t’s an honor to be elected to serve as your 2011 President. As everyone is aware, we are in very challenging times for our industry. Our members, both builders and associates, are suffering financially. We are continuously dealing with tight credit restrictions, foreclosures, reductions in property values, and consumer confidence issues.

However we must all stick together and work hard to support each other during these challenging times. It will get better eventually. We need to acknowledge that it will never be the same as it used to, therefore we must all learn to survive in today’s new economy.

Therefore doing business with GBA members is critical for each of us. If you are currently doing business with companies that are not Association members, encourage them to join. Share with them the value of membership and the many ways they can grow and enhance their business.
GET INVOLVED Networking, business development and professional recognition are valued benefits of membership but to maximize your investment - you need to be engaged and involved. I want to personally encourage you to join a council or committee; participate in an event such as the Parade of Homes, Tour of Remodeled Homes, Skeet Tournament or Golf Tournament; attend a membership meeting, Builders After Hours or educational program. The more you get involved - the more people you will meet - and the more opportunities to find greater value and benefits from your membership. Although I might prefer to be your President in better times, I believe I was put in this position for a reason and you have my commitment that our Association will remain a strong advocate for the building industry and our community. Powered by NewHome Source, the GBA web site is yet another resource for shoppers specifically looking for new homes and builders in the Triad area. Listings feature only new homes, so builders will not be competing with re-sales, rentals and, most importantly, no foreclosures! The website will provide the following information: Builder, Community, Amenities, House Plan, Photos, Pricing, Link to Builder’s website, creation of an online brochure, and request for additional information. Builders will be responsible for providing, maintaining, updating and verifying their information for accuracy. There will also be internet traffic reports that can be accessed. As an enhancement, builders will have the opportunity to expand their reach for an annual fee to include the entire Builders Digital Experience network which includes leading sites like NewHomeSource.com, Move.com, AOL Real Estate, Yahoo! Planning is underway for our 2011 Parade of Homes. The Parade Committee would like to thank all the builders who participated in strategic planning discussion groups during October and November. Through these discussions regarding purpose and benefits of participating in the annual Parade of Homes, there was consensus among the builders to offer both a spring and fall event again this year. The Parade has a 50 year history of providing a great marketing opportunity for Builder and Associate members. It was determined that given today’s economy, it was critical to have the flexibility that a spring and fall event provide, therefore dates have been set in which we will again be co-marketing with Winston-Salem. In addition, based on the feedback and ideas generated from our discussion groups, we have restructured the Parade of Homes committee and formed sub committees focused on our 2011 goals which include: • Increase participation of builders with goal of 40+ entries for spring and fall • Increase involvement and participation of Associate Members • Engage greater involvement and participation with area Realtors • Evaluate new sponsorship and marketing opportunities • Evaluate judging aspect of Parade of Homes To achieve these goals, we need your participation. Housing Greensboro . . . Making Homes Warmer, Drier and Safer Winter has arrived and we are reminded that everyone in our community deserves a warm, dry and safe place to sleep at night. Over the past year more than 360 volunteers have worked with Housing Greensboro to serve 75 low-income families building relationships in the process of repairing homes. Let me introduce you to three of the friends Housing Greensboro has made through our home repair program: Pearl Fraser inherited her family home from her parents where she grew up in Greensboro. The home had a toilet that rocked and a roof that leaked until the Greensboro Realtors Association came to the rescue by volunteering to restore her damaged home. She was so grateful that her home had been preserved for years to come. Ellie Craig couldn’t get out of her house on her own and felt trapped in her wheelchair. Thanks to volunteers from the Catholic HEART Work Camp, she was overjoyed with her new freedom and the special time she spent talking with the college students who even cleaned her windows!
Essie Tutt would get up 3-4 times a night to empty 6 pans full of water each time it rained. Her leaking roof damaged her home and affected her health. She now sleeps through the night thanks to volunteers from Greensboro Rotary clubs who replaced her roof and shared a meal with her. Housing Greensboro is a non-profit organization that offers repair services fueled by volunteer’s spirit of love to preserve affordable homeownership for low-income families. The majority of the people Housing Greensboro serves are older adults or disabled individuals on a fixed income or single parents living with a lot of children in the home. Look for more information on how we as an Association can donate our time to serve families in need. Keep in mind that you can also donate any excess building materials or supplies to Housing Greensboro.

The Mortgage Interest Deduction is Under Attack Research by NAHB economists — using the Internal Revenue Service Statistics of Income data — also shows that as a share of household income the biggest beneficiaries are younger households, who typically have large mortgages, small amounts of equity in their homes and growing families. Current home owners rely on the mortgage interest deduction to help offset the costs of homeownership each year and prospective buyers take the deduction into consideration when choosing homeownership over renting. Any change to the tax code that limits or eliminates the deduction will negatively affect homeownership in America.
A
merican voters have a clear message for Congress: “Don’t touch my mortgage interest deduction!” However, a recent proposal from the National Commission on Fiscal Responsibility and Reform (NCFRR) threatens this deduction that often provides thousands of dollars of tax savings each year to American home owners. The NCFRR — a bipartisan commission created by President Obama to help address the nation’s budget deficit — recommends either eliminating the mortgage interest deduction altogether or severely limiting it among many other changes. This means many home owners could have a much higher tax debt each year than they are used to, which could have a serious negative impact on their family’s financial situation. Deductions for mortgage interest have been part of the tax code since its inception in 1913. Currently, the mortgage interest deduction allows home owners to reduce their taxable income by the amount of interest paid on their home loan each year. Home owners can deduct the interest for up to $1 million of mortgage debt and up to $100,000 of home equity loan debt on both primary and secondary homes that aren’t rented out. A recent nationwide survey of 800 likely voters commissioned by the National Association of Home Builders (NAHB) shows that no matter their political party affiliation or homeownership status, Americans don’t want their mortgage interest deduction to be taken away. Even people who aren’t able to claim a mortgage interest deduction support it. Eighty-two percent of renters and 72 percent of owners think tax incentives to promote homeownership are reasonable. Critics of the deduction argue that it favors high-income taxpayers over lower to moderate income earners who need it most. But according to the Joint Committee on Taxation, 89 percent of taxpayers benefitting from the deduction make less than $200,000 annually. 14 GREENSBORO BUILDERS ASSOCIATION - BUILDER UPDATE

The site contains fact sheets, frequently asked questions, statistics, and other important information to allow industry members and consumers to stay informed as debate on the mortgage interest deduction moves forward. Restoring the health of the housing industry is a crucial first step in leading the economy to higher ground and addressing the federal deficit. The construction of 100 single-family homes generates 305 jobs, $14.5 million in salaries and wages, and $8.9 million in federal, state and local tax revenue. The path forward is perfectly clear: Congress needs to take actions that will create sustainable upward momentum in housing – not raise taxes on America’s home owners.
