homes have master suites downstairs, a 15% increase over a decade ago. Boomers not wishing to go up and down stairs with bad knees and aching backs have helped fuel this trend. The bedrooms also are also larger, with more spacious walk-in closets and bathrooms that have a separate tub and shower and dual sinks.

aby boomers, who were the largest American generation until the Millennials took over, are either retired or quickly nearing retirement age. Boomers, born between 1946 and 1964 and who count more than 76 million, may be getting older, but they are definitely not ready to head to the retirement home! The boomer generation is more active than generations past, has a more sophisticated style and wants options and choices in their homes. Whether they are selling the homes where they raised their children and heading to sunnier pastures, or staying put and redesigning to accommodate their retired lifestyle, boomers are making an impact on housing trends.

Tech/Media Centers: The tech-savvy boomer generation wants top-of-the-line amenities for their homes such as a media room with surround sound and central control systems, which manage all media sources in one location. The house may include a wireless home network, remote control lighting and security features. Wider Doors and Hallways: As a person ages, there is a likelihood that use of a wheelchair might become a necessity. Designing a home that is livable now but can transition and be functional as the occupant ages is important in ensuring that the home will be a good long-term investment. Wider doors and hallways are useful for moving larger furniture today, and will also be wheelchair accessible tomorrow. Better Lighting/Bigger Windows: The need for more lighting usually increases as we grow older. To accommodate this, builders are adding more windows and making them larger to let in more natural light. They are also adding more light fixtures in areas including under cabinets and in stairwells. Multiple switches to reduce the number of trips and dimmer controls to eliminate glare are other options.

Home Offices: Some boomers are choosing to work past the age of 65. As they transition from a traditional 9-to5 job, however, they want home offices for flexibility. A second career or part-time employment often eliminates the hassle of commuting while keeping them active and bringing in supplementary income. Easy to Maintain Exteriors/Landscaping: Yard work, painting, and other landscaping chores may no longer be enjoyable to aging home owners. People who move to a new home when they retire may opt for a maintenancefree community. Those that choose to stay in their homes might make improvements to exterior surfaces such as installing stucco, brick or low-maintenance siding. Lawns are being replaced with living patios, decorative landscaping, or flower beds which can be a hobby for gardening enthusiasts. Flex Space: Flex space has become more prevalent in both new homes and remodeling. Flex spaces are rooms that take on the purpose of the present home owner’s needs but can adjust with changes as they occur. What may have once started out as a guest bedroom can be redecorated to serve as a hobby room or library. This allows home owners to stay in their homes longer as it continues to serve their needs throughout life’s stages. Professional remodelers and designers are obtaining the Certified Aging-in-Place Specialist (CAPS) national designation, which provides training in the unique needs of the older adult population, aging-in-place home modifications, and solutions to common barriers. ooner or later you may join the millions of people who remodel their homes each year. Perhaps it’s at that moment when you realize that avocado green and harvest gold are no longer the “in” colors for today’s trendy kitchens. Or maybe you have an epiphany one day as you stand in line to use your own bathroom. Whatever the impetus, the thought crosses your mind: Maybe it’s time to start a home remodel. The reasons for home remodeling are as varied as the projects we undertake. Some of these include: • Adding more space • Upgrading cabinets, counters, appliances and fixtures • Creating a floor plan that’s customized for your lifestyle • Improving energy efficiency with new windows, doors, insulation, and climate control systems • Increasing the resale value of your home Where to Begin The first step is to develop an idea of what you want to do with your home remodel. Write a prioritized list of your needs and wants. Look at magazines and websites and collect pictures of homes or remodeling projects you like. However, more than 30% of all jobs home remodelers perform come from failed do-it-yourselfers. The best way to ensure your home dreams become reality is through the work of a professional remodeler – maintaining the highest integrity and standards in the industry. Giving Back to the Community

reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, we have completed more than 10 home renovations. This past year, we completed an entire house renovation on a 1920’s home in the historic Glenwood neighborhood.

Raising Roofs… Builders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 50 Habitat homes and we’re building more this year! We will be conducting a one week build in early November with the goal of constructing 5 homes. Watch for details on our website regarding ways you can help contribute and support this initiative. We are very fortunate that members of the Greensboro Builders Association give so generously of their time and resources to make a difference in the lives of others in our community.

Project Description Though less than 15 years BEFORE old, this 3-level live / work residence was ready for changes to bring it closer to the owners’ vision of the perfect abode. Replacing builder-grade design and finishes in both the master and guest baths, and on the second floor outdoor living area, allowed them to create their perfect retreats, indoors and out. The new master bath originally had an adjacent sauna and poor layout with a single vanity. Relocating the bedroom door and removing the sauna allowed reconfiguration to accommodate a double vanity, soaking tub and master closet. The serenity of sea glass tile and other finishes enhance the spa experience, and the new tub with its partial enclosure is the embodiment of relaxation.

Project Description The new owners of this home BEFORE moved here from the west coast and wanted to modernize the 1941 traditional Greensboro home to fit their lifestyle, while maintaining the home’s originality. The front of the home remained as a formal living space, original to its early years, however the rear living areas have been opened up for family gatherings and outdoor living. The kitchen and dining rooms were relocated, bathrooms renovated, and a new two-story family room and master suite were added. Special features incorporated in this renovation include an elevator, wine cellar and swimming pool.

PROJECT DESCRIPTION This house, built in the ‘90s, BEFORE was somewhat tired and in need of opening up and renovating. The homeowner wanted to bring the outside in by opening the back of the house to the beautiful views of the lake. Creating comfortable living flow to the home was achieved by repurposing interior spaces. Every room inside was updated. New space was added above the master bedroom and to the third floor. A screened porch and decks were added for outdoor enjoyment along with new landscaping. This complete renovation provides transitional interior elements while maintaining the traditional exterior façade.

Project Description Attic Conversion! This project BEFORE showcases the transformation of approximately 400 square feet of attic storage space into a third floor bedroom suite. Through the collaborative efforts from our team of carpenters, tradesmen, designers and project manager we built a bedroom with two front facing arched window dormers and walk-in closet with custom storage. We also built a full bathroom with walk-in shower, furniture style vanity cabinet with custom countertop, and tile flooring. We incorporated custom trim to match the existing decorative trim throughout the home to make the new space seamless, as if it were built during the original construction. An amazing transformation of open attic space!

Project Description The homeowner wanted an open living concept by adding across the back of the existing house. It enabled the new kitchen to overlook new family room and dining space.
