s you are aware, your Association leadership has embraced the “DO BUSINESS WITH MEMBERS” theme as a way to increase the value and ownership of belonging to the Greensboro Builders Association. We need ALL members to help us achieve this lofty goal by using GBA members as much as possible OR by asking companies that you do business with to become GBA members. Everyone in our industry – directly or indirectly – benefits from the work of our local, state and national association. We shouldn’t allow FREE RIDES.
BUILDERS…we need you to take an honest inventory of your business and strive to use only members of our Association. This does not mean that you need to stop using companies, instead work with them on payment plans for their initial membership and assist them if the dues are the primary obstacle. Once they get involved in the Association, they can develop relationships and create savings through Association benefits to justify their cost in subsequent years. Associates tell us they are discouraged that builders “don’t practice what they preach”. They want a chance to earn our business. Associates clamor for more “face time” with builders and they deserve an honest opportunity to develop a relationship with us. But when a builder chooses a non-member subcontractor or supplier, the Associate member may question the value of the Association. However, as builder members – if we committed to use member companies whenever possible – the value of membership increases substantially. We should enforce the membership requirement much like we do insurance coverage. If you can’t provide proof of insurance coverage – you don’t work! If our non-member subcontractors and suppliers were faced with this dilemma, would they seek and value membership in our Association?
ASSOCIATES…are you working with licensed contractors that aren’t GBA members? When asked for referrals by clients, colleagues, family or friends do you refer GBA industry professionals or non members? When any of us recommend and/or use non Association members, we are basically granting these companies a FREE RIDE…allowing them to profit from the multitude of efforts and investments that our members provide to keep the costs of regulations at a reasonable level…not only for us, but for our customers. Our base membership dues are $470 – of which we immediately send $150 to the National Association of Home Builders (NAHB) and $60 to the North Carolina Home Builders (NCHBA) – leaving us only $ 260 to operate our local Association. NAHB and NCHBA are our government representatives. They are our paid lobbyists…working daily for us! Additionally, GBA is a major contributor of TREBIC (Triad Real Estate and Building Industry Coalition) which leads our legislative efforts in Guilford County. Fortunately the building industry is well represented in Washington, Raleigh and Guilford County….thanks to your investment. As GBA members, we need to ask ourselves why it is OK for some companies to get a FREE RIDE from paying their fair share – as they equally benefit - without making any financial investment to support our industry. The FREE RIDE needs to cease…we need to support dues paying members of the Greensboro Builders Association. Can I count on you to join me?

Community Service Join Us As We Make A Difference… Rebuilding Hope May 9 – 21 ReBuilding Hope is a new partnership between GBA and Housing Greensboro. Housing Greensboro currently has a waiting list of more than 40 low-income homeowners who have a need for their homes to be repaired. The overall goal is to make these homes warmer, drier and safer. May is National Remodeling Month…and planning is underway by the GBA Remodelers Council to conduct a “repair blitz” with Housing Greensboro in which GBA members tackle projects during the two week timeframe of May 9 – 21. Home repairs will range from one to five days depending on the scope of the project. Individuals and/or teams may work together. Projects may include anything from fixing repairs to water damage in bathrooms and kitchens; to replacing roof shingles, gutters and siding; to building handicap ramps and railings for steps. Labor and material donations are needed. Peacehaven Community Farm June 20 – 24 Peacehaven Community Farm was founded in 2007 to be an affordable housing community where adults with intellectual and physical disabilities can live independently within a working sustainable farm. Currently the barn on the property serves as the focal point for all community and farming activities. The goal of this project is to enhance the barn and make its workspace safer and more accessible. Tasks include residing the barn with lumber milled from the farm; replacing and installing new windows and doors; insulating the lower level; rebuilding the hayloft stairs; and adding exterior lighting. Materials and labor are needed...with special needs for siding contractors, carpenters and painters. We are targeting a 5 day timeframe the week of June 20 - 24. This is a project that ALL members can find ways to participate. Builders News NAHB Update
NCHBA Update
A number of factors should help the housing market move forward in the near term. Pent-up demand has accumulated during the recession, as household formations (e.g., older children leaving parents’ households, young adults giving up roommates, etc.) have fallen to very low levels. NAHB estimates more than 2 million households have postponed moving out on their own and bolstering housing demand, waiting for a stronger recovery. An improving economy, stronger job growth, historically low mortgage rates and stable house prices will help turn this potential demand into actual demand.
Legislative Update: NCHBA is actively working in Raleigh on our behalf. In recent weeks, they were instrumental in getting a New Home Purchase Stimulus bill ( HB 485 / SB 476 ) introduced that will provide a $10,000 state tax credit (spread over 5 years) to NC taxpayers who purchase a new home. Watch for updates on this legislation as it moves through the House & Senate.
However industry challenges remain of major concern regarding opening up the lines of credit to builders for new housing production; and resolving problems with the appraisal process. NAHB continues to reach out to regulators, banks, Washington policymakers, other industry groups and the media to pursue intensive efforts to improve the availability of credit for home builders. During March, more than 500 builders participated in NAHB’s annual Legislative Conference asking Congress to take tangible steps to improve access to credit for small builders. Regarding the future of Fannie Mae and Freddie Mac, builders also called on Congress to ensure the federal government continues to provide a backstop for a reliable and adequate flow of affordably priced housing credit under all economic and financial conditions. NAHB continues to urge policy makers to preserve the mortgage interest deduction. Many in Congress agree that tampering with the mortgage interest deduction would harm consumers and the economy.
NCHBA Builder Classic Golf Tournament will be held at Bryan Park on April 29 to help raise funds for the NC Home Builders Educational & Charitable Foundation which awards scholarships to college students majoring in a construction-related field at a two-year or four-year college. In 2010, $21,000 in scholarships was awarded to family members of NCHBA members. Registration forms can be found on the website. Legislative Conference - June 8 Raleigh GBA members are encouraged to join us as we visit with members of the Guilford County delegation in Raleigh as part of NCHBA’s annual Legislative Conference. This is a great opportunity to collectively advocate for issues that are critical for our industry and request their support as our elected representatives. BUILD PAC….Your Contributions are Needed Contributions to NC BUILD-PAC are an investment in the future of your business and the home building industry as a whole. It is essential that we are able to support candidates on the local and state level that understand and support issues important to our industry. Any level of contribution is appreciated. Housing Equals Jobs TREBIC Update As policy makers begin debate on housing finance and budget issues that will impact job creation and future growth, they must understand the important role that housing plays in the economy. When you consider the enormity of the total number of jobs attached to housing, a sector that accounts for 15 percent of our nation’s GDP…now is hardly the time to step back from our long-standing commitment to homeownership. The construction of 100 single-family homes generates 305 jobs, $14.5 million in salaries and wages, and $8.9 million in federal, state and local tax revenue. Restoring the health of the housing industry is a crucial first step in putting America back to work and addressing the federal deficit.

Greensboro Off-Site Directional Signs On March 1, Greensboro City Council adopted changes that greatly simplify Greensboro’s sign ordinance as it applies to off-site directional real estate signs. Main highlights include that signs can be displayed from noon on Friday to noon on Monday. Only one sign per company, per direction will be allowed at intersections. Signs can be in the right of way, but must not block driver’s line of sight. The fee for a sign violation is reduced to a flat $50 fee. TREBIC is continuing to work with other jurisdictions to request similar ordinance changes. You can find additional information on local and regional initiatives on the GBA and TREBIC websites.

The Latest Trends in Custom Home Design To identify the latest trends in cutting-edge custom homes and the wish-lists of custom home buyers, the editors of Custom Builder Magazine survey their builder readers annually. Their latest survey offers a look at the features and amenities that custom home buyers are asking for today in their new homes. The most commonly-sought features of custom homes indentified in their December 2010 survey include: • • • • •
Master Suite Retreat ( 67.3%) His and Hers Home Offices (47.1%) Home Theatre (38.3%) Outdoor Kitchens (35.9%) In-Law Suites (26.6%)
At the same time, custom builders report their clients want smaller, but still luxurious homes. Energy efficiency and green building are also very much on the minds of custom home buyers. The “Not So Big House” movement sparked by a series of New York Times best-selling books from noted architect and author Sarah Susanka has clearly taken root in the minds of custom home buyers and builders alike.
• Conversely, buyers age 55-65 make up nearly a quarter of the custom home market. Many of these buyers prefer smaller, but still highly personalized and upscale homes. • Energy efficient and green features are important to nearly 80% of buyers – and the types and motivations of green home buyers are varied and diverse • Motivations of green buyers include saving money on energy bills, building a healthier home for themselves and their family, and reducing their impact on the environment • Regardless of the buyer type and motivation, green building and energy efficiency are clearly climbing the list of “must-have” features that are being incorporating in new homes Based on the trends and survey results, one thing is clear: Today’s custom homes are limited only by the imagination and desires of homebuyers and the talents and vision of custom home builders. According to Custom Builder Magazine…here’s what’s on the mind of custom home buyers and builders: • Custom homes are getting smaller – builders report the typical size is 3,000-3,500 sq ft • Custom homes remain luxurious and highly personalized • Baby Boom generation are the key drivers in the custom home market, whether moving up or down in size • Large and growing segment of clients are buyers seeking a new home where they can age in place; while also providing living space for elderly relatives and/or boomerang kids • The increasing preference for guest casitas and in-law suites reflects this growing trend toward multiple-generation households sharing a single home • Amenities and features vary widely depending upon age, income, lifestyle and needs • The single largest group of custom home buyers is still comprised of consumers in their peak income-earning years, age 45-55. These younger affluent buyers drive the move-up home market. Many are seeking the latest amenities, state of the art home theatres, elaborate outdoor kitchens, highly personalized spaces and more. Spotlight on Councils & Committees… ASSOCIATES COUNCIL
REMODELERS COUNCIL
Linda Ball, The Real Estate Book Scott Becraft, RSG Greensboro Associate Member Roundtables were held in February & March to gain insight from Associate members on current challenges, interests and ways the Builders Association could better serve them. Interest was expressed in continuing to host periodic Associate Roundtables as a means for members to exchange ideas and leads, while building a stronger network and referral base. There was also interest in planning some structured networking events. Watch for more details on the GBA website and in Member News emails about upcoming events and meetings. All Associate members are encouraged to participate.
Steve Johnson, Southern Evergreen Monthly council meetings are open to all members to attend…upcoming programs include Marketing Tips & Strategies; National Remodeling Month; and Business Contracts, Taxes, Trusts & Estates. Dates are April 28; May 26 and June 30. Meetings are held at the GBA office at 11:30 am…lunch is $15 per person. Reservations are required. RSVP on the GBA website.
The Special Events Committee coordinated the GBA booth at the Southern Ideal Home Show and Preview Night in which more than 300 members attended. A task force is being formed to explore new options for our annual Associates Expo typically held in late fall.
The council continues to offer Lead Renovation Certification courses; and is currently looking to offer the NAHB Certified Aging in Place (CAPS) designation course later this year. ReBuilding Hope is a new partnership between GBA & Housing Greensboro to conduct a remodeling blitz the weeks of May 9 – 21 with the goal of completing up to 24 home repairs. This project is being led by the Remodelers Council during National Remodeling Month. All GBA members are encouraged to participate. BUILDERS COUNCIL Jim Sandknop, South Star Builders Builder Roundtable was held with Edsel Charles, MarketGraphics Research Group following the Triad Housing Forecast in January. Another similar forum has been scheduled for May 17 following our Spring Housing Update. Planning is also underway for an OSHA Inspectors forum; as well as a Banking & Lending forum to be held in May and/or June. Send us any ideas you have for educational programs. The NEW Home Search module is up and running on GBA website for builders to list new and/or prospective homes and communities. If you haven’t signed on, custom builders are provided four FREE listings and set up fees are waived for production builders. TRIAD SALES & MARKETING COUNCIL Jason Smith, Builder Services Anyone interested in marketing and sales of new and existing homes should join this council. Planning is underway for educational and networking forums. GBA member Connie Post, Affordable Design Solutions recently provided a great workshop entitled: The Latest in Home Design Trends…What’s Hot! for builders and realtors.

TRIAD GREEN BUILDING COUNCIL Gary Silverstein, Silverstein Construction Education is one of the primary areas of focus for the Council. Upcoming programs include Water Sensibility; Future of Energy in NC; Doing GREEN Right from the Start – Design & Planning; and Energy Star Version 2.5/3.0 Updates. Council meeting dates are April 18; May 16 and June 20. Meetings are held at 3:30 pm at Magnolia Manor. RSVP on the GBA website. Building consumer awareness of green building is another area of focus. Council members participated in the Southern Ideal Home Show; Triad Home & Garden Show, NC Green Home Day; and various Earth Day celebrations. The council’s website – www.TriadGreenBuilding.org - provides information on green building, the NAHB Green Home certification; and a membership directory of council members. On the advocacy front, council members worked with the Triad MLS on the recent addition of green features and certifications in MLS listings. Efforts are currently underway working with local municipalities regarding incentives for green building and development.

Find a Place to Connect & Get Involved PARADE OF HOMES Jennifer Strimple, Home Team Builders Spring Parade of Homes dates are April 30 - May 1 & May 7- 8. New this year, we have joined with the High Point Builders Association to have a joint Guilford County Parade of Homes. In addition, we are working with the Winston-Salem HBA to jointly market as a Triad Parade of Homes. We have 38 homes on tour in Guilford County and there are more than 25 homes on tour in Forsyth and surrounding counties. Also, new this year is the introduction of an iPhone application for the Parade homes in Guilford County. In May, planning will begin for our Fall Parade of Homes to be held October 15-16 and 22-23.
TOUR OF REMODELED HOMES Ed Butler, Brickwood Builders Planning is underway for our August 26-28 event sponsored by the Remodelers Council. This is a great event to market and showcase professional remodeling projects to consumers… both for licensed contractors and Associate members. Entry deadline is June 17. COMMUNITY SERVICE Tim Crawford, Bradco Supply & Pete Lane, Ivey Lane We have two community service projects this spring in which all members are encouraged to participate in one or both projects. There is something for everyone to do…regardless of construction skills. ReBuilding Hope: May 9 – 21 Ed Butler, Brickwood Builders Teams will work to complete up to 24 home repairs coordinated by Remodelers Council Peacehaven Community Farm: June 20 - 24 Steve Batts, Batts Builders Goal is to enhance the community farm’s barn and make its workspace safer and more accessible. Tasks include residing the barn with lumber milled from the farm; replacing and installing new windows and doors; insulating the lower level; rebuilding the hayloft stairs; and adding exterior lighting.
MEMBERSHIP EVENTS Golf Tournament Omar Kalaf, Amanzi Marble & Granite Our GBA Invitational spring golf tournament will be held at Bryan Park on Wednesday, May 18. Sponsorship and player registration deadline is May 6. Annually this is a great event to network with GBA members on the links! We will be playing the Champions Course this year….maximum players is 144…so sign up early to reserve your spot and/or team. If you don’t play golf…there is a variety of sponsorship opportunities that will give you a chance to meet other members on the course. Skeet Tournament Carl Wilburn, Chandler Concrete Our spring Skeet Tournament was held on April 6 at Beaver Pond Sporting Club in Snow Camp. This has become one of our more popular events. Planning is underway to have a fall tournament in November.
Membership Meetings May 17: Triad Spring Housing Forecast featuring Edsel Charles MarketGraphics Research Group tracks new residential construction permits and closings for eight counties in the Triad…and provides forecasting data on inventory supply and demand. This is always an informative meeting to see how our housing market is performing and/or rebounding.
