What’s Most Important to You?
M
embers join for various reasons…what was your initial reason…and more so, what’s most important to you today? As our businesses continue to evolve and change, so may our needs and expectations from our Builders Association. As a membership organization, we strive to serve all members by providing valuable services and benefits…through our advocacy, educational programs and professional networking and business development initiatives. We are a stronger voice in our community and within the building industry as a collective group of 550+ members. Subscribing to a professional Code of Ethics is paramount in all we do. Consumers as well as industry colleagues hold each of us to higher ethical standards and practices. That is why getting involved in your Association is so important…both for professional growth and to help our organization become stronger through diverse experience and involvement. In the coming months, the Board of Directors will be spending time reviewing our Mission Statement, Code of Ethics and looking to develop core values and guiding principles that will continue to shape and drive who we are as an Association. We would value your input and insight throughout this process. As you are asked to participate, I encourage you to take time to share your thoughts and recommendations. With our upcoming Tour of Remodeled Homes and Fall Parade of Homes, we have the opportunity to showcase to area consumers the enhanced value of using professional remodelers and contractors in the construction and renovation of their homes. In addition, we will continue to promote the importance of using Associate Members that belong to our Association and subscribe to our Code of Ethics and professional standards through our recent ad campaign “Use the Professionals Our Builders Trust.” As our industry continues to struggle with a very slow economic recovery forecast, coupled with continued challenges with appraisals and financial lending…it is important that we give strong consideration to candidates this fall that support the building and real estate industry. We need to actively support and encourage solutions to problems that continue to plaque our industry…making our voice heard in November. Through our most recent advocacy efforts, we were able to assure the continued coverage of title insurance in NC with new legislation that goes into effect April 2013; and legislation that approved a two year delay of the implementation deadline for the Jordan Lake New Development Stormwater Rules. This extension granted through August 2014 is estimated to save $ 8-10 million in Guilford and Alamance counties alone. This is our membership dollars at work through TREBIC’s efforts, working closely with the City of Greensboro and Burlington, our elected officials and industry members. So back to my original question…think about what’s most important to you…and commit to get involved…even if that means attending one event or meeting per quarter. We are a much stronger and effective organization through everyone’s involvement and participation.

Trends in the Remodeling Market Homeowners are frequently asking for a high-end spa feel to their new bathrooms, with features and materials such as television screens built into mirrors, exotic wood finishes, recycled glass tiles and sophisticated lighting systems. More than 60 percent of remodelers reported increased demand for repairs and replacements of old components in the past two years, while more than half of remodelers said that the desire for upgraded amenities increased. In contrast, more than 20 percent of remodelers said there was a decrease in customers remodeling to increase home values as an investment. In addition to kitchens and baths, other popular remodeling categories included window/door replacements (44 percent), whole house remodels (35 percent), room additions (33 percent) and handyman services (31 percent).

mericans spent $116 billion on improvements to owner-occupied units in 2010, down from a peak of $146 billion in 2006. NAHB’s remodeling forecast expects these expenditures to increase steadily as the broader housing market recovers through 2012, reaching $131 billion. Beyond general recovery in the housing market, key factors driving increases in remodeling expenditures include the aging housing inventory, needed aging-in-place remodeling work, and increasing interest in improving home efficiency and green remodeling. A recent survey released by NAHB shows common remodeling projects have increased, compared to a similar survey from 2010. Remodelers report that kitchen and bathroom projects remain the most popular remodeling jobs with homeowners increasingly upgrading both rooms and making major repairs as they have decided to stay in their current homes longer. Nearly 50 percent of remodelers surveyed report seeing an increase in the number of homeowners who undertake remodels to avoid moving. Both kitchen and bathroom remodeling projects were up 17 percent from two years ago, with bathroom remodels cited as a common job by 78 percent of remodelers and kitchen remodels at 69 percent. Since 2009, bathrooms and kitchens have switched places in popularity, with bathroom remodels moving into the top spot as the most common type of remodeling project.

It was noted in the survey that homeowners are repurposing spaces and making more efficient use of their home’s square footage…whether it be young families or couples aging in their homes…people want to let their house adapt with their needs as they change over time. As we look at our local market, we see many of the same trends cited in this recent NAHB survey. Energy efficiency upgrades are driving many remodeling projects as consumers are looking to lower than energy bills and improve the comfort of their homes. We are also seeing growth in aging-in-place remodeling projects. AARP notes that 89% of people 50+ wish to remain in their own homes indefinitely. Remodelers report the most requested aging-in-place features include grab bars, higher toilets, curbless showers, wider doorways, ramps or lower thresholds, and task lighting. The aging population is projected to be the number two issue to affect the remodeling industry over the next five years, only behind the availability of skilled labor. As the priorities of homeowners shift, remodelers are adjusting to the needs of their clients. And while the motivation behind a homeowner’s decision to remodel may have changed, their desire for quality, professional results have not. Professional remodelers remain committed to the highest industry standards. The GBA Remodelers Council is excited to present the 15th annual Tour of Remodeled Homes on August 24-26. NCHBA Updates
One of NCHBA’s primary legislative accomplishments during the 2012 short session of the NC General Assembly was assuring the continued availability of title insurance in NC. NCHBA worked with the land title association and the title insurers to find a compromise in the proposed legislation which becomes effective April 1, 2013. The availability of title insurance in the state was threatened by a May 10 letter from the Fidelity companies to significantly curtail their policy writing as of June 15. The Fidelity companies control roughly 40 percent of the title insurance market in the state. Another significant carrier, First American Title, issued a similar threat. Any curtailment in the issuance of new policies by these companies would have posed significant risks to the continued availability of title insurance generally and thereby further threatening the very modest recovery that seems to be taking hold in some of the state’s housing markets. There was reason to suspect that the other major writers of title insurance would not have stepped forward to fill the gap had these companies followed through on their threat. While the legislation will impose new burdens on contractors and owners, the final bill is a more practical and less burdensome approach than the one initially proposed by the land title industry. Both the title companies and legislative leadership credited NCHBA with playing a key role in defusing an impending crisis. While it is far from a perfect bill, NCHBA tried to help craft legislation that maximizes practicality and minimizes the burden for our members. The GBA Builders Council will schedule a meeting to review these changes prior to the April 2013 effective date. Chic Chateau to Support Raising Roofs W
hat happens when you bring together 26 top designers, five premier sponsors, dozens of local businesses, two custom builders, pallets of discarded tableware, and 2,000+ cubic feet of salvaged furniture and house wares? Throw in unlimited creativity, inspiring teamwork, incredible attention to detail and one big idea, and the answer is clear - Chic Chateau, the Triad’s first designer show house to feature up-cycled furniture and furnishings. Greensboro Builders Association members R&K Custom Homes and D. Stone Builders are building two custom homes that will host Chic Chateau during the last two weeks of September. Located in the Gates at Brassfield, the homes will be decorated and furnished by teams of top designers mixing new and repurposed furniture and accessories with high style and imagination. All items in the house will be sold during the event. “Chic Chateau proves that great design can be both frugal and fabulous,” offered Michele Van Gobes of Clear Channel Radio who founded the event. “After visiting a similar event elsewhere, Sherry Sarine of The SSI Design Group and I thought ‘we could do that’ and started talking with other companies and designers.” Armed with Clear Channel’s endorsement, the duo recruited a small army of volunteers to turn their vision into reality. After successful events in 2009 and 2010 that raised more than $50,000 for local non-profits, the volunteer organizational team of Michele, Sherry, Dick Sarine along with Jason and Betty Smith looked for a long-term partner to help with logistics, expand the event and create stronger connections with GBA. They found a willing partner in Habitat for Humanity’s Greensboro affiliate, which collaborates with GBA on the Raising Roofs building blitz held every two years.
GBA Builder & Associate members have built 44 homes for Habitat families through Raising Roofs since 2003.
“We’re thrilled to engage even more talented members of the building and home design community in the Raising Roofs effort,” said Winston McGregor, President & Executive Director of Habitat Greensboro. “Our goal is to raise more than $50,000 to buy materials for the 2013 Raising Roofs build, which provides affordable housing to working families.”

After September 20, price increases to $25 per person. Sponsorship opportunities are available for this membership meeting.
Thursday, October 11 Pig, Poultry & Politics 4:30 – 7:00 pm Crystal Garden @ Castle McCulloch TREBIC will host the 13th annual Pig, Poultry & Politics barbeque dinner and networking event for local and state representatives running for political office to meet with the building and real estate industry. Tickets can be purchased at the GBA and/or TREBIC office. More details will be on the GBA website closer to the event date. For now…mark your calendars and save the date.
