Building A Network of Active & Engaged Members
WGreensboro hat was your primary reason for joining the Builders Association? Your answer may vary depending on your business and the problems that possibly keep you up at night. And your reasons today may differ from when you initially joined. But I would wager that none of us joined to have a relationship with the organization, but instead to build business relationships with other members. Yes, the lobbying, education and information are important too, but the connections and relationships we make with other businesses are what many of us value the most. In the best and the most challenging of times, our business relationships make us stronger. We learn from each other, share news, or even better, referrals and leads. We expose each other to different perspectives and ideas – in turn, which help us make wiser business decisions. The advice and support we get from others can be invaluable to our business growth. We all know that people like to do business with people they know. Relationships are one of the most powerful benefits of GBA membership, but it’s a benefit that not all our members receive. Why? Because it requires involvement and participation, even if just for an hour here and there.
Become Active & Engaged Members The time commitment doesn’t have to be major…however there has to be some level of commitment to build and grow your GBA network. Attending membership meetings, council or committee meetings, educational programs and/or special events sponsored by the Association are natural ways to get involved. Networking occurs at every GBA function. I encourage you to find an area that interests you as a starting point. Chances are we have a council or committee that might be addressing issues you want to learn more about…from remodeling…to green building…to building codes…to technology. Or maybe you enjoy golf and/or skeet shooting…we have tournaments for both this spring that provide opportunities to meet other members while having some fun outside the office. Utilize the GBA website, Member NEWS emails, and our Facebook page to stay abreast of upcoming events and activities. Our next membership meeting is the Southern Ideal Home Show Preview Night on March 22. This is a great opportunity to begin expanding on your business network and it’s free for you, your employees and invited guests. Our connections and relationships with other members is the real strength of the Greensboro Builders Association. It’s not just about Builders-to-Associates…it’s about Member-to-Member... Business-to-Business Networking. Join me and commit to be an active and engaged member in 2012…it’s a ‘win-win’ for each of us!

2011 Annual Awards More than 175 Greensboro Builders Association members and guests attended the 2012 Housing Forecast and presentation of our 2011 Annual Awards on Wednesday, February 1, 2012. The following individuals were recognized for their contributions to the Association, the community and the building industry.
Eugene Gulledge Award
Kavanagh Cup
The Eugene Gulledge Award for Distinguished Service is the highest honor given by the Greensboro Builders Association. It is named in honor of Eugene Gulledge who founded GBA fifty three years ago. This award recognizes continuous, outstanding contributions over a long period of time.
Since 1995, GBA has presented the Kavanagh Cup named in honor of Roger Kavanagh, a pioneer in the affordable housing movement in Guilford County and past president of the GBA. This award recognizes individuals, companies and/or organizations for their efforts in strengthening affordable housing in Guilford County. The 2011 Kavanagh Cup was presented to Wade Jurney, Wade Jurney Homes.
Gary Hill, Tradition Homes was awarded the 2011 Gulledge Award. Gary has more than 30 years experience in the building industry. Throughout his career, he has been a very engaged and active member. He has served as GBA President; TREBIC chairman; NAHB National Life Director; and currently is the President Elect of the NC Home Builders Association.
Builder Member of the Year Jim Sandknop, South Star Builders was awarded the 2011 Builder Member of the Year award. Jim has been an active member for many years, serving on the GBA Board of Directors & Executive Committee the past five years. This past year, he championed our community service initiative at Peacehaven Community Farm, while also serving as an Ambassador and chair of the Builders Council.

Membership Recruiter of the Year Robert Millican, Millican Construction was presented the 2011 Membership Recruiter of the Year award for recruiting the most new members in 2011.
Associate Member of the Year Scott Becraft, RSG-Greensboro was awarded the 2011 Associate Member of the Year award. Scott has been an active member since joining GBA, most recently serving as our Associate Vice President in 2009 and 2010. This past year he co-chaired our newly formed Associates Council and Associates EXPO.
NAHB SPIKE Awards NAHB provides sponsor credits know as SPIKES for each new member recruited and retained. To become a SPIKE, you must initially recruit 6 new members. Life SPIKES are awarded for members who achieve 25 credits.

Builder News Spring Parade of Homes April 28-29 & May 5-6 Last date to submit an entry for the Spring Parade of Homes is February 29. The annual Parade of Homes is a win-win for everyone involved. Your participation helps not only promote your company, getting you in front of prospective buyers...it also helps us send a strong message to consumers that builders are active and building in the Triad. Information on your Parade home remains on the GBA website and Parade of Homes mobile app for six months, providing continued exposure and marketing benefits for your company. NCHBA Introduces NEW Member Rebate Program NCHBA has introduced a new Member Rebate Program for Builder & Remodeler members…regardless of size and volume…a program that is designed to help you increase your bottom line. A consortium of national suppliers and manufacturers are providing rebates to Association members on a quarterly basis when you purchase their products. The program has been designed so that you don’t have to change your current business practices. You are not required to submit receipts nor change how you purchase products. Find additional information on this member-only rebate program, along with claim forms, on both the NCHBA and GBA websites. NOTE: 4th Quarter 2011 Claim Deadline has been extended until February 29, 2012. Industry Update Guilford County 2012 Property Tax Revaluation: What to Expect A
t TREBIC’s annual meeting in January, we heard from an expert panel on Guilford County Property Tax Revaluation. Panelists included Guilford County Tax Assessor Ben Chavis; Debbie Winters, partner in Colvin Sutton Winters & Associates Appraisers and newly appointed member of Guilford County Board of Equalization & Review; Brian Pearce, attorney with Nexsen Pruet who has litigated tax assessment matters; and Jeff Deal, a past member of Guilford County Board of Equalization & Review. Here’s what we learned:
APPEALING YOUR ASSESSMENT The revaluation notices will include a form to use if owners disagree with assessed value. Answers to questions can be found on the department’s FAQ website, by emailing taxreval@co.guilford.nc.us, or by calling 641-4814. Valid reasons to appeal include that assessed value exceeds actual market value; assessed value is not an equitable assessment with comparable properties; or a factual mistake has been made (e.g. inaccurate square footage). While it may be tempting to complain, you won’t get an adjustment based on inability to pay, the amount of the increase, the fact that assessed value is higher than the construction cost or insurance value or that it is just too high.
Under NC Statute, counties must revalue real property at least every 8 years, and 2012 is Guilford County’s year. The Tax Department’s 13 certified Real Property Appraisers have assessed its 164,000 residential parcels and 44,000 non-residential parcels and plans to mail notices of the new assessed values in early March. If the notice of appeal is received on time, the Property Tax Commission will provide a form AV14 (Request for Hearing), which must be returned to the Property Tax Commission within 30 days of its mailing. The form AV14 can only be completed by the property owner or an attorney licensed in North Carolina.

Once the form AV14 is filed, it is typical that there will be a lengthy delay before the matter is actually set for hearing. A party can ask the Property Tax Commission staff to arrange and informally mediate an informal meeting with the local tax department. All in all, a property owner can appeal a property tax valuation through several levels in an effort to get a fair value assessed to their property. However, throughout the process, the property owner should keep in mind they must present meaningful and competent evidence to support their case and must comply with the time frames and rules discussed in this article in order to ensure they have a chance to be successful in getting the value they seek.

As active members, you have the opportunity to build strategic networking relationships that are important to your business growth. However with everyone’s time constraints today…we recognize that you need other ways to get your company name in front of our members, therefore we have several advertising, marketing and sponsorship opportunities that provide increased exposure and branding for your company. Below are a few upcoming marketing opportunities to consider:
Parade & Tour Magazines: Consumers are known to keep and use Parade and Tour magazines as reference resources, for both the homes and the products used within the homes. With 10,000 copies distributed for these events…this is another great location to promote your business. Deadline for advertising in the Spring Parade magazine is February 29. You can provide camera-ready ads or we can create your ad for you.
Parade of Homes Mobile App: Promote your company with a rotating banner ad on our Parade application for smart phones and tablets. Special Parade builder sponsorships are also available.
Membership Meetings: Sponsor Club: Benefits include recognition in all GBA publications; website advertising; Sponsor Club sign that is displayed at GBA membership meetings and in the GBA lobby. Deadline to commit for 2012 is February 29.
Sponsorships are $250…limited to four per meeting…which provide recognition on event mailings and promotions in Member News emails and the GBA website…along with an exhibit table and/or banner displayed at the event.

In addition to Sponsor Club members, additional advertising is available throughout the GBA website. All GBA members receive complimentary membership directory listings and links, but if you want to stand out…consider adding a logo ad.
Sponsorships are $125…only one sponsor per meeting…which includes recognition in council meeting email notifications, GBA website, and exhibit space at the council meeting.
